I deeply regret purchasing a Marriott timeshare. Its nothing like what was promised. As someone on a fixed income, the financial burden is overwhelmingmaintenance fees and loan payments are costing me $7,200 a year! For that amount, I could take two *** cruises annually, which include everything, instead of spending even more on air travel and dining with Marriott. The maintenance fees are absurd, and the value just isnt there. I feel trapped in this nightmare.Recently, I spoke to ******, who said they could take back the deed and end my membership, but only if the loan is paid off. Of the two loans, one is paid in full. Worst decision Ive ever made, and Ive found far easier and cheaper ways to travel. Stay away from ***!Marriott Vacations Worldwide

We encounter difficulties with booking vacations at the locations and during the times we preferred. We found ourselves settling for whatever was available to us, despite paying a significant membership fee. Marriott ************* offered a discounted trip to ********* along with a sales meeting and a gift card. We accepted the offer as an opportunity to voice our concerns about the difficulties we have been facing with bookings. The solution presented to us at the time was to purchase additional points as part of a new system for point usage. Regrettably, we did not fully understand that this would result in us entering into a new timeshare agreement with another payment plan. And yet the issues we had with availability remained unchanged, and we were often told that we did not have enough points to book the vacations we wanted. The increased maintenance fees each year have further compounded our dissatisfaction with the membership, especially as it isnt delivering what we were promised. Seems Marriott is interested in upselling us rather than resolving our issues, especially as the supposed upgrades have all the same problems. Our experience with Sheraton/Marriott timeshare has been nothing short of disappointing. What began as a vacation in ******* quickly turned into a nightmare when we encountered multiple issues with our room, including unsanitary conditions and a four-hour wait for resolution.During our stay, we attended what was supposed to be an "update" presentation about our existing timeshare. The sales representative, **** *****, made numerous enticing promises about a new "Titanium Status" upgrade. He claimed we would receive personal concierge service, access to ****** resorts, the ability to rent out weeks to cover maintenance fees and even stays at the ***********************. The pressure was intense, with emphasis on the "time-sensitive" nature of the offer.After a grueling three hour presentation and 45 minute contract signing process, we agreed to apply our existing equity of $31,092.94 as a down payment for the upgrade. However, reality fell far short of the promises. It took eight months just to activate our "Titanium Status," and when we finally received it, the benefits were minimal-often just a courtesy acknowledgment at check in.**** ****** became increasingly difficult to reach, eventually stopping communication altogether. The promised concierge service never materialized- instead we were directed to handle everything ourselves through a website. We discovered hidden fees for Interval and Club memberships, learned we couldn't rent out weeks as promised, and had no access to ****** resorts. Perhaps most deceptively, we were told we wee purchasing tangible property, which turned out to be false. The difficulty in booking the desired vacation times and the complete lack of promised services have made this upgrade a regrettable decision that has left us feeling thoroughly misled.Marriott Vacations Worldwide

We understand that ownership updates may entice owners to purchase more points, but this decision is ultimately up to the owner. If you felt uncomfortable about the purchase afterwards, you have a 10-day rescission period during which you can cancel your purchase and receive a full refund. Since June 2022, I've had ******* Ownership interest and made my monthly loan payments. and *** **** on time, up to and including Oct 2024. Due to unemployment (since July 1, 2023), I found myself in the unfortunate situation of having no monies and had max out my credit cards by Oct. 2024. I reach out to Marriott ************** via written form, to inform them of my financial situation. During my unemployment, I was invited to attend an ownership meeting, in *******, **, on June 23, 2024. My only intention was to listen to the speak and take my bonus Bonvoy points or gift card and leave. Instead, I entered into an upgrade, which got me out of ******* and fully into Marriott, that resulted in a $700 monthly loan payment (for 15 years at *****%) and annual dues of ~6k. And the reason provided was that ******* owners won't get the availability nor opportunities offered to Marriott trust owners. I was very upfront that I was unemployed and not certain when I would be back to work, and instead of denying my application, I was given a delay in the first payment and usage to start in 2026. Unemployed brings along mental health issues but I did sign the paperwork but bothered by the fact that there appears to be no accountability on the seller. And as I review this paperwork, I am bothered by, the Seller's lack of evaluating my creditworthiness (what other lending would grant a loan to an unemployed per and for a timeshare), credit cards may not be used to pay any portion of the contract price or loan balance after closing (my only way to make loan pymts), and there is no limit on the assessments that the purchaser may be charged in the first year of ownership. I just want out, even if that means a loss in all monies I've invested.Not only I am submitting this BBB review, but I have a list of agencies (such as ************************, **************************, etc.) and, looking at Reg A - Truth in lending Act, UDAAP and Fair Lending laws, etc.Marriott Vacations Worldwide

