I moved out of Palmetto Creek apartments on June 30th, actually beforehand as the apartment was left vacant for three days, but due to it being a weekend, the leasing office wasn't open to collect keys nor do a walkthrough until that following Monday. Upon walkthrough, my roommate was told the apartment was in nice condition, and we should receive our security deposit within the next month. It wasn't till the end of July that I received a ******************* for almost $2000 from Palmetto Creek stating damages, but they applied the deposit as credit, so it's around $1800. When we moved out, we documented pictures and videos of everything. The apartment is charging for a window that was cracked upon move-in, in which I was told to "not worry about," due to the last tenant being charged for it and they'd fix it soon. This wasn't listed on my initial move-in checklist due to not seeing it until after the sheet was already turned in. I contacted the leasing office and made them aware of the window, where I was told, they already know about the window because the last tenant broke it. Furthermore, with the charges, almost $1500 of the damages were stated as carpet. Upon calling the collections team to understand these charges, she said the carpet was "heavily trafficked" and "matted." When I asked where, she stated around the front door area, in which first, this is untrue, but what happened to normal wear and tear? She also mentioned permanent stains throughout the entire house, yet, I have video and picture evidence showing this is false. Whoever this outside carpet cleaning company is, they're attempting to uncharge for their services. They advised the leasing office to lift up the entire carpet and replace it. Amongst other charges, were acid washing the bathtubs, which was mold due to them painting over it, the window, and the sheetrock. I'm not against paying for certain damages, but charging for normal wear and tear is insane and quite unfair. If I have to, I will advance.Business Response

Paid rent ******* monthly 12 month lease, ****** is deposit. I am being charged for pet damage to the carpet, but did not have a pet in this apartment at any time. When I informed the office i was being accused of having pet damage to the carpet I was told they would call me back. I did not hear from the Palmetto Creek office again. I also informed ***** with the 1st lake collections department that this is false information I did not have a pet in the apartment. I was informed the carpet company has something that tells if there is pet urine on the carpet. I asked to see this information and the carpet invoice which I was denied. I know for a fact this pet damage is not from me as I did not have a pet. I was told by ***** that i can either pay it or they will hear from my lawyer.Business Response

ive been having problems with my ac unit since january 2024 ive had maintenance come to fix my air just for my air to be broken the next day after they fixed it. it has been broken for weeks which led to the property manger at the time ***** telling me i would be able to transfer units in may when my lease in up and to come in ***** to put in a transfer, however gotten a new manager which told me otherwise when ***** came. i was told i was not able to transfer aprtment even knowing the air in my apartment building is broken and have been broken since january. ive been living in heat since january of this year . i did not want to stay in this unit again for another 18months knowing i would be leaving in heat so i chose not to renew it because she told me i would have to stay in this unit where my air is broken and will be broken . other residents in the unit have complained about the air being fixed for one day and broke the next week even complained they had to celebrate thanksgiving in heat. i dont understand why i couldnt be put in a unit where the ac unit is working , i did not want to leave because i actually like living here ive been here since 2022 but this new property manger seems to not care , i dont know why they let *************. now i have to find move back with my grandma . the property put me in a unit that air went out and i was told i was able to transfer now they have a new manger and she told me otherwise .Business Response

