Our experience with Marriott Vacation Club started when my husband received a call offering us a free trip to Orlando. We were excited to visit somewhere that we had not traveled to before, so we said yes. When we attended the sales presentation, which we were told would only last about 1½ hours, we were kept in that room for the entire day! Our 4 children were in the hotel room waiting for us, so we finally agreed to the smallest package that we were offered so that we could leave and start the vacation that we had promised to our family. Over the course of that meeting, their employees told us that we could book anywhere at any time, the unit could be rented out as an investment property, and that if we ever decided that this purchase was not for us, the company would purchase it back. These factors gave us the reassurance that this purchase was in the best interests of our family. However, we now know that booking vacations with them is an ABSOLUTE NIGHTMARE! There is no opportunity to rent out the unit since we cannot even use the timeshare when we want to travel AND, since they have now told us that this has zero resale value, there is no opportunity to sell it back. We thought that we were making the best decision for our children and instead have spent close to $20,000 on something that is worthless with no end in sight. Do not take any of their offers! We are very sorry to receive this negative review from Mrs. *******. In review of her ownership profile, we see that Mrs. ******* acquired 1,000 points in the Marriott Vacation Club Destinations Program in 2017. In her time as an owner, Mrs. ******* has successfully redeemed her points for 5 nights at Marriott's OceanWatch at Grande Dunes. 2,000 points remain in her 2022 use year and Mrs. ******* can use these points to arrange an External Exchange Credit through Interval International that will be valid for a 7 night stay at one of Interval International's resorts over the next two years, subject to availability.
Our sales executives present the program in an informative, low key and professional manner. Mrs. ******* received a Quality Assurance Checklist and acknowledged that she purchased the ownership interests for her personal vacation enjoyment, not for investment, resale or rental potential. This same document also disclosed the fact that our organization does not guarantee any type of buyback program. If Mrs. *******'s personal financial circumstances have changed, then she is welcome to list her ownership interests for sale on the external market, the process is similar to any other form of deeded real-estate.Review fromAmy W

We travel for work and stay at Marriott properties, so it made sense to purchase their timeshare offering and become members while we were vacationing in Florida! This decision became one of the worst we have ever made. We had no idea that the Marriott sales personnel are permitted to pitch a timeshare as a real estate investment. An investment that increases in value. We were assured that we would have no problem with booking as there are many resorts. Booking a reservation for us was almost impossible. There is no investment, only a mountain of debt...don't believe me? Go to eBay and check out what timeshares are selling for, it's a joke! Yes, we believed what they told us because we believed in Marriott. Once was what an enjoyable experience with Marriott has now become very unpleasant and has forever tarnished the name of Marriott.Marriott Vacations Worldwide

In her time as an owner, Mrs. ******* has successfully redeemed her points for several reservations including multiple stays at the Ritz-Carlton Club San Francisco, Marriott's Fairway Villas and Marriott's Frenchman's Cove.

We've been trying to get someone from Marriott timeshare to contact us for MANY months and so far...nothing. The last time was a few months ago. WHAT THE HECK! A big company like Marriott finds us too insignificant to address our concerns. We're not worthy? I am a senior citizen and have been taken advantage of by the sales representative at Marriott Timeshare in Manhattan, New York. I have owned a timeshare at Harbor Point in South Carolina for the past 15 years and I have never been able to use it... which is the same case with Marriott! Regina convinced me that merging my week with the Marriott point system would encourage me to travel more often. After I realized this was not going to work for me, I asked Marriott twice to buy back my ownership or cancel the contract and I would take the loss. One of the selling points, when I bought, was that Marriott has a buyback program, which put me at ease. For someone my age, it is difficult to travel and to continue paying high maintenance fees for something I was duped into buying.Marriott Vacations Worldwide

