      Before we purChased this brand new build house the plans shows a retaining wall on each side of the property to be built. We were told it would be about 2 feet high . It was not built. I called the city of ******* permits department and they said it was suppose to be built for seismic purposes and the property fence was to be built on top of the wall. This was not done either . We got our backyard landscaped with turf and now its pulling apart , our landscaper said he has never seen this and it is caused by the ground moving. Our stucco is cracking EVERYWHERE , driveway and garage floor is cracking and our hallway laminate is floating upwards now. We also hear loud popping in the attic from the rafters . Beazer refuses to answer any questions about the wall and they also refuse to address all the cracking and settling problems at this point. All emails and texts have been ignored for over 2 weeks . So It cost about $20 per square foot for a retaining wall, the walls were promised to us in the property plans . They are not here. So 1 wall is suppose to be 127 feet long the other is 128 feet long . 18 under ground and another 18 above ground so 3x 255 at $20 per square foot would be a total of $15,300. Now the fence has to be removed and the wall built. A new fence is $35 a linear foot, this amount would be $9000. Totaling $24,300. Now the landscape issue is another $10,000 and now the total is $34,300, This amount needs to be refunded to us or the walls need to be put in , fence needs to be built and restained and new turf needs to be put in our backyard . These walls were included on our plans and purchase price . We are having lots of other issues beazer is now ignoring but that will be handled a different way . These problems are not including the house itself . This is a new issue that we need addressed .

      At Beazer Homes we strive to build a perfect home, but we also acknowledge that perfection is not always possible and sometimes concerns may arise. This is why we have a team of warranty specialists available to address all concerns brought to our attention. We strictly adhere to our warranty policy and have not denied one warranted claim this homeowner has submitted. They have routinely and purposefully resubmitted items weekly causing heavy redundancies in the system. We fully intend to address every warranted concern submitted by this homeowner and were under the impression they agreed to a year end meeting for the bulk of the items. We will reach out to the homeowner to advance this meeting.

      I am rejecting this response because:
      You did reject redoing our stucco saying it was only a cosmetic issue.. I was promised it would be re done by **** and *** on our 45 day inspection. Beazer refuses to fix it. The warranty team , *********************** and ***************** did a walk through September 21 at 2 pm.. they left and said they would be reaching out in 2-3 weeks. Its been over a month and they have not reached out and been ignoring my texts. I email items over and over purposely to get a response . And the retaining walls are an important issue. We paid for them , they were promised to us when we purchased the house , they are in the plans. They were in the sale price too. We understand things arent built perfectly but weve had horrible customer service since the day escrow closed. We have tried every way to communicate with Beazer and seems like going the the BBB is the only way we get answers . What will you do about the retaining walls that need to be built? That the city said should have been built before the house was started and the property fences should have been built on top of the walls this is a MAJOR concern. We have gotten ZERO answers about this issue.

      I have structural defect in the roof built by Beazer homes that caused a massive leak in my garage area every time it rains .I have submitted pictures of the damage and an inspection by a roofing company "***** roofing several times " by e-mail .My e-mails do go through & don't get returned to me .I submitted pictures several times from my personal e-********* work e-mails yet Beazer continuously claims they didn't receive them . I can receive e-mails from Beazer so there is nothing blocking e-mail receipt on my end but there is something blocking my e-mails with picture attachments on beazer e-mail ************* very frustrating .I am going to take the case to court if Beazer continues to try to ignore me.The roof is an integral part of the structure which Beazer provides 10 years f warranty on.The law in NC states that builder defects are the responsibility of builder for up to 6 years .Bought the house towards end of Aug 2016 so i have time left . I tried to deal with Beazer homes /builder Demarucs who flat out said Beazer was not responsible for any damage .Beazer says the structure is covered for 10 years ,the roof is an integral part of the house structure, once water enters the home because of poor construction materials & workmanship there is guaranteed damage to structure . ***** roofing agreed to do the repair to a section of the roof where they suspect the leaking was coming from for almost $1900 & if Beazer doesn't step up and cover a guaranteed item ,i'll have to dish the money out of my pocket

      Beazer Homes ******* has reviewed the request put forth by the homeowner regarding their roofing concerns. As noted in the homeowner's submission, the home's original close of escrow was in Aug of 2016. Our records further indicate that no prior roofing claims have been received prior to October 2022. At this time, the issue presented falls beyond the scope of the homes limited warranty coverage. Beazer Homes stands willing to further review the 3rd party findings indicated. However, we will need a full report with a summary of the findings. We ask that the homeowner submit a PDF copy to ******************************** Once the documentation is received and reviewed we will proceed accordingly based on our determination.

