Received a past due water bill for over 350$ after moving into a Vinebrook property less than a month ago. The bill has not been paid since April (when it was in their name). Tried to call, email, etc to contact someone at Vinebrook about this over several weeks and have received 0 response from them even thought it is their bill to pay, massively past due, and incurring more late charges.Business Response

Good afternoon,
I hope this message finds you well. I'm filing a complaint against Vinebrook Homes for numerous reasons. The latest reason is due to not having running/functioning water for the past week, 168 hours and counting!
I followed the necessary steps the company stated and nothing still has been done. Georgia tenant laws states not having running water is considered URGENT, an EMERGENCY. It also states a tenant should not be without water for 24 hours. This is INHUMANE! I’ve done my part by putting in a work order and also speaking with many different representatives and being told the same information day after day. I’ve requested and also was told that someone in a supervisory position will reach out to me in reference to my many concerns.
I've placed numerous work orders since I moved into this residence in 2020, and majority of them haven't been fulfilled. I call and ask the status of the work orders, I'm told to put in another and wait.
I've told this company about the mold in the shower that keeps returning after cleaning it with chemicals every other day. The mold in the shower has been in the shower since move in, in 2020, a technician came out and sprayed painted it and said "that should do the trick." The company continuously states it's not mold but I have had several foot infections due to the mold in the shower.
The above mentioned complaints are just a few situations I have endured since renting this property. I’ve given this company numerous chances to rectify this situation in a timely matter, but that has not been done.
Attached to this complaint submission are the several work orders placed in reference to not having running water. I have all the necessary documentation of work orders placed, email correspondence, and call logs of my interactions with this company since 2020. Willing to provide more if/when requested.

Your work order regarding mildew in the shower submitted on 6/1 has also been marked as completed. Our in office Administrative Assistant has reached out to you yesterday 8/24 to confirm if you are still having issues with either item. If so, she will submit a new work order on your behalf so we can promptly get this taken care of for you.
We sincerely apologize for any inconvenience this may have caused you. Often times we are at the mercy of outside contractors and or backordered materials, we hope you do understand we work as quickly as we can to accommodate all service requests in a timely manner.

I am rejecting this response because: I’ve been in contact with this company for MANY reasons due to the negligence of this property. They continue to give me the run arounds. Today is 8/28 and I STILL don’t have water. Georgia tenant laws state within 24-48 hours the issue should be rectified, it still hasn’t. My first call/ work order was placed 8/15/2022. I have placed and called everyday since not having any water. This company closed out the work order saying the water pump is fixed when that’s a lie. You continually telling me sorry doesn’t take away from the fact that I’m still without water and have to find ways to do the basics as a human being. An simple apology is not going to cut it. Attached is a screen shot of the work order and them marking it complete.

I’ve been with hot water for over a month. Filled a work order July 9, 2022. Have been staying at a hotel because I do not have hot water. I call no one can call me back to reach back out to me. I recently spoke with a guy with Vinebrook homes who told me my work order was closed out on August 16, 2022. No one never came out to fix my hot water issues. No one ever reached back I’m out to me about my work order , but yet my work order is closed. I’ve gotten numerous of emails stating that they will file for eviction if I don’t pay my balance , but I literally has not stayed in the home. I have all my hotel Reciepts from me living out of a hotel. The only way I can get they attention is by being late on my rent , then they come calling my phone and emailing me. But never respond back to my work orders.
They also stated that’s I was hand delivered a notice to leave property which is a lie. No one ever came and taped anything to the door. I check on the house daily.Business Response