Upon moving into this apartment 3 years back there was mold but i had already signed the lease and was told nothing can be done . 2 years in nothing was done and i now had a hole in my roof due to a storm that had passed through . I constantly called and reported the issue , all they did was put a tarp over the hole . For 6-7 months i had this hole in my roof that was never fixed . A new management team ending up taking over the property and no one followed up . It took almost a year for the repairs to be made and still has not been fully repaired. As of two months ago i called the office to get information about the moving out process and was told it was too early to give out information that they will follow up with me come mMarch 2024 . No ever did until i called March 25 2024 and was told it was to late that my lease had been renewed for another 7 months . I now have to come up with an extra 1300$ for an early termination of my lease when i was told they would follow up with me . I have now bought a new home and i now have to pay this property for 2 months worth of rent just to move out . The management team is rude and has lacked communication between their staff and i have to suffer for their incompetence. I have been a tenant of first lake for almost 5 years at ***************. My apartment was infested with mold. For several weeks I began to report a major leak. They would send someone who was inexperienced who would look at the leak but not fix it. They refused to call a professional. After finally calling the emergency line, they sent someone from cooperate with a moisture meter. He found evidence of moisture but they still did not remediate the mold. They patched the ceiling from the leak. **** grew back and I showed pictures to the manager, ******* who denied that it was mold. After several weeks of this, I begged to be let out of my lease. ******* told me that she would not let me out of my lease and I could take up any issues with collections. I moved out in February after giving ************************************** I had to pay the rent for the time my apartment was unoccupied. I did pay this fine. I would like my money back for the unprofessional handling of the ongoing bathroom leak. Additionally, first lake boosts a 300$ resident referral bonus. My friend moved in April 2023. I never saw that bonus from April to February 2024. I was told that the complex had no bookkeeper or sent to the east side who sent me back to the west side. I even called cooperate and left a message and they never returned my call. In addition to the 545$ I paid for moving out, I would like my 300$ resident referral bonus which they denied me. There is one last issue with wasps in my apartment. Over the summer I had wasps coming in. I reported it immediately because I am allergic and carry and epipen. They sent an exterminator right away but the issue was from a crack in my window. They never fixed this issue to this day. When I asked the assistant manager, ******* at the time, he said they are understaffed and since its not life threatening, there is nothing they will do. I said I am allergic and he said, too bad for me. Please note their management was never consistent.Business Response

For your reference, details of the offer I reviewed appear below.Dear BBB, This is in regards to complaint ID: ******** This reply from First Lake is completely unacceptable. I know that I have paid my balance because I wanted to be in compliance with what First Lake considers to be the law until this matter can be mediated. However, they are the ones at fault here and I was penalized by their neglect of the ongoing leak. I am requesting a refund of that balance due to neglect of the apartment. The maintenance was responded to in a timely manner however, due to the inexperience of the maintenance staff, the apartment was not fixed as it should have been within a timely manner. The leak was ongoing for several weeks and the mold grew back. If they think that this is acceptable, I hate to know what their other tenants are living with in their apartments. The resident referral bonus was from R328. It is in my file because they have told me several times that the book keeper would be calling for me once they finally had a stable book keeper. I ask that they check this again and more thoroughly. I am asking for the refund of 585$ from the money I paid due to their lack of qualified staff to fix the repairs of my apartment and for the manager not allowing me to break my leak due to unsafe conditions in my apartment. I would also like my resident referral bonus. As far as I am concerned, this matter will not be settled until a full investigation by the regional vice president is conducted. On 9/15/23, I signed a lease with 1st Lake Properties Crossings Apartment and paid $566.95 for a deposit. However, when I attempted to move in, there were many problems with the apartment, and management told me I would have to wait for it to be repaired. For example, the shower was inoperative, and the tub did not drain; there were roaches and rotten baseboards throughout the apartment, and one looked to have a mouse hold. As a result, I never finished unloading the **Haul truck before we severed the lease. Also, for the weekend between Friday and Monday, I could not stay in the apartment because it was not ready for occupancy. Therefore, I made calls for emergency repairs and left messages over that weekend, but no one answered my call or came out. On Monday (09/18/23) I was told that, still, no one was available to make repairs. So, on the morning of 9/18/2023, I asked the management office to sever the leasing agreement; the personnel agreed and told me that I was not charged $747.00 for rent when I asked to have my money returned. Yet, to my surprise, the management did not return the deposit. Since then, I have contacted them many times with no results; personnel just tell me I need to speak to the manager, who is never available. Also, I left many messages, but the management neither returned my call nor replied to my email messages.Business Response

Complex had gates that do not work. I and other residents are unable to get into complex. I brought up issue to front office and was told it was my fault for not filling out paperwork and getting a new decal. I started to fill out paperwork and was told by front office staff she would not help me because she's "not on the clock." I and other residents have no way of getting into the complex and into our apartments for which we pay rent.Business Response