      Beazer Homes has now received and reviewed the homeowner's documents, provided on November 2, 2022.  A roofing inspection report has yet to be delivered to Beazer Homes by the homeowner. We have only received a work proposal from a company the homeowner had out to look at doing repairs to the roof for maintenance items. Based on the information in the work proposal, Beazer Homes will take no action regarding the roofing complaint as the limited warranty has been expired for over five years.

      I am rejecting this response because business Beazer Homes refuses to acknowledge responsibility for the poor workmanship practices & the low quality materials that they used  to build the roof for my house which causes a water leak in my garage every time it rains. Beazer homes wants me to go into arbitration with their contractor something they should pursue after they compensate me for the repairs that's going to initially cost close to $1900.So as it stands Beazer homes is skirting responsibility for a roof that's leaking & is less than 6 years old .

      I was reaching out because I believe I am entitled to my $5,000 refund. I had previously looked at a different property located there at the Beazer development and I changed my mind. At that time, *********************************** sent me other properties to look at. I took them into consideration. After getting to know ********* better, I had an eery feeling, especially after she had gone over the contract with me so fast. She told me that I had 21 days after the deposit was paid to change my mind and still be entitled to the refund. On October 1st, I went to pay the $5,000 deposit. However, days later I found another property that fit into my budget and living space necessities. I relayed this to *********. She called me on Sunday 10/09/22, asking questions about the new property I was looking at. She then informed me that as long as ****, the loan agent hadnt issued me a conditional loan offer, I would be entitled to the deposit in the amount of $5,000. That is when ********************* contacted me regarding concerns that did not exist. I did not appreciate ********* saying I had concerns that did not exist. I made it as clear as possible that I was simply changing my mind, the word concern never came out of my mouth. On 10/12/22, I contacted ****, the loan agent over the phone, she confirmed I was never issued conditional loan approval. Therefore, I believe I am entitled to my refund. I also spoke to my current agent, who stated the same thing.

      The prospective buyer did not supply required documentation regarding their trust to their chosen lender on time, putting the prospective buyer in default. They did not comply with required submission dates on more than one occasion. It was made clear the the prospective buyer that the deposit could be retained in the event of default. The buyer still chose not to comply. A refund of the deposit would not be possible for these reasons as well as it being unfair to all other buyers.

      The prospective buyer was never told they had 21 days to change their mind, the contract signed by the prospective buyer does not indicate this and it is not a policy we adhere to. The screen shots provided are of a stock statement, not the required information. Additionally, the required documentation should have been sent to the lender, not the Beazer sales representative. All of this information has been shared with the prospective buyer multiple times as our stance will not change. The prospective buyer broke the contractual agreement and was fully aware a refund of their deposit would not be possible. As stated before we cannot go back on a contract and we would ask that the BBB consider this when deciding if this case should stay active.

      This complaint is at an impasse. The prospective buyers chosen loan officer has told Beazer Homes repeatedly that the required documentation was not submitted on time putting the prospective buyer in default. We cannot refund the deposit per the contract signed by this buyer, and these very serious documents should never been signed arbitrarily. This is exactly what the contract was written for and we are at a loss as to why the BBB would think we could get around this. We have to adhere to these contracts and the prospective buyer knew this when they signed. Our position will not and cannot change.

      We found Wooside Place condominium complex with our agent ********************** in April of 2022. It was in process of being built and now , in Septemb 2022 was going to be completed. We were introduced to the Beazer Homes agent *************************, who showed to us 2 available types of homes available in this complex and showed model home which was demonstrated at that time. This model was shown to us starting with entry and then 2nd and 3rd floor . At that time we did not enter the garage. We liked what we saw and decided to choose one of the models . At first, we had chousen unit #** and later for some reason and price, we decided to choose unit #2 . Beazer Homes kindly changed our contract to another unit and we started to wait. Being assigned with unit #** we noticed that sewer hole outlet was placed right in front of our unit's patio. We talked about that, but understood, nothing can be done except promise to hide it aestheticaly with bushes. Garage was not ready yet. Then unit #2 had the same sewer hole ( our luck ). Company kept calling with every week report about what was done. They changed closing date several times. Finally, they called for the last inspection 2 days before closing. We came. Starting from 3rd level and going down we noticed not working and bad quality windows, not finished back splash ( kitchen ) , unfinished kitchen appliances, unfinished fireplace ( hole instead ) , toilet was on the patio , and finally , garage - for the 1st time. Remote did not work, crack over the whole width of the garage ( they said- its pretty common !!! ) , and finally - Electrical PUMP FOR SEWER which does not work in case if no electricity occurs . Problem, which was not known to us and nobody, including our agent , told us about it. Outside of the unit nothing was cleaned of debris after construction, even toilet. The left side of building very dangerous area for kids and adults. We decided not to close and our check ****** was retained. We are not agree with it

      The buyer was under contract originally on lot 16 as of 4/12/22 and then transferred to lot 2 for a price reduction on 7/14. Their closing was always set for September, and we did have a firm closing date of 9/28, which they were notified of on 9/8.  At their New Home Celebration there were things missing and we took ownership for those items and set the expectation they would absolutely be taken care of prior to their closing.

