Family was over for the 4th of July. Die to where the fireworks take place, our apartment is a known spot for people to park and watch. We drove around to every guest parking to register and there werent any available. Due to the limited number of guest parking and the holiday, we figured they would be okay parking for an hour. Guess again. *** was waiting. They took advantage of people trying to enjoy an evening with family. The frustrating part was they only booted cars where there werent a lot of people. They didnt boot any of the other cars illegally parked where people were sitting. Then it took 2 hours for the guy to show up to take the boot off. When he did he refused to get out of the car because there were too many people. He then began yelling and got in my face saying it wasnt my car so it shouldnt be my problem. I never rose my voice. I calmly asked why the other cars didnt get booted. This company is a complete joke who make money off the vulnerable. They hire rude employees who wont even take the time to answer your questions. They violated their own policy my taking 2 hours to show up. They are also in violation of city law. They need to be shut down. I have no problem with parking enforcement. I think its a great idea and helps limit problem items at apartments. However, being sneaky and all of this. Ruining peoples days is insane to me. Also $160 cash to get the boot off is crazy. $180 with card. Then an extra $20 if they dont get the lamenated card they back that they put on your window. Also a scam to get more money because they guy sped off without taking and then came back trying to say we never gave it to him. We literally yelled as he drove away and almost hit people. How sad that it is a copy and pasted response regarding a business who takes pleasure in preying on the vulnerable. On 7/2/2025, my car was booted at my new apartment residence. I have been waiting for 2 weeks to receive my parking registration decal. I received an email 7 days ago stating that my application was approved and LMS would be sending my decal to the leasing office. Today, my car was booted. When i called ***, they stated that my license plate was not registered with them. i attached the letter that I received. They stated that I would have to pay to get the boot removed and there is NO appeal process to receive a refund for the mistake that they made. This has to be illegal.Business Response

Date of transaction for $160 was on 6/3/25. Complaint against LMS parking for overly aggressive booting practices in the **********************************. They stated that I was occupying two parking spaces, preventing others from parking. This is clearly not the case based on the picture below. I had to park just on top of the parking line to be able to open the driver's side door based on how the car beside me was parked.Customer Answer

I am rejecting this response because: it does not address my concern about over aggressive booting practices. If the apartment has a policy stating that no one can occupy two spots, then that was not reasonably violated by me. Parking on a parking line does not take up two spots especially when cars were on either side of me when I originally parked. I am still demanding a full refund.Initial Complaint

My son had a huge issue with his apartment in *****, it flooded, so he was moved to another apartment building. He was told to park in a particular spot, which he did. He was booted! The boot company said they made an error and would refund, however, after multiple attempts to contact them, they have ghosted me and are not refunding our $180 from two months ago. I have emails confirming that it is THEIR error and that a refund would be forthcoming. I have contacted them several times over the past 2 months with zero response.Customer Answer

I am a resident of The Lakehouse on ***** apartments complex, and my car was recently booted by LMS Parking despite the fact that I live in the complex, registred the car in their site as a quest and had no license plates yet, as I just purchased the vehicle. LMS Parking refused to acknowledge this and offered no reasonable alternative for parking. Their system doesnt allow guest registration without plates, leaving me without options.Details:I contacted LMS Parking and explained that the vehicle had just been purchased and has no plates yet (temporary or permanent). They still booted my car even though Im a resident and parked in a guest spot. This is completely unreasonable where am I supposed to park while waiting for my registration?No warnings were given, and I was forced to pay a fine 160$ cash despite the situation being out of my control. LMS Parking should offer a ***** period for new vehicles or a manual override option for residents.Business Response

This company engages in what I believe are predatory enforcement practices. They manage parking at the apartment complex where I live and placed a boot on my registered vehicle for being slightly over a white line a result of the vehicle next to me also parking on the line. That vehicle was not booted. At no point was I given a warning about this policy, which makes the enforcement feel arbitrary and unfair. It gives the impression that the business is more focused on profit than on reasonable or consistent enforcement. I was told that the parking garage gets max capacity, however, the garage wasnt even close to capacity.Customer Answer

4/28/2025 LMS parking booted the car. Called at 10:10pm and they did not respond according to ***** section 10within 30 minutes accord state law. This is clearly in violation of city ordinance and clearly the company is unable to conduct business properly. In addition, violation charge is not to exceed ******.
