We have had numerous problems with them in regards to the HVAC system, we went almost two months in winter with no heat because they took their time fixing the issue, and now our air conditioning unit is not working properly. We have gone almost 4 weeks with it being 80 degrees and higher in my house. They ignore my emails, they keep lying about what they are and are not doing and I am at my wits end. We have two young kids that are getting sick because they're getting so hot inside. At one point i had to send them to their grandparents for a week but with school starting next week they are home and i do not know what to do. Vinebrook still has not fixed the issue. Today someone replied to tell me that the contractor they hired said the problem was fixed but i called and spoke to him and he reiterated what the problem was and said he would talk with them and call back but he never did. The unit is staying on all day which means our power bill is going to be sky high, again, but even with it staying on the tiny amount of air coming through does nothing to cool my house off. The problem is not fixed and Vinebrook refuses to acknowledge that the problem is serious. They continue to drag their feet, and all she tells me when she does reply to an email is to put in a maintenance request, which i have done MANY MANY times, in the meantime we are forced to just wait for someone to tell us something while we sit in our hot house. I even have to be careful how i cook because the heat of the stove and oven heat the house up more. Please help. I read reviews and i know we are not the first to have serious problems with Vinebrook, we want the job done and we would like some sort of compensation.

      Complaint: ********

I am rejecting this response because: this is all we get in our emails, a comment about addressing the issue therefore they do not actually address it. We still have an hvac air unit that isn’t working properly and though they keep sending people, the people leave and no one comes back until I ask again but they come look and leave. No one is actually putting any effort into fixing the problem.

      Sincerely,

      Dear resident,

Upon reviewing your feedback, we see that your AC is repaired, and there are no open service requests on your home.  We understand that you were not allowing techs/vendors access when they could go to the home. You were offered a 30 day release in August, but asked to move in December instead. The options are to fulfill the lease or take the 30 day release that the property manager had spoke with you about.

      Customer Answer

      Date: 09/07/2022

I am rejecting this because we have not ever not allowed a vendor in the house, they have always been allowed in here. We have home cameras proving that people have come in and I have also been on the phone with family members so I had witnesses. The problem is not fixed, the temperature has cooled down outside therefore the house is not heating up like it was before. We stopped sending requests because Vinebrook keeps sending different people who do the same thing and I was tired of explaining the same thing over and over again and then having the vendors say “yes something is wrong” then Vinebrook saying oh the problem is fixed. It is not fixed, the air still barely blows but luckily it isn’t as hot so our house is staying cool but when next year rolls around we’re going to have the same problem. Hopefully our heat works properly. I have spoken with multiple ******* **** employees, ****** being one of them and everyone that came said the same thing but Vinebrook refused to replace the under the house unit, instead they wait for us to send another request, send someone to “look” and then we go through the motions over and over again. I stopped sending requests because I am sick of that. Vinebrook has blatantly refused to address the problem multiple times, I have witnesses to back that up. My witnesses heard the vendors all say the under the house unit needed to be replaced and then see Vinebrook reply that the problem has been fixed. Do not say we don’t allow the vendors in our house because I have home footage proving they have always been allowed in. As for leaving, you offered us a 30 notice but that is not nearly enough time for us to afford to leave. How was giving us 30 days fair? How were we supposed to be able to find somewhere to go and then have enough money to leave? We will stay until the end of our lease because we are working on a legal case and need to be here. Next time Vinebrook wants to comment and tell lies, we have proof of everything so that is fine with us, it only helps us.

      Customer Answer

      Complaint: ********

I am rejecting this response because:

The problem is not fixed, I am attaching a photo of the house being 79 degrees and my air has been on all day. We just quit sending out maintenance requests because all Vinebrook does is send someone out, we go through what is wrong and then they say the unit under the house needs to be replaced (which witnesses of mine have heard) and then they leave. Vinebrook then proceeds to say everything is fine when it is not! Also, the house is not satisfactory but we have no where else to go. You gave us a chance to leave in 30 days, which was no where near enough time, we could not afford it. We have two kids, bills, rent and groceries to buy, 30 days was not enough time to save up for an application fee, deposit, down payment and first months rent as well as moving expenses. We could not afford to leave within 30 days hence why we asked to leave in December so we had enough time to save our money. I have said this multiple times and Vinebrook does not seem to want to read the comments. We are staying until our lease is up now, not because the house is satisfactory but because we are working on a legal case and the attorney we spoke with told us we should stay until the end of the lease.

      Sincerely,

      ***** ******

      Dear resident,

Upon researching your feedback we see that a new vendor was sent out to your home to assess the unit on September 27th. They did discover some issues but
needed to make a repair in order to complete the diagnostic check.  Management approved the repair to be made and next steps thereafter include completing the inspection.

