      Moved in Jan 22, we were met with a "faulty" wall oven & "faulty" range hood. Light switches were run incorrectly & turned on lights on the other side of the house. The electrician came back to fix the switches & the issue with the range hood was bc it was NOT wired.. Waited 2 weeks to have a tech from ********** come, they uninstalled our wall oven, revealing that it was not only wired w/ a circuit not large enough to handle the oven but the electrician also left LIVE & UNCAPPED wires behind it. After only being in the house a few weeks, we had to have our floors fixed bc they were bubbling up.The bathtub in our spare bathroom was splintering, the master bathtub & shower were chipped & the quartz backsplash on all of the counters were separating. There were people sent out to half way fix these issues as well as the nail holes along the shoe molding to the island & around the fireplace. We had to have the painters come back to finish painting around the garage framing. The shoemolding is separated in many places from the baseboards & all of our windowsills are cracked. We have asked multiple times to have the inside pieces of the fireplace nailed down & were given so many excuses as to why our cabinets arent flush w/ our walls. We waited 7 months for a garagedoor & were told we couldn't have the door we originally chose. The garage door finally arrived in July with broken glass & after only being installed for 3 weeks, it already needed repairing bc of incorrect installation. WE STILL ARE WAITING FOR THE NEW GLASS. All of the windows to our home are grid-less, minus one faux window that was installed with a grid. We were told that we had to wait for a window without grids & that it would be installed as soon as it came in. Late October is when it finally arrived & we then waited another 8 weeks for it to be installed. Someone was sent out and the window did not fit. MY OVEN IS FALLING OUT OF THE WALL, multiple calls have been made w/ no response or resolution

      Our office spoke with the homeowner on January 5 and 6. Our Production Manager visited the home on January 12. The wall oven is now complete, along with the trim at the fireplace and window in attic. Our GM will call the homeowner to review and schedule the remaining items including soffit repair, nail pops and loose shoe molding.

      We finished building our home in May 2018. Almost immediately after moving in, we noticed that our downstairs temperature was very uneven. Over the summer it gets incredibly hot, and during the winter it is freezing.

      During the first few months, we had some electrical work done and our electrician noticed that we had a vent hanging into our crawlspace. It turned out that a vent should have been cut in our kitchen island but wasn't. Schumacher sent someone to fix that, and we thought that would solve our temperature imbalances. It didn't.

      Since that time we've had the HVAC company back out to balance the home. That helped slightly, but still didn't solve the problem. We accepted that the imbalances were due to our open floor plan.

      In September of this year, we had some more electrical work done, this time in the attic. Our electrician notified us that we had no insulation above our kitchen and laundry room area. This is the area that had the worst temperature swings. During construction, we noticed and pointed out that an attic access that was on our blueprints had been sealed over. The superintendent from Schumacher assured us it was for inspection only and was not needed. It turns out that this attic access is what the insulation company would have needed to insulate that area of the house.

      We notified Schumacher of the issue on September 23. Since that time, the attic access has been cut and painted. However, we still do not have insulation. With the recent deep freeze, our kitchen has dropped to 57 degrees while the rest of the house is at 68. We have had to use our oven to raise the temperature in that area by just a couple degrees. Our laundry room is frequently at 54 degrees.

      Although our energy bill has been inevitably impacted by this, we have not asked for financial damages. However, given the time this has taken to resolve, that will be our next step if the BBB complaint does not get this fixed.

