Beyond poor customer service. They are not contacting my tenants to answer any questions or concerns so the tenants have been calling me! I hired you all to provide a service but I'm doing everything myself. I even found the tenant. I'm doing your job! They don't answer or return calls from me (the property owner). They switched our property manager without contacting us regarding the change. The new property manager is terrible at communication. He doesn't return calls or follow up on simple things even after multiple voicemails, messages and texts. This has been a terrible experience and I would not recommend them to anyone.HomeRiver Group

I did speak with your property manager and he explained that you are close to the tenants and they seem to prefer to reach out to you directly rather than speak with him.

Home River Group in NC took over in November 2023. We have had many of the same issues mentioned in these and other complains/reviews on other sites. This ******* of a company has me stressed and now worried over trying to charge me a pet deposit and pet rent. I notified it several times during and after our lease renewal process that our pet died in 2019 and that we already paid a pet deposit in 2018. A second lease renewal without the pet addendum was created, so two different DocuSign emails were being sent out more than once to the three of us on the lease. The wrong lease renewal was completed, and the correct one was voided. A signature to the second renewal was applied to the first renewal. Maybe there was confusion between the two different DocuSign emails filling up our email accounts. Regardless, I notified HRG that I was ready to pay the rent but was not comfortable doing so because of the pet addendum charges. Partial payment cannot be made; all ledger charges have to be paid. I received an email requesting a death certificate for my pet... this is not a thing... I did send a copy of the euthanasia and cremation invoice and a picture of the urn and sympathy cards from friends and our veterinarian office. No response of anything after a few days. I emailed two more times, not response. Two phone calls: "we are going to escalate it to get the charges removed." Nothing. We end of getting a late fee, which we mentioned in a call that is not our fault. Then one night later (Friday), these ******* send somebody to tape two threatening 10-day notice to pay or return possession pieces of paper on the front storm door. But within the letter, it states that we have ten days to move out or face the eviction process. The office is closed. I posted a message on the portal and emailed the same message to two of the email addresses it uses... not that anybody will respond. I went ahead an paid the portal charges (at least $417 too much). 1 starHome River Group falsely advertised Rhino (Surety Bond) as a safe alternative for a low-security deposit to become a resident. We moved into our home in August 2023. We paid $954 to move in. Outside from the worst customer service and maintenance you could experience, we loved where we live. We received an email from HOME RIVER GROUP stating that there contract would be ending with in 7 days and we were required to get Rhino (Surety Bond) to renew before May 23rd or we would be forced to pay a full security deposit of $3100 at the time of our renewal. I reached out to RHINO and I was told they don't renew 90 days prematurely. My coverage doesn't end till August 31st. I showed proof of this via email to *********************** (Home River Group). I did receive an email from Rhino confirming that HOME RIVER GROUP failed to up hold their contract with them. Now they have failed to communicate if they have a resolution. They failed to lock in another surety bond company in advance to protect both residents and owners. Now we may be forced out due to not being able to afford a full security deposit. They also want to hold us fully responsible financially if we don't renew our lease. DON'T RENT FROM THIS COMPANY. I am looking into how legally they market a service they failed to uphold and put the financial burden on its residents. My husband is our only source of income and we have 5 kids under 9. My rent is to go up 10 percent in August at the time of my renewal, I'm sure they will charge me a renewal fee. So they expect us to pay roughly $5220. I don't understand how they can do this to a renter who majority of their rent early. HOME RIVER GROUP IS A SCAM.Review fromShanon K