We are disappointed to receive this 1-star review from Mr. ***** as he has been a Marriott Vacation Club owner since 2001. Mr. ***** has received reservations at his home resort, Marriott's Harbour Point for three years arriving on 10.31.21; 10.29.22 and 11.4.2023 respectively. Mr. ***** has certainly had the opportunity to utilize his ownership interest at Harbour Point.
On October 12, 2017 Mr. ***** entered into a separate purchase agreement acquiring 1,500 club points in the MVC Destinations Program. Destination Points can be used to plan additional vacations at more than 65 Marriott Vacation Club resorts, plus several alternative options through the Explorer Collection. Currently, Mr. ***** is delinquent on maintenance fees for his Destination Points and the account is temporarily suspended until it is brought current.
Our organization does not have a repurchase program in place for destination points; however, Mr. ***** is welcome to sell them on the open market for a price that he deems fair and reasonable.
After looking into this matter, we have found no evidence that supports Mr. *****'s allegations of being misled during the sales process more than 5 years ago. Our organization will not agree to repurchase his ownership interests on that basis.Review fromDavid S

I had a Marriott Vacation Club timeshare for about 20 years. I would advise anyone to stay clear. The wont tell you how the maintenance fees go up every year and they are very expensive, also the number of points required to stay at places goes up as well and their response it to try and get you to buy more points. The worst, however was when I deeded the timeshare back to Marriott. Due to a divorce we had to give it up, it is quite expensive to do so but Marriott took back the timeshare but IU had to pay almost $2,000 to do so plus pay an extra year of maintenance fees. That was 4 years ago but every year I still get demands to pay maintenance fees and have to go through dozens of phone calls and hours on hold and arguing with their dept. I don't owe any maintenance fees. In the meantime they lock my Marriott Bonvoy account where I have lots of points ( I use the credit card for business). Their records show the timeshare account account is delinquent. After many calls they then tell me they see the transfer but someone didn't do the last step in closing and they found the mistake and its correct and I eventually get my Bonvoy account unlocked. Unfortunately the issues are repeated again the next year and now here I am dealing with them AGAIN for the third time. It doesn't matter I have all the correspondence showing its closed, recorded grant deeds etc. They say they are researching it and will call back but they never do, you have to hound them for many hours to get it finally resolved and then I get to look forward to it next year. After I get this cleared I think I'm going to just cancel my Bonvoy account and go with Hilton or somebody else, this Marriott Vacation Club is the worst.Marriott Vacations Worldwide

We are very sorry to receive this negative review from Mr. *****, especially after he has been an owner with us since 2007. Maintenance fees are not decided by our organization, but rather each resorts Condominium Ownership Association meets annually to determine the resorts operational expenses and reserve fees. Current years maintenance fees are disclosed at the point of sale to each new purchaser.
According to our records, Mr. ***** is in the process of deeding back his ownership interests through our resale operations office. The transaction is not yet finalized. This is not true I deeded back the timeshare 4 years ago, and do not owe any maintenance fees, this does not have anyting to do with maintenance fees I had paid for years, it has to do with demands ot keep paying them after I deeded the property back to Marriott. . I have the recorded grant deeds and written correspondence from Marriott stating I had completed the process, the problem lies within your company. I have had to deal with this for the last 3 years and every year they state they fixed the problem and that for some reason the last step was not completed and its fixedMarriott Vacations Worldwide

It's very difficult to get openings at the places we've been interested in. There was a massive amount of pressure to purchase, really uncomfortable. It's our fault for signing on the line instead of just getting up and walking out, but their sales tactics are like those of the greasy used car salesman. I'm aware of several lawsuits that are being worked on against Marriott vacation club, and I hope that something good comes from that for all of us.Marriott Vacations Worldwide

We are disappointed to received this negative review from Mr. ****, especially since he just made a second purchase of club points. Mr. **** has been a Marriott Vacation Club owner since November of 2021 and since that time he has been able to use his club points to arrange several stays at our world-class resorts including: Marriott's Grande Vista, Marriott's Grand Chateau and Marriott's Ko Olina Beach Club.
On June 3, 2022 Mr. **** acquired a second stipend of club points. All purchasers are provided with a 10-day rescission period during which time they may cancel their purchase for no charge and for any reason. Mr. ****'s purchase closed on June 20, 2022.
All of our sales executives are trained to provide owners and guests with an informative, low key and professional sales preview that highlights the benefits of vacation ownership. To date, it appears that Mr. **** has been able to take advantage of the program for its intended purpose, which is to plan great vacation experiences.Steve D

