      I would give zero stars if I could. I called to gain clarity regarding the forbearance option they offer as we were falling behind in payments due to lots of issues including job loss. I was told this would be the best option for us and at the end of the period it would be rolled onto the end of our loan. Months later we get a statement that we owe the full amount. If we couldn't afford $2,000 a month at the time, how could we be expected to repay $18,000?! We are feeling forced into foreclosure at this point. Their letters are sent out weeks later than they are dated. They dinged our credit during our forebearance period and they refuse to let us restart mortgage payments sending us further into debt to them. I have faxed, uploaded and mailed the same documents they request over and over again. Finally got our application submitted and was told it would take 30 days for under writers to give us what options we have and in 13 days they just denied any options. The letter was dated April 18th - the envelope is dated April 24th and I received it May 1st - with only 14 business days to appeal. This process has been incredibly stressful. At one point they sent us into pre-foreclosure with NO notice when I had just faxed the one piece of info they needed to complete our loss mitigation application. Nothing certified to sign has EVER been sent to us. We have $230,000 in equity in our home and they are denying us help. They definitely want to take our home and if the VA cannot help us then I hope an attorney will. Disgusting they treat anyone like this let alone a veteran with his first home.

      Recently turning 65 I am eligible for tax relief and sent the confirmation letter from the County to Flagstar. I called today to make sure that they would be processing my Escrow refund and taking care of my new payment analysis. I followed up with them due to the prior issue I had with them not taking care of processing a New Escrow Analysis years back when I paid the Shortage Amount so my payment would not go up that year. I never received the new coupon for my payment and I was told to go ahead and pay the higher payment amount instead of someone giving me the correct payment amount due to them not processing the Overage Check for what it was for. Needless to say after a couple of months one of my payments got to them late and I asked for them to waive the Late Fee as I had been stuck paying a much higher amount due to their neglect. I have sent several letters only to be told we can not correspond with you via mail due to Account Information etc. What is the difference between you mailing my monthly coupon with my account number, name address etc. A simple yes or no was all that was required. So anytime I pay more than the amount they apply to this Late Fee even though it isn't designated for that. All other mortgage companies I've had applied overages directly to Principal. I will say the first lady I spoke with today was more than helpful and I thanked her and told her how great she was. I had to be transferred to the ************** but she filled them in before transferring me and having to repeat myself. So I get the ************** and I am told there is no amount. I asked her if she read the letter from my ***************** and I guided her along with the information. It clearly says on the paper 100% Tax Relief ! She then went on to say she needed an amount. I told her 100% of any amount is ZERO whether it is $100 or $5000, the Tax Relief is covered 100%. Instead of her calling the County she wants me to have them provide an amount.

      I would advise anyone shopping for a mortgage to avoid Flagstar Bank Mortgage for lending needs or refinance to another lender if possible. Their practices for applying mortgage payments & assessing late fees is designed to result in potentially more late fees to customers. My account recently had an escrow analysis & the payment amount was changed. In my case, I missed the escrow change (I use autopay & didn't see the escrow analysis in time). When this occurs, Flagstar will hold the entire payment in suspense and promptly charge a late fee - which they did. The payment change was caught prior the next month's payment and the payment was submitted in the full amount. I also submitted the difference in the short escrow payment. When I was resolving the issue with customer service, ******************** told me that once the difference in the missing escrow portion of the payment was received, the late fee would be waived. Mind you, the short payment had enough to cover the ******************** and was only missing a small portion of the escrow. There were no disbursements & the escrow account balance was positive - in other words, Flagstar wasn't out any money. So waiving the late fee seemed reasonable. I confirmed that the request to waive was recorded in their system and submitted to the appropriate department for processing. In my view the account was now current and my autopay was now in the correct amount. I just logged in and discovered that Flagstar did not waive the late fee. There was no notification regarding the late fee waiver. The following month's payment (which was correct & in-full) was then held in suspense d/t the $27 late fee for the prior month (that was supposed to be waived) and ANOTHER LATE FEE was charged. Flagstar will likely reply and say that this is perfectly legal according to regulation and notification is not required. That does NOT mean that it is a fair business practice to consumers. Someone should audit this lender. #BlockbusterVideo

