      I think the fact that you sell to people on the west coast time zone but DO NOT have anyone who can assist in the west coast time zone is insulting. Forget that you don't have a customer service person to you can call without taking time off of work. Your letters all say you can do it online 24/7 but not if you can't get your contract to connect and there is no one to call again without taking time out of my work schedule, to sit on hold to connect with someone on the east coast. I love the property up until this latest experience I love timeshare. What I don't love is feeling like a second class citizen just trying to pay a bill. IF ONLY I had seen this site sooner and the only reason your getting one start is someone did reply in a west coast timely manner to my e-mail.

      I am in the process of trying to get my ownerships taken out of my name, and one they are saying that they could potentially take back completely because I do not have a loan. The other, they are saying that there is nothing that can be done. It does not make sense to me that this would be the situation… someone being unhappy, telling you that they want out, and then being told that they would need to take care of the remaining balance first. Why would I “invest” more money into it at this point in time? Surely this is isn’t it, so I am going to keep trying but I want others to be aware that they could be told the same.

      Our organization does have a deed back program whereby owners can transfer their interests back to the organization. However, prior to the transfer of ownership all debts must be paid prior to a deed back being offered including outstanding loan balance and/or maintenance fees. We do not accept deed backs for every resort. Mrs. ****** is welcome to list her ownership interests for resale on the external market for a price that she deems fair and reasonable.

      Horrible investment. Ownership, Condo assessment and real estate are ridiculous and now they are adding an Owner Dues fee. Contacted them about what to do to and all they offered was to take it back and lose entire investment. Sham organization.

Club dues are a consolidated owner services fee that includes an Interval International account, internal trades, trade to Marriott Bonvoy points fees and more.       Absolutely the worst most manipulative organization out there for timeshares. I can’t recommend more strongly to stay away from this organization. The availability is minimal. The fees are outrageous. And the poor customer service employees are stuck in the middle. I would hate for someone else to be caught up in the mass of the Vistana organization.

      We are so sorry to receive this negative review from Mr. *********. The truth is that the vast majority of our vacation club owners receive their top preference in resort locations and travel dates during their first call to our owner services office. Ownership stay reservations can be made up to 12 months in advance and are granted on a first come, first serve basis.
      Maintenance fees are determined each year by the resorts Condominium Ownership Association and are comprised of several budgeted line items that relate to the day-to-day operation of the resort, and reserve fees for larger planned projects.       Bait and switch sales technique that leaves people financially distraught and angry. The properties cannot be sold after buying them; you can’t even give them away. We were told its re-sale value would continue to increase (NOT TRUE). Vistana offered us to repurchase it at a price that was twenty percent of what we paid, and that would only be possible after the mortgage was paid in full. The annual maintenance fees have increased by several hundred dollars in the couple of years we've owned it. They recently added another annual “Network Membership fees” fee of $238 annually. The bottom line is that we felt swindled, and they’ve done nothing to help us get out of this chokehold contract.
      Please don’t be stupid like we were. They lie to have you buy, and then it's too late. We bought it in 2019 but have never used it; I’m paying $7,965 a year and $13,000 already invested. My wife died six months ago, and it's unlikely I will ever use it now, and they still won't help; they don’t care. It’s the worst decision of my life and my late wife's.

The ownership interests that Mr. *** acquired are considered to be a form of deeded real-estate, no different than a home or condominium. Mr. *** is welcome to list his ownership interests for sale on the external market if he so chooses. As an ethical sales organization each new purchaser receives a thorough quality assurance checklist that highlights all of the most important components of the vacation ownership program, such as fees, reservation rules and the fact that the vacation ownership purchase is intended for personal vacation enjoyment.       I've invested close to $80,000 in the timeshare market and have nothing to show for it but headaches. Maintenance fees are always going up without any warning!

      I have gone through many medical issues, which have turned into financial hardship in keeping up with this ownership. I've reached out many times for assistance in parting ways, but they never want to hear about that, nor do they care what you have to say.

