      We strongly believe that our consumer rights have been violated, and we were misled into signing the ********* contract under false pretenses by Westgate Resorts. We requested a formal investigation into our case and the immediate cancellation of our timeshare contract to alleviate the financial and emotional distress we have endured. This was caused by the following High-Pressure Sales Tactics, the presentation extended well beyond the promised time, totaling 4-5 hours. We were subjected to relentless pressure from both the salesperson and a manager, who made it difficult for us to consult each other or seek external advice. Lack of Proper Disclosure, we were not informed about the rescission period, which is a critical right of the consumer to cancel the contract within a specific time limit. We were not provided The Truth in Lending Act disclosures, which should detail the financial charges and the annual percentage rate (APR), were omitted from our discussions. All of this has led to financial and emotional hardships. The financial burden of the timeshare, with a monthly mortgage of $273, has been unsustainable, especially given household challenges related to unforeseen medical bills and the current economy. This situation has caused us significant stress, anxiety, and regret, impacting our mental health and relationships.

Please know that we deeply value your relationship with Westgate and are committed to providing assistance to the best of our abilities.

      First and foremost, we sincerely apologize for any inconvenience you may have experienced due to the length of the presentation you attended and if you felt pressured or uncomfortable in any way. Please remember that you were only required to attend the presentation for the agreed-upon amount of time to receive your gifts and had no obligation to remain past that time or to purchase a timeshare. We ask you to understand that it would have been at your discretion to inform the sales staff or closing officer of any discomfort to ensure proper action was taken and refrain from purchasing if your concerns were not addressed to your satisfaction. As for your claim regarding the rental of your ownership, please know that while renting out your ownership is an option available to you, this would be at your discretion, as Westgate has no form of rental program to assist you with this process.

      Additionally,regarding your claim that you were not informed about the state-mandated rescission period, please be advised that at the closing, you were provided a state-mandated rescission period for contract cancellation, as clearly stated in the Contract for Purchase and Sale (Contract) document. This clause provides detailed instructions had you decided to cancel within the rescission timeframe. Ultimately, Westgate fully complied with its legal obligation by conspicuously stating the mandatory recission in the fully executed Contract, and there is no requirement for this disclosure to be completed verbally.

      With respect to your claim that you did not receive the Public Offering Statement (***), please be advised that contrary to this claim, your signatures on the executed Receipt for Timeshare Documents and Receipt for CD-ROM show that you acknowledged you received the *** document. Furthermore,regarding the Truth in Lending Disclosure, please be advised that the Closing Disclosure document encompasses and amplifies the information formerly given in the Truth in Lending Disclosure.

      *************, as for the remainder of your allegations, they are verbal and unsubstantiated. Ultimately, Westgates position is that full and fair disclosure of all purchase terms was provided on the day of sale, including the interest rate and total amount financed. As such, your contract is valid and enforceable, and your request for cancellation is respectfully denied.

      I am a Westgate owner and this was by far the worst decision Ive ever made in my whole life. Since 2023 I was told nothing but lies starting with unlimited getaways that were free. I was also told availability would never be a problem at Westgate. That was false. I was told that Westgate resorts would be exclusive to timeshare owners. Also, false. I was also told I would be able to profit & build equity with this timeshare. Not only is this false, but it has been a net negative asset for us as it is a heavily cost burdensome for me. I have reached out multiple times to try and see how to sell my timeshare, cancel it or start the process for foreclosure. Ive been placed on hold for over 2hours getting transferred in circles. With no help, options, negations, or chance for them to buy it back!! DO NOT PURCHASE A TIMESHARE WITH THESE CROOKS

Additionally, please know that the purchase does in fact build equity that is usable toward future Westgate purchases at Westgates discretion.

      As for your claim that you were advised you would have access to free Getaways, please be advised that both the executed Proposal Review and the recorded closing wholly contradict this claim. Our review confirms that the costs associated with the Getaways were in fact reviewed.

      ****************, ultimately, as this is deeded real estate, you have the option to find someone to assume the loan, cash out and find a buyer, cash out and apply for the Legacy Program, or seek hardship assistance once the account qualifies. In the interim, Westgates position is that your contract is valid and enforceable.

      We are a couple from ******** and owners of a Westgate timeshare since late 2020. In our time being timeshare owners with Westgate, we have found that the timeshare that we were sold by Westgate *********** employees has never lived up to any of the promises that were made to us in 2020. We were told that availability would never be a problem at Westgate. That was false. We have not been able to take advantage of our timeshare even once in our 3.5 years of "ownership." We were told that Westgate resorts would be exclusive to timeshare owners. Also, false. We regularly find rooms available to the general public via third-party booking platforms such as Expedia or Hotels.com. We were told we'd be able to profit and build equity with this timeshare. Not only is this false, but it has been a net negative asset for us as it is a heavily cost burdensome for us. So not only do we not use our timeshare, but we also are paying a heavy price for all sorts of lies from a greedy sales team.

