      Dear Better Business Bureau,

      I am writing to file a complaint regarding woeful housing management and the maintenance staff's repeated vandalism of my home. I have documented evidence of these incidents. The leasing department initiated maintenance requests on my behalf, which immediately raised concerns. They claimed I couldn't access my home and requested a lock change without my consent. Their maintenance personnel arrived, removed the locks from my door, and left it wide open, exposing it to threats and intruders. I have video evidence of this incident, showing that they neither replaced the locks nor entered the home; they cut off my locks and left.

      On another occasion, a different maintenance worker opened my garage door and left it open, allowing stray cats and numerous bugs to enter my home. When I contacted Vinebrook, they dismissively claimed that this was to be expected, which deeply alarmed me. Subsequently, they sent another maintenance person who repeated the same behavior, removing the locks from my front door and exposing my home to the public.

      I have made over 30 attempts to contact them via telephone but received no response. They only responded to one of my emails, exacerbating my frustration. This company has displayed multiple issues, creating an extremely distressing experience for me as a consumer. I believe due to the environment they have created I am owed money in return for an untenable living situation being created.

      I kindly request your intervention to ensure appropriate actions are taken to address these concerns and prevent further misconduct. I have multiple videos of my front door which showcases these acts onto my home and can share them whenever.

      I had previously reported a leak on my first floor restroom contacted the property management and they sent someone who didn't throughly inspect the pipe and a little over a month later the pipe busted while I was work and ran for hours which caused water damage to my basement carpet and equipment that was in my basement also it flooded the upstairs hallway along with carpet in all three bedrooms from the overflow of water. I contacted emergency maintenance at 1026p on 6/14 I didn't receive a call back until 6 something the morning of 6/15. The maintenance person they sent out replaced the pipe and went to home depot and bought 3 box fans and said to use it to dry the carpet. I contacted Vinebrook Homes several times letting them know this water would need to be extracted from the carpet box fans will not do the job. I received no communication from them. Several days passed with no communication and after 2 days my home reaked of mildew. I had to stay 8 days at a friend house cause I couldn't stand the smell. Once I left another email stating I would be contacting the health department they sent out a sub contractor on 6/22 to clean the carpet. The guy said he was friends of one of the maintenance workers and the equipment they used was rented rug doctors. I asked them did they have something for the smell and they guy showed me a bottle of odor eliminator I didn't see any carpet shampoo or anything and I expressed that the carpets would need deep cleaning. They cleaned the carpet but didn't use a air extractor or anything to pull the moisture out the air which would have helped pull the mildew smell out the carpet/home. Fast forward to today 6/27 my home still smell strongly of mildew and I'm concerned of mold. I have been sneezing having a runny nose and itchy eyes since I have been back home. This carpet most likely needs to be replaced but I'm sure that's not going to happen. Also the flooring in my hallway is buckling and coming up from the water damage

      I been with vinebrook only 5 months and they are really bad with communication. I need someone to get me out the lease. I have called multiple times and no one has gotten back. And thry have me on eviction when im just tryna pay out the lease. I dont and cant have eviction on my record. They never help when you call. It has been 3 months since i been in eviction process and no one has still contacted me. IT IS TERRIBLE BUSINESS. Can someone please helpp!!!

      Vinebrook homes is hounding me about my yard not being cut. My yard is cut by my yard man every week. I have contacted them about this issue and informed them that my yard is serviced weekly. They s not someone out on Saturday the day my rlyard man was supposed to come out to cut my yard stating that I fail d inspection which is crap. This company is the worst.

      Put in a service order for a leak, let them also know that its wetting carpet. Zwo company maintnance guys have come out ( should have been a plumber to see where leak was coming from) was told by by then that they couldnt fix it but a plumber would be coming out. Followed up with company the end of last week and was told a order for a plumber was put in. Have heard anything else in regards. Fast forward to Monday, called to follow up with "customer service" which is basically a answering service. Customer couldnt tell me anything nor do anything. Seeing how calls are recorder, they can hear how that was a waste of time. Today 6/20/2023, I get a call at 9:30 this morning that a carpet company was comign to suck the water out of carpet. Which is pointless if they never sent a plumber out to fix the leak which means carpet will be soaked again. Seeing how one of my kids has health issues, the leak NEEDS to be fixed and carpet sucked up again once it has been. As of right now havent heard a word from them in regards to them coming out to fix leak.

