Today, March 27 2024, my daughter, a college student in *****, got a boot on her car (which is my car) because she parked on the line at her apartment complex. $160. This is exorbitant. ONE wheel was on the line, 3 wheels inside the spot. They said "double parking" but the space next to her was open. I have pictures.Business Response

I live at an apartment that uses LMS parking. Since its introduction, there has been far more harm than any benefits. I recently got rear-ended and needed a rental vehicle. I registered the rental vehicle correctly through every resource given to me by the apartment management team. I even had a large temporary parking pass hanging on my mirror. When I was leaving for work, I found that there was a boot on my car. I called the number and waited 45 minutes for an incredibly disrespectful, unprofessional worker to come take the boot off. The boot left scratches on my rental car, the worker told me not to park here again (in my own apartment parking lot that I had all the correct credentials for), and promptly left while I was asking him why he put a boot on my car. Any company that does business with *** is agreeing to their customers being scammed.Business Response

These parking experts booted my vehicle while visiting my girlfriend on Valentines Day. I entered my DISABLED VETERAN license plate identifier (4 digits) into their online pass, and was booted within an hour. On Valentines Day (2/14/2025)The manager, ***, refused to listen to reason or offer any helpful solutions besides well be here when youre ready to pay. $180, extorted from an honorably discharged combat veteran. When registering a vehicle for parking, the vehicle's license plate must be entered accurately both time when prompted. The exact format can be found on your state registration card under "LIC Number".

I was visiting my friend at **************************** on February, 6th, 2025. I arrived at 6:38 pm indicated in the attachments below. When I arrived, I put in the correct information for my car and still have the receipt of doing so. As I was leaving, I saw my car had been booted by LMS parking. I was extremely confused as I had plenty of time left on me parking spot. When I contacted ***,I was notified that my car was what he called double parked. I have images of my car in the spot in between both sets of lines. I also have footage of the worker threatening to leave the property without taking my boot off after I asked him to explain to me how my car could be considered double parked when it was in a single spot. He then proceeded to laugh and tell me there was nothing he could do and Id have to pay 180$ for him to remove the boot. I am seeking a full refund for being wrongly booted and charged for this. All vehicles must be parked within the parking space lines, not on top of or over. Any vehicle found in violation of the community's rules is subject to being wheel locked or towed a the vehicle owner's expense.

I had parked at my friends apartment building in the visitor parking since I am a visitor and I can not park in residential areas. I am there for a few hours and I come back out to a boot on my car. I have photo evidence that it says visitor on the parking space, yet I still had to pay $180 to get them to remove it even though it clearly says visitor. I have also already confirmed with the apartment complex that they do have visitor parking. I am a college student who really needed that money and now I dont have it because of a boot put on my car for no reason other than a money grab. Now after filing a complaint and numerous phone calls to their office, it seems like they are ignoring me about this issue. I parked in visitor parking at Museum. Towers and LMS towing put a boot on my car even though I was parked in in an area with signs that say guest parking. I found the boot on my car approximately 8 PM, and called six times over the next 90 minutes. No callback. I finally was able to get them at 10 AM the next day and They said that they would be at the Car between one hour and one hour and 15 minutes. They call me 10 minutes after saying they will be there in 10 minutes. I let them know. I live 30 minutes away and cannot be there in 10 minutes. They told me if Im not there in 10 minutes that they would charge me a return trip fee. I asked them if they can cancel the current trip because I live 30 minutes away and its impossible for me to be there in 10minutes, and they declined and said that I have to pay the return trip fee even though they told me they wouldnt be there for at least one hourBusiness Response

I parked at a friends condo parking garage on 12/14/2024. I had a parking voucher but I couldnt get the parking website to accept the voucher so I paid $16.50. It took 6 of us women to get the parking app to even work. Throughout the night I added $7.50 to parking to be safe. I returned to my car before my paid was up to find a boot on my car. I have receipts showing I paid parking. The *** that removed the boot said pay to remove the boot then contact LMS for a refund if you have receipts . I have sent over 100 emails to LMS since 12/15/24. I called and spoke to 2 people they said you have to email to get this matter addressed. I have had zero response from them I have receipts and I want a refund for $160.00 to get boot removed and $16.50 and $7.50 I paid for parking. The he *** that removed boot also told me the app for there parking was so bad they were in the process of getting a new app.Business Response

When registering your vehicle to park it is important that all information entered is accurate. If the vehicle's license plate is not accurately typed both times when requested, a vehicle has not been successfully registered to park. The confirmation email received after registering serves as the receipt of what information was entered into the registration form. As stated in the confirmation email, if the vehicle license plate is not accurate the vehicle is liable to being wheel locked or towed at the vehicle owner's expense.

