  Vinebrook decided to randomly add an almost 90$ fee on my rent. I’ve been calling and calling trying to figure out what it is and almost a WEEK LATER STILL NOTHING. Every call I can only get to the “answering service” where they’re “escalating” requests yet no call back. Seems like they have just 5 people that work in the entire company seeing how slow and bad the customer service is.

  their repair service sucks cant never get them to fix anything there is never anyone to talk to except a answering service we left various messages to have management call and have never recieved a call all they care about is their rent money and will not fix any problems

  As a business, all the claims and reviews of this company, based on my own experiences unfortunately are true. This company is nothing but slumlords, that just buys bundles of property and if you have to be in one of the properties that they have purchase, hopefully your A/C or Furnace does not break. You could be in for a long hot summer or cold winter. The people they use for maintenance are totally incompetent. My most recent endeavor with this business is a needed A/C repair. The unit was working it was blowing hot air, basically it needed Freon and recharging. I submitted a work order through their portal on August 6, 2022. After a month of talking to customer service, basically getting nowhere. They would always say someone from the maintenance department will be contacting you soon. Finally in the 5th week two guys show up in separate pickup trucks, check out the a/c take pictures and say that the unit needs replacing. When they leave the unit no longer works. So now this is the first week of September still no a/c. This is Georgia it is extremely hot and humid here, this is not Ohio. When it’s 90 degrees outside a/c repairs must be made within 5 days, not when Vinebrooks feels like it. The current temperature in the upstairs bedroom is 88 degrees. My family is suffering ill health, from this, and mold is beginning to form in the house because of so much heat and humidity. I am getting my County involved, and will be filing a lawsuit, from heat related sinus infection and migraine headaches. These slumlord tactics of collecting rentals payments, and performing poor or no maintenance, will not be tolerated here.

  I am writing this on behalf of my girlfriend. This "company" is the epitome of profits over people. They took over the portfolio from Prager homes but do not have the capacity to manage these homes. We live in Atlanta and the summers are hot. Her AC went out on 7/20/2022 and as of this writing, 8/29/2022 it is still not fixed. Just to get a service tech took over 3 weeks- with only a call saying they are on the way. Luckily my girlfriend's mother is retired and lives close by to meet the service tech. The service tech said he needed a part and would be back in a couple of days- it's been a week now. The house is uninhabitable with the temperature 90+ degrees in the house and yet they expect full rent. The customer service is HORRIBLE!!! You can't reach anybody and when you don't get any follow up to your stared problem. Bottom line, I think this company needs to be put out of business because of how careless they treat their customers especially when dealing with something as so vital as to where a person calls their home.

  I can honestly validate all the other claims on these reviews just as my own experiences. Slumlords through and through, with the added bonus of incompetent maintenance workers as well. My most recent endeavor with this "business" is broken spigots in both the front and rear of the house. Some guy shows up claiming he needs parts, only to leave and complete the work order. Called a week later after no communication or updates, to discover the work order was marked as completed. The gentleman I spoke to created a new work order for me and they send the same incompetent guy out there again. Claiming that he asked for the pipe to be replaced. The reality is, he should know how to replace this and furthermore he lying through his teeth. Today being 8/16/22 I called and spoke to a supervisor who probably did nothing but take my complaint...who knows. I'm going to Escrow with this company and let the state step in.
  The gutters had decades of scum building up and dripping vile mold on the outside of the aluminum siding. I asked for that to be cleaned and repaired but that order got canceled too. This is ridiculous because this house was absolutely disgusting when I moved in. Nicotine states from decades of smoke, filth, dust, and dirt, in every room. They literally did nothing to clean this ******** before me and my family moved in. They also act like all these repairs should be done by the resident. The audacity of these people astounds me...
  Trying to file any kind of complaint or contact anyone is practically impossible and I believe this is truly by design. Vinebrook does not want to take responsibility or fix/repair their own disgusting houses.
  To anyone considering renting a home from these scumbags...don't.
  To all the peeps on here who are going through the same as we all are, contact the city and make a complaint through them. Let them handle this and give your money to the city, they'll at least force Vinebrook to repair their own garbage houses.

  I am speaking on my mom’s behalf this place is a joke it’s hard getting in contact with them they lie about reaching out my mom is under a eviction becuse there claiming they aren’t getting her rent witch is a lie my mom didn’t know anything about eviction until they lady we spoke with said they filed one we wasn’t notified of anything we can’t help the post office are backed up that’s how we send our money I jus wish my mom could move out of this place they are nothing but jokes my mom so worried and stressed she was better off staying at her old apartment I am giving zero stars

  Floor is completely covered in animal urine from the carpets to the floors and they are giving a hard time about replacing carpets because it was “professionally cleaned” which it was evident that it was not. They finally agreed to replace one carpet and got the other one cleaned. It’s so bad the whole house smells like animal urine. I don’t think it was an unreasonable request to ask for the carpet to be replaced but apparently it is.

  I love our home here with Vinebrook homes. I am a carpenter/ handyman, and shouldn't need any maintenance done to the house we rent. We love our neighbors/ neighborhood, we want security in not having to worry if we are going to be kicked out every year. I want an extended lease so i dont have to worry. 2 minimum, 5 max. I call, i write, i email no response. Jessica k**** is the person ive contacted multiple times no answer. I want to stay and give them my money for years to come but no answer, i need help.

  I am a current tenant of Vinebrook Home
  They took over my lease in 2021 and it has been nothing but hell. You can't get any one on the phone they don't return calls or anything. But as soon as you are late on your rent then they're calling and sending emails. I put a maintenance request in regarding my air conditioning last week and still hasn't heard anything. I wouldn't recommend them to anyone.

  I would not give them any stars at all if it was anyways possible this place is horrible the house I'm living in is falling apart they keep coming up with all these fees every month my rent changes the area is not worth it and they don't fix anything you never get to speak with anyone in the communication is very poor and their attitudes are bad they're very unprofessional
