      We purchased and closed on a Spec home in a 55+ community November 2022. Beginning at our walkthrough and continuously for 7 months we have had to call our ************* Manager and our Sr. ************* Manager for work to be scheduled to cover our warranty work and correct poor craftsmanship. Their vendors dont show for appointments or they show up unexpectedly. Poor work is completed by unskilled and untrained labor and vendors. The great craftsmanship they pride themselves on include leveling our air conditioning compressor by kicking mulch under it. and leaving TP and towel bars loose on the walls. The 6 outlets around the house had so much mudding material behind them there was a gap betwee the plate and the wall. This was all after the quality walkthrough from Pulte before our final walkthrough and closing. South West ******** Division is poorly managed and operated! Dont buy from Pulte in South West *******. You will regret it!

      My husband and I entered into a contract with Centex/Pulte for a home in the ***** Ranch Subdivision off **** in ***********. We went in to view the property after receiving pre-approval through Pulte Mortgage and after touring the area and speaking with ************** we decided to move forward. It was specifially asked of ****** that if Pulte, for whatever reason, was unable to approve our mortgage prior to the signing date if we would recieve our deposit or ******* money of $5,000 back to which ************** told us that we would indeed receive our money back "if Pulte was not able to approve us." Being first time home buyers it was our first mistake not getting something in writing. This was back in February. We heard from ************** on or around 5/26/23 that he had heard from his higher *** that our mortgage was not going to be approved at which time he said he had a friend that does home loans and could get us approved. We were also told we would need to pay this friend $400 for him to be able to get this done within the 30 day window of receiving our denial. After this discussion my husband and I both decided that this was way too fishy and not on the up and up so the decision was made that, since Pulte was unable to approve us, we would not move forwad with this particular **************, we were told by the underwriter that we would be receiving the ******* money back once she submitted the denial letter. We have since been told that we will not be getting our $5,000 back by ******'s manager, *********************************, ****** learned.*********************** has lied directly to our faces, starting with the verbal promise that we would get our money back if they were not able to approve us. He then went behind his employers backs to have a "friend" try to approve us for an additional amount of money. This man is misleading, deceitful and not a good representation of what a real estate agent "trying to help a good family" as he stated, should be.

      I live in Palm Beach County on ***************************. Our ******************* was built by (solid concrete, NOT), ******* which is now part of Pulte Group. They do not build with solid poured concrete. The front wall by my front door is hollow, not solid concrete. Worse both I and both of my neighbors on the north and south, on our little, lake have/had a middle roof supporting column on the porch with rusted rebar that is cracking the column. The bottom is not solid concrete. This is so dangerous, think Surfside. One neighbor has already spent untold dollars to reconstruct this column. I and my neighbor to the north have not. Im in the process of securing bids but it will be costly. Our neighbors need to be warned but so does anyone with a Divosta built home. This is horrible, sad and frustrating.

      I closed my house in 2021, it is already having issues something comes up every other month. Paint is very bad whichever one they use. Their building managers are horrible, they've made our experience very bad I wish I could give them a zero.

      Military veteran closed on home Dec 2021. Spent 3 months with no water to shower in master bath and 2 months without glass enclosure. 5 months of in correct fixture finishes, 3 toned white walls. Crooked walls and doors. Holes in cabinetry and improperly cut trims. Bent hvac filter frame. I have a leak from the ceiling in master bath which was reported 3 weeks now, no action taken yet!!!I am definitely contact the VA tomorrow to ensure no other veteran makes a purchase from these swindlers. Buyer beware, don't close until everything is fixed!!! There is clearly a pattern here...

      I closed on my house in December 2021 and I am still waiting for some initial work to be done that wasn't completed at the time of closing. I reported something at my 3 month and again at my 11 month walk through and that work has yet to be completed. They have stopped responding to my emails and support requests.

      I am currently in the home buying process with less than 60 days to close. (I purchased the lot in July 22) It has been an awful experience working with my sales manger. Anytime I speak on the phone with her I am talked down to as if I am stupid. Today I was completely hung up on by her (***********************************). I reached out to the next in charge and was told I did not matter and that they are allowed to treat me anyway. Also the only reason she had to call me is because the contract for a change on the house was let to expire. No accountability here. Disorganized. Go somewhere you are valued as a customer.

      We certainly have had a completely different experience than most of the reviewers. Our construction went quicker than we expected. We have had no problems with any quality defects. On closing we only had about 6 items on our punch list and all were corrected. Most people, here in *************** seem to be happy with their homes and fabulous lifestyle. There are more amenities than you can use. Life is good!

      Pulte homes demonstrated a pattern of using deceptive pricing to rope you into a new home, before jacking up the pricing after you can no longer get your ******* money back. They underestimated my property taxes by a third (this is not a minor error), and they tried tacking on "optional" titling fees without disclosing them to me--and the title manager lied to my face about the fees and refused to remove them until my realtor called them out on it.I also was quoted lower titling fees in my loan estimate with Pulte Mortgage (Pulte Title being a separate subsidiary) than when I went with an outside lender, which seems to fall under the category of anti-competitive behavior under the ******* Anti-Trust Act as there is no reason the titling fees should vary according to whether you use Pulte Mortgage or a different lender. On top of all of this, every single representative I spoke with was rude, unknowledgeable, and at times downright honest. I had to call them out for telling me bold-faced lies more than once during my sales process, and it's clear that they're trying to take advantage of ignorant customers who get bogged down by the mountain of paperwork and numbers thrown at them during the purchasing process (but I'm **** about this stuff and I caught A LOT of deceptive behavior that I had to get them to adjust, which I'm sure flies under the radar for most people). In the end, I was stuck buying the house because it was too late for me to back out by the time I got my final loan documents, but my closing costs shot up by $6,000 and monthly payment by $300, even after adjusting some of there undisclosed "optional" fees. They use deceptive pricing tactics to rope you into making a non-refundable ******* money payment and then jack up the costs afterwards. Avoid Pulte entirely, no matter how great their homes seem!

      Sloppy work, poor customer service. BUYER BEWARE!!! ********************** talks about the warranty. Good luck trying to get them to honor it. We have 3 pages of issues. They are not responsive. The work quality is poor.