      We closed on our home May 2019 and submitted our annual warranty service requests on 3/18/20 and 3-31/20 (as it had to be submitted prior to the one year deadline). Initially **** ****** the warranty personnel, visited our home, completing inspections/taking pictures and began contacting contractors for the work. We were always told there was a back log, then COVID hit. Although Schumachers Jeff continued to come into the home, take pictures again, he informed us that contractors were not going into the homes due to COVID and there would be an even further delay. This delay went into 2021. After attempting to contact Jeff at the beginning of 2022, we were informed he was no longer with the company and that ***** *** was now the warranty representative. After some back and forth with the company regarding the status of our requests (which they did not have any of Jeff’s previous information/pictures), the company did another walk through. Initially we were told the contractors would be right out, when we followed up due to not receiving a response, we were then told there was a back log (that was June 2022). We have tried communication via calls, text, emails and in person visits and have yet to receive a response. The most recent contact attempt was 11/9/22 with no response. I have tried to contact the General Manager - Eric *******, Customer Care Coordinator - Jackie ***** and the Warranty Rep- Jerry ***. Attached is my most recent email to them documenting my attempts for 2022, response received if any and my concerns.

      Our warranty representative has visited the home again and developed a current list of concerns from the homeowner. Here is the status of each:

      1.The hairline crack in the countertop was not identified on our Walk-Thru  list which was performed prior to closing. The claim is now submitted three years after closing. This is not a covered warranty item and this has been explained to the customer and documented in purchase agreement.

      2. There are paint and drywall work to be completed. We have issued service orders for these repairs to our drywall and panting companies.

      3. We have also issued a service order to our trim carpenter to adjust the rear door.

      4. Separation between countertop and backsplash. This is a homeowner maintenance responsibility. Our warranty representative explained this to the homeowner and provided white and clear caulking to the homeowner.

      We will continue to monitor these repairs until completion. Should you have any further questions, please advise. Thank you.

      I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.



      [Provide details of why you are not satisfied with this resolution.] The first response from the company states that the claim for the hairline fracture was submitted three years after closing, which is inaccurate. The claim was submitted via email to the customer coordinator prior to the one year service request list. It is not my fault that the company did not maintain accurate records during the employment and after the separation from the previous warranty staff Jeff *****. The company did send the new warranty staff, Jerry *** out to my home on 12/2/22 to do another walk through (although one was completed earlier this year). Following that, Marcus (with ******** company) came to my home on 12/8/22 to view the countertop. He took pictures? Asked about brackets being under the island top and left stating he was unsure of what could be done, possibly a seal. There has not been any conversations regarding the crack not being covered under the warranty. Actually, when we initially started the service requests for the one year check list (in 2020), Mr ***** reported challenges with the installer of the island coming to service it and stated Mr, ******* opted to go through the warranty company instead. The company visited my home, took pictures and thermal readings to ensure I had not damaged anything and stated “it is covered under warranty”. Schumacher needs to stop playing the blame game as my funds have already been received/spent during the build. Just as you expect your subcontractors to uphold their contracts post payment, I expect the same as well.

      We bought and moved into our house in April 2021. There were issues filed with the BBB from this build that were never resolved, though we did get the garage door fixed. That was the ONLY issue that was addressed.

      One year later, we sent Schumacher our 1st year problem list. No one responded. After contacting Schumacher again, we received a call and visit from the project manager two months later. He noted the problems and said they would be corrected. Now, four more months have gone by and NOTHING has been fixed. No one returns our calls. It is on the verge of being November and still the items from the complaint immediately after the build nor those from the 1st year walk through have been addressed. The items we submitted for the 1st year walk through were:
      -- Missing screen on half bath window (never installed)
      --installation falling under house in at least three places
      --nail pops throughout the house
      --drywall tape coming loose in the hallways and dining room
      --Electric trips breaker trips when use outlet located outside garage
      --upper trim on kitchen cabinet not joined and loose in places
      --hole left in concrete on front porch allowing animals and snakes access
      --Loose countertop in kitchen
      --Bathtub no installed per manufacturer suggestion
      --Paint flaws - No paint on spots on wall in hallway and on walls
      --caulking missing across metal and wood on porch
      --caulking needed on air conditioner lines coming into the house.
      --re-sod front yard
      --loose steps off back porch

      Again, NONE of this was done.

