If I could leave this as zero stars, I would. I deeply regret purchasing a timeshare with Hilton Grand Vacations. The entire experience has been riddled with frustration and unmet expectations. During the sales presentation, I was assured of flexibility, availability, and affordability, but the reality has been the exact opposite.First, booking is a nightmare. Availability is almost non-existent, even when trying to book months in advance. This makes it impossible to plan vacations as promised. Additionally, the sales team conveniently left out critical details about rising maintenance fees, which have become an unreasonable financial burden. The monthly fees that have been required while no vacations are being planned add substantially to the financial burden. EVERY MONTH. **************** has also been incredibly disappointing. When I reached out for help, I was met with long wait times and unhelpful representatives who seemed more focused on upselling than resolving issues.Ive tried to explore cancellation options, but the process is intentionally complex and opaque. Hilton Grand Vacations appears more interested in trapping customers in contracts than providing the "luxury vacation experiences" they advertise.I would strongly advise anyone considering a Hilton Grand Vacations timeshare to think twice. The stress, hidden costs, and unfulfilled promises far outweigh any supposed benefits.Hilton, you can do better. Until then, I cannot recommend this service to anyone.

I read reviews online and thought I knew what I was getting into. Unfortunately, I was wrong! I bought a special deal, knowing I would have to sit through a timeshare presentation. I had planned to visit ******** for my birthday. I had absolutely no idea the presentation occurred DURING YOUR TRIP. I was shocked to speak to a representative today and find out the presentation happens during your trip AND your spouse must be present. That was not at all my understanding, and therefore I can't make the trip because my husband is not available to travel with me. This is a scam and I'm so sad I wasn't my usual overly-skeptical self when I considered it. I'll just have to eat the financial loss.

NEVER buy a timeshare with Hilton Grand Vacations. They called consistently and unsolicited for approximately 18 months before we FINALLY agreed to go to a presentation. Ever since we agreed, it has been nothing but lies and deception from Hilton. The representative and their manager were so aggressive trying to get us to sign. We showed some reluctance in signing, and they just kept trying to incentivize us. They pressured us into making a decision by telling us we had to sign that morning or our offer expired. They rushed us so we were unable to read the contract thoroughly. They said they would send us our contract via ****, but we have yet to receive it, and it has been over 6 months. We called to clear this issue many times and have been given the runaround. We have also tried to book stays, but many desired destinations are fully booked, properties are unavailable due to maintenance and remodeling, or additional unexpected points are required. The promised wide selection of destinations has proven inaccessible. All they have given us is a bunch of lies and a headache. At this point, it just feels like they are preying upon elderly people. We spoke with the ********************** they are no help when you explain your grievances. They are putting families under financial strain just to make a profit. We urge you to stay away from them at all costs.

Diamond Resorts is the WORST!! Dont waste your time and money getting a timeshare with them. Diamond just pulled money from my bank account without my consent, theyre a bunch of liars, thieves, and give you nothing but empty promises. They pressured me into buying extra points telling me that it was a special offer since I was an existing customer and management had changed. Throughout the sales presentation, I was repeatedly pressured by the sales representative and his supervisor, with the constant reminder that the dealboth the price and trade-in offerwas only available that day. I traded two other ********** I owned and purchased an additional ****** Diamond points. They said I could use my new additional points towards my maintenance fees, which turned out to be a lie. When I notified Diamond Resorts about the deception, after giving some push back, I was successful in having the upgrade cancelled and receiving a full refund. When I went to another presentation, a licensed real estate agent said they would list all my points to resell and if the points didnt sell within 4 or 5 months, Diamond Resorts would buy them back at a 25% discount below market value. They assured me my maintenance fees wouldnt increase more than 2% annually and that nobody in my family would be responsible for it if I were to pass away, once again nothing but lies. When I contacted Diamond Resorts directly, I was informed that they do not buy back points. I filed a formal complaint, and again, after some resistance, Diamond ultimately canceled the upgrade and refunded my money, admitting that I was not the only victim of this misleading sales tactic. Its clear they know what theyre doing is wrong but continue to do it!! Since then, I have been trying to cancel my contract all together, with no response. Dont buy a timeshare with them, I promise you, it is NOT worth it!

Avoid HGV Timeshares at All Costs!Unfortunately, I, like many others, purchased an HGV timeshare in good faith, trusting the information provided during the sales presentation. I now realize that 80% of what was shared was completely falsedeliberate misrepresentation to pressure me into buying.I asked specific questions during the presentation to ensure the purchase met my needs, but it turns out much of what I was told was untrue. Conveniently, my sales meeting was not recorded, making it impossible to prove the misleading tactics ******** of the biggest issues is the promised trip that came with my purchase. Despite countless emails and voicemails to schedule it, I have received no responseabsolutely none. The lack of communication is infuriating and adds to the growing list of disappointments. This entire experience has been nothing but a financial and emotional burden. After my down payment, multiple payments, and maintenance fees, *** received nothing close to what was promised. HGV claims to operate under the Hilton way, but once they take your money, you mean nothing to them. There is no Hilton family, only broken promises and neglect. If youre considering purchasing an HGV timeshare, dont. Save yourself the time, money, and frustration. This has been one of the worst financial decisions Ive ever made, and I wouldnt wish this experience on anyone.