1 starAVOID AVOID AVOID HOMERIVER —— THE WORST EVER COMPANY We had the absolute worst experience with this property management company managing our multiple rentals in Kansas City, Missouri. -Zero Communication: They have no concept of communication. It's impossible to get a response from them, whether it's through phone or email. It's like they just don't care. Whenever we called the mainline, we were told that all the managers were unavailable and there were in the field working on people's properties or in meetings. When we called call the manager/s managing our properties, they never picked up and God knows when they ever returned our call. -Irresponsible: Their level of irresponsibility is astonishing. They fail to follow through on anything, leaving both the property and the owner hanging. -Lack of Care: It's clear they do not care about the house or the property owner. They neglect maintenance and any issues that arise, showing a complete disregard for the condition of the properties. they kept charging us for broken things in the property. we had no cash flow from the properties from their horrible management. -Tenant Neglect: They allowed the tenant to not pay rent and trash the house. No efforts were made to address the non-payment or the damages, leaving us with a financial and physical mess to clean up. -Total Mismanagement: Everything that can go wrong with a management company, this one has it. From start to finish, it has been a nightmare dealing with them. Avoid this company at all costs if you value your property and your peace of mind. This company is the epitome of unprofessionalism and negligence. Save yourself the headache and find a competent management team.Review fromAlex F

1 starI concur with the other reviews, DO NOT RENT FROM HOMERIVER!!! I moved in on 5/20 and have had nothing but issues since. Here are the big ones: -They didn't do a move-out inspection before clearing me to move in. I know this because on 5/22, a man CAME INTO MY APARTMENT WHILE I WAS HOME trying to do a move out inspection. He had no idea someone was there. And there is ample evidence to suggest no cleaning was done after the last tenant moved out. The lease also explicitly states they retain $350 at move-out for "floor cleaning fee" and I can tell you that did not happen judging by the amount of hairballs all over the carpet throughout the apartment. -2 days after moving in, I discovered my en-suite shower was not working at all. No water was coming out whatsoever. I submitted a maintenance request on 5/23 and was told it's typically a 24 hour turn around. I followed up 4 times via phone, email, and message on the maintenance portal, and I am still without a functioning shower in one of my bathrooms. They didn't even try to get it fixed. -On 2 separate occasions I requested a damage sheet to complete AS THE LEASE STATES, and I didn't get one. I didn't even get a response from the property manager. I completed one myself to avoid liability for existing damage. -I had to wait 4 days after move-in to get a spare key and mail key only to discover neither work and it turns out they're actually for the WRONG APARTMENT! They gave me keys to SOMEONE ELSE'S apartment and mail box! So, 2 weeks in and I still can't even retrieve my own mail. And the best part? 3 days after moving in, I was notified that they were changing to a new property management company as of June 1st. Since then, it's basically been radio silence from them. They didn't respond to any emails until June 1st and basically said to contact the new company from now on. I still don't have a mail or spare key and my shower is still broken. And now I get to start over on all these issues with this new company!Review fromCasey J

Our rental home had a dead animal in the ** unit and they refused to help us when we ended up with a fly infestation. 1 starIf I could give it negative stars I would. I’ve been renting from this company for under a year at this point. The maintenance department is useless, they can’t tell you a property manager name or number or even give a legal address to send certified mail to. I certified mailed a 14 days to repair or quit letter to the address listed for this company and it couldn’t even be delivered. My ceiling is caving in, and I’ve had no hvac since 4/28 me and my son both are here in a house that is technically unlivable by most standard but I don’t have the money to move because of having to be here for contractors they send out who repair nothing. The repairs are necessary yet they’ve waited this long and everytime I try to get in contact with someone they are scripted and can’t even help. The only thing this company is good for is to take your money while threatening your wellbeing. DO NOT rent from this company! They’re currently in the process of trying to evict me instead of do repairs requested weeks ago that are an emergency. The emergency maintenance department is no different than their regular, and either way they will treat it like it’s not a problem. 1 starThey charge a high rent and then add all kinds of fees to your bill... not only have they don't this but they also charged me for utilities that I have in my and my husband's name. How they are able to do that is beyond me. We don't go through them for our utilities we have them in our name and pay the utilities directly. This company only cares about money and try to charge you for anything they think they can get away with.
