Total scam. I am trying to close my account, and they are doing nothing to help. I have paid them a lot of money and feel like I have been ripped off. Recently, they have said that I have been put on a list to have my contract cancelled, but this sounds like a like as they refuse to give any other details. If you are being truthful in saying that exit options are not guaranteed and are contingent upon "business conditions," then why was I led to believe I could get rid of my timeshare whenever I wanted? Years ago, we received free tickets for Disney World in exchange for attending a “one-hour” presentation about timeshares. The deal sounded good since it was about the same cost as a hotel for a week, but we would supposedly be able to stay in a condo instead of just a room. We were also promised that if we didn't like it, we could easily sell it for the same or higher price. However, the presentation dragged on for five hours, and there were up to five salespeople pressuring us to make a purchase. Despite the aggressive sales tactics, we decided to purchase the timeshare because it seemed like a good deal at the time. The salespeople also promised us that the maintenance fees would never increase and that we could schedule vacations at any of the timeshares listed with RCI. Unfortunately, none of these promises turned out to be true. In particular, scheduling vacations at other timeshares proved to be extremely difficult, and we were not able to do so even two years in advance. When we complained to Vistana, they suggested that we convert to a point system, which they claimed would make it easier to schedule vacations. We followed their advice in 2018, but this ended up costing us even more money. Worse yet, we have found it even harder to schedule vacations once we had converted to the point system. Given all these issues, we realized that we were lied to and that the timeshare is not worth the hassle or the cost. We would like to get rid of it, but have discovered that it is not easy to do so, despite the promises of the salespeople.Vistana Signature Experiences

I'm sorry to hear of Mr. ****** concerns. I see that he has been an owner with us since 1990 and within the purchase documents it does state that maintenance fees can increase, and that availability is not something we can guarantee. For the best chance to secure requested dates, it is best practice to reserve at the 12-month booking window.Robert S.

We have left an online review with the Consumer Affairs site as well, but after much thought and no further response, we felt as though we needed to continue to press that we are heard. Ms.
********** (Customer Advocacy Manager) sent us a letter that stated they would no longer communicate with us! This came after we tried to explain to them the issues that we have had with Vistana and their sales representatives.
This was a very unprofessional and shocking letter to have received. Customers come to you with
valid reasons for not wanting to be involved with your company, and you tell them “no, and we aren’t answering you any further”? It is very frustrating, and we want answers!Vistana Signature Experiences

I apologize for the challenges Mr. ******** is having with his ownership. We understand Mr. ******** originally reached out to Ms. ********** in December of 2022 requesting to cancel his ownership due to being pressured into the purchase. Understanding Mr. ******** did not cancel the purchase during the 10-day recission period, the request to cancel the contract was declined. Ms. ********** continued to reiterate this information to Ms. ******** when he reached out via mail up until February 2023 when we did have to inform him that we respectfully no longer respond to the matter.S. The reason I have been so persistent is because I have been lied to, and only ask that your
company takes responsibility for what has happened. Rather than offering any
compassion/understanding, or even willingness to make the situation right, you chose to inform us
that you will not communicate with us. It is frustrating that we are trying to settle the issue directly
with you, and instead we are being completely shut out but then also expected to just be better and
accept the ownership for what it is. There is no customer satisfaction, and has not been. You would
rather keep unhappy customers that are ready to warn others about your company, than to just let us

I am writing to express my disappointment and frustration with my experience as a timeshare owner with Harborside Resorts, which is managed by Vistana. My family and I were initially drawn in by the convenience of the timeshare booth located in the main hotel during our vacation at Atlantis in 2009. We were promised incentives such as a $200 credit, tote bag, t-shirt. All we had to do was attend a 90-minute presentation. However, this meeting was actually hours of being pressured to make a purchase. Year after year, we have been pressured to attend mandatory meetings while on our vacations, spending several hours in the office trying to convince us to buy more as an investment in our future and our children's future. We purchased an every-other-year week in 2014 under the guidance and suggestion of the sales representative, who assured us that we could rent one week or enjoy two back-to-back weeks in Harborside, which to date we have never received. We were also told that the fees would stay low, which was not the case. When we tried to enlist Harborside's help in renting our week, we were told that they didn't offer that service, and we have had issues trying to get our odd-year back-to-back weeks in Atlantis. In 2021, we confirmed back-to-back weeks with Harborside for approximately two minutes before the representative came back online and told us she had lost the confirmation/reservation. As a result, we had to take one week in Florida and one week in HarborsideI would also like to address the huge financial strain this is putting on us. This is all much more expensive than how it was presented to us. We deserve to break all ties with Vistanta moving forward and need someone to reach out to us with the cancellation option we deserve.Vistana Signature Experiences