      We signed up for Westgate Timeshare in July 2021. I am a retired veteran who served for my country in wartime, and I cannot believe that Westgate Resorts would go through such great lengths to prey on vulnerable older adults. We cannot afford to pay a predatory company any longer and we stopped making payments. We have received little of nothing in return for this investment. We are demanding the termination of this contract on the grounds that they presented the product to us using deceitful methods, dishonesty, and high pressure. We traveled to Westgate Resort in Florida, expecting to stay in one of the new units that they said was our address for the resort. It was shown to us during our first visit. Oh, how wrong we were. The unit we stayed in was DISGUSTING! We stayed on an older unit that has filthy floors and an unusual smell permeating throughout the hallways. On top of the horrific quality of the rooms, we were again, required to attend yet another meeting to sit down to discuss our contract. At this required meeting, they pressured us to purchase new larger units. We informed them that we are not staying in the new unit we're supposed to stay in. They were rude and indifferent about the complaints we had about our room, which just underscores how little this company cares about its paying customers! We strongly encourage EVERYONE to avoid Westgate Resorts at all costs! Sincerely, *************************

      I had a reservation on July ***** I called early and asked for a first level floor because I am 64 years old and have trouble with stairs and assured no problem I was put on a third floor On the registration I was told $50.00 fee for both my rooms 2 and I made the payment Then the resort fees came to $684.00 twice So paid it and later found out it was a mistake Then the use of the indoor pool came to $35.00 per person x5 These hidden fees should on the website because most of us are not owners

      We went to a Westgate timeshare presentation on September 5, 2023, thinking we'd get Universal Studio tickets for a quick 90-minute meet. Boy, were we wrong. It turned into a marathon 5-hour ordeal! Despite saying 'no' repeatedly and explaining our tight budget, they kept pushing until we caved and signed up. They didn't tell us about all the extra costs like maintenance fees, which turned out to be way higher than expected. They also hyped it up as a real estate investment we could rent out for profit, but that's not panned out at all. We recently found out about hidden fees of $1,789 on top of everything else. We are very disappointed to know that things will not be as promised to us the day we purchased. Now doing our accounts weve realized that we are not able to pay for the maintenance fees nor the installments and much less, the fees that were not talked about on the day we signed, so we decided to try to cancel because we are not able to afford this! We're warning everyonebe super careful with Westgate. Their sales tactics are intense, and they don't give you the full picture upfront. We're asking them to cancel our contract ASAP. Learn from our mistakes and think twice before getting involved with them.

      I came to this site to file my own complaint about my stay at the Westgate Resort in ************, ** and cannot believe the other reviews already posted!! How are they allowed to continue to do business?As for my stay, I plain and simple did not get what I paid for. I reserved a one bedroom deluxe suite and instead was put in the "only room available" which was a modified room, definitely not a deluxe. My main complaint was the bathroom, followed by a close second where the door is a major inconvenience as it is on a timer when it opens and closes. This is especially difficult when you are traveling with a dog. The bathroom was supposedly modified for wheelchair access which means there is no shower door or curtain and the water just flows out to the floor. How a handicapped person is supposed to clean this is beyond me. Their answer to this problem was more towels and bathmats. When I questioned the room, I was told I was late to arrive (which I wasn't) and it was the only thing they had left. The clerk so rudely said "should I go pull someone out of their room" !!What makes matters worse is that the type of room I did reserve was open the next day but they would not let me move across the hall.But the absolute worst quote is "It happens all the time"!! Which is how this resort operates knowing full well customers will be paying for one thing and getting something else. This is so unfair and unethical. I am so very upset and am actively trying to get out of my timeshare. This was no vacation, and so very wrong. Upon multiple complaints to local and corporate management I was offered only my transfer fee, which is the one thing I did do. Please do not stay here...the city of of ************ VA and the places we visited were amazing so go enjoy it but definitely stay somewhere else!!

      What was meant to be a celebratory vacation turned into a nightmare due to Westgates unethical sales tactics and disregard for our well-being. During our trip, we were lured into attending a timeshare presentation under false pretenses by a company associated with Bass Pro Shops in ****, **. Despite declining their initial offer, we were later coerced into attending another presentation at Westgate ***************** There, we encountered aggressive sales tactics and manipulation for over six hours. To make matters worse, one of the representatives knowingly exposed us to COVID-19, leading to serious health consequences for my husband and the loss of his job. The sales team exploited my vulnerable health condition, pressuring us into a timeshare purchase we didn't want or need. Promises of complimentary attractions never materialized, and the entire experience has left us financially strained and deeply disillusioned with Westgate Resorts. DO NOT TRUST WESTGATE RESORTS!

      My experience with Westgate began when I inherited my mother&#**;s timeshare units. A trip to the Westgate ************************************** in 2022 became a nightmare when I was coerced into a significant upgrade during a five-hour H3432343537**35333431H meeting led by one of their H3432343537**35333431Hmen. Despite declining multiple offers, I was misled into believing that this upgrade was the only way to transfer the contract to my name, accumulating an additional $200,000 in debt. The promises made by the H3432343537**35333431Hman and his associates, including the ability to travel the world, sell back the timeshare, and earn rental income, turned out to be blatant lies. Maintenance fees have increased annually, and the reality of competing in the rental market with Westgate has been a rude awakening. The so-called "investment" has become substantially more expensive and less beneficial than promised, making it clear that Westgate's H3432343537**35333431H tactics are deceptive and predatory.
