    The direct-mail piece is artfully designed to look like "official government mail" and also like something from my lender, but it is forgery through and through. It also includes a something that looks like a bank cheque, but is also a liminal forgery, despite the fine print at the bottom "this is not a check", when the top line contains the stock wording "do not accept this check without confirming watermark" Awful, disgusting company that would take advantage of people this way.

    Although I have not called the phone number associated with my final notice alert, it seems to be a very clever scam. They allude to the fact that they are part of our home mortgage and that the bank has stopped paying them, which leaves the responsibility to continue paying for the home warranty policy (which I have never had) out of my own pocket or risk losing it. Other scare tactics they use include claiming this letter is the final notice (though I have received previous final notices from them), and the insinuation that my home is now vulnerable to future damages and repairs. The irony being that ALL homeowners are responsible for minor repairs and damages. Larger ones fall under homeowners insurance, which is 100% active per my mortgage requirements. If one mans claim of $179/month being automatically debited from his account, yet receiving no policy info or good customer service explaining his benefits is correct, then it seems this company is illegally charging for a service they have no intention of fulfilling. Even if it turns out to be legal and legit, in my opinion its still a scam. Toss your letter, and run away. If you still have doubts, call your bank. If youre stuck paying them (direct debit) without being able to reach them to cancel, etc, have your bank block their withdrawals. You have rights and protections. Use them.

    Home Warranty Direct used scare tactics with their letter addressed to my home, purporting to be JP Morgan Chase. The letter implies ones mortgage insurance is lapsing. It was printed on pink paper with "******** ***** ** ***** ******" showing through envelope window.

    Misleading bait mailers. They make it appear that this is an official notification that your home insurance is lapsing.

    Received a letter and a voucher from this company. After purchasing a plan, I felt it was too good to be true and called back moments afterwards to cancel the plan. The representative gave me the third degree and demanded I answer his questions after I told him I simply did not want the plan. I ended up filing a fraud claim with my bank and closed my account associated with my bank card to ensure future payments do not come out of my account.

    I received an official looking "Final Notice" as if my new mortgage was at risk, along with my credit rating. This is deceptive and a complete scam. They do not apologize for the deceptive tactics and continue to try to sell you "something". Please beware of this company.

    Yet another scam. When I called to ask questions ******* reinforced the lie of fannue affiliation and when I told her I had 25 years in the mtg biz and knew it was a scam, she told ne I needed to do ** research and tgat I was wrong. Yeah, sure. I reported them to ****** *** for fraud since their letter and reps claim to represent them.

    This company uses predatory practices to get your business. And then when I tried to cancel my policy after learning of better policies they were argumentative and rude when I attempted to cancel.

    This Company sends out false information and voucher claiming from County Deed records. Lender information and Immediate response to this notice requested.
    This is so wrong.
    They send this out to our elderly people causing them stress, harassment and no remorse on their part when they succeed.
    Thanks for getting my elderly mother upset!
    She has enough problems with her ** as it is.
