In May 2024, we accepted a deed-back offer from ******* ****** with the assurance that our maintenance fees would be refunded once the process was completed. Its now been a full year, and we are still waiting for the paperwork to finalize. This delay is completely unacceptable. We did try and reach out to the email address we have on file for you several times but never received a response so the process was cancelled. I purchased a timeshare and paid $14,000 in full plus annual maintenance fees only to find I still had to pay for rooms if I didnt have enough points. I used it once in about seven years. Now Im told I have to relinquish the timeshare with no refund in order to stop paying the maintenance fees. I went to Sell My Timeshare. com and now Im finding people can buy timeshares for $1 and mine will probably never sell. Marriott intends to keep the $14,000 I gave them for something I never used. First, the "priority booking" promised never materialized when planning our Hawaii anniversary trip. We couldn't arrive on our preferred dates and had to stay at a different hotel initially. Every request for upgraded views was met with waitlists. Second, the accommodations varied dramatically in quality. While ******************* on **** was lovely, **************** was terrible - essentially two connected hotel rooms with a microwave instead of the promised "beautiful full kitchen units." At *******************, construction work made relaxation impossible with dirt and noise everywhere. Most disappointing was discovering we weren't even staying in actual Marriott resorts but in separate buildings. In *****, we had to valet with Sonesta and walk through their hotel to reach the Marriott property. None of the "amazing opportunities and privileges" materialized, and the perpetual fees were never mentioned during the sales pitch. Youre better off booking vacations independently than dealing with these misrepresented timeshares.Marriott Vacations Worldwide

When booking your ownership reservation, while we cannot guarantee availability, we highly recommend reserving your stay 12 to 13 months in advance, depending on your ownership level. This is your warning to avoid attending or entertaining Marriott Vacation Clubs invitations to a free presentation. You will endure high-pressure, and multiple representatives stepping in until you agree to purchase. Dont think for a moment you will listen, get your freebies and go back to your vacation in an hour. It doesnt work that way. They will sell you on a lot of sweet sounding offerings but the reality is just the opposite. The sales team highlighted that I could buy weeks and resell them profitably, assuring me that my investment would appreciate in value. Nope! It is worthless. I was concerned about the possible increase in maintenance fees. The representatives minimized these concerns, claiming that fees would remain reasonable. Nope, theyve already risen significantly and Ive only owned a year. There are far more flexible and affordable vacation options available. Timeshares are expensive and the best part is you are in it for life! I have reached out to their exit services and ***** responded that I could not exit until it was paid in full with no attempt to even address my concerns. I asked why would I pay for something that I cannot use. No real answer. I have stopped my payments as thats the only option I have it seems. I wish I had been warned and could go back and run in the opposite direction of this timeshare. Just dont do it.Marriott Vacations Worldwide

? 1/5 Stars - Avoid at All Costs! I am writing this review to warn potential buyers about the absolute disaster of purchasing a timeshare from Marriott ************. What began as a seemingly innocent sales presentation quickly turned into a manipulative, exhausting ordeal that has cost me thousands of dollars and endless frustration. The initial red flag was the misleading sales pitch. What was promised as a quick 90-minute presentation morphed into a grueling 4-5 hour marathon of high-pressure tactics. Our sales representative, ********* Courtney ******** was nothing short of predatory, spinning elaborate lies about the supposed "benefits" of their point system. The reality is far from the dream they sold. Booking options are extremely limited, with false promises of free travel quickly evaporating. The maintenance fees are astronomical - over $3,300 annually and rising - with no real value in return. When we tried to book accommodations, we were told there was no availability, and they attempted to relocate us to an entirely different state! To make matters worse, when we sought to exit the contract, Marriott's customer service was a labyrinth of confusion and dead ends. My husband and I have been caught in a frustrating back-and-forth with Marriott, trying first to schedule a call and then actually connect with someone to express our disappointment with our recent upgrade to the Marriott Abound program, which was mis***resented to us from the start and which we are still paying off. I've called many times trying to cancel this program and have been told that anyone from the ************* Team could assist with our request. However, the phone recording informed me of long hold times and directed me to submit my request online - something I have already tried unsuccessfully. Frustrated and disappointed, I voiced my concerns and even threatened to take to social media to share my dissatisfaction. We have been in touch with several people: *****, T'Shai, ********** ******** and ******** B, to name a few. After finally capturing Marriott's attention, the ************* Team reiterated that all payments must be up to date, and any further arrangements must be made through our original sales *** or his manager. Essentially, they're just shuffling us from one department to another. Our original sales ***, ***************, was based at Marriott's *************************************************, *******. However, we believe ** ***** no longer works there, and we don't know the name of the sales manager. No one has offered direct assistance. After decades as a Marriott ************* owner, I deeply regret my purchase. The initial high-pressure sales presentation deliberately misrepresented key aspects of ownership. What began as a reasonable investment has ballooned to nearly $70,000 of debt with maintenance fees continually increasing from what was promised as a "small annual fee" to thousands of dollars annually.Despite planning vacations 6-8 months in advance, I've barely been able to use my timeshare a dozen times in nearly three decades. Wheres the "easy access they proclaimed?Then came the ultimate insult during my 71st birthday stay: another high-pressure sales session convincing me to invest $20,000 on "Trust Points" to rescue my investment. Surprise! These points can't even be combined with my deeded week as promised, its now practically worthless.Marriott also concealed that my children would automatically inherit these financial obligations. It was presented as a benefit, not the lifelong burden it truly is. Marriott had always represented "family" and "value" to me, especially when my mother worked at the Marriott Hotel in **************. Thanks to the family rate, I had the opportunity to stay at several Marriott-branded properties over the years. After my mother passed away, I was offered a package deal from Marriott ************* to stay at the Marriott ******* in *********. This was just before the pandemic, around January 2020 or earlier. I attended the required sales presentation at the ************ near the Pulse property, where I was presented with a deal for a "deed" to the *************** and was told my payments would be treated as mortgage loans. Nothing could be further from the truth; this product is worthless. As a traveling surgeon working six days a week, I have found it impossible to utilize my ******** points as promised. I was never informed that the maintenance fees would continue in perpetuity, becoming a lifelong burden for my beneficiaries. The salespeople assured me I could rent out my timeshare to recoup costs another blatant misrepresentation, as I can barely secure reservations for my own use. I have recently discovered that these supposedly "exclusive to owner" units are readily available to anyone with a credit card through online travel sites at a fraction of what I pay as an owner. Due to these numerous misrepresentations and the complete lack of value in this membership, I refuse to make any further payments to this predatory company. The entire experience has left me with such a bad taste in my mouth that I cannot imagine giving any more of my hard-earned money to Marriott. The Marriott timeshare sites are wonderful and you get a great value when you are able to go to a site. However, you do not get your value if you have to bank your points to use later. You only get ******* points. You pay 1800 a year for the timeshare but the points are only worth about 860. Not even half the value. AND you have to pay to bank them. So. Yes. Great locations and sites. Wonderful when you can use them. Not a fair exchange at all if you cant make it and have to bank the week.Marriott Vacations Worldwide
