      I have had Hilton grand vacations for a few months now. I wish I had read the reviews before now. When another organization tried to get us to go with there *********, He told us to stay away from them, they were a scam. I am getting married the 22nd, I have tried to contact him several times for help He always has an excuse. This is our first time with this and we don't know how to maneuver around all this. So apparently he was the scam. Then there was a hidden fee of over $10000. Before you buy into this scam business do your homework. I wish I did, a review of 1's, I would of ran. I would like everything back that I paid into this. I can't see how people can scam others and get away with it.

      I still haven't heard back from any of them. When I tried to call, I was transferred several times by the time I was done. I wish we never got messed up into this. I need my middle name corrected, They charged me twice to protect my account in case I have to change reservations, in which I need to talk to someone and delete 2 people. I was told that I need to call and make sure that my trip in April for my two bedrooms is from April 28th-May 5th, they only have us in a room for three days, then we have to relocate. No one seems to be able to help me out with any of these.

      Diamond Resorts under the Hilton Grand Vacations flag has been successful in roping us into ridiculously expensive products that have not, in fact, been available to us or that we can afford. Loan costs aside, they require us a $4200 annual maintenance fee on top of the loan cost. We want out of this timeshare because of the fraud salespeople's flowery promises made it to be.It was all unicorns and rainbows with these salespeople, and we should have known better, but our naivete towards timeshare got us the best of us and their salespeople took advantage of that by lying about the the very product they should be educating people or customers on so they can take a nice ******************** instead of being put into financial burden. We have reached out for assistance in relieving ourselves of the albatross around our neck to no avail. Thus far, we have received an email stating that we are stuck until this thing is paid off plus the raising annual fees. ONLY THEN can we look at the other five requirements we would need to meet to have the privilege of paying more money to terminate the contract. What a *******! It DOES NOT DESERVE TO HAVE ANY STARS AT ALL!

      Our experience with Hilton Grand Vacations (HGV) has been a nightmare. In reading other reviews, I am not the only one who has been misled and lied to. The promises they made, the lies they told, and the omission of legal disclosures is flat out fraud in my opinion. Neither of us have ever felt so incredibly burned, cheated, robbed, or taken advantage of; and are embarrassed and ashamed that we must continue to feel this way. We have paid well over $25,000 to HGV for what has amounted to nothing more than financial fraud. This money has been spent in various charges and dubious payments including down payments, monthly mortgage payments, maintenance fees, point roll over fees, RCI rental attempt fees AND several unexplained member fees or credit charges.' The most damning conclusion for us is that we have never used any of our points. We have received ZERO BENEFIT of owning our HGV Timeshare literally since the day we purchased it except accumulate thousands of dollars in debt in between loans and interest payments. Our HGV Ownership has been the single most disappointing purchase we have ever made. They told us how easy it would be to book a vacation. We have attempted to make reservations at least 2 times per year, resulting in ZERO VACATONS, while attempting to book more than TWELVE TIMES! Instead, our vacations have been booked out of pocket while still paying HGV. We were led to believe that we were purchasing actual real estate that we could rent out and make a profit to cover maintenance fees. That was a lie! In fact, what they didnt tell us is that Maintenance Fees are forever, and it will continue to increase! We were told that we would be able to pass this down to our heirs, but why would we want to pass along increasing debt? The solution that HGV offers to any of our issues is to upgrade or sell me more points. They do not care about their members; we are all just dollar signs to them. Stay Away from Hilton Grand Vacations!

      Don't buy a timeshare; it's a scam. When you're misled into thinking you're buying a property, in reality, you'll end up spending a lot of money for your foolishness. It's a bottomless pit. As an owner, whether you're booking, canceling trips, or converting points, there are all sorts of fees. And then there are yearly property taxes and HOA fees, which are outrageous, and they increase every year. Plus, you can't even resell the ownership because nobody will buy it! It's a fraud! Please, everyone, use your common sense, do more research, and don't get deceived!!!"