      They have archaic business practices in which they only communicate issues to you via physical letters, and demand physical letters in response to issues. While they are legally required to inform you of issues in writing, they could also use any number of other methods to reach out to customers to deal with issues before taking any actions that ruin your credit. They messed up calculations of monthly payment amounts, and then punished me when they Unilaterally changed my direct payment without any attempt to contact me prior. They have ruined my credit score and at this point, because I have to write physical letters, wont get resolution of the issue for several months. They refuse to address issues over the phone to resolve disputes. The predatory nature in which they slavishly apply the 'legal' responsibility all but insures that by the time you find out there was a problem, they have also subsequently filed negative credit claims against you.

      My home loan was originally owned and serviced by Rocket Mortgage. It was then sold to Lakeview and they have Flagstar bank servicing the loan. Flagstar's online payment portal is horrible. From the start my payment didn't go through and so I was charged $30 for a payment return fee and then $100 for a late fee. Then I tried to pay, but they make you pay your fees first and you can only pay one fee at a time. Then you have to wait until the transaction is complete until you can make any other payments. Well they don't let you pay with a business account, but don't tell you and so I was charged an additional $30 twice as I was attempting to make the payments. They don't tell you what's going on in the background and so if you pay with an account that they don't like you end up racking up $30 fees without knowing. Now I am down $190 just in fees. When I call to explain the situation or pay my bill over the phone they are no help and have no sympathy.

      Flagstar Bank is a horrible bank. I paid my mortgage over the phone, with the agent and the agent confirmed that it was paid off. A month later I receive calls from the bank's another division, asking for my late mortgage payment. This continues for another month. I finally have had to make the payment again, and have been charged around 300 dollars in late fees and additional interest. They don't refund it even though it was their fault in the first place. The agent did not enter the account number correctly. Worse, I wasn't even notified that the payment did not go through, and I had to find out from the bank's collections department who claimed that I missed my monthly payment. Absolutely the worst bank ever. I don't recommend anyone to do any kind of business with them.

      I wish this could show as ZERO stars. I have always paid a bit more than the monthly due amount and always automatically sent the check to deliver at least 5 days before due. I admit that I don't read all of the snail mail I receive because I handle my business online. I recently received a call from Flagstar COLLECTIONS. The representative of the bank was the rudest person I have ever talked to. He implied I was lying or stupid regarding not knowing they had increased my mortgage payment by about $31/mth. I had my bank set up to pay $3300/mth which was paid automatically - early - monthly. He then told me that my account had gone to COLLECTIONS because I was 15 days late, on the increased amount. When I tried to explain that I didn't know of the increase, but would catch it up and change the future payments as soon as back at my computer, he talked over me while I tried to explain. I was driving, so asked if he would send me an email regarding the increase, the amount I owed, and what the future monthly payment would be, he said NO. That they would not send me an email (although he asked for my email address earlier in the call). After his rude comments, I explained that they should ensure messages reach their clients if the information is important. If the postal service fails, they should call their clients. He said they would NOT call their clients because they have too many clients to call. I can only assume that's the case until they increase your rate and want to charge you late fees. This cost me $124 late fee and an hour of my time to take the COLLECTIONS call and write this complaint, but it will cost Flagstar any future business with me and anyone else I ever talk to regarding mortgage banks. If I wasn't locked in at a good percentage rate, I would change banks today.

      I am a firefighter/veteran that got *****. I was offered to defer 3 months mortgage on the back of my loan to help with *****. After I completed the 3 month forbearance, I contacted flag star to begin making payments. They gave me three options stating that the VA changed their policy on deferments and no longer allowed it. Payment of balance in full, payment over 3 months, or reapply for my loan (higher rate) I contacted the VA and they said that was incorrect and flag star was responsible for managing their own accounts, the VA just backs your loan. Flag star bank is purposely putting veterans and others in a position that is very hard to recover from and forcing you into a higher interest rate. They are in my opinion criminal and steeling peoples homes or forcing bad terms to make money.

      This bank has a problem with contacting customers if there is an issue, and instead chooses to put fees and penalties on customers for mistakes that could have been cleared up with a simple phone call or email. Even an automated message stating that there are problems with a customers account would be better than what they are currently doing.