My rent was late due to COVID I missed 7 days of work. I applied for their hardship program and was told they would contact me. I contacted vinebrook numerous times keeping them updated but no one responded. I would receive a email asking for my payment and would respond and no one would reply. I went to pay my rent 23 days late. Rents due on the 4th so I attempted numerous times before and on the 26th and Vinebrook deactivated my payment portal keeping me from making my payment and now have added $350 fee to reinstate the lease because they filed to evict me on the 27th of July for Julys rent which is $960 plus late fee of $50, and since they didn't contact me back until August that months rent is due also because they won't accept Julys payment without all these fees. I want to know what day my online portal account was deactivated!!! How they can charge a $50 late fee but file to evict me for a months rent when the month has not even past yet ( that's what a late fee is for), and demand I pay $2,370 in full because they one put my online account in eviction status before a eviction was filed with the court just to charge me a extra $350 to run my bill up, and two when I filed for the hardship program they said not to call they would contact me, I was never contacted or even notified when they closed my application for assistance.Business Response

I was renting a home from this company in which I fell behind on payments. I then reached out to them and they told me as long as I paid they would drop the eviction and I could continue to stay there. So, I reached out to family members for help and they called trying to pay my rent and were unable to reach anyone consistently. But, the family member is a pastor and was very busy and didn't tell me that he hadn't been able to reach them until they had already sent a sheriff out to continue eviction process. So, said family member sent money to me and I overnighter the money to the company. No one was able to input the payment when received so, the sheriff came back out to put a lock on the door. A vinebrook representative came out with the sheriff's and I showed him my receipt of payment. He then called the owner and he told me that if I had paid then they would give me the code to the lockbox and I could get the key out and continue staying there. The management company called me later that day and told me they were proceeding with eviction because they hadn't received the payment. I thought because it was the weekend that they would receive it by Monday and all would be well and the owner would keep his word. That didn't happen even though they told me they received my payment on the 5th of the month. I am writing this compliant in the hopes that the owner would reach back out to me so, that he can keep his word with me because I did all that I could do to keep my house. I even had a family member to call and try to pay it way before the eviction but, the company was lacking a worker in collections to successfully do so. The payment was still sent out before the eviction but, the lack of workers caused a delay in processing the payment. The whole experience has put me in a worsening mental and physical state as I am disabled and receive compensation for said disabilities.Business Response

***** ****** ** has experienced storms that resulted in flooding. I reported to my maintenance line that my basement was not filled with high water but the carpet was soaked due to flooding. I made the complaint 7/26/22, received an email 7/27/22 stating not to submit requests for non emergencies even though leaking and floods are outlined as emergencies. I have called multiple times and keep being told someone will call in an hour, no one ever does. I received a text stating they gave my info to EverReady for help with the carpet but after a week of waiting, I called that company and they had no record of being called to come to our property and even said they weren’t able to do it because they were only doing multifamily homes due to their volume. Vinebrook then entered my home without prior notice the weekend of August 6, repaired nothing, and left our door unlocked. When calling to ask why this occurred we were told again that someone would call within an hour and still no one did. As of now my house continues to smell vile because of the carpet downstairs despite my non professional attempts at resolving the issue. The carpet needs to be replaced as it has now been smelling this way for 2 weeks. Vinebrook home has cancelled my original request and only kept in the one their employee entered when I called in to ask for it to be treated as an emergency, which conveniently was a week after the original request. When asking for proof that the request was changed into an emergency, the rep on the phone sent me an email from a different company that she generated herself and dragged Vinebrook homes logo onto it, completely faking the email. No one has attempted to reach out to resolve this issue and my family is continuing to breathe in these fumes. I need this resolved as I have 2 young children that have to live here and we don’t have an alternative place to go.Business Response