      Additionally, we worked with these buyers to make the transfer happen, redid flooring throughout the home to be what they had selected on the other home, at no additional cost. The sump pump in the garage is required due to the bathroom on the terrace level being beneath the sewer line which was explained to the buyer.  Items were completed as promised and we invited them to come back to the home on 9/28 and 9/29 to walk with the construction manager prior to closing. ***** declined and wanted to cancel. We shared they would not receive a refund and they chose to sign the termination after being informed the day before their scheduled closing date.

      Beazer worked with the buyer accommodating and educating and though sorry to see them cancel before reviewing the completed home, we are proud of our finished product.

      Beazer Homes Co. Wood Side Place at **************************************************************** property sellers are required to disclose to potential home buyers  all  information about a property. 
      When  we visited  complex ************** , ***************** ** 30092
      In April of 2022 for the 1st time, we were not informed  about SUMP PUMP in the garage when we observed the model home ,we did not look inside of a garage-it was closed at that time, then later we observed the units #** as an example of our choice ****** plan and signed a contract with #** and later we rewrote contract to  #2  and garages of those units were not completed and under construction at that time. 
      This is not a typical addition to the construction and we did not know about it. 
      It's very important for us. Nobody told us about it. 
      We could not see any information about it in the contract as well.
      In the features included with the contract, we could find information about almost every detail of construction, materials etc, but  nothing about Sump Pump. Plan of the construction also is not showing this pump.  
      We consider it a hidden problem and a big disadvantage for such Company.
      On September the 26th, 2022 during the Home celebration , after we observed the whole house, we went to the garage and asked , what kind of unknown system is placed in the garage next to the water heater ? We saw it for the 1st time.
       Mr. ***************************, construction representative , told us that it was a sump pump and in case there is no power,this pump would not work and the bathroom on the terrace level wont work. Our closing day was going to be just in TWO DAYS, September the 28th, 2022. After we got to know this detail, we came home so frustrated and disappointed but we had no other choice than just to sign our resignation form. 
       If we knew about it on the first day when we came to the property construction, we would NEVER SIGN THIS CONTRACT. 
      It is simply NOT WHAT WE WANTED TO BUY OR HAVE. 
      On our side and for this reason, we concider no buyer's fault that our contract was forfeited  with Beazer Homes Co. and asking to return our ******* money check $25,000.00 and our option deposit check $1,310.00.
      We strongly think that it would be the correct step for the Company's good  reputation. 
      Otherwise, our information will go very far beyond.

      Seller totally ignores our ( BUYER ) point of view on this matter. We are constantly telling that we were NOT informed about that PUMP before we picked the House, signed the contract and that is why we did not want to purchase the home. We denied to close that home because we had  found out about it one day before closing. Why we were not informed? They were asking to sign a contract, to pay ******* money and additional check for the floor of our choice way before , but letting us know about this detail of OUR FUTURE HOME day before closing and telling us that we do not get our payment back!!! This is FRAUD! This is a large amount of money. And this is NOT our fault that we were not aware about this pump. Its not existing in any description of a house plan or anywhere. One more, when we had a chance to observe a house, garages always were empty , unfinished and we had no idea, what is going to be there. We finally started to learn comments on Beazer Homes . Beazer Homes is NOT a good company. We will never recommend it to other people. My comments will be placed online wherever we can. We want as many people as possible to know about it and beware to purchase from Beazer Homes.

      I was told from the beginning that the $10k deposit will be refunded to me in case God Forbid something bad happened to me (died or got laid off from my job) or loan was denied! So I signed 20 pages purchase agreement and paid $10k deposit for them to build my house on Dec., 2021. At that time, interest was at 3% and could not lock my interest rate due to the townhome will not be ready until 10 months of that date and their preferred lender did not have the option to lock the interest rate for 12 months (only 9 months). Few months go by, the interest rate jumped up to the point where I would not be able to afford the monthly mortgage. I tried to get out of it but they told me I would lose my deposit if I terminate the contract. So I was hoping for a miracle (interest rate to go down), but the situation got worse and worse due to inflation and recession. Therefore, my loan was denied due to debt ratio! However, they told me based on one of the clauses in the contract, I only have 21 days to get my deposit back in case god forbid something bad happens to me or loan was denied. At the time of signing the contract, the agent went thru the contract with me very quick but she skipped the 21 days clause intentionally I am sure. Most people dont read the the whole contract and i was one of those people and was counting on the agent to tell me the important stuff since my real state agent was not with me!Everyone, please do your homework before signing anything with Beazer. They will trick and rush you into signing the purchase agreement. The 21 days clause does not make sense and should not be in the contract.

