      I wish there was a negative star rating. I had a very similar experience to all the other reviews. Guarantee rate gave me the debt to ratio B.S too high but wanted to roll all "debt" into the loan with a HIGHER interest to **** up their commission. I paid off the "debt" that they wanted to roll into the oan and they almost denied me because I paid off the debt and didn't roll into their loan. Made ZERO sense, they wanted to transfer debt to loan to make my debt ratio lower. That's the same debt and adding more intrest. ** was not happy that I paid off my debt with my money I had ZERO intrest on these debts. Make that make sense. Horrible customer service, no communication with the clients or among themselves. I cannot wait to refi and get my ********* from this SCANDALOUS company! I give them a -10star for everything. I wish I knew I could have fired them and taken my business elsewhere.

      My advice, go elsewhere. In my recent situation, they did not have their client's best interest in mind. Their approach is CYA, "that's not my job/responsibility". It's sad, actually. To have such an estranged relationship with your job, when it's an industry that affects people's lives. If you choose to proceed with them, best of luck!If you need context, they were slow to reply, vague in communication throughout the process, but ultimately what put the icing on the cake was that they withheld information (Appraisal value didn't meet the VA Renovation Loan amount) from me until after "the loan approval deadline" that was set forth by my realtor/title company located in FL, and let me know of this info after the deadline. Why? because as they saw it, my husband and I were approved for the purchase price, not the renovation piece. The impact? I couldn't get my escrow of $3327 back from my title company. They knew the deadline, and the consequences, and one would think they would be considerate and inform me of the information prior to, but no. Not a care in the world. Now legally, no they are not liable, but ethically? It's a sleezy move. I've managed accounts in the Ad Tech industry for 17 years, and one thing is for sure: when an employee acts unethical, it's embedded in the organization. So just stay away from Guaranteed Rate!They really deserve no stars but this site mandates at least one to post this review!

      Horrible company to work with. Very unprofessional, inept, and incompetent people working there. They originally approved us for a $575,000 home loan. So, we looked around and found the house of our dreams. Quickly let the owner know we're interested, and he quickly accepted our offer. Something wrong with the house and we decided to pursue another house. This is when the Guaranteed Rate told us we are no longer qualified for the $575k anymore. Asked what changed. After further review, they said due to high debt to income ratio. Downgraded us to $450k. We already spent money paying for the home inspection and the ******* money but we still have option to get refund on time We finally got one acceptance on another house. Did all process of home inspection, expedite appraisal+fee, and ******* money etc. Then the mortgage loan officer said we need to bring our debts down. Told us to pay off all our credit cards and car loan. We did all that. The seller made us sign all the paper works, put $4.1k as the ******* money to hold the house. Then comes the final step, to make $20k down payment and we are good to go. Everythings look good and we are excited. One day before closing, loan officer told us we are now under manual review. Saying one our cosigner doesn't have a traditional credit score, saying he was piggy backing other people's credit. That doesn't make sense. Why didn't they catch this at the beginning or in the few months we have been looking for houses. Made us waste our time and money. A 5-month process and came up with nothing. We will never ever do business with these people. he underwriter never answers her phone. When she need something from us, we quickly gave it to her. She even made us convert all the documents into PDF files for her. We were thinking, isn't that her job. She would take 2-3 days to respond back just to let us know the document we sent is not enough or she needs more documents. The whole process was painful. Never again.

      I had a deeply frustrating experience with Guaranteed Rate that left me extremely disappointed. After answering questions that led me to believe I was approved for a loan of $20,000, I was shocked when they suddenly requested my tax return from the previous year. I had clearly stated in previous questions that I started my business in March, so this should have been evident. If this information was going to disqualify me, they should have known based on my answers.What added to my frustration was the unnecessary hard pull on my credit, which was entirely unwarranted given the circumstances. It felt like a complete waste of time and a violation of my trust. Overall, I had a very unpleasant experience with Guaranteed Rate. Their failure to properly assess my eligibility based on the information provided and the unnecessary credit check left me feeling extremely upset and dissatisfied with their service.

      Representatives at Owning (a division of Guaranteed Rate) can give you a competitive interest rate and great cash assistance on your mortgage down payment, but DON'T BE FOOLED! There are fees they charge that they are NOT UPFRONT about in real-time. My partner and I purchased a renovated house (*********, **) and our builder was behind on the renovations. We needed to push back our close date by 10 days due to no fault of our own. When we reached out to Guaranteed Rate and let them know that we needed to push our close date, they said to us verbatim "Just keep us posted on the close date. If it does move, no problem. My only concern is if we plan to make it sooner. Check with me before confirming an earlier date please." Both our loan coordinator and our mortgage specialist were on that email.We thought we were in the clear to push our close date later. Next thing we know, we're getting hit with almost $1,000 fee from Guaranteed Rate to keep our interest rate locked. THEY DID NOT MAKE US AWARE OF THIS BEFORE WE OK'D OUR BUILDER TO PUSH THE CLOSE DATE. This put us in an impossible position to recuperate any of the money from any of the parties involved, including our builder, real estate agent, and lender; even though these changes are of no fault of our own!Guaranteed Rate claims they let us know they would charge us a fee. They stated they told us "over the phone" during one of our calls. But my partner and I were able to produce multiple pieces of evidence showing they did not make us aware of these charges (including our original contract with leaves BLANK the area that talks about rate locks and extensions and email correspondence), while Guaranteed rate could not produce any physical evidence that they made us aware of these charges (even though they claim all their calls are recorded).I'm severely disappointed and it's yet another example of people and companies taking advantage of uneducated consumers to make up reasons to charge you money.

      Guaranteed Rate has been expectional to work with. I was able to look at and close on a property in less than 3 weeks. Everything was convienent and set up in an easy to understand format. They were on top of setting me up with online payments well before my first payment was due. It has been great to work with them!

      I had a great experience with Guaranteed Rate. The approval process was smooth with their system being easy to navigate and upload docs. Underwriting and closing went super fast too. The team I worked with was great and I've recommended them to other friends already, one of which is already closing with them and their process was even faster than mine. I'm sure like anything dealing with paperwork everyone's process is different but so far no complaints and everything was great and painless and fast!

      After theyve had your mortgage for under a year they transfer it to no name banks. No big deal, right? Youre mortgage is do the 1st of the month. The notice of transfer letter states that guaranteed rate will stop taking your payments as of the 1st. The letter says the new servicer will take them as of the 2nd. We were confused by this and called to see who exactly to send the payment to seeing one wasnt accepting on the due date and the other was after. We were told to send the payment to the new servicer. 4/25 I sent the payment to the new servicer. 5/2 it was refunded back. Called the new servicer and they have no information on us. No account number, address or social. I call ******************** and the snotty little girl tells us the new servicer should be taking the payment. She said we should have paid guaranteed rate on the 1st even though we were told differently. So, I tell her I need to make a payment. She refuses to take it and says itll take longer for the new servicer to get it now that its after the 2nd. The new servicer, doesnt know who we are and doesnt have any information on us or our account. Who are we supposed to make a **** payment to?!!! We have gone through guaranteed rate 2 xs now and we wont ever again. I will never recommend them to anyone.
