Never purchase the trust ownership. We thought we were adding a trust ownership to our HGVC Hilton club memership already with HGV Max.What was given was a seperate unrelated Diamond membership. We questioned this when the new access was set up. We were assured by two hgvc brokers that there was a transition that would link them later. In the mean time calling the reservations department would let you use all your points. When we attempted to do this we were told that does not work. We were clearly mislead by HGVC sales. If this separate memership was shown we would not have purchased. We have requested management contact and have only recieved a voicemail and an email requesting we contact. Now after two voice mails and two emails we have not been contacted. We have been member since 2015 without issue but are now extremely dissatisfied.

Unauthorized and Unfair Charge with Hilton Grand Vacations:I booked a vacation package to stay at the DoubleTree by Hilton *************** Beach from Tue, 12/3 to Sat 12/7. The package was for a City Mountain View - 1 King Bed room and was fully prepaid for $942.50. I booked the trip 3 weeks in advance.Things went wrong:1. Unauthorized $700 Charge:The agent charged an additional $700 to my credit card without my consent, bringing the total to $1,642.50. which is outrageously high compared to standard market rates.2. Unfair Pricing For reference, here are rates for similar stays at the same hotel and room type:4 nights (12/10 - 12/14): $901.29 4 nights (12/17 - 12/21): $901.29 5 nights (12/10 - 12/15): $1,195.97 5 nights (12/17 - 12/22): $1,126.61 All of these rates were available just days before the stay, and I booked my trip 3 weeks in advance. By any standard, I should have received a better rate, but instead, Hilton charged me an inflated $1,642.50 for just 4 nights.3. Misleading "Tour Requirement"I was never properly informed about this tour. Hilton Grand Vacations' sales agents have falsely claimed that I was reminded multiple times. I reviewed all the emails and text messages I received from Hilton, and only the very first booking confirmation mentioned the tour buried at the bottom of the email. None of the follow-up emails or text messages mentioned the tour at all. When I checked in at the hotel, the front desk did not mention any requirement to attend a ******* Request for Hilton:1. Refund the $700 charge that was applied without my consent.2. Provide a clear and detailed breakdown of the room charges for my 4-night stay at the DoubleTree by Hilton *************** Beach. If the room rate on this breakdown aligns with the fair market rate for a fully prepaid, non-refundable, non-cancellable booking made 3 weeks in advance, Im willing to pay the difference. But if Hilton insists on inflating prices, Im prepared to take legal action.

Obviously you should not buy anything. All the so called vacation club properties are not only open to the public but it is easier to rent as a member of the public than as a club member because the club pays the hotel less than a member of the public pays the hotel. BUT I bought a 4 day 3 night package for $149 and was promised AND IMMEDIATELY RECEIVED not only the 3 nights but also ****** Hilton honors points, When they asked how much I pay for a hotel room I told the truth that I usually use points and pay no cash. I was out of there in half an hour.

This is more or less the reply that they give to all reviews. But there is nothing for the team to contact me about. I knew I was not going to buy anything and I didn't. But I was willing to give you a second star because you kept your word and gave me what you promised to give me. If you ever have a similar offer of $149 for three nights plus a gift of ****** Hilton bonus points I will be happy to repeat the process and I would advise anybody to do the same. Of course that advice is for people who are sure they will never never never actually make a timeshare purchase

When staying in ********* using our points we were called non stop leading up to our trip to attend another sales tour. We finally told them we would attend a 1 hour meeting that they were having at the Elara.Representative started telling us that after our bous points ran out we effectively wouldn't be able to stay at any resort because of how low of points we initially purchased and this was communicated a few different ways throughout our meeting (not that it was needed because she made it very clear how unimportant we were as members). She even went to drawing us a diagram with 4 different point tiers and continuously made a point to inform us that we were well below the 4th tier in a tier that didnt even exist alluding to the point that all the money we spent with Hilton was meaningless with trying to use HGV points to stay anywhere. At this point I tried to stand up to excuse myself from the meeting since we were just being belittled the entire meeting and she responded with, we dont get to excuse ourselves from the meeting only she can excuse us from the meeting... very aggressive. She then told us that if we didn't sit back down right now that she was going to have to charge us. I am not sure what she meant by "charge" us since we have already paid for our points up front... so since we didnt fully understand what she meant by charge us we sat back down and listened to her make a fool of us some more. I think it is disgusting and terrible business practices to talk to anyone like this, let alone their members of Hilton Grand Vacations. We were so happy to have these points but now we fully regret giving this place a dollar or a minute of our time. We know the damage is done since we already paid but would like to see this looked into heavily!!