      Beazer Homes ******* Division has provided the following details regarding the buyers complaint. The buyer purchased ***************** 10 on 12/08/21 as a non-contingent contract with $10,000 ******* Money deposit. ***** fully executed the agreement with an external Realtor tied to the agreement. We received his conditional loan approval from a choice lender on 1/3/22. Throughout his time under contract the buyer wavered between occupying this home as a primary residence or having it as a secondary residence and renting the property out. The buyer was ultimately denied the loan in September of 2022 as he chose not to sell a property that was required to sell in order to purchase the new home at Addison ****** When the loan was denied, it was well beyond the ************************************** our contract (9+ months later). When the buyer began communicating with ************************* (GSM) & myself he repeatedly stated he chose not to read the contract and his agent wasnt there when he signed the agreement. I explained it was a signed agreement and we would uphold what he agreed to on 12/08/21. No further action will be provided at this time.

      Our home was contracted new in Oct of 2020, closing was June 24th, 2021. Concerns with kitchen cabinets fit/finish were noted on closing paperwork, 19 appointments later the situation is worse not better. The fit of several doors, drawers and mouldings is horriblecaulking is not completeexposed hot electrical wiringnot all cabinet drawers are same color/finishtemporary repair and shims never removedunder cabinet lighting and microwave installation not complete. In addition the cabinet finish upgrade we selected and paid for has been removed and we have received no financial resolution for this.

      I am rejecting this response because: On 9-8-22 a meeting between Beazer Representative's, ********** Representative's, and myself was held at the home. A plan of action moving forward was agreed to, accordingly it will take two to three weeks to obtain the required components for the repair. I cannot accept the agreement as a final solution until the repairs have been completed, Im requesting the BBB allow more time to see this through to hopefully a satisfactory completion?

      We closed on a home with Beazer homes on 6/30/2020, we have had numerous issues with craftsmanship and this is just one of the many .Our driveway is now 2 toned and or not uniform in color.Our driveway was uniform in color when we closed on our home and then Beazer decided to do some work the public sidewalks in our neighborhood 6 months after our closing date. They removed our original pavers then fixed the sidewalk.Apparently our original pavers were discarded and they had to use new pavers to replace ours.However the pavers used do not match in color at all even though they say they are "named" the same color and type.We asked Beazer to correct the issue when the work was completed and they told us over time the new pavers would fade and match.We gave it over a year and still no change in color.We informed Beazer about the pavers not changing color and told them we would like a new driveway, since we did not give permission for them to throw away our original pavers and we did not sign a contract stating we would get a mismatched driveway.There response was the driveway is within building standards and they washed there hands of it.It would cost me $4000.00 to remove and replace the driveway at my own expense if we would want a uniform driveway.That is if i can find the pavers at all since ******* the paver manufacturer supplies home builders first due to shortages. I'm meeting with **** the divisional director on Monday 7/11/2022 as a last attempt to a resolution,I sent him photos and is going to make an appearance since he confirmed seeing a color difference.They have all refused to fix my driveway..

      Beazer Homes ******* Division has inspected the claim put forward by the consumer. The ******************************** were contacted and asked to look into the claim brought forward by the consumer to make an evaluation of the matter as well. The *** responded and deemed that no directive was needed on behalf of the builder and this case was closed. The scope of the ***************** Warranty manual specifies the coverage for pavers and with the determination of the *** no action will be taken at this time.

      I am rejecting this response because:

      We only had the ************************ at our home because we had several complaints against Beazer homes.

      We had paint issues, a backsplash that is not done correctly and of course the driveway the is not uniform in color.

      Beazer agreed to redo the paint work and fix the backsplash when the roc came out.

      Now they are using the roc as a shield because the driveway is functional but yet looks horrible.

      This issue is a product concern and it looks horrible !! this is not a workmanship issue.

      I NEVER GAVE PERMISSION TO CHANGE MY ORIGINAL PAVER DRIVEWAY

      DO NOT USE THE *** AS A SHEILD

      here you go world another case of ruining someone's property and a major company trying to get away with it.

      Beazer Homes ******* Division's Senior leadership has made their decision on this matter and has provided their stance on the consumers concern. Per the ********* limited warranty manual provided at closing, if the consumer does not agree with the decision made by Beazer Homes they have the right to contact PWSC a 3rd party arbitrator who will assist with the arbitration process. No further action will be taken at this time.
