Schumacker built a home next to me and in the process trespassed and pilled a large amount of dirt in my yard along the back side of the house and up against my large Walnut tree. After a year and a half and under the threat of suing them for damages (which may still happen if not resolved soon) they finally agreed to remove the dirt, built a small retaining wall to hold back the new homes soil and lay sod
My complaint is: the wall is not straight, level or plumb and does not have the cap stone on the wall like the HOA review board stated in an Email to them was required. (can be provided upon request) I am also asking for Shumacker to remove the tree that is now dyeing from having dirt piled on the base for over a year, and for compensation from the loss of the tree. If I have to take them to court i will also seek punitive damages for the loss of value and marketability of the home (it's currently on the market and the yard has been mentioned by perspective buyers) and the immense stress and headache this has caused in dealing with this for over a year stemming from the repeated broken promises to resolve the issues. I hope we can resolve this professionally and have given them the opportunity to make good on the damage and negligence but as of yet they have not meet my expectations. I may have let all this go after they build the wall but they didn't complete it and they did a sub-par job constructing it, which is surprising for a construction company.Business Response

Schumacher Homes agreed to remove the dirt piled on the property and restored the area to its original condition. In addition the dry stacked retaining wall was constructed made of red brick stone. These items were completed at Schumacher Homes' expense prior to September 8.This agreement is outlined in the attached document.
As far as the tree, the damage was not caused by the piling of dirt, rather it appears to have been struck by lightning some time ago. Mr. ***** did not provide an arborist report as outlined in the agreement. We will have an arborist look at the tree.

During the discussions of how to repair the damage ***** ******** asked via Email for The Home Owners association to have the Architectural Review board to review the plan and approve it.The Boards response to Floyd clearly laid out the requirements which included a cap stone on the wall. Our origianl agreement did not include capstones on the wall. It was a requirement of the Homeowner’s Association. In an effort to resolve this complaint, we are looking into capstone options to satisfy the Homeowner’s Association and Mr. *****. We should have resolved in a few days.

We signed a contract with Schumacher Homes, Milford, OH office on June 25, 2022 for the Milford, OH office to build our home. On June 25, we also paid the deposit of $1,000.00 to Schumacher Homes to build the home on our lot. Schumacher received the funds by credit card and the money has long since been paid out to them. On August 4, 2022, after the construction manager did the site walk on our lot, he went back to General Manager, Tom *****, of Schumacher Homes, Milford, OH office to discuss the home foundation work required for this build. That same day, Tom *****, Schumacher GM of Milford, OH office called buyer, DM, to inform him that Schumacher Homes in Milford did not have the resources to undertake the foundation work required for the construction of our home and Tom informed buyer, DM, that Schumacher Homes was cancelling our building contract. We, the buyers, did not cancel the contract, Schumacher Homes cancelled the contract. We have yet to receive our refund of $1,000.00 after no less than four attempts at contacting Schumacher Homes for resolution. Schumacher Homes is asking us to sign a document incorrectly stating that we decided to cancel the contract, but we did not cancel, they, Schumacher Homes, the builder cancelled. We, the buyers, are not comfortable signing a legal document that is false or not true. All we are asking is that Schumacher Homes truthfully states in the legal document that they have decided to terminate the contract due to their inadequate resources to build this type of foundation and that we, the buyers, have agreed to fully release them from the contract and we the buyers will also sign that we do not wish to seek any legal recourse against Schumacher Homes regarding their cancellation of the building contract. In addition, we would like the prompt refund of our $1,000.00 deposit.Business Response

During our final consult, the manager of the ********* ****** advised me that I would need around 34000BTU gas logs to use as heat in our house. He assured me that I would be able to heat my house in event of power failure with this size propane logs. He advised we would have ********** brand logs. This man is no longer working with the company. Our 1st builder Brett, when the logs were installed, I asked him how vented gas logs with solid glass front would heat and he assured me it would "run us out of the den". Our second builder, Ross, was AWESOME! When I test fired the logs, the temp in the den did not raise a single degree in 40 minutes! My builder advised that I had 24000 BTU and all the heat would be going out the vent to outside. He called the sub and confirmed that the logs were on high. After a few weeks the offer to correct was "I could buy new logs and unvented firebox at builders cost and
I pay for tear-out and reinstall of mantel and slate work fully at my expense". I asked to split cost and that was not an option.
There were numerous issues, mostly resolved to my satisfaction or close enough but this one sucks. I need backup heat this winter and want what I asked for and what I was told I had.
Finger pointing at those no longer with the company will not help my house be warm during power loss.
At this point I am still talking to prospective customers and relating the overall good experience of building with Schumacher's. I would just like this one issue fixed before it turns cold.Business Response

