      I have rented ********************************************************** Im single mother with children. Our AC has broken but they didnt fix for nearly 2 month and a half out of 12 month in a hot Sun. Just because the owner didnt want to respond, the property manager didnt do anything about it. I had to talk to district manager to fix this problems Kids were SO SICK THE WHOLE TIME. It was a night mare. They were all rude and Ive still stramatized. I think the owner was mad that fact that they needed to change AC unit. They didnt want to renew. And I asked for 2 weeks extend because closing on my new house were taking too long but no response. I asked to wait one day so that I can get **** tire from garage, they waited till the moving day and change the code and everything and told me I can not come into the property so they took all my stuffs including tv. It just happened. They really were so rude on email and voice mails to show. Im now afraid that they will take all my deposit. Because I know what kind of company , and ownwer they are. Stay away from this company

      This property management took over for ameritex whom I assumed went out of business well before I signed my lease in March 2023. They ran a promotion stating that if we sign before April our 12th month rent would be free. Well my 12th month came but by this time HomeRiver group had taken over and as I assumed that I would get my 12th month free I didn't pay rent on time causing all types of late fees but I had contacted HomeRiver group prior to that at last a month in advance and they stated they was going to reach out to ameritex and get back with me still no one has ever contacted me and I don't feel it is right that they didn't uphold there end of the deal. Also these new fees added on the rent for filters and etc I still haven't received anything. So I would like to have my 1 full month rent free as it was promised and stated also a refund for filter replacements that has never been received. Other then that I haven't had any other problems that asnt handle

      Please exercise caution and thoroughly consider your options before engaging with this company regarding property rentals. It has come to light that they may be conducting a deceitful operation by soliciting nonrefundable application fees of $75. Alarmingly, numerous reports suggest that applications are often rejected without any valid justification. To protect yourself and your finances, it is advised to seek alternative and more reputable property management services.

      Scammers. My daughter is still waiting on her security deposit and they lied about sending it. Crime Free Housing is investigating. We will file a lawsuit against them. Dont get Involved with this company. Theyre using a fake identity of Kiona *****-******* for emails and this person is a leasing agent for another company. Fame account on Linkedin. Crooked people. Location of property is **** ******************* in *************** ******** **. ****** claims he was the leasing agent and hes not communicative very well. Crooked *** people and will cost the company money

      TERRIBLE customer service. They ignore requests unless it has to do with them getting more money. They are lazy, they don't answer or return calls, they ignore messages, they are unprofessional, slimy, shady, and likely fraudulent. I have never spoken to a human, only a HORRENDOUS TENANT PORTAL (what a joke) and the "vendors" fixing problems. If you are considering renting from them, RUN AWAY AS FAST AS YOU CAN!! They are awful. Period. Wish I could give them a zero. HOW ARE THEY ABLE TO REMAIN IN BUSINESS??? Please for the love of all that is holy do NOT give them your business. The world will be a better place without them.

      I stayed in a hose for 15 months and it was hit and miss with this company. They were responsive with emails and solved some of our issues promptly but others were just ignored.I don't know how much of what they do is governed by the owner, but we complained several times about the amount of glass and construction trash in the backyard. Our dog cut her paw on said glass costing us at least $800 and we received limited follow up and no response to our request to reimburse our vet costs or even send someone to the property to clean up the back yard.Also, the lease agreement required to a $45-50 "maintenance package" that delivers air filters once a month. In the 15 months we leased the home, we received approximately 7 filters. They responded to my complaint by providing the contact information for the company that sends the filters and contact them myself. I replied that wasn't my responsibility. I requested refunds several times for the months that were missed and had no reply. I figure they owe me about $360.

      Their management practices exemplify poor standards. They took the drastic measure of locking me out of my online portal, compelling me to send money orders overnight from ***** to *****. Subsequently, they misplaced my rent payment, and due to the account lockout, I remained unaware that it hadn't been applied. Upon discovering the issue, I was informed that I had to bear eviction fees of $800 and shoulder the cost of replacing the lost money order, all at my own expense. Furthermore, I was billed for days when I had not even occupied the property. Despite my persistent attempts over nearly a month to elicit a response, I received no resolution. In desperation, I reached out to every available email address associated with the company, hoping for a solution. Ultimately, I paid the full amount demanded. However, I am now embroiled in a battle to have the eviction notice rescinded, the charges reversed, and the whereabouts of my missing rent payment determined. Adding insult to injury, they demanded payment for the subsequent month's rent before its due date, compounding the egregious nature of this situation. It's clear to me that this amounts to nothing short of a scam.

      Refused to repair heat boiler problems than serve you a non renewal lease notice when you complain. Worst company ever. In professional condescending and fraudulent. Do not rent through them they stink. And rude!

      Home River group is a horrible management company Ive been dealing with issues with my house I rent for almost a year now raw sewage coming up through the tub and all in the basement and they keep sending me an email to renew my lease at a higher rate smh not to mention that Ive had to buy meals for six months due to raccoons trying to get in through the light fixture over my sink and leaving fleas advised them of the smell from the raw sewage and still nothing has been done to rectify the issue they are the worsts they have yet to talk to me about reimbursing me for the food I had to purchase for eight months due to not being able to cook because of the issue over my kitchen sink smh ????

      I reported a water pipe leak behind our water heater almost 2 weeks ago and asked for a property manager or repair man to come look at it. It took almost one week for a property manager to make a visit and assess the damage. Property manager submitted the bid and now we wait. Whenever I call about an update, I am told by the receptionist or by text that the work order has been submitted and we are now awaiting approval by the property owner. The water leak is now become worse because they have drag their feet on getting it fixed, which is costing them even more money than the original $2500 bid. The leak couldve been fixed much faster. Very poor service.
