      We moved into out home in February. In March we noticed some motion going on in the attic and at that time we figured that it was maybe rain and/or snow on the rooftop. Now, in this same month we are sure that that is not the issue. We are now sure that the problem is that there is mice in the attic. In this same month on the southside of the house there is a meter and above the meter where the pole runs there is a hole. One evening while pulling in our driveway we noticed 3 mice running up that pole, that leads to the attic. On March 20th (SR# ********) my husband put in a maintenance request. My husband was contacted regarding the issue. He then explained that the holes do need to be patched up, however some form of camera or individual needs to assure that there is NO mice in the attic before sealing it up. It is now a month and a day later and we have not had this issue resolved.

      On April 1,2023 this business was paid as agreed a total of $1150 for rent for April. I reported having no air conditioning in the home initially on 4/3/2023 and again on 4/7/2023 and again 4/12/2023 with no resolution or contact back at all. I just really want a repair tech to restore my air conditioning properly.

      On 2/25/23 we vacated our residence. We dont owe any money from previous months. We did our whole lease agreement. Yet we were charged for March rent. How does that make any sense! This moveout statement makes no sense whats so ever. We had to clean the house on our hands and knees when we moved in. It looked better when we left from when we moved in. This is absurd. I want me security deposit back. I spoke to NUMEROUS Vinebrook employees about the proper notice and move out and followed EVERHTHING what they said.

      I leased house on Feb 2022 as the Primary Lease holder thru Conrex LLC, Vinebrook purchased their properties. Vinebrook never gave me a new lease. I gave notice at the correct time for a yr lease to move out Feb 2023, cleaned the house and moved out. Vinebrook did not include the 275.00 Residential Binder Fee deposit with the whole deposit. They kept 135.00 for damage in walls. (i took pictures there was no damage) the refund they did give me was in my name and my roommates name. I was the Primary, I was told by Conrex that the deposit would go back to me only. My bank account was how all rents and utilities were paid. I left messages and emails to obtain a copy of the Conrex lease (when I signed thru them it was on a Doc U Sign on internet and cannot open the file again). I asked for pictures of any damages they say were there, a copy of the lease, and the rest of the deposit. They wont reply back. I have asked multiple times for the copy of lease.

      normally if you choose to rent the place that fee is converted to the security deposit, to show in writing who is the main person on the lease

      This lease states on pg 1 the Refundable amount of the Deposit is 1250. There is no Move in Inspection form attached I need that sent to me it does show holes in the wall at move. Pg44 I did not receive a
       Written notice of the Date and Time that the Landlord was to inspect the property.  I did not receive
      a Move out Notice and did not sign a Move out Notice Inspection Report. Vinebrook specifically stated
      that the deposit refund check would be in the Number One Lease person name alone. That would be
      in my name.
      I want the entire 1250 deposit sent to me in my name. I want the Move In Inspection report sent to me.

      Idk if you can help but we have been without heat in my home for the last week because there's a gas leak that vinebrookhomes can't seem the fix and citizens energy group refuse to turn back on the gas because it's still leaking heavily I have my kids to come to my house by court order and it's freezing in my home and I can't speak to anyone in the maintenance department and the answering service is taking terrible notes this is a terrible experience please help me no one is responding

      I am renting a home from Vinebrook. I have many issues and complaints about the house and worse are the people that work on the customer service side. Every time I have a maintenance man to come out they take pictures of the problem. They had a few maintenance men that were very nice and then they are gone. I have leaks in the roof and all they did was paint over the ceilig. The driveway is complete disrepair and it tore off the bottom of my car. I have a faucet that has been leaking for over a month. The faucet has been broken over 3 years and they keep patching up the problem because they have to hire a plumber and repair it correctly. The furnace and air conditioner is old and I had to go without heat a whole weekend and it was freezing. The people that made the new and improved web page it horrible. I have been here for years and now they are taking water bills out of rent. I asked them to please have a separate area for the water payments and they refuse. I have never heard of a rental company taking water bills. The last and most distressing thing is the porches that are leaking and destroying my belongings. I offered to purchase the property but they refused. Vinebrook could have taken the money that I would have purchased they house for and repaired the other properties. I have paid for the home in the years that I have been here. Vinebrook is a company that will be judged by GOD. Vinebrook you can not treat people like trash and be blessed. They have made no repairs and raise the rent every year. They force you and harass you to pay rent or they will raise the rent to market value. These homes are rotten and old and need to be repaired.