The gas logs are not a main source of heat, rather provide supplemental heat. In order for the logs to heat the room, a blower must be installed. We are willing to purchase the blower and have it installed at our expense in the customer's home. My husband and I are both retired. When we relocated, we elected to build a new house so that we would not have to take on the expense of major repairs of a home for sometime.
We closed on our home with Schumacher in August 2020. We are two years into this home and we now have many EXPENSIVE repairs to take on in a NEW home. The roof leaks, the plumbing leaks, we have drywall damage, the electrical has issues with lights that fade on and off and we have mold and mildew taking over the crawl space,, ruining stored items and causing odor and health hazards .
To fix these items we are looking at thousands of dollars . The ruined items are not replaceable.
We expected a well built home , not a money pit .Business Response

At the time of our move into our new home, we met at the home with our builder for a "New Homeowner Orientation". Part of this process included walking through the home and making a list of all the items that the builder still need to fix or complete. The builder and I made a list, both signed off on the list and each retained a copy. The statement on the form includes language indicating that except for certain circumstances, the list would be completed within 21 days after signing. The form was signed on July 23, 2021. We have not been able to get the builder to complete most of the items on our list and it is now over a year later. We have made multiple attempts to generate action and get items handled with very little effect.
In addition, the building process is advertised to include a one-year follow up for warranty items. I first began seeking help on a warranty issue in March as we developed a leak in one wall of our foundation. Six months later I have still not been able to get action on that warranty item and I have not had a response on any of our 1 year warranty items. We had a meeting set up with our warranty manager and he did not attend. I have emailed him the list on multiple occasions but to date, nothing on the list has been addressed.
After retaining an attorney and sending a certified letter asking for action, we have another meeting to review our list scheduled for September 7th. However, we have had similar meetings in the past without achieving results. With that, the plan was to file a complaint with the Better Business Bureau this week and we are proceeding with that. If our lists are addressed and the work is actually completed, we will resolve our complaint.Business Response

Our builder and warranty representative went to the house last Thursday, along with the painter and countertop company. Many items were corrected at that time. The HVAC company was at the house on Friday and repaired the dryer vent. Our warranty representative also complete the one year warranty inspection, Several work orders have been issued to trade for corrections on the balance of the items. We will stay on this until all are completed.

Paid $1000.00 deposit over 3 months ago.. Priced changed on home. Requested deposit back.. Was told deposit was coming from the main office.. Over 3 months later and all I’m getting is the run around and excuses…

We closed on our home 12/23/2020 (two months behind our original close date, due to Schumacher subs having poorly installed our flooring twice) and within the first month we were already seeing issues with our floors. After several calls and months, they sent the same subs out to repair our floors, and after damaging our tub and leaving adhesive residue on the surface, it did not take long before we saw even more issues arise.
We have had our floors completely reinstalled twice, pre-close, and worked on twice since we've lived here. I spoke with our warranty rep (now the second that we've had to deal with) in February (as Schumacher has still yet to resolve our one year items), sent him video and photos of the issues, and have not heard from him since. I reached out to him and his number is no longer in service.
With inflation and the rise of prices, we can no longer replace the floors for the same cost that we gave Schumacher put them in, so a refund based on early 2020 prices is not adequate.
We were told that Schumacher (shortly after our home, and in part due to our experience), does not offer the flooring options that they insisted to us would work perfectly for our needs. This is all the more indication that we were let down by the organization, and we are loosing hope that they will ever do right by us.
We also have punch items that are yet to be resolved:
- A leak in our roof
- Cedar pillars for our porch that were not properly dried and prepped for paint that immediately created sap bubbles under the paint until they burst through, and other parts where the wood peeled back.Business Response

Schumacker homes has built next to me and caused our basement to leak and will not fix
5/5/21- Schumacher Homes broke ground in ******** ****** *** ** ****** ******* No leaks at this time in our basement. Proper elevation and grade was still in place
6/18/21- Schumacher Homes began to alter grade in between Lot 36 and 37. Excavator tore up my yard 4ft into our property line x 70FT in length. There was no communication from Excavator or Schumacher Homes to inform me that there would be property damage. I called Schumacher Homes on 6/18/21 to file a complaint at the local office and the local foreman didn't seem to think it was a big deal but said they would fix it. I don't have his name but I do know he is no longer a Schumacher employee. His son did the excavation work
6/20/21- Entire grade that had initially sloped down towards the road and away from our house had been destroyed and water began to pool when it rained (no leaks)
2/3/22- Excavator came back and started to shape the property to attempt to prepare for final grade. Started raining on 2/3/22 and this was the first sign of a leaking basement. I called Schumacher Homes around 4p and a gentleman named Tim came out right away with a shovel and tried to redirect the water from our house. At this time the water was directly hitting our foundation. After an hour of digging he got the water to subside and assured me Schumacher would make things right at the time of final grade.
2/17/22 -Basement started leaking again. Not corrected
6/26/22- Our Basement started leaking again. I called the local Schumacher office in Louisville and spoke to Keith. He was not helpful at all and very unprofessional. Issue was not escalated until I found another number to call online. They said "not our problem"
8/322- Basement started leaking again. I called the local office and was told someone would call me back. Call was not returned.
Schumacher has refused to fix the grading causing the leak in our basement.Business Response