We apologize about the concerns Mr. ******* is experiencing with his ownership. Mr. ******* purchased his first Harborside Resort at Atlantis on August 7, 2009, and his second week on July 2, 2014. All owners are provided a 10-day recission period in which they can cancel and received a full refund of all funds.
The Purchaser’s Acknowledgement discloses that the purchase of a vacation ownership interest is not intended as an investment for profit but is for personal use and enjoyment. We are very sorry receive this negative review from Mr. ******. In review of Mr. ******'s ownership profile, we see that he acquired 20,700 Star Options in the Sheraton Flex program on July 28, 2018. All Sheraton Vacation Club sales executives are trained to provide guests with a low key, informative and professional sales preview that highlights the benefits of the vacation ownership program. We apologize if Mr. ****** felt pressured 5 years ago during his purchase; however, all new purchasers are provided with a 10-day rescission period during which time they may cancel for any reason.
Mr. ******'s Star Options are not automatically deeded to his children. Transfer of ownership is something that would need to be initiated by Mr. ******. Currently, Mr. ****** is in denial for unpaid maintenance fees. He is also late on his mortgage. My son attended what was supposed to be an informational review of a time share week in my name. He was convinced to upgrade the week, which was a fully paid for week, and was told by the agent that the week could be put in his name instead of mine. I did not attend this review, but paperwork was delivered to my villa in the Cascades. I did sign the paperwork under the assumption that this transaction would not be in my name based on what the agent said. When I received the first statement of a balance of $20,000, I contacted Vistana and told them I wasn't paying for it. Why would I want to go into such debt when the week was already fully paid for?!!!
I was assigned an agent to speak to me to help resolve the issue. He did call once and I was unable to speak to him, but I've called him back twice with no reply. I've called Vistana and spoke to someone three times and have not been helped. I want this sale canceled due to false information being given in order to make the sale. This type of sales tactic should be illegal and I'm extremely frustrated by being hoodwinked into this deal. If I could give a "no star" rating, I would!!!Vistana Signature Experiences

I'm sorry about the challenges Ms. ****** is having with her ownership. Ms. ****** purchased her first week at the Sheraton Vistana Resort on 11/26/96 and her second week on 1/1/99. It also appears there was a Sheraton Flex purchase in the name of Virginia ****** made on 12/24/22. A contract was provided and signed by Ms. ****** in which she agreed to the terms and conditions of this Sheraton Flex Points Package.Virginia T.

The salesperson gave my son erroneous information that was misleading as to him putting the transaction in his name, not mine. Then when I received the bill and spoke to a representative, we were told the only way that the week could be put in his name was for the entire balance to be paid off. That is not what he was told . I would like for someone from Vistana to contact me so I can rectify this situation, but nobody will return a call. Vistana timeshare ownership is complete garbage. We have traveled once using our timeshare and they put us up in a regular old hotel room. It was nowhere near the quality of the room they showed us during the presentation. The promised we could rent out our unit, but now that we’ve seen what we get with ownership, no one would come close to paying the premium we would need to rent it for to cover the maintenance fees, as promised.
They claimed we were investing in real estate, but as I previously mentioned, I don’t consider a hotel room to be an investment of any kind! After declining several of their offers, they asked how much we could afford monthly. When we told them $250 or less, they drew up the paperwork with a $230 payment, so we agreed. The problem with that is they didn’t disclose the interest rate or the finance charge and now we are on the hook for double and that doesn’t account for the ever-increasing maintenance fees over our lifetime.Vistana Signature Experiences