We first engaged with Hilton Grand Vacations (HGV) by accepting complimentary accommodations; in exchange we were required to go on a sales presentation. We stayed at the ***** property and attended the presentation the following day at the *************************************************. During the presentation, we were shown various purchasing options. The salesperson emphasized Hiltons extensive and expanding locations. He also highlighted that through their partner timeshare companies, we would have access to properties worldwide, and our points could be used at these locations. The paperwork followed the typical structure of a real estate transaction, including closing costs, real estate transaction taxes, title services, and recording fees. However, we later discovered that several key details had been left out of the sales process. For example, the state of Nevada does not recognize this as a real estate transaction. The idea that this would be a growing investment turned out to be false. Reselling the property on the open market is nearly impossible, and when we approached HGV regarding resale, your valuation was much lower than our original purchase price. After accounting for a 50% fee and the remaining principal, they refused to consider buying back the property. Looking back, it has become clear that the timeshare was misrepresented to us from the beginning. The additional fees, lack of transparency, and false promises of increasing value have left us with a financial burden we can no longer justify. The ongoing maintenance fees, which can never be eliminated, and the inability to make use of the membership during the pandemic only added to our frustration. Having found alternative vacation options that better suit our lifestyle and needs, we no longer see any value in continuing with this timeshare. We feel misled and regret the ill-advised decision to invest in a product that failed to deliver on its promises.

*** and ******* ******* We have learned how greedy the Hilton Grand Vacations sales teams can be. We were misled, lied, cheated, manipulated and pressured into signing a terrible deal that has ony served to steal thousands of dollars from us. We were lied about this being a real estate investment for us that we could profit from, as we are two elderly individuals trying to enjoy our retirement. At our age (my husband is 83 and I am 66), we are supposed to enjoy our retirement and part of enjoying our retirement was going to be extracting rents and value from our Hilton timeshare. Istead, this has been a terrible money pit, and a money pit made even worse by our declining health. The entire experience has left us feeling misled by an agreement that does not suit our needs or circumstances. The aggressive sales tactics and the lack of transparency throughout the process have caused us significant stress and regret. We are demanding that Hiton Grand Vacations grant us complete and total nullifications of this contract as the Hilton sales team managed to push us into signing this contract using dishonest sales taactics. NOTE TO HILTON: we aren't the type of folks who will throw our money at a company that so brazenly scammed us, so you can expect to receive no more payments from us. Save the time and efforet in trying to collect from us and simply take back what was illicitly sold to us, and we can part ways with no additional burden on either party.

Just a nightmare to deal with trying to book. Dates not available and upcharge for other locations. Letting this and the money ive paid go. Ive spent enough hours and money to not get a vacation that Ill be cutting my losses and moving on.Current diamond member with the hotel chain and considering their affiliation with this it might be time to look at staying at more marriot and hyatt properties instead

Our journey with the Hilton Grand Vacations Club began when we were offered a promotional trip to ********* for $199 through the concierge at our credit card company, which included a mandatory 1-hour time-share presentation. This presentation, held at Hilton Grand Vacations Club on the ***************, far exceeded the promised duration and involved high-pressure sales tactics. My husband, ****, a retired Corporal who served in the ************************** for 5 years, and I became members in May 2023. Since then, we have encountered numerous issues that contradict the promises made during our initial presentations and subsequent interactions with the sales team. I have respectfully requested their attention to these matters and seek a fair resolution, including the possibility of contract nullification, due to misrepresentation of the product. In September 2024, when we attempted to book a stay at the HGVC resort in ********, **, for specific dates related to a ************ graduation, there was no availability using points, but rooms were offered for cash bookings at $1,500. This practice of limiting point bookings while offering cash options was never disclosed during our purchase. To date, we have spent more than $4,000 and have only been able to take 2 vacations, which is far from the value and flexibility promised during the sales presentations. We value the Hilton brand and have grand expectations for HGVC. However, this experience has significantly eroded my trust. I hope we can reach a fair and satisfactory solution to these issues, considering the service my husband has provided to our country and the financial strain this has placed on our family.
