  Absolutely terrible company, I applied with Arium they did not ever back to me until I had to reach out myself. **** in the office promised to get back to me and I assume since she couldnt get me approved and make a commission she decided to blow me off. I had another person that was supposed to complete the app as well and **** and the office staff were completely rude to me and refused to help or get back to me. I would suggest never doing business with these unprofessional amateurs.

  Lake pointe are the worst apts!! We had multiple issues from day one from them just putting bandages on the old a** apt issues, mold issues, towing cars if you park over the line yet other cars would do it, not fixing acs if its late even in the middle of ***** heat, our door was jammed shut over night because they didnt consider it an emergency yet we are on the 3rd floor with 4 kids, and we never was late on rent or anything yet when we move out rack up all types of charges how do we owe *************************************************** rent? And I have proof that I had renters insurance the whole time yet I have a 30 dollar fee for that.

  Maintenance Supvr is very condescending and rude. Maintenance will not fix broken items in a timely manner, waited 4 days to get AC worked on. Sewage pipes always back up and cause urine and f**** to come through the bath tub drain. Code Compliance has been out here several times and maintenance tried to cover up the area with rocks but the code compliance officer had already seen and taken pics of the biohazard all over the ground.Tenants threatening bodily harm to other residents. Loud music, and fighting, Tenants smoking weed in apartments and can smell it in all adjacent units.Drug dealing on property in front of kids at the park. Crackheads and prostitutes on property asking residents for rides to buy drugs. Exposed razor blades on the ground. Residents smoking weed on balconies and in front of kids (40 feet) from the park with children present. Heavy police presence with criminal standoffs (AR-15s). Cops chasing people through apartments.Roaches are horrible and pest control sprays one little line at the base of sink and walks out.Exposed electrical wiring everywhere around property (not code compliant).Unregistered, untagged, abandoned vehicles all over property with rodents in some.People entering the exit gate causing auto accidents (blind corner). People exiting entrance gate causing accidents. Management refuses to address this with residents.Office personnel don't answer the phone. You are on your own here. OAK PARK of ****** is very unsafe and Management does not care and tells YOU to call the cops instead of them addressing the resident safety concerns/problems. The word around the apartment is it's now called "***********".

  This is the worst management company. During the harsh winter in 2023 my apartment flooded, and I ask to end my lease after living with no walls and big fans to dry out the apartment. I was denied and offered a new apartment. The cost to break the lease was astronomical, so under the circumstances I accepted the new apartment with the understanding that my lease end date would not change. The end of my lease approached and I was informed that my lease had been extended until January. I was appalled and reached out to the Carroll management, and was informed that the issue would be resolved. ONLY to be ghosted and nothing was done. I refuse to live in an apartment complex overrun my criminals, and an increasing number of dangerous activity. But I was ignored, I was ignored and told if I want to move out I need to give 60 days notice or be charge eviction fees and other penalties. I feel as though I am being punished for not wanting to live in an apartment that left me exposed to the elements and now I am being scammed. This is the worst I have ever been treated

  The absolute worst company ever. Management at the property I was renting is involved with criminal activities with other tenants. They knowingly put my life in danger and are retaliating against me for early terminating my lease. *** had an overwhelming amount of issues from day one of move in and I held my tongue and tried to deal with it..but the minute my life was put in danger at the negligence of the management I immediately had to leave. The treatment Ive received from the very beginning has been just disgusting disrespectful and absurd. ********* from *************** is an awful, dishonest, unapologetically disrespectful human being. This entire company need to just be shut down. How dare you put people kids and lives in danger and then do absolutely nothing about it but get upset and be ***** when they chose to leavebecause for **** a month theres no wayyyyyy anyone should have to live like that..honestly it doesnt even matter how much rent we pay..NO ONE should have to live like that.

  Dont even waste your time. Worst management possible. Never keep up on their maintenance. Dumpster areas are disease ridden and disgusting. Dog park is never properly maintained i.e. non cut grass dog p*** laying everywhere (also all over the complex) The gals in the office are too busy not answering phones and s******* residents. Do better. This company severely lack on the moral standards and professionalism

  Do not rent I've been having problems since I moved in day ONE and now they moved someone over me who is dog pee is coming down on my porch. Everything old and going up on rent

  DO NOT RENT FROM ANY PROPERTY MANAGED BY CARROLL ORGANIZATION. We had issues with them from move in day. We couldn't get a hold of them for parking permits. There is no communication at all. They pass blame onto their third party vendors as an excuse for their own stupidity. They never have anyone in the office during their posted buisness hours. They treat their residents poorly. Avoid at all cost.

  I've been here 4 yrs pass management ***** bad experience, when I first moved in it was semi ok benefits of the doubt but it been down hill since 3 other management took over the last rpm is pathetic and terrible and slow no sympathy for residents and respect and trying to get the approval and appliances fix take forever, I know I'm not the only resident but at least give a response or contact to know when get fixed ,took over 5 mths get appliances fixed i had to go to laundry **** to wash my clothes and can't use theirs cause they close the laundry area off from residence that use to be free to use ,I mean u pay for the service but u could use 24 hrs now u can't do that are go to the gym always closed off from residence **** were kids or something..

  Run far away from any arium complex. My complex was bought by arium and since then the complex has gone downhill. My apartment literally flooded because the upstairs neighbors flooded their apartment and management refused to do anything but send in someone to dry the carpet. Then they said they were going to clean our carpets and never did. They sent someone to fix the stains on the ceiling from the water dripping down and all they did was paint over them and within two months they were back. Theyre constantly sending threatening emails saying theyre going to fine residents for leaving trash by the compactor but 90% of the time its broken and since its the only one in the complex we have no choice. My apartment has smelled like mold and mildew for almost a year and they said the vents needed to be cleaned but all they did was clean the outside and didnt even take the covers off to clean the actual vents. When my a/c went out in mid-July in central it took them almost a week to fix it and then tried to blame us for it. The entrance gates are usually broken and just kept open or sometimes they dont work at all and people get stuck outside. Maintenance takes their sweet time to respond to request and even then you usually have to put multiple in for the problem to be repaired. I live in a 1 bed, 1 bath apartment and my toilet stopped flushing on Thursday night around 6pm. I called emergency maintenance and they showed up at like 9pm throwing a fit and didnt even bother to clean up after themselves. Then the toilet would at least flush but it still was running constantly. It took me sending multiple emails to the property manager to get someone to fix it! Moving out of this place in just about 2 weeks and I will be so happy when I return my keys.