Our experience with Hilton Grand Vacations was disappointing. During the sales presentation in *******, we were held for hours under constant pressure to sign a contract we neither needed nor wanted, despite informing them that we were in a rush organizing a family wedding and a graduation. Although we later canceled, they kept the initial fee, money we demand to be refunded, as the contract was signed under coercion and undue pressure.Additionally, the first room at the Toscani Resort had such a strong smell of chlorine that it caused discomfort, forcing us to request a room change, making the stay even more stressful. These practices do not reflect professionalism or respect for customers.

Stay away from this organization. I originally purchased a unit here (******************************************************************) when it was Goldkey which was acquired by Diamond Resorts and currently owned by Hilton Grand Vacations. The annual maintenance fees have increased year over year to the point where I can no longer afford. I have been going through the HGV transitions process for 12 months now in an attempt to exit timeshare ownership responsibly through their process. They say their program is currently on pause and in the meantime have sent me a bill for $4,300.00 for next years fees when I will no longer be using the timeshare. I have received conflicting information from HGV on this process. This is a very stressful situation. I want consumers to be aware of increasing annual maintenance fees how difficult it is to try to get out of a timeshare with HGV.

The representative lied to me about the benefits and process in order to sell their hotel spaces. It's unfortunate that I fell for the scam. Listen to some people and DO NOT buy from them.Another user below had the exact same problem. EVEN WORSE- the 2nd rep I was talking to was very rude and I didnt even raise my voice. Terrible customer service and program. ******** G stated She then stated that cancellations with refunds are not allowed when I was told otherwise to book initially in September.Whether that person lied, I feel its odd to charge for a service that isnt provided. Buyer beware. HILTON LIES.

I feel the need to share my timeshare experience to give some advice to others thinking about getting one. My journey with this company has been full of disappointment, frustration, and financial stress, turning a dream into a burden. At first, we were drawn in by the idea of luxurious accommodations and flexible vacation planning. But what seemed like a promising investment has turned into a series of headaches. When trying to book, we often found the rooms we wanted were unavailable. It's frustrating to plan a getaway only to face limited options. Even when we did secure accommodations, the quality was far from what was promised. The top-notch facilities we expected are now worn and neglected. Broken shower doors and outdated electronics are common, which is upsetting given the high fees. We expected a premium experience but have been left feeling undervalued. The sales pressure during our stays added to the negative experience. On our last trip to *********, long negotiations to buy more points took away precious time with friends and family. Watching them leave without us was not just disappointing; it was a ***** reminder of how this timeshare intrudes into our lives. The financial burden is possibly the biggest problem. As we near retirement in January 2024, monthly fees totaling $1,599 are just too much. Breaking it down: $934 for the mortgage, $150 for property taxes, $175 for insurance, and an annual maintenance fee of $4,085 ($340 monthly). This money could be better spent on living expenses, medical bills, or real vacations without the burden of ownership. In short, I urge anyone considering a timeshare with this company to think carefully. What began with excitement and potential has become a burden affecting our financial stability and quality of life. We're looking for a way out, seeing it as a source of stress rather than enjoyment. Be cautiousa timeshare can quickly go from a leisure investment to a financial headache.

Deceptive Sales Tactics and Hidden Costs: What started as a "$199 vacation deal" at Hilton Grand Vacations Club ******************* turned into a nightmare. The promised 60-minute presentation became a grueling 3-hour high-pressure sales ordeal with representatives ****** ****** and ***** ********. The sales team used manipulative tactics, including threatening to end our stay early if we didn't purchase - essentially holding our vacation hostage. They misrepresented crucial aspects of the program, particularly the buyback options and booking flexibility. Despite claims about abundant travel options through ***, the actual availability is extremely limited and unusable. They conveniently "forgot" to mention numerous hidden costs, including fees for saving/transferring points and steadily increasing maintenance fees. The promised spontaneous travel is impossible due to rigid booking requirements. Since purchasing, we've been constantly harassed by salespeople pushing upgrades and unnecessary HOA meetings. Most concerning was their deceptive pitch about inheritance - claiming this would be a valuable asset for our children while hiding the burden of escalating maintenance fees. They also misled us about the property location, selling us a timeshare at a different resort than where we were staying. Save yourself the headache and avoid any "vacation deals" from Hilton Grand Vacations. What they're selling isn't a vacation - it's a burden wrapped in lies and hidden fees.