I moved into a vinebrook residences on the 15th paid all my fees. Upon move in I was assured everything was up to standards. But my gas was not on. My ac is not working the back door is not fixed it has a broken door knob and instead of fixing it they gave me a 2by 4 and said it was for the back door. I put in multiple service request each time nothing was fixed I received a call telling me that I could do this to fix the problem with the ac by someone who is not hvac certified. The vents in this house are filthy way too filthy to have been caused by me. I have terrible allergies to particles in the air and with the vents being filthy all they blow through the house is dust. I work outside as a mail carrier and I come home to a 80degree house. It’s unacceptable this house is not as I was assured, up to standard living quality.

My mother rents a property from Vinebrook Homes. She is elderly and being discriminated against.
Delayed maintenance, illegal billing practices, unsafe maintenance protocols and horrible communication.

      Business Response

      Date: 08/10/2022

VineBrook cannot substantiate these broad, generic claims without specific examples therein. What we can confirm is that we see that your mother placed a service request for her oven on July 28th. A VineBrook technician came out to the home and determined that it is in need of a heating element, which is on order. Once it is received, we will have a technician repair the oven. We were unaware of any prior issues outside of the oven.

Hello I closed on my home in April. My last month as a tenant was May. VineBrook purchase the home from ****** so I had no choice but to be a tenant. 900 of my deposit was kept. I ask for proof from their reason and never received any. I was charged for trash which I provided the court documentation and the letter my neighbor received because they were accountable for it. I spoke with a lady name ****** and she stated she will work on it. I provided work orders and pictures of the home while under ****** like she asked. Dear former resident,

Upon reviewing your feedback we see that your account has a delinquent amount of $16,000 and a rent payment had not been made since June 1, 2021. It appears at one time you were seeking rental
assistance, but no RA case was created by the agency.  Upon final
inspection of the home, items were left in the home requiring trash removal,
and roaches and insects were also infesting the home.  You were allowed to stay in the home longer than typical due to delayed court proceedings.  You failed to pay rent on time, and
take care of the home, An eviction was validated at the time. We wish you well.

that the balance was owed. We did a consent judgement allowing you time to come up with RA funds. As for your comment about being set out – you were not, rather you told the attorney that you had vacated. We wish you the very best.

      Dear resident,

We apologize the for the delay in addressing your AC service call. As you're aware, the heat wave through the month of June created a significant volume of AC service requests internally. As a result of the heat wave, AC vendors were scheduling weeks in advance. It's our understanding a vendor was able to dispatch to the home and repair the AC unit. Please submit a new service request if you have additional needs.

I am a current renter of the Vinebrook Homes and I recently filed for a work order in reference to my Residential A/C Unit going out. The temperatures here in St. Louis, Mo has been 97-101 degrees (f). My issue was labled "URGENT" and inside the resident portal it states that all urgent matters will be addressed 1-3 days. It has been 6 days since the repair order was filed and still no one has arrived at the home to repair my Residential Home A/C Unit. I am very dissatisfied with the in human treatment.

Its as if they don't care that paying tenants are living in unsafe excessive heat. I had to Pay a A/C Company to come and just tell me that the issue is a compressor.

      Dear resident,

We understand your frustrations and do our best to address every service request in a timely manner. Often these issues require the outside assistance of techs where we are often at bay to their already busy schedules then there are difficulties in obtaining parts. We are happy to see that upon review your HVAC repair was completed on 8/18 and all is in working order as of now. We are happy you are now more comfortable in your home and appreciate your patience during this summer season.

      Complaint: ********

I am rejecting this response because: I am requesting a refund or a credit to my account for the amount of 225.00 the HVAC tech that responded out agreed with the actions I took. I had to wait for three weeks before service was provided and I had to spend out of my pocket for Emergency Service provided. Can you please honor my request, not to mention that my basement was flooded and I took a complete lost during the floods that recently  occurred in the St. Louis Mo region where again I came out my pocket to have cleaned and lost alot of my personal clothing items and just a few electronics. I did not recieve any type of relief from Vinbrook with this matter nor did the company reach out to check on tenants that was affected.

      Sincerely,

      Dear resident,

Upon reviewing communications with you, we can confirm you did not report any flooding issue after the July 29th flooding event in STL to make
any repairs. As is the case with any damages you mention, personal
contents are covered by renters' insurance which is the responsibility of the resident to get and maintain. We also do not reimburse for repairs that you opt to make in lieu of our technicians, who also cannot make those financial decisions on behalf of VineBrook.