I never said we have been unable to use our points, just that it's been difficult to get into the place. Is that have been our first picks. Having to settle for a certain times or a certain places even when booked far in advance is disappointing. The reason why we purchased more points was because we already owned our first batch, and in order to make it more worthwhile to own a membership, added the points necessary to permit us to reserve a stay 13 months in advance (hopefully opening us up to stay at the places we've actually wanted to stay at) which we were told wasn't possible at our prior point level.
We are trying to make the best of our membership, but it is still frustrating, we still feel that the level of honesty wasn't where it needed to be from the initial sales people.
We just got our $2,000 ownership fee bill in the mail, and we were told that fees would hover in the $200 - $300 range. We spent somewhere around $50,000 on points, and now we're going to be spending around 2,000 more per year in membership fees with that amount likely going up in the future... We were told that a membership would be financially advantageous, saving us money in the long term. I don't know how much we will really be saving in the long run over just booking the exact same vacations outside of a membership.Marriott Vacations Worldwide

Maintenance fees have never been in the "$200 - $300 range". Mr. **** may be confusing maintenance fees with club dues. Club dues are a consolidating usage fee that all destination point owners pay. Club dues provide owners with an Interval International membership, covers all internal exchange fees and owner servicing fees.
Maintenance fees are separate and they also would have been disclosed at the point of sale on the Quality Assurance Checklist that Mr. **** received, initialed and signed acknowledging his understanding. Maintenance fees are determined annually by the Trust Ownership Association and dependent upon the maintenance fees for all of the component sites that make up the Marriott Vacation Club Destinations Trust.Review fromED S

I'm a new Westin Club owner, purchasing a deeded week at Westin Nanea Maui this year with equivalent 6,250 (Westin) Marriott points plus my existing 4,000 Marriott point, totaling 10,250 total equivalent Marriott points. Therefore, my status should have been moved from Executive to the Presidential Marriott. Plus, my Bonvoy status should be titanium rather than platinum. I have contacted Marriott Vacation Club and Marriott Bonvoy about this issue on several occasions and the only information that I am receiving is that we are working on it. Currently, I'm not able to take advantage of any of the rewards that the Bonvoy Titanium or the Marriott Presidential status benefits. When I made the purchase. There was an offer, it was accepted (which I have paid) and there has been no consideration. They have received my money on time but are unwilling to provide the status and benefits they've promised. In review of Mr. ******* ownership profile we see that he purchased 2,000 club points in 2015 with first year of usage in 2016. The reason why Mr. ******* Marriott Bonvoy account has been suspended is because he has past due maintenance fees for his club points. Financial Services will suspend an owners Marriott Bonvoy account until maintenance fees have been paid. If Mr. ***** would like to arrange a maintenance fees payment, he is encouraged to contact Owner Services at 800-845-4225. I am Not paying maintenance fees as I refuse the terms of MVC contract as it does not match promises made at sale. I respectfully ask Marriott Vacation Club to release me from this unfair contract that I have not been using for years. MVC Refuses to release me from this contract. I will not pay maintenance fees for product they I will never use for the rest of my life.

The ownership interests that Mr. ***** acquired are considered to be a form of deeded real-estate. For this reason it is not possible for our organization to simply release him from his ownership. Marriott can try to collect maintenance fees if they do choose. I will mitigate as needed. That's the problem. They stated that it is deeded real estate. Deeded real estate should have asset value. This is the bait and switch Marriott uses for their "time Shares" . The actual product is a time share points system not actual deeded real estate with asset value nor is it real estate shared ownership. That is the lie that tricked us in the sales cycle. Marriott please release me from this dubious contract. We can not sell our "Real Estate" because it is not real estate, it is time share points that do not appreciate in value and are useless as an " investment " which was another selling point by MVC staff.Review fromKimberly D