      Well, I don't care what they have to say anymore, either. You're not getting any more of my money, and you can take this garbage back! If anyone is second-guessing about getting into this, listen to your gut instinct.

      This timeshare sounded like a good deal. We have a timeshare in Antigua at Saint James that we love, so why not? Sales representatives should have informed us that we'd be stuck in this forever. Reps told us if we wanted out, all we had to do was call Vistana, and they'd let them out, but when we did call, the reps informed us that we were stuck. Even emailing back and forth, we're constantly being thrown from department to department, which is unfair. We knew it looked too good to be accurate, but we bought into the idea anyway, hoping it would be as wonderful as they were.
      We advise everyone out there to trust their gut instinct! Do not deal with Vistana. We are also requesting Vistana's immediate release due to misrepresentation.

      In review of Mr. ***** ownership profile, we see that he acquired a total of 329,000 StarOptions in the Westin Flex Program. This purchase was made on December 16, 2019. The ownership interests that Mr. *** acquired from our organization are considered to be a form of deeded real-estate and Mr. *** is welcome to sell them at any point in time, just like any other form of real-estate. In addition, each new purchaser signs and acknowledges a very thorough Quality Assurance Checklist that speak to this very topic.

      "And what exactly am I supposed to sell? No one wants to buy thousands of dollars worth of nothing along with outrageous annual maintenance fees. The points have no monetary value and in addition, a quick internet search revealed, on just one website, no less than 25 Westin Flex timeshares for sale and over 1,500 other Vistana property locations for sale with some as low as $4,500.00. On eBay Vistana time shares can be bought for as little as $1.00. So just who would I be selling this to?"

      I contacted them via email mvwnoaoperatuons several times to rescind the purchase agreement. As outlined in my contract I am able to rescind the agreement by sending a written notice to that email. I have done so every day for the past four days with no response or acknowledgment. I am within my 10 day rescinding period by Florida statute 721.07(6) that allows for a 10 day period of rescind without penalty or obligation. I am requesting the rescinding and return of my funds deposited and contract nullified / cancelled effect Feb 3rd, 2023 as outlined in all 4 of my written messages to the company using the email provided in my agreement paperwork.
      I have no heard back and would like to receive an acknowledgment via email and via telephone. All information has been provided including contract num, account num, date of purchase, purchaser information, seller information, amount deposited, credit card used and credit card invoice.
      Please respond and acknowledge my rescinding of the purchase agreement which is within my 10 day period. I am writing this here for further proof and log of the communications in hoping someone returns my messages and honors the agreement required by Florida law.

      THE ATLANTIS RESORT IN THE BAHAMAS!
      That is the reason we invested another $20K with Sheraton Vacation Club/Vistana Signature Experiences. From 2006 – 2015 we were satisfied with our travel schedule. In 2015, we went to another Owner Update and were misled to believe we could go anywhere once we upgraded our ownership by adding more points. They guaranteed us that we would be able to vacation at the Atlantis Resort which was our children’s dream spot. So, for $20,000 more dollars and attempting to book for over 7 years, we are still waiting for a reservation.

      We are sorry to hear that Mr. ****** has had some difficulty obtaining a reservation at Harborside Resort at Atlantis. All reservation requests are subject to availability and honored on a first come, first serve basis. Carribean resorts tend to book up entirely 12 months prior to arrival during the winter months from mid-December through the end of March. Due to increased competition amongst our owners for these popular travel dates, Mr. ****** might consider requesting dates that fall between April and November 30th.

      I have been an owner at the Westin Princeville property for several years. Since Marriott took over I am not able to get through on the phone. Trying for 2 weeks. No call backs. Website has ongoing problems. There is no one to speak with anymore. Chat is a bot. It is frustrating and unacceptable. I will no longer attend sales meetings nor will I recommend anyone buy into this program. Someone needs to read the Facebook Vistana Forum. It is overwhelmingly complaints as I have stated here. What will be done to start servicing your owners?