      We have a warranty representative scheduled there this week to complete the following:

      1. The manufacturer delivered a screen to the house. Our rep will install.

      2. The insulation already was rehung. Our rep will verify that all is still in place.

      3. We will reschedule a painter to complete paint touch ups.

      4. Electrician will replace GFI.

      5. We have scheduled the cabinet installer to correct countertop.

      6. The hole in the concrete has already been repaired with hydraulic cement.

      7. The homeowner questioned why there is no drywall behind tub. The tub is free standing and does not require drywall behind it.

      8. Caulking was already installed around A/C pipe penetrations.

      8. Loose steps have already been corrected.

      On 9/27/2022 Me and my wife signed a purchase agreement with Schumacher Homes in the Benson NC office, we then weee allowed to change the model home adding upgrades. On 10/14/2022 walk was scheduled and a Johnathan with Schumacher Homes was to complete the lot walk due to a basement being added, On 10/17/2022 I attempted to inquire about the results of the lot walk and received no response by email (Normal Communication Method) on several occasions within the next two weeks I even contacted my salesperson by telephone with no result. Die to the current financial era I am trying to stay up to date with every step of the process, but it appears there is no contact attempts being made by my salesperson. I have put a 1000 dollars down in the beginning of the process and have been very forthcoming with constant contact with this process. We are playing with a timeline with our financing due to the interest rate and this is a bad practice for this company to not respond to a customer who addresses his concerns and is attempting to stay up to date in this process.. We have not even signed the new quote and con not confirm if the previous quote is even valid at this point and we don’t even know if we are obligated to the old quote if the new purchase quote is valid if it’s not singed.

      I contracted with Schumacher homes to build my house in 2021. They assured me that they would come back to make any necessary repairs within the first year of them completing the build. From the start we brought up issues that needed to be addressed and they continually told us they would fix the issues. Now we have went past our one year warranty and still nothing has been fixed. We have only received one call from a contractor but they informed us they would have to charge us since it has been over a year. We have continually left voicemails, sent emails, and have even stopped in the office but to no avail. We are only asking that Schumacher honor the word and fix the problems they created.

      We closed on our new construction home on 8/8/22 and paid the amount Schumacher Homes determined that we owed. We have been living in our house since then. We just received a phone call from our septic designer and installer that he has not been fully paid by Schumacher Homes and they are not returning his calls. He has no other choice but to put a mechanics lien on our house if this is not by Monday. If a lien is put on our home, it will affect our credit and we will not be able to get any kind of loan. If this happens, we will be forced to take action against Schumacher Homes and have already contacted a lawyer. We also were told that our punch list would be completed within 21 days and still haven’t had the painter out to paint dry wall fixes that were done, still don’t have panels on our appliances and my son’s closet doors won’t close due to an issue with switching out the hinges in his closet doors after we moved in since the finish was wrong. We also still have areas in our flooring that need fixed. This was also on the punch list.

In this case, two POs were issued to * * * *** ************ 1) for septic in the amount of $15,500, and2) $3000 for water service. Both of these were paid in full on August 5, 2022. The subcontractor cashed the check. A copy of this check is attached for your reference. There is no remaining balance to be paid.

      As far as the painting, appliance panels and flooring issues, please expect a telephone call from our office within 24 hours to coordinate. Thank you.

      Me and my husband have constantly been given the run around since we closed on our house August 29th. If we had read the reviews from other customers, I wouldn't be submitting this complaint and choosing Schumacher as our builder. The Project Manager (Spencer ******** keeps giving the same information of installment for our shower door, mirrors and shelves for closets/pantry for the past 2-3 weeks that Schumacher's sub-contractor hasn't gotten back with him. So, Schumacher has invested in only one sub-contractor to do this job and doesn't have a backup. We have called about this every day since we've closed and before that. Yes, this may same unimportant, but these are pertinent items that need attention. You expect us to keep our clothes in boxes, put our can goods on the floor and not use our shower which we paid $3,663 for a shower door. Also, parging is in our contract and their cement Sub-contractor refuses to come out and parged the exterior surface on all four sides which it is spelled out in the contract. Schumacher is in the process of building homes and leaving them incomplete after they get the final draw of funds. Pretty much let me see how long I can keep giving them the same update and maybe they will accept that. Wrong! These sub-contractors have shown below average work and I can imagine why due to the pictures I have taken to support my statement. This is UNACCEPTABLE especially as a paying customer.

