    The experience with this company has been wonderful. Filing a claim has been very easy and the representatives are very nice and helpful. ********* was able to assist me fast and efficiently.     I have two claims and they will not pay either one because **** said that the invoices don't meet their criteria. These are however invoices from the company and that is all both companies have to send.

    Misleading home warranty products and coverage! I would give them no stars if it was possible. ****'s ****************** and "what is covered" documentation does not explain things in the detail that is needed to understand what their warranty covers. I have their base coverage plan plus the buyer preferred upgrade. Recently, an electrical issue happened that affected outlets inside my house, a couple outlets that are on my exterior walls, and an exterior flood light. According to the documents and contract that I received from ****, these issues appeared to be items that would be covered under the warranty I purchased. The repair estimate that I received from an electrician indicated that to fix everything and bring it all to code, all of the affected interior/exterior outlets, the exterior flood light, and my electrical panel needed to be replaced (close to $6800). When I informed **** of the estimate, they said after my $150 deductible, they would only cover the cost of replacing the interior electrical outlets (total of $400 from ****). According to ****, the exterior outlets and flood light are outside of the perimeter of the foundation of my home and are not covered by their warranty. How are electric fixtures that are attached and wired to the walls that literally sit on the foundation stem walls not within of the perimeter of my home's foundation? How does **** determine where the foundation perimeter begins and ends (as that is not explained at all in their ****************** in any way)? **** also said that they would not cover the cost to replace my electrical panel because while it is old, it has not failed yet. That is more understandable but still concerning as the electrician said it needs to be brought up to code for safety reasons (apparently not something **** considers as a failure). Be sure to read the fine print and ask lots of questions before purchasing a warranty with **** or you will be surprised when you need to submit a claim.

It does not cover everything. The warranty also mentions that the Company will not pay to upgrade equipment or improve due to lack of capacity. Therefore, we were unable to assist with the cost of the electrical panel. However, I am pleased to advise you upon investigation of your claim, that we were able to approve additional funds for ************.     Thank you to **** for reaching out to me directly and approving additional funds for my claim. And thank you for helping me understand why replacing my electric panel was not something that my home warranty would cover. The follow up discussion I had with **** after they left me a voicemail (per the comment from **** above) was much more informative than the phone conversations I had with them during the claim process. I now feel that my concerns were addressed, my questions were answered, and that I have received the correct coverage/reimbursement from home warranty from ****.

    I enrolled with **** in June 2022 after buying a home in ******** that is 20 years old. Everything looked good and the licensed home inspector found no problems. However, in a few short months our A/C needed a new capacitor, our furnace had to be replaced, and our hot water heater failed and required replacement. Luckily **** had. my back with fast, courteous service and shared in the costs. I previously used both Choice and American Home Warranty companies but their service was not close to that of APHWs, who I recommend most highly!

    they will ONLY pay 50% or less of invoice - cancelling them after 7 months. garage door computer broke so $1100 to replace and install they said $250 they will pay and now shower valve broke which is $600 and they pay only $250 and third was fridge and they just said no to fixing it.
