I would like to be contacted about an issue in my building. We had to deal with a very uncomfortable situation with our property manager and would like to potentially take speak to HR or ZRS management concerning our issues. If I could leave zero stars I would. On 3/28/2024 the manager ***** of the Whispering Hills Apartments threatened to call the police on me when I went to the office to file a complaint about our cable being knocked out and losing a days worth of work due to the installation of a vanity fence panel immediately adjacent to the cable junction for our building. The situation could have been handled with a simple acknowledgement and apology however the manager handled it very badly. Instead of diffusing the problem she escalated it. In my frustration I used the profane word "f@%*" which prompted the threat of law enforcement to have me physically removed from the office of the apartment complex where I live and where I have a documented disability on record. I complained of chest pains and stated I may have to go to the hospital but they continued to yell and threaten me. At that point I asked for the manager's card which she refused to provide. I asked for the name of her supervisor which she refused to even admit existed, until I pressed her twice about it, however she never provided a name or means of contact. This is unacceptable. My health has been negatively impacted as a result of this person's inability to simply empathize and apologize for what I'm sure was just a simple mistake. Unfortunately this is just the latest in discriminatory and negligent behavior on behalf of this company towards it's tenants. They refused to acknowledge and treat for bedbugs as of last November. They actively dissuaded us from reporting the issue though quite suspiciously gutting the problem unit immediately after the fact. They are working to price out low income families by raising the rents astronomically and removing the amenities for children. Additionally they have blocked off one of the exits making it more difficult for families to walk to the nearby recreation center which is now the closest playground since they removed the one on property.ZRS Management LLC

We take all complaints seriously and are committed to resolving issues in a fair and professional manner.After investigating the situation, we feel that the account of the interaction on March 28 is inaccurate. The property manager did not yell at and threaten you, or treat you disrespectfully. In fact, you were verbally abusive towards our manager, who maintained a professional demeanor despite your behavior.We understand that the cable outage was frustrating, however we explained that we are not able to reconnect it ourselves and had instructed you to contact the cable provider for assistance. You refused. We had investigated the claim you made that it was related to the work to the fence by our contractors and found no evidence that it was related to fence work taking place on the property. We assumed management with the change of owners to the property in December of last year, so cannot speak to the original decision to close the back exit or the issue you raised regarding bed bugs, as we have no record of any issue being raised since we have started management in December 2023. Rents have been adjusted to current market rates that reflect the enhancements being made to the units and property amenities and are in no way intended to discriminate families.We expect to be treated with respect by our customers, just as we strive to provide excellent service. We would appreciate the opportunity to discuss these matters further and resolve the issue in a constructive manner. 1 starZrs is a scam since you can't get them on the phone and some of their management apartments in *****, they handover without full information at the cost of the tenants as new management blames Zrs and while trying to call zrs, there is no customer service number, the number online hangs up saying no voice-mail set up.Review fromE. 1 starWorst apartments in ***********. Been living here for 7 years. ZRS took over 2 years ago and it's been a nightmare. They can't keep office staff soap soon as 1 learns your issues, they're gone, left or fired. Maintenance is a joke, they ride around on golfcarts listening to loud music and not getting anything done. There's only 1 maintenence guy who is old with a limp and it takes FOREVER to get anything fixed. A bunch if excuses on why maintenence is slow, why they won't address loud neighbors and why the concierge trash barely picks up our trash that we are paying an extra $60 /month for. Ridiculous! My rent has gone up $550 dollars in 3 years and this place is not worth it. We also have to pay extra a month for the outside lights in the apartments. This is the worst company ever, I did a background check and paid $400, was denied due to my criminal history, however their website clearly states they go back 7 years. My offense was 23 years ago back in ****. They will not contact me back for my application fee to be returned. Since they are breaking their own policies. I have contacted a civil lawyer and I suggest you all do the same. This type of company is what is brining America Down.ZRS Management LLC

1 starwork for this company and I was discriminated against by the manager and although I complained many times to the regional manager, a solution was never found, so I was forced to stop working for them, but I still live on the property and they have looked for a way to being bothered and harassed me so much that I have not been able to leave my apartment to use any common area, it got to the point that they gave me an eviction letter and for doing everything evil they filled out all the paperwork in the wrong court with the wrong judge so the case was closed!! Terrible staff and immature decisions. Left people standing in the cold for over 20 MINUTES!!!! Mean while they were having a meeting behind locked doors and didnt have the decency to explain the locked doors. Their lack of communication and care is infuriating. There are elders in this community that shouldnt be left standing in 40 degree weather just to pay you rent when YOU feel like it. Its not the communities fault ZRS management wanted to take over our community and were unprepared to do so. Not to mention the online payment portal is down and we were told to pay the rent on the 15th or come in and pay by check, but as of today right before closing they send out an email stating pay rent by Monday January 8th no later than 5 pm or late fees will be attached!?! YOUR PAYMENT PORTAL IS STILL DOWN AND YOUR EMAIL COMMUNICATION STILL SAYS THE 15th!!! We just absolutely LOVE the lack of communication and care from a new management company that posts on line like everyone is happy and things are great, yet NONE of the residents are happy and NONE of the staff in the photo are even working here either. They just screwed up the phones and emails and then bailed just after informing only some of us that they will be hiring staff in the meantime. TERRIBLE management company.ZRS Management LLC

1 starThey owe me a refund and continue to make me jump through hoops to get it. It has been 6 months since I moved out of the Mark in Weatherford Texas. I’ve called and emailed and just recently received a call back. The lady hung up on me. If it were the other way around and was late on a payment they would rake me over the coals. 1 starThis management has ripped me off of so much money with not remorse. I have complained multiple times and there is no real solution they just want money. My washer leaked and caused my floor to be damaged, took 1 week to repair the entire flooring and all this was done with me still having to live in the unit. No reimbursement or resident concession for the inconvenience. I prior to moving in in 2021 I reported my stove was scratched stayed there for 2 years and in between time the damage was getting worse but I was told not to worry. Now time for move out I’m being charged a large fee for wear and tear! Was I not suppose to cook on my stove daily! This is outrageous and unfair to residents that spends their hard earned money monthly to be treated like nothing! ZRS lacks empathy, compassion and understanding!! Management has changed 4 times and staff has changed even more so everyone says 1 thing and there is no proof of anything with new staff on board.