      The mirrors and shelving have been completed. The parging was redone approximately two weeks ago. Often times when the humidity is high, it is necessary to apply a second coat. This has been completed. The shower door was on backorder. Our office has discussed this with the homeowner. As a resolution, our office and homeowner have agreed that Schumacher Homes will cancel the shower door order and reimburse the homeowner. The check is being sent to the homeowner.

      [What was stated to us was someone named Frank had our shower door.  This went on for 2-3 months and then continued after the build was complete that Frank had our shower door.  I asked you all prior to the refund to deliver our shower door and we would get someone to install it.  What repeatedly came out of Spencer ********* mouth was Frank has the shower door.  Nothing about a supply chain issue.  As far as the shelving and everything else that I had mentioned before should've been completed before closing or 21 days after I signed the paperwork that addressed these issues.  We are waiting for our refund and hopefully that doesn't take 2-3 months. ]

      We entered into a contract with Schumacher Homes on 12/30/2020 to build our home and we closed this project 19 Months later on 7/29/2022. Yes, I said 19 Months! As part of the agreement during our final walkthrough, we identified a handful of issues that needed to be resolved and these were contractually guaranteed to be resolved within 21 days of the closing date. All of the items on this punch list were resolved with the exception of 1 item. This item is the damaged trim piece that wraps around the exterior of the master bathroom window. Schumacher said that they sent someone to our home to replace the damaged trim piece, but it did NOT get replaced. This trim piece can NOT be repaired and must be replaced. It is an eye sore and just to clarify, both parties identified this condition together and agreed that it would be replaced, during our final walkthrough. We were also given a full 1 year home warranty which was designed to give the home owners piece of mind when closing on their home, as clearly stated by Schumacher. They clearly stated not to worry about everything, we will take care of any issues during the 1st year of ownership. We have identified 2 other issues immediately after we closed on our home which have also been communicated to Schumacher Homes on multiple occasions with no response from them whatsoever. Those 2 items are a cracked toilet tank that was installed in that condition and a sticking door latch on our sliding patio door on the back side of our home. We only noticed the cracked toilet tank when we were cleaning the bathroom and the sliding door latch that is sticking has caused my wife to injure herself trying to open this door. All 3 issues have been communicated to Schumacher Homes directly and I have not received any communications from them concerning these issues. We've been EXTREMELY patient with this company and the choice for us to build with Schumacher Homes has been the absolute, hands down, WORST MISTAKE of our lives!!!!!

      We hired Schumacher Homes to build our house. We are near completion and have recently received two change statements for additional charges, a driveway construction for $9850.05 from 2/10/2022 and another for gravel @ $5326.67 from 3/11/2022.
      The issues are the contract states an estimate will be provided for any excess cost over $5k, this was not done and we never authorized a driveway construction at an additional cost and the change statement for the driveway was just sent on or about 9/16/2022 for something done in 2/2022 so additionally they are asking for us to sign and authorize for work completed almost 8 months ago. Also the original authorization for additional gravel did not have a dollar amount listed and no estimate was provided for this either.

      The garage and porch gravel are covered by the allowance in the contract and will be credited at the closing as customary. The driveway originally was the homeowner's responsibility, but when the homeowner was not able to get its sub to handle the driveway, our builder stepped up and contacted his trade. In any event, our General Manager has has been speaking with the homeowner during the last week to resolve all outstanding issues.