Throughout the course of this build after signing a contract in Nov. 2020 and breaking ground in May 2021, we have had 4 project managers and 2 general managers. According to one of our previous project managers, Chad, the reason everything was taking so long was that the general manager, Reagan, didn’t know how to work the computer system to pay the subcontractors in a timely manner which was resulting in them not wanting to work with Schumacher Homes. Reagan “retired” right after this. Sadly, I only first met our current general manager, Floyd, last Monday when we had a meeting to discuss change orders that were just recently presented to us from last year. We have pictures that are time stamped showing what was going on with our house throughout the build and proof that ***** Excavating covered our drive will fill dirt that required extra gravel that was then billed to us without our consent. We also have pictures that show they overexcavated and required gravel to fill that in and charged us for that as well. We are just getting these notices and bills now and this was done last year. Floyd even looked at the pictures during our meeting and agreed with us that the excavating company had caused these expenditures but I guess ***** Excavating isn’t paying Schumacher for it so Schumacher is passing that onto us. Floyd said our first 3 project managers shouldn’t have even been project managers based on their qualifications but we are suffering for this and paying for those mistakes. If Bryan, our first project manager, would have done a proper site evaluation prior to starting on our home and knew what he was talking about, he could have easily suggested we flip the layout of the house due to the slope of the land but he didn’t and now we are being told to pay for it. This is all because, according to Floyd, our project managers weren’t qualified. We should not have to pay for Schumacher’s lack of due diligence to hire competent and qualified employees.Business Response

Our General Manager did meet with the homeowner and has resolved all but one outstanding issue. The home is now closed and any future repair issues will be handled through our warranty. The one remaining item is hooking up the homeowner's range. The homeowner's range was not on-site for us to hook up. We have offered to either provide a credit to the homeowner for the installation or schedule an appointment for us to hook up.

We have yet to receive any refund regarding the range hood. This was only one issue of many that we have had with this company. They still accept no wrongdoing for our house being overexcavated resulting in us having to pay thousands of dollars for rock to fill in what had been overdue. It was either ***** Excavating’s fault or Schumacher’s fault for spray painting where *****’s was supposed to be dig. Regardless, it was nothing to do with soil or conditions. It was simply over excavated and we were made to pay for this.
we also were told certain items would be completed within 2 weeks of us closing but these items haven’t been done either. We still have the lock box on our front door that still has the wrong door knob. We closed over 1 month ago!!

We closed on our newly custom built home with Schumacher Homes 11/2021. I first contacted the General Manager (**** *******) on 4/20/2022 about issues found in the home that would be covered under the first year warranty. I received an initial the same day apologizing about the issues that have come up. They initially sent a trade partner to come fix the sliding back door. The new door was installed but came with gouges. I let Eric know about the gouges and he advised they would be back in contact with me. Two months went by with no communication on the list of issues I turned in. I then emailed Eric on 6/20/2022 stating that due to the lack of communication that I would be filing formal complaints. 10-15 minutes later I receive a response stating that the warranty manager would be in contact that week. Jerry the warranty manager contacted me that week and we met at the house to go over the items of concern. Since then there have been two failed attempts to fix one of the issues and one has been completed. We are being brushed off and nothing is being taken care of. I have yet to receive an answer on what will or will not be fixed. I have bowed exterior walls, dips in the floors, insulation falling down in my crawl space, bowed interior walls. The words spec and tolerance are being thrown around to cover mistakes. I have had smart remarks said to my wife and I by Jerry. I emailed Eric again 8/1/2022 in regards to these issues. He was on vacation until 8/8/2022 ( I completely understand) but I have yet to get a response. Schumacher advertises best quality over any builder. I know things wont be perfect. They sent the framers back out to fix the dips out of good faith. I showed the framers the dips in the floor. No measurements were taken before they attempted the fix and they shimmed underneath the house causing new dips in the floor. I'm tired of the treatment and shoddy work. I hate that I am having to file this complaint. But I feel I have been understanding.Business Response
