      I can understand why they are not BBB accredited. I had to argue with customer support to get a contractor to come out. They used every excuse in the book to avoid owning up to my claim. Then when the contractor got here, he fixed it and cited how awful his experience is with Select and how they still hadnt paid him for his previous jobs. When my contract comes up, Im going elsewhere.

      One of the worst home warranties I've ever had. They entice you with the promotion and their new self-portal; however, they never have any available contractors, and when someone is available, they just come for the service fees. They never report the diagnoses back to SHW, and the biggest scam of all is when you cancel your warranty, they charge you $75 and claim it's in the contract.

      Avoid at all cost. Select Home Warranty does not provide any of the services promised. I've had a claim open for 3 month for a washer repair issue, no one has ever been assigned to the repair request. There seems to be no available technician in any area will to work for this company. Called for an air conditioning issue same story, no help, no technician. DON'T WASTE YOUR RESOURCES WITH THIS COMPANY.

      This company is absolutely AWFUL!!! BEWARE!!!!!!!!!Read the fine print! My refrigerators ice maker went out... The warranty does cover the ice maker. If the fridge itself went out I'm sure they would have told me it was too old to repair. They asked we how old the fridge. I don't know! Then my central AC goes out. They send a tech out and the tech tells me there is a leak in the line which caused the Freon to leak equaling no AC.... They tell me they only cover mechanical failure.I'm sure if my dryer went out there would have been some excuse. BEWARE!!!! This company *****.

      First, this isn't an accredited BBB business and that's a BIG RED FLAG. I switched from ******************** to this "cheaper" alternative. I purchased the Platinum Package. First claim was denied (garage door spring), and understandably so because the exclusion of the broken part was buried in the contract. That cost me $400 to fix. Second claim was for an A/C issue. Technician was great and I enjoyed the contract vendor. However the technician had to spend quite a bit of time on the phone trying to work with Select Home Warranty to verify billing. After over an hour, he had to inform me that the labor for his services was denied by Select. Total visit took about 2.5 hours with the majority of the time with technician on the phone with Select. The part cost approximately $130 retail (a relay.) I still had to pay the $75 service fee. If I would have NOT used Select, I would have spent less money. ******************** is better. Please don't waste your time and money and effort with this company. I saved $15 per month versus American Home Shield and honestly, it isn't worth it.

      Please note that I'm rating the plumbing technician - Seyran Sapondzhyan DBA ***** Plumbing with a glowing review. ***** is an excellent technician, who is very pleasant, knowledgable, and professional. An asset to ***** Plumbing. However, as far as SHW, this home warranty, unfortunately, I always seem to have an issue every time I have a claim. The saving graces for this company are the following: I'm locked in the lowest fee available in this market and *** ***** is the assigned *** **** for supposedly VIP clients like me when I escalate claims/matters, which would be frequently. I have yet to file a claim that did not have an issue. Dealing with *** has inconvenienced me with so much wasted time in my days.

      I opened two service calls with Select Home Warranty in last one year. Both claims, one about fridge and other about my a/c unit are rejected based on their fine print which says Freon related leaks are not covered. I think these warranty companies are there just to fleece people. They dont honor when the clients need them. My two cents.

      What a scam... ******* ******* should be ashamed of himself for representing a company like this. We have received ZERO services for the over $4000 we have spent on warranties for 2 homes. They have actually HURT us with regard to repairs on items. Vendors don't like using them either.... Run aways fast!

      ******! If I could leave a NEGATIVE FIVE star rating I would. This company is a NON-Warranty company. I have a hot water heater - which according to the company is a covered item for the warranty. They do not have sufficient coverage for technicians so they allow you to get your own technician. However, when you submit the claim, they will tell you that in the fine print in the coverage.A. If they decide they will replace the item, the item they replace it with will not exceed the depreciated value of the system or appliance being replaced.B. They will not cover INSTALLATION of the replacement item - per my discussion with customer support, if a module in the refrigerator needs to be replaced, they will not pay the technician to install the module - let alone a hot water heater or A/C unit. C. Throughout the brochure they provide they make statements that they will repair or replace items that cannot be repaired. HOWEVER when it comes to Section 9 of their warranty, they claim that if there are any discrepancies in the documentation, Paragraph 9 will take precedence. Here they will not pay for removal or disposal of a covered item. They will pay only the depreciated value of the covered item. If you cannot provide maintenance records for a covered item, the maximum reimbursement will be $150. D. They will not concern themselves with matching a system or appliance's color, brand, or dimensions and only is responsible for repairing and/or replacing systems or appliances of similar BUILDER'S grade. And as a piece-de-la-resistance.E, In case Select shall, without fault on its part, be made a party to any litigation commenced by or against You, You shall protect and hold Select harmless and shall pay all costs, expenses, and reasonable attorneys' fees incurred or paid by Select in connection with such litigation. You shall also pay all costs,expenses, and reasonable attorney's fees that may be incurred or paid by Select in enforcing.

      If I could give zero stars, I would.I was promised a reimbursement check for a covered home appliance ***air back in February 2025. It is now late June, and I still havent received it. Ive called customer service and the billing department countless times. Each time, Im transferred from agent to agent sometimes speaking with four different people just to reach billing only to be told the same empty promises: The check is being sent, Well confirm it shortly, etc. None of which ever *********** date, no confirmation, no check, and no accountability. Its as if theyre trained to wear you down with red tape and misinformation.Lets be clear the company already approved the claim. Yet they continue to drag their feet and avoid sending payment. Add to that the fact that their sales *** misled me from the beginning, and every time I tried to use the warranty, I ran into small print exclusions designed to deny coverage.This isnt just bad service its deceptive business practice.I will be ***orting Select Home Warranty to the ************************* the ************************, and any consumer protection agency I can reach. Their behavior is unethical and *************** not trust this company. Avoid at all costs.