Well, there is no surprise that it is always on the client/customer/buyer-side that is responsible and accountable for all dealings. And I am certain that I am not an anomaly when it comes a company take these risks, which should have been 100% debt bad reserve, but has no responsibility to ensure that these types of transactions are not allowed in the first place. I believe this is along the same lines as to the reasoning provided by banks, during the burst of the last housing bubble, which lead to such actions as the ****-***** Act. Also, readers...If you are an owner who did an upgrade in the 2024 tax year, you (like me) would have received a Form 1099-S (Proceeds from *********** Transactions). This form presents as if it is a straight Gain, Taxable transaction on an IRS Form 1040. But there was no cash received since it would have been applied to the upgrade (property). For 2023 taxes, I received such a form, and right after the April 15th deadline, I received a CORRECTED Form 1099-S, which resulted in an amended Federal Tax return. PLEASE consult a tax preparer because this may put you in a higher tax bracket and result in owing the *******************J. S.

I hope this is for PUBLIC VIEW. I would like to present this for consideration. I thought of this, this AM (Saturday, March 8, 2025). Does a banking institution allow you to pay your monthly mortgage payment on a credit card? For the banking institution, which holds the mortgage for my primary mortgage, the answer is NO. The one and only option is for payments to come from a bank account (e.g., has a routing and account number). I could nor can set up a credit card to pay my monthly mortgage amount, on my primary residence. And the primary reason is due to ensuring that one have the means to pay and why the process includes not only running a credit report, but review of work history, pay stubs, tax returns, etc. I mention this because getting into credit card debit can have serious consequences. I'm speaking from experience because I had no alternative but to put upgrade on my credit card. With no employment, the credit card balance quickly built, and I am not one who would turn to a ***************************. But any cancellation of debt is considered taxable income by the ***. But because I am still NOT in any position to get caught up on this Marriott ownership, foreclosure is imminent. The *** treats foreclosures the same as the sale of property. You must calculate capital gains for tax purposes, and you might owe income tax as well. LASTLY, this foreclosure will be reported to all credit reporting bureaus and have a severe, negative impact on your credit score.I really want to get the WORD OUT about this.Review fromKevin H