      On March 30th we inspected the home and found a few issues as you have mentioned. There was an area on the roof and porch overhang that were repaired on the 30th. The roof on
      the shed at the rear of the yard needs repaired as well, which we will be doing (weather permitting) the early part of the week of April 3rd. The issue with your facet is a diverter valve behind the tub surround which is scheduled for replacement on 4/1. We will be returning to do some drywall work around the
      surround and a few spots on the ceiling which is anticipated to be finalized by the end of the week of 4/3. 
      The utility chargeback billing is part of your lease

      I gave Vinebrook a 30 day notice to leave the premises by 02/05 I left 01/13 took utilities out 01/18. They are still charging for the last month plus for stuff that was messed up when I moved in. I have records of me reaching out for a check list to report the things but the person never responded. They are also charging me carpet cleaning and things like that when I know for sure the carpet was not dirty. I have a full video of me leaving the house. I have reached out for someone to call but all you get is an email. You can never get in touch with nobody. They are not right not professional at all.. it’s crazy I had to call them 6 times to come fix the sink in the kitchen and plenty of times about the electric problem in the bath room. I had no electric in my bathroom for over a year. All I asked was someone to contact me and I can’t.

      2/5, however you were in a contractual lease agreement until 2/24 and was charged for the end of your lease term. The 30-day notice did not negate the contractual obligation of your signed lease. Additionally, your lease includes a utility chargeback and did receive a final water charge on your account for $88.40. Your last utility billing was only through
      12/20, so the additional billing was for the days thereafter and leading up to the move out. The move out charges relate to carpet cleaning and overall damages found when our property team did a final inspection of the home after you vacated.

      I just recently started renting a home from vinebrook and didn't do my due diligence and read the reviews. The leasing agent told me that it was a quiet community and that only a single lady lived next door. Well it turns out that this single lady lets a bunch of felons live with her. They will be extremely loud until very late at night, and when I brought this up to management absolutely nothing was done about it, they didn't even make contact with the neighbor's. About a week went by and they were partying till 12 or later every night, I asked them to keep it down one time and they try and fight my in my front yard. So I call the cops and the neighbor's run inside and yell you need a warrant to get us out of here and they told me to call if I had any problems and left. Well 2 am rolls by and the neighbor starts pounding as loud as he can, I see him from my top floor window and call the cops again. While on the phone with 911 I see him throw a bottle through my window. I got a protection order and filed charges against him and vinebrook still did nothing. It took vinebrook 2 days just to come out and board up my window. I think section 8 management would taken more action, but all they care about is the money coming in. When I asked for them to simply let me out of the lese they said I had to pay them 4 months rent to buy myself out of the lease. They give you no options at this company but to be evicted if you are in the situation I am with my neighbor's. They told me that if I wanted to get out that bad, that I should just turn my keys in at the end of the month and tell them I moved out while they take my security deposit.

      We were made aware of this incident on Jan 4th you put in a service request for the glass repair. We also received the work
      order that day, and had at tech out the next day at roughly 4:30pm to
      secure the window. We weren’t able to replace the glass until 1/19 due to the availability of the glass.

      When we were made aware of the complaint the Property Management team made contact with the local police department and got copies of the police reports,
      which did explain that the neighbor's boyfriend (who is not on the lease) was a
      suspect for the broken window, but ultimately the police department did not
      file charges. The charges you had filed,
      are not yet granted, and they are continuing to push through the courts, and
      have had several dates lined up.

      At this time, because the complaint of an authorized
      occupant couldn’t be substantiated an eviction for the neighbor could not proceed. This was disclosed to you and you were unhappy and asked to be let out
      of his lease. The lease buyout process was explained and you were dissatisfied
      with what the contract states. While we understand your frustrations, unfortunately we cannot guarantee the “quality” of people who reside next to any of our
      homes.