      I am very disappointed by the way this company handles things. I’ve had issues left and right with this place and it all seems to fall on deaf ears. For starters there is an amount on my account still reflecting owed and I’ve paid everything that was in my leasing agreement. The leasing agent said it’s fine it’ll go away once they apply your deposit but it’s still reflecting on there. Additionally, It’s only been two weeks since I received my keys on June 8th but surely wished we would’ve checked all the closets and look at everything closely when doing our tour. The carpet is disgusting, there was trashed left in one of the closets and I spent two weeks cleaning the place up just to move in this past weekend to notice that the AC isn’t working. I thought it was only hot because the thermostat needed to be replaced and bought a new one once I moved in to realized that is not the issue. The AC does not run at all and the house has been at 80 degrees everyday. I put in an urgent maintenance request and was shocked to find out that there is not an emergency line for urgent matters like this. On top of that i also put in a request for our garbage disposal to be repaired the day after I got my keys and no one has fixed that even. I had issues with them putting the water back in their name after advising me to just do electric and they will bill me for water. The electric company stated they have to call in to put the water back in there name and now I could possibly be getting billed twice. As you can tell this company clearly doesn’t have any integrity or care enough about there resident well being. Very unpleased with how they handle things.

      June of 2022 air conditioner went out. Took vinebrooks almost a month to repair. June of 2023. Put in maintenance request to fix water leaking from faucet handle in tub. Have not sent anybody out, now faucet handle has been pushed off by water causing water to go everywhere. Still nobody comes out. No maintenance team. No 24hr emergency service. No reimbursement if fixed by rentor. Not to mention water bill skyerocketing because of issue. No compensation for these matters that are actually a breach of contract.

      I have been a tenant for 5 years at the current residence, I have received an email from the company in March stating a non-renewal for no apparent reason. I have reached out multiple times via email trying to understand why. No response. My rent has been paid on time for the entire time staying in unit, have not had any criminal activity or anything that can revoke my lease. No one has explained why I cannot renew. Has property been sold? I have been blocked out from making current rental payment which I have in full which can now cause an eviction filing upon me. This would affect my rental history and credit which I would like to avoid. The company has no direct number to reach corporate so I have reached out to leasing department and department for rental payments, no one has been able to assist. This is outrageous causing unnecessary stress of finding a new home with no time to do so. I have been threatened by them to put a lock box on door which would be a unlawful eviction. Can someone reach out to me with the intent to resolve the situation and answer the questions that have not been answered. I have tried to settle directly with company yielding no results. I do not want to have to get a legal team but that this moment it seems I may not have a choice being that I am being threatened to be put out of my home causing homelessness and with being disabled I would need more then 3 weeks to find a home. Although I asked for Month-to-month rate to pay to buy me more time to find a home and was declined the opportunity. I look forward to hearing from someone as soon as possible. As discussed, your new move out date will be June 30th, and a new notice will be sent to you with that revised date. A member of our team granted you portal access to allow you to make a payment. If your rent payment can’t be paid in full via the portal, you will need to bring in the remaining balance to the Atlanta office. Your locks are not being changed and the lockbox will not be installed until June 26th. The lockbox is for your convenience, so you can leave your keys in the lockbox when you’re moving, instead of dropping them off at the closest local office. If you have any further questions, please give us a call and we will be happy to assist!

      I applied for a house that was described as move in ready and available. And upon getting to the property with the rental agent, ***** ******** the property was not ready and not move in ready. She opened the door saw there was still belongings present and we didn’t enter the property. She sent other options but would not work with my availability for viewing and reports my $30 deposit is not refundable. I believe the deposit should be refunded as the property was not available to me. I have all text messages for any clarification needed.

      Had a maintenance request for the AC unit on APRIL 19, 2023, vendor came in on April 20 and told us that AC init need replacement. On April 25 vinebrook email us "We are working diligently to resolve your issue.Please allow up to 72 hours for us to review your submission." On April 26 received email from vinebrook saying "
      Hello, we are going the approval process the estimate is being approved by corporate we will send the contractors back out and they will be in contact to set up an appointment when everything has been approved. If you have any questions, feel free to reach back out.". Been trying to contact them but we since but they keep on saying their waiting for corporate to approve. It's been 33days since we put the request but still keep on saying waiting for approval. It's 85 degrees inside our house , we also have a toddler that have eczema and doesn't go well with heat.
      Planning to seek legal action if problem will not be resolve.
