  We closed on our new Pulte house in Sun City ********** ***** about 15 months ago. We love ******** and have been very impressed by how the community is managed (which is seperate from Pulte). We have been far less impressed by Pulte. Our perception of Pulte is that they are a well-oiled business machine but that they rush and cut corners and use poorly skilled contractors. Then, if the homeowner discovers the shoddy work and raises a customer service request, ********************** will come and fix those issues (still often in a shoddy manner). It leaves us wondering what other things are wrong with our house that we aren't yet aware of. We have heard horror stories from some of our neighbors about issues they've found with their houses.The aggregate of these experiences with Pulte would cause us to give them a rating of 3. In a word: Mediocre. We love Sun City, but wish there was a better homebuilder here.But there is one more issue, that has recently come to light, that drives our rating of Pulte Homes down to a 1: We live about a block away from a two lane rural road outside of Sun City. We recently learned that this two lane road is going to become a major thoroughfare and be expanded to four lanes and then eventually to eight lanes. This has been planned by the County for a few years, before Pulte began building homes next to the road. Noise levels are going to increase dramatically, while property values and resale possibilities for our homes will drop dramatically. There will also be significant safety issues. Pulte was surely aware of of this massive road expansion plan but did not disclose this information to buyers, and chose to build homes right up to that roadway rather than leave that land undeveloped as a buffer. Pulte is still building new homes right up against that road.So, we have a mediocre retirement house that we've just now learned is going to be next to an eight lane highway. For these reasons we give Pulte Homes a rating of 1 star.

  Centex Homes needed to amend a plat to continue selling lots/houses in my neighborhood after the developer went belly up. They signed as owner/agent of all common areas, roads, easements etc and agreeing to maintain said areas until they were accepted by NCDOT. Ncdot has still not taken over the roads due to them not being maintained, and Centex never maintained any of the areas. Our roads collapsed and still nothing from Centex, even after the local news did a story on our roads. I have copies of the amended plat and the certificate of incumbency listing the director who signed the plat.

  We were PROMISED that our townhome would be completed in April 2022. After I had already bought a plane ticket and Air B&B and rental car, they called to tell me to change it. I received a call from the supervisor that told me the place would not be ready. Once we resolved that issue, I eneded up flying down to close on the townhome. I walked through and there were so many issues, we ran out of Blue marking tape. I did not feel comfortable taking ownership of the home and then leaving the area and ASSUMING the place wouldn't be damaged or something and it would be my responsibility. My realtor was ZERO help and never offered to go over during the building phase to check on how things were proceeding. When I called the area supervisor to ask for a part, or all of my deposit back, she said that would not be possible. She did say that if we chose a PULTE product within a year, we could use the deposit toward a new home. I also had NUMEROUS issues with rude people from Pulte Mortgage. I have very high credit, a large cash down payment and we had nothing but trouble with them.

  Poor workmanship and material all around from shower pan to cabinets and recently garage door (not appropriately installed - had another company ************** on my own cost).I am not alone on this...my neighbors feel the same way.

  very bullying sales tactics. The sales person ********************** will do a sweet talk till you sign the contract and afterwards starts to threaten at every step in the construction. want to threaten that its a violation of the deal and ask us for penalties. House was supposed to be closed today and external work and internal construction was not done still threatened me with a penalty. Didn't even give keys yet after signing contract. Very disrespectful and demeaning person. tried to talk to her bosses and one of them have courtesy to answer phone. She steers to deal with pulte mortgage which has a higher interest rates and when you search and get a better deal and dont go with them they will make everything miserable. Stay away from them and DONT DEAL WITH ****** if you need a good deal. Unfortunately its not one person its the same work culture even in her bosses

  Lack of care, quantity over quality, they dont care remotely about your concerns. Save your money and buy from a different builder. Been in my home for 2.5 years, finally getting warranty work started, but pulte does not check on contractors, or care about the quality of work. They will patch and hide instead of replace to make it right. They will find every excuse to put the blame on you so they dont have to fix what they installed.

  I was promised a painting touch up appointment at the end of my first year. I hung around the warranty department for 2.5 months writing emails after emails with no real help till now. We had grading issues in our property, where the builder did not follow city guidelines. Pulte homes missed to build a drain in front of the house where waterlogs for **** days whenever it rains. All of the above were there mentioned in our warranty contract.Construction quality - very poor, considering their headquarters is 20 mins away from my home. What is the use?- ********************* customer

  I moved into my home April 2023. As of today Im still waiting for repairs to b completed. My master bath counter needs to finish being installed correctly. Still have yet to have someone come and remove mirror so granite people can move forward. My center drawer is hanging under the old broken granite thats still there. My shower drain was clogged prior to closing. After I moved in I noticed the pan turning color. They say its my fault??? Im one person. Please! So they send a guy over to sandblast it and then said here ya are we are not responsible. I currently have a repair ticket in bc its gulping and burping when water turned on. The French door on flex room had a packing staple that split the door. They left that way. I put in repair ticket. They ordered the wrong side for the door so now I have 2 doors leaning against a wall plus the other half attached to frame. No end in site as to when this will be finished. The expansion joint on the outside of my home where they had to replace part of a wall of beige colored bricks that didnt even go with my house has yet to b caulked. 7 months now but the painters will do it???? The back door that they partially painted has yet to be completed but the painters will do it. Im literally tied to my house with promises of things being repaired yet nothing is being done. They start they stop. Id have definitely bought elsewhere if I new how much of my life was going to dedicated to constantly asking when are they going to finish. This is a 55 and over community. Heads up!!! That means we dont have much time left and every day counts. FRUSTRATED