      This is completely wrong and is not the correct facts in this case what so ever. The person in question who broke my window and threatened my on my property lives at that address. The courts have ON RECORD that he lives there, the no contact order I got after I won the case against him states he lives at **** ******* *** ****** **** *****. This is what shows up when you look him up in the dayton municipal court system, ********************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************************** which also shows that his address is **** ******* ***. This is to the direct case which I was involved with ***************************************************************************** which shows his address **** ******* *** ****** **** *****. He brought in his "roommate" ***** ***** who is the leasee for that address and stated on record that they are roommates and that he lives there. I have all the evidence in the world to prove that this company is negligent and not providing a safe place for anyone in dayton to live. I did not see the email that stated they replied to my response because what they stated is completely wrong and they knew there was a court case against them. The amount of frustration, anxiety, fear, and restless nights this company has caused me is immeasurable especially considering they emailed and called me when i first made the report that they were getting evvicted BEFORE any court action happened then all of a sudden something changed and they are trying to protect these people at all costs.

      Vinebrook is trying to state that the person who threatened me and broke my window is not living at that address (as my neighbor, not like i don't see them everyday!) when I have all the evidence in the world to prove otherwise.       This is the 3rd time they have not fixed broken items in the house. The first time was 8/1/22 when their tree branch came down and ripped the power box off the house. We did not have power for 4 days, until I contacted Code Enforcement, and they came and fixed the power box, and we were able to get power back. The next time was 2/10/23 that was a very cold week, and our heat went out in the house. I called the Emergency Maintenance line, and it took them 3 days with no heat, and I had to miss 2 days of work waiting on them. The latest was 3/13/23 and the heat went out again. Called the EM line again. Maintenance guy came out the next business day. Looked at it flipped the breaker and it worked. Came home from work it no longer worked. I flipped the breaker like he showed me and nothing. Called the EM line again and now it is day 4 of no heat. I emailed the property manager and told her that she needs to put us up in a hotel for the night due to the cold temps and they emailed back and said that they had another vendor coming last night to fix it. That vendor never showed up and my children and I had to stay in a cold house with space heaters for a 3 night because they did not want to pay for a hotel room. This leasing company does not care about their tenants, and this is not right to make a single working mother of 2 young children who works hard and pays her rent on time and does not cause any problems to be treated like this on 2 of the coldest weeks we have had in a while. Also, back to the tree branch, they had a "tree guy" come out to give them a price on to cut the 3 HUGH oak trees on the property. They are dying our dead and the big hugh branches are falling out of the trees. It has not the neighbor's power out a couple of times since I moved in July 1st 2022. I feel they need to compensate me for the 3 days of work and 7 days NO HEAT and put that credit towards my rent.

      Dear resident,

      We have responded
      to her heat requests each time in a timely manner.  The first occurrence,
      we provided space heaters as instructed due to the service technician needing to order a
      part. As soon as the part arrived, it was replaced and the system was
      functioning properly when the technician left the home.  The most recent
      request was responded to within 24 hours and the system was fully-functioning after the technician found the issue.  When it was reported the following day that the breaker had tripped again, we contacted a technician who reached out to you to schedule the repair later that day. 

      Unfortunately, we were
      not aware until the following day that the technician did not show as scheduled.  You submitted an online service request after hours to inform us of that missed appointment and emailed the Property Manager. The next morning, when the service request and
      email were received, we instantly scheduled the repair with you for the following day.  You emailed the Property Manager to let her know your frustration that the heat could
      not be repaired the same day and you requested a hotel.  The Service Supervisor assigned the work order to
      another technician, so the heat could be repaired the same day. The technician was
      able to arrive at your home within 2 hours to complete the repair.  No
      additional service requests have been received.

      Our team provided timely service to the best of our ability.  Although we do understand it
      is an inconvenience to have recurring issues in a home, we are not able to
      repair an issue until it arises.

Upon move-out the charges assessed for the exterior to you were far less than what VineBrook had to pay to resolve, which included pressure washing the exterior.