I ended my lease on Hickory Creek East on 9/22/2023 and transferred to Palmetto Creek. Within 10 days ******* was supposed to send my security deposit to the new complex. After the 10 days were over hickory reach to palmetto stating that they were not going to send the deposit because it was being withheld for damages that I caused on the apartment. During the inspection prior to the transfer the staff did not mention nor stated any damages to the apartment. After a week and a half I reached to their collections department where they finally send the statement form with the charges. Im the statement it states that Im being charged for a carpet replacement. On 10/18/2023 I reached to them and obtain the pictures of the damages. In the pictures it shows stains under the carpet which was not presented to me prior to moving due to being on the part facing the floor. This stains are claimed to be urine which I stated that I didnt have any pets with me during my staying in that apartment. It is small to medium stains on a single spot and Im being charged for a fully replacement of the carpet. I have pictures of the carpet prior to my transferred to prove the carpet was on good conditions. They stated that it was a smell that led to this finding. It was never stated by the staff of such smell prior to my transfer otherwise my transfer wouldve been cancel under their policy. Im being charged $926 plus the $350 being withheld from me for the security deposit and the pro-rate money for the days I didnt live there and I had pay a full month amount of rent. Thank you for providing the attachment of the recommendation from the carpet cleaning company. The paper states that the carpet look fine walk-in my question is if the carpet look fine why would the company would had to take off the carpet and look underneath. It is a 1st lake policy to remove the carpet after every tenant? If so, can I receive a copy of my lease agreement where it specifies that this needs to be done every time? Otherwise this couldve been done prior to me moving in since I do not have pets on my apartment; therefore, I do not understand how this could been done on my apartment while I lived there. Also, on the pictures send to me about damages it was some pictures about the restroom sink. This sink was in those conditions when I moved in. Numerous request were placed to get it fix and it was never resolved same goes for the railing next to the stairs which was broken and never fix. This was a violation to ADA ************* that the apartment complex never resolved. I would like to receive documents supporting the reasoning on requiring a new carpet replacement since the carpet looked fine but still needed a replacement

Prior to moving into the unit we were told that the carpet would not be replaced after the previous tenants, but it would be cleaned. Since then, the carpet deteriorating and unraveling in specific areas making it unsafe. A request for repair was placed in the resident portal in July of 2023 and via phone a few times thereafter. A call was made to corporate in August of 2023 in which there has been no resolve. I have spoken with the office staff and the property manager as well to no avail. No one can tell me when the carpet will be repaired/replaced. I made a second call to corporate on today 9/12/23 and still have not received any information as to if and when the issue will be addressed.Business Response

I am writing to discuss a concern regarding an unreasonable damage claim attributed to me by 1rst Lake's collections department. This is in connection to their Palmetto Creek apartment complex I vacated on July 31, 2023. I received a letter in the mail from 1rst Lake on August 30, 2023 regarding an itemized bill of alleged charges for damages of the apartment I previously vacated. The alleged damage claim is without merit. I am disputing this accusation and I kindly request for help with this matter. I was able to talk to one of 1rst Lakes employees in the collections department over the phone regarding my collections case after multiple attempts of contact. They claimed an independent carpet company wrote a written statement that the living room smelled of animal/pet and that the carpet had urine marks/stains. Which is without a doubt not true. I do not own a pet, and no pets were ever in my apartment so this claim that I or something during my tenancy caused this damage is completely without merit. I must stress there is no way in the world that this carpet damage can be attached to my tenancy as it simply did not happen. I have made several reports during my tenancy on other issues with my apartment and if this carpet damage did exist(which it does not) I would have reported this. In addition, I requested the independent carpet cleaner's report for my tenancy as well as the independent carpet cleaner's report for the tenant(s) before me of apartment 342. And was denied. Please note that upon vacating the premises, I requested a move-out checklist and a formal final walk- through of my apartment which was denied by the Palmetto Creek apartments office. In the presence of myself and other witnesses, the apartment unit was left in a clean and more than acceptable state by all reasonable standards. I can affirm that the state of the apartment upon my departure did not warrant any excessive charges, beyond what my security deposit should cover.Business Response

There is no evidence of me being responsible for the listed damages. I did not have a pet during my occupancy nor did I sign a pet deposit . The damages to Apt 342 at Palmetto Creek's carpet must have occurred before my occupancy. There was not any "pet odor" during my occupancy of apt 342. In addition, I was denied a final walkthrough by Palmetto Creek's office upon my vacancy. I have received yesterday a notice of delinquency from 1st Lake, while I'm still in dispute of these charges . See attached documents. The only option is for these charges to be rescinded.