My first experience with Vistana was when I was invited to Palm Springs by a close friend who had been “gifted” a trip by a client. While she had been told that there was a one-hour timeshare presentation that we would need to attend but we never would have expected to be stuck in that room for more than 4 hours! The staff shared with us all the amazing locations that we could visit as owners – and it would all be for free! We were dazzled by the idea of these amazing trips, free hotel stays, and the guaranteed AMEX that would allow us to earn even MORE free trips and experiences! This sounded way too good to be true – and unfortunately, I have now learned that it was. Their staff told me that I could use this as a tax write-off, which I am now certain they were not authorized to do. During the pandemic, these payments were still being deducted from my account and every time I tried to call to discuss my concerns with the lack of availability, there was no one available. All my emails and phone calls went completely unreturned. This entire experience has been a complete and utter disaster and I do not recommend anyone purchase with Vistana.Vistana Signature Experiences

In review of her ownership profile, we see that Ms. ****** had made multiple purchases into our Westin Flex vacation ownership program. On September 27, 2019, Ms. ****** acquired 44,000 StarOptions. She received 88,000 additional single use Options as a purchase incentive. Then, on April 16, 2021, Ms. ****** returned to The Westin Desert Willow Resort and upgraded her purchase to 81,000 StarOptions. Some of her StarOptions have been redeemed for a reservation at Westin LagunaMar. Ms. ****** currently has 81,000 2023 StarOptions available and 142,000 Bonus StarOptions that were provided as a purchase incentive.
All of our sales executives are trained to provide guests and owners with a low key, professional and informative sales preview that highlights the benefits of the vacation ownership program. While the sales preview is scheduled for 90 minutes. Additional time is required in the even that individuals decided to purchase into the vacation ownership program because a sales contract must be created, and it is gone through in great detail.
Member Servies was open and assisting our owners throughout the COVID-19 pandemic. Ms. ****** is able to make reservations up to 12 months in advance. Reservation requests are based upon availability on a first come, first serve basis.
Currently, Ms. ******'s account is in a denial of use status due to non-payment of 2023 maintenance fees. Ms. ****** is encouraged to bring her maintenance fees current by contacting Member Services at 888-986-9637. Once maintenance fees have been paid, Member Services will gladly assist Ms. ****** with planning her next vacation stay at one of our world-class resorts.Review fromMarina L

If you are considering buying a timeshare from Sheraton Flex Vacations, please reconsider. This company is a complete scam that operates with the sole purpose of tricking people into signing up for packages they don't need and can't afford. The tactics used by their staff are manipulative and dishonest, and they will stop at nothing to coerce you into purchasing. The "promotional vacation package" that they offer is a complete lie. It is NOT free and is just a ploy to get you to commit to a timeshare. The presentation that you are obligated to attend before checkout is a complete nightmare. You will be confined to a small private room for hours, and different reps will be sent in to find loopholes in the approval of any package amount they can. They will use high-pressure tactics to coerce you into signing up for packages you can't afford, and they will lie and manipulate you to get what they want. Finally, the way that they treated me as a breastfeeding mother in that room is absolutely appalling. They forced me to breastfeed in the room while the representatives came in and out to figure out how to scam me. This is a clear violation of basic human rights, and it is completely unacceptable. Do not let them trick you into signing up for something you can't afford, and do not let them take advantage of you. We are very surprised and disappointed to receive this negative review from Mrs. *****. Mr. and Mrs. ***** became owners in 2017. In the 6 years that they have been Sheraton Flex owners they have not reported any complaints about the sales process. Sheraton Vacation Club sales executives are trained to provide prospective owners with a relaxed, professional and informative 90-minute sales preview that highlights the benefits of vacation ownership. Under no circumstances would Mrs. ***** have been kept against her will and she was free to dismiss herself from the sales preview at any time. Furthermore, all new purchasers have a 10-day rescission period during which time they are welcome to cancel their purchase for any reason.