SO I HAVE RENTED A HOME FROM VINEBROOKS HOMES FOR A YEAR. MY RENT HAS ALWAYS BEEN ON TIME . I SUDDENLY DECIDED TO MOVE BECAUSE I WANT TO RELOCATE OUT OF TOWN IN OHIO. I ACTIONLY HAVE NO PROBLEM WITH THE COMPANY UNTIL I MOVED OUT AND WAITED ON MY SECURITY DEPOSIT. I AM AN UPSTANDING PERSON AND I BELIEVE IN TREATING PEOPLE HOMES WITH RESPECT SO WHEN I MOVED I ALWAYS CLEAN THE HOUSE INSIDE AND OUT. THE HOUSE WAS CLEAN, PAINTED, SWEEPED AND MOPPED. THE OUTSIDE OF THE HOUSE WAS CLEAN GRASS WAS CUT FRONT AND BACKYARD. NO TRASH NO WHERE NOR IN TRASH CANS. SO WHEN I FINALLY RECEIVED MY SECURITY DEPOSIT I WAS CHARGED 350 FOR MOVE OUT CLEANING AND 115 FOR SOMETHING (I LITERALLY DONT KNOW WHAT). I TOOK PICTURES THE SAME WAY THEY GAVE ME THE HOUSE I LITERALLY GAVE IT BACK THE SAME WAY. WHY WOULD A PERSON TAKE THERE TIME TO CLEAN UP AND RESTORE THE HOME BACK TO ITS NORMAL WAY GIVING TO THEM FOR THE COMPANY TO STILL REAP THEM OFF AND TAKE MORE THAN HALF OFF THE CLIENTS DEPOSIT. I FEEL LIKE THE COMPANY FEELS THEY JUST HAVE TO TAKE SOMETHING FROM A PERSON EVEN THOUGH THEY KNOW ITS WRONG AFTER ACKNOWLEDGING THE PERSON CLEANED THE HOUSE. THE COMPANY TOOK 465 FROM ME WITH LITERALLY NO EXPLANATION!!! I rented a house with this company and moved in May 7,2022. I was told that I need to walk through the house when I moved in a write down all the issues with this property and I did just that and turned it in to the contact person I signed the lease with. The first time it rained the basement had water because the gutters are bent and water is running from the gutter to both back doors. When no one would respond to me I remembered they are short staffed. Well it’s August and still no one has come out but told me I need to be sure the gutter is cleaned out but how is that my job when I have been complaint to them about these gutters. Well we had two bad storms and I woke up to a flood in the basement twice and had to throw furniture, shoes and clothes away even pictures. I work hard for my money and why should I have to live with water and mold and can’t turn the AC on because water runs into the basement and the hall and the garage. I’m sure you have a lot of complaints about this company believe me they are all true. But they call for rent but no help at the residence I ain’t paying nothing until something is done. I reported this to the local news. I reported this to at ***** county and was told by the supervisor that I need to clean the mold with bleach and I asked him how can I do that if it’s behind the walls. I am rejecting this response because: The tech did come but never fixed the gutters. The technician said he will not be risking his life to climb on the roof it’s too dangerous and too high and he had no ladder. The tech did fix the a/c issue. The gutters and the mold still the same. I have been dealing with this since May when I first reported this. I don’t think I should have to pay rent or o should receive an adjustment on my rent for August/September ( and shouldn’t owe anything I lost too many pieces of furniture and clothing and supplies because of those damn gutters and I’m tired of it. Mold smell is horrible. I placed another work order today because this makes no sense at all.

I am rejecting this response because: They sent maintenance 3 times and no one can or will fix the issue they stated it's not what they do and they are not getting up there. I was also told that they cancel my work orders because the gutter is not on the ground but I never said they are on the ground. I wish you could have fixed these issues before I moved here and was told once I move in they would take care of my issues. This company is nothing but SLUMLORDS. I don't deserve this and no one else deserves this. I stopped paying my rent I can't keep paying $1500 to live like this. They trying to make me clean the gutters and I am not because I was told this stuff would be taken care of and now they ignore me give me the run around and I just curse them all they deserve just it just like the owner of this hot mess property. I still have water coming in and the house still has mold and mildew that I am sure is behind the walls. The floors are still bad and will eventually fall to the basement. All I asked is that you all fixed these issues and found that it's a waste of my breathe and time. I was even told I would be sued and I told them to take me to court I need to go to show all of this stuff (letters, pictures, text messages, emails and so much more). If you want me gone I need compensation because I didn't sign up to smell mold and mildew and clean up water that's coming in. I work too hard to give my money away and can't have a decent home. I have been sickly since I moved in this trap.