      An "owner update" meeting with Diamond Resorts, now under Hilton Grand Vacations (HGV), at the Cancun Resort in ********* epitomized our ongoing struggles with this organization. Initially promised as a sales-free event, it morphed into a grueling hours-long ordeal orchestrated by two sales associates. Despite our hopes of finding solutions to our increasing and ongoing financial burdens with HGV, we were bombarded with confusing schemes and relentless pressure tactics.Throughout the meeting, promises of reduced ownership points and lower maintenance fees were dangled before us, only to be obscured by convoluted calculations and persistent sales pitches. The ordeal reached a new low when our privacy was violated as the salesmen interrogated my wife over her cellphone usage, suspecting her of using a recording device. Even after enduring six hours of stress and uncertainty, our hopes of resolving our issues remained unresolved, leaving us facing a 600-mile round trip for continued negotiations and a resolution. Reflecting on the debacle, we were left grappling with mounting costs, frozen accounts, and damaged credit, all stemming from the deceit and mismanagement of the HGV sales team.

      We are writing this review to expose Diamond Resorts for the fraudulent practices they incorporate within their place of business. Our experience occurred on September 22, 2022, when we were preyed on by Diamond Resorts representatives. We were conned into buying a new timeshare, but we were told that the purpose of the meeting was to revert the existing timeshare and put a stop to its exorbitant maintenance fees. Unbeknownst to us, the rep **** up a new contract and fully charged the cost of a new timeshare on two amex cards that we did not have. We are a retired elderly couple in our 70's. They clearly took advantage of us and now were trying to settle this with *******. We have sent them a letter and if ******* fails to terminate the contract, then we have no choice but to potentially seek legal cause of action against Diamond. Do not trust this business by any means.

      When I purchased a package I was not told that I would not be able to select the resort or get placed in a resort with other family members. After asking about options I decided to cancel my booking. I inquired about a refund and after being transferred twice was told that no one had the ability to help me and no one knew next steps I could take to ask for help with this.

      I was contacted and told I had won a package vacation in *****. All I had to do was sit for a presentation. The day I sat down for the presentation, I was asked if I wanted to buy a timeshare Hilton vacation. I said I had to think about it and look over my finances. The manager and salesperson were very rude and pushy, trying to get me to buy. It was so forced that I didn't enjoy my stay. The phone representatives should prepare people before they buy the vacation package. Now, I know better, and I disconnect the call whenever I get calls for vacations.

      My husband and I bought a timeshare over a month ago. We were supposed to receive a welcome email/online set up information after a week of purchase ands have yet to receive anything. *** tried to contact several associates who claimed if we had any questions we could contact them but no response from anyone. No one answers the customer service line they provided you have to leave a message. They were quick to take my money but could care less once they receive it.

      This whole mess started in August of 2022; we were on vacation in ********* staying at the Diamond/Hilton Cancun Resort. We were invited to do a sales presentation that was supposed to last no more than 90 minutes and get some free gifts. We should have known better when the start time kept getting moved later and later in the day. By the time we were rescheduled we were exhausted and just wanted to get on with our vacation. Well, 6 hours later we left with a bag in our hand and paperwork for buying a timeshare. Big mistake! We were told we were making a great investment in real estate and dream vacations to ****** would be available to us. Turns out that there is no connection to ****** at all. ****** vacations would be something we would have to pay for above the cost of our timeshare. After doing more research we found that availability in the system is a huge complaint from other owners. What really ***** us is that the total cost of owning this over our lifetime will increase, maintenance fees have already gone up since our purchase and the total cost of the loan was not clearly explained to us. Had we known we were going to spend $100,000 over our lifetime, not to mention our kids lifetime we would have never purchased. Had we known that we could cancel the contract, we would have. But again, nothing was said about that. It was just sign here and sign there. Please be careful when dealing with this company.