My husband and I purchased additional points in September 2022 to take advantage of the Abound program and move up to Presidential Status. We've never had any issues until the website upgrades that have been taking place. I've tried to access the loan center for the past three weeks and it doesn't work. These systems upgrades have been going on for several months now, and I'd expect an organization as large as Marriott to be able to easily mange any systems challenges to not impact their owners. How about using some of the enormous maintenance fees to ensure you had sound technical infrastructure.Marriott Vacations Worldwide

Marriott has been very difficult to work with and have lied to us on multiple occasions regarding our timeshare. We have not been happy with our timeshare whatsoever. When we had purchased, we immediately felt buyers' remorse and so we called to cancel the timeshare within the 30-day recission period they told us in case we changed our mind. Turns out, we only had 10 days in New York to rescind the deal and they intentionally lied to us about the length of cancellation. We were also told that if we were not happy with our purchase, that Marriott has a "buy back" program where they buy our points back, and we can get out of the continued maintenance fees. If this were true, I would not be sitting here writing this review. When will the lies stop from Marriott? We really tried to work with them - they were completely invisible during Covid and once we were able to get back in touch with them we discovered that we had LOST days because "We didn't use them"... during Covid!! When we tried to resolve and get out of this bad deal we got a complete runaround! Moving us from person to person, they all "completely agreed with us" but oh, "I'm not the decision maker - you have to talk to so and so..." It was painfully obvious they were simply trying to wear us down. The total experience has been so bad we can't even stay at a Marriott hotel anymore - it disgusts us.!Marriott Vacations Worldwide

Our records indicate that Mr. ******** purchased 2,500 points in the Marriott Vacation Club Destinations Program on December 17, 2019. The purchase closed on January 6, 2020. The 10-day rescission period is disclosed to each new purchaser in bold, conspicuous font, just above the signature line of every purchase agreement. Mr. ******** also signed a thorough Quality Assurance Checklist that states his sales executive made no representations about the resale, rental or investment potential of the ownership interests in question. While our organization does have a resale office that is dedicated to helping owners who wish to relinquish ownership of their interests a resale program is not guaranteed and is turned on/off according to business needs.
Our organization was not "invisible" during the COVID-19 pandemic. To the contrary, our Owner Services operation adhered to their normal business hours and the vast majority of our resorts did not close, welcoming guests throughout 2020 and 2021. Currently Mr. ******** have 5,000 points available for use. Our Vacation Advisors are ready and willing to assist Mr. ******** with his vacation plans and can be reached at 800-845-4226 Monday - Friday from 9am to 8pm eastern.Jeffery B

We are thinking about our SEVEN PLUS hours we spent in the sales office the day we were coerced into signing this onerous agreement. We also recall how my wife called within the THREE day recission time and was further coerced with additional promises and talked out of the cancelation. What a long and arduous grind this has been. I only recall what the sales representative Maurice said about how easy it was to get out of this deal and how the points value was going to go up and up... since we were buying at the lowest price EVER! No one would see this kind of pricing again! How many customers call and want to buy MORE points ALL THE TIME.
No one in the resale office seemed remotely "dedicated to helping owners who want to relinquish ownership..." Wherever that "dedicated" person was, they must have been off on the 7-8 days we spoke with people that just kept passing us around. "We completely understand and agree with you... but we are not the decision maker... I will send you to..." was the clear pattern and strategy they use.
We have had such a bad experience throughout this entire process we can barely stomach staying at a Marriott Hotel anymore!
We look forward to warning anyone we can talk to about the horrible experience we have had at MVC.

As can be clearly seen, MVC continues their "customer service" process with a strategy of "deflect and defer". Any option of "a terrific vacation at one of our world class resorts..." has been lost for us. Once the hook is set, MVC has no interest in a great customer experience or satisfaction of their product. They've simply covered their maintenance costs - and they know it. Future buyers beware! SEVEN+ HOURS at the sales presentation. Multiple calls to drag us back after us saying NO we are not interested. They are very skilled at... the hard sell. FUTURE BUYERS BEWARE!