I am rejecting this response because:
First, I was visiting a friend who lives at the establishment that goes along with parking garage and I had a voucher to cover the parking so I should NOT have been charged at all for parking with a visitors pass. However the app didnt work correctly and I had to pay for parking even with the visitors voucher, if the app would have worked correctly this would not be an issue because I would have been parking with visitors parking pass for free. The problem was the App for parking which to my knowledge was recently changed after the date I parked there due to an over abundance of complaints about the parking app. This is a scam to collect money from people parking in the garage. I am sure the security cameras in the parking garage show the same vehicle and description of vehicle in the same spot. With a F rating on BBB it is obvious that *** has done this in the past and will continue to scam citizens until this is addressed. I am again requesting a refund for the boot that was wrongfully placed on my car in the amount. Of $160.00 plus parking, again I have a visitors parking pass so parking should have been free if LMS parking app would have worked. I am also prepared to take further action if the refund is not made. The parking voucher is also attached. when the voucher did not work and three people called the number on the voucher we were all told to just pay the parking and email later with the voucher for a refund. Ok is this an automated response your company provides? This is obserd. Your response is not valid. Your app was not working correctly so if there was Mis information it was the app creating it. If a space is paid for and has a description that is validation. I was targeted by *** booting and towing. On Dec 5th, I was booted at an apartment complex in ******* I am a home health provider visiting a patient at their apartment complex. I have been seeing this patient for 2 months about 2x a week and this was my first interaction with LMS. I was with my patient around 30 min and when I came out to my car, it was booted. A note stated I had to pay $200 for removal. I was approached as I was walking to the apartment office by ********* ***** from ***. He said this was a private lot and I had to register my car. This process was initiated two months ago the time my patient (the resident of the apartment complex) was coming out of the hospital. I asked where this was posted and he directed my to two discreet signs that were not obvious. I have attached the pictures. I explained I was a healthcare worker for a home health visit less than 1 hr of time and asked to speak to his supervisor. Mr ***** said to call the *** number to speak with the supervisor and the supervisor was the only person authorized to remove the boot. I called the number listed online and given to me for *** and when transferred to the head supervisor, Mr. ******* phone rang in his hand which he was holding. Mr. ***** then acknowledged he was the supervisor but refused to remove the boot. Mr. ***** also stated that my company would reimburse the cost, not knowing who I worked for. Mr. ***** threatened to leave and wouldn't return for some time unless I paid immediately and offered a cash discount. I felt threatened and targeted and had other patients to see so I paid to free my car. I spoke with the apartment complex management (*****, Foxridge apartments, ******, **) who stated Mr. ***** has the authority to remove the boot and should not have placed a boot and for me to dispute the charge. They stated that this should not occur and would contact Mr. ****** I am contacting the BBB for deceptive practices, misinformation, and targeting by ***.Business Response

I was notified on the night of November 4 th. by a family member that they were able to get my sistera car delivered to us the next day. Something I had been trying to get done for awhile. The next day was the 5th. Election Day and I was working the polls. I had to be there by 6:00 am. We finished around 9:30. The person then overnighted the papers which included the title to me. I contacted the office of the apartment complex where I live , explaining I knew the car didnt have proper registration and that I would take care of it the next day giving them the make model , all necessary information. Only to find a boot on the car the next morning costing me $200 to have it removed so that they would not tow it.Business Response

I am rejecting this response because:Good Morning, No, I am not happy or satisfied with the companies response. It is obvious that the guidelines, their business practices, their way of doing business has a break down somewhere, when a responsible 74 year old resident who not only follow the rules, but while they are contributing to their community by providing a civic service is penalized by being forced to pay $200 when it was not necessary. The fact remains that I was not giving the opportunity to comply with their rules, the car had Just been Delivered and Could not be registered until that Thursday morning when they had already booted the car??? Which brings me back to the parking company and the management of the apartments interest is not in providing a decent parking space for residents but ripping them off! If they were concern then they would see that the boot causing any resident $200 under these circumstances is grossly unfair and I will continue to tell any and everybody that have any interest in Residents, Rental, Senior Abuse, Civil Matters, Business Practices, Business License, and Business Affairs how shady and unfair their practices are.

I had a guest stay at my house last night and we woke up to a boot on his car this morning 10/402024. He had the visitor pass hanging from his mirror. Mind you, I have had the pass since I moved in about 4 years ago so it is well used and worn, but it is still very legible, just beat up a bit. Nevertheless, it is still a valid pass. He was parked in a spot he was allowed to park in as long as he had a pass. We took this up with *** and the person who answered was rude and dismissive saying he couldn't read it. It is clearly legible. The pertinent information was visible and legible. I spoke to the apartment management and they reached out but they refuse to remove it and are insisting that we pay $160 to remove it. As the very least, if there was an issue with the condition of the pass, they should have left a warning so I could get a new pass. But this was not done. They are scammers and opportunists. They are an unscrupulous company and I am disappointed in this apartment community for doing business with them. They are preditors.Business Response