As a retired Navy Lieutenant with 20 years of service, you can trust I am a man of my word. I urge you to stay clear of anything related to Sheraton Flex. The deceptive practices began at check-in when my driver's license was requested. What appeared to be a standard hotel procedure was strategically used to conduct a credit check, effectively holding us captive before the presentation even began. My wife and I were staying at the *************** Villas. We attended what was promised to be a one-hour owners update in exchange for additional points. We were held hostage for at least 3 hours, despite declining the infinite amount of offers to purchase. We were tossed from one representative to another each time declining a different offer. When we finally succumbed to the pressure and agreed to purchase, we were rushed through the contract signing process in a mere 20 minutes clearly insufficient time to review and comprehend a contract laden with legal terminology. Not one of these three salespeople informed us of our legal right to cancel the contract within seven days, as required by Arizona law. This deliberate omission of our legal rights speaks volumes about the ethical standards or lack thereof in Sheraton Flexs sales practices. We repeatedly stated our financial limitations and our desire to exit our existing Princeville Westin Flex contract due to its exorbitant costs. The sales team presented what they portrayed as a "downgrade" from Princeville Westin Flex to Sheraton Flex at the Desert Oasis. They claimed this would save us money because "the Arizona property is less desirable than *****." This turned out to be misleading, as while the maintenance fee decreased, our monthly payments increased, resulting in no savings. We were assured we could rent the property to cover the $2,800 annual maintenance fees. Avoid Harborside at all costs! I attended a presentation that was conducted by Elura ***** and ****** *****. They are responsible for getting me into this mess with this company. This presentation occurred in October 2012 when I was visiting ******** as part of a cruise tour. They approached me and invited me to complete a presentation with them. They misrepresented it to be exclusive and not to mention their lack of transparency. They didnt disclose product related fees and gave me nothing more than false statements regarding the timeshare. I didnt realize much of it then because I trusted their judgement and knowledge of their product they presented. Verbally everything sounded good and then they had me sign through a contract leaving out important details. I realize now that I was set up and now, I am dealing with trying to exit this timeshare. I can't believe how badly Marriott ************* has screwed us over. It all started when we bought a $16,000 timeshare week in *******. Then guess what? Within a YEAR, they completely changed to this points system that made our property useless for trading with other Marriott resorts. And it just got worse from there. For TEN YEARS we've been pressured into buying more and more points - another $10,000 here, $30,000 there - with empty promises about "better access" and "Elite Status." Every single sales meeting was the same story: the previous salesperson "didn't explain things correctly" and we just needed to spend MORE money to fix it. Nobody ever bothered to tell us we'd need to save up MULTIPLE YEARS of points just to book ONE week! Or that our kids would be stuck with all the maintenance fees (which keep going up like crazy) and any loans we haven't paid off.We finally had enough and wrote them a detailed letter explaining everything and asking them to terminate our contract because of all their lies. Want to know their response? They completely IGNORED everything we said and just sent us another bill! That's Marriott for you - they sweet-talk you during the sale, but once they have your money, you might as well be talking to a brick wall. Don't waste your time with these people. They're still out there pushing their points on new victims while making it impossible for actual owners to book stays by renting rooms to non-owners. Save yourself the headache and thousands of dollars we've lost for this scam. For nearly nine months, weve been trying to cancel our timeshare with no success. Were unable to use our points when we need them, as availability is always an issue. The high maintenance fees make matters even worse. The resorts we were interested in were often unavailable, leaving us frustrated. I want to share my sad experience with this company, which is a scam. They don't abide by their promises. Once you sign up with them, you lose your money for many years, paying them for nothing, or you put yourself and your family into deep financial trouble. I purchased a timeshare account with them, which are points I can use it to have my vacation anywhere around the world where they have resorts. I was told that as long as I kept my payment up to date, my points would come directly into my account, and that the points I didn't use would accumulate and be used later on. These were all lies; They canceled the point I did not use every year, and it ended up that I paid them for nothing.Additionally, their lending is predatory, with a crazy high interest rate. I was also told that if, for any reason, I don't want to keep the timeshare, I can call them, and they will repurchase it from me. I tried several times to get out of that contract by calling them, and they surprised me that if I wanted to get out of the contract, I would have to pay off my loan, and when I pay it off, I would go out with nothing back to me, not a single *****. So it is a scam to **** your financial resources for so many years. Please don't buy a timeshare. Take my advice and stay away from those people who scam you with their lovely words during the sales presentation. They don't hold themselves accountable for any of that. The value is zero. It's just one scam after another, and they know what they are doing to get people to upgrade. Someone must stop what is happening to good, hard-working people who get lied to at every turn. Where is the customs protection association from what is happening? Another piece of advice: if you have already fallen into the timeshare trap, don't hire any of these companies that claim they can help you out; this is another big scam and another financial trap.
