The worst Mortgage Lender you could ever use. So deceiving and because of their inability to get me the re-fi I wanted, I got behind on my mortgage and car payment. After waiting more than 2 months and promises and more promises, **************************** Mortgage Advisor stopped talking to me and gave me another Loan Processor, *****************************, who never spoke to me and kept sending me the same email over and over again. I got calls from people about getting a pay-off statement from my mortgage company knowing they were not going anywhere with the loan. I lost $199.99 from an unfair appraisal on my home. I sent the *** of Lower.com, ******************* a letter by Certified mail and have yet to hear from him. You must watch out for ******. This company is somehow affiliated with Lower. They are a disgrace and should never be in that business. At one time, I thought they might be a scam and that made me put on alert to watch my home from being taken from me. I got a few strange calls also saying they were working with names that I was familiar with, but nothing ever became of that either. Never again and I have nothing good to say about Lower. They get no rating from me.Lower.com

They insisted on telling me the numbers of my possible loan, it was like pulling teeth to get the actual numbers emailed to me in my inbox. They kept asking what other lenders were offering me, and then it felt like they scolded me when I finally got to see the numbers with my eyes and told them their rate and closing costs were higher than the other offers. The VP Shane said "if I can't trust what they are telling me, why work with them?" in reference to me asking for the numbers in writing. He also said "this is why we ask for the other lender's offers so no one wastes their time". What a JERK.Lower.com

1 starI looked them up on google seen good reviews so decided end up wasting my time and money with this company what a joke. Everything is pretty cut and dry will be no issues just pay the appraiser fee they must be getting kickbacks. Like another review just read on here they ask for this and that you give them that than they come up with more bs like uhual receipt showing u moved into house and storage unit receipts. Give them that than they want more and more ** I don’t need mortage paid for this cash and fixed it up myself cash I will just get a helo from my local bank if really need some cash. I'm usually the type to dot my i's and cross my t's, especially when it comes to financial dealings like a mortgage. So it was quite a jolt when Lower.com, after assuring me of an escrow refund close to $10 grand (a not insignificant financial draw that was a part convincing us to close with them), came back with a staggering correction 6 weeks AFTER closing: there would be no refund due to an escrow shortfall they hadn't initially caught. This isn’t just a minor hiccup; this is a significant oversight that has had a real impact on our finically forecasting, and I would like some accountability.
This is following an initial issue I experienced during closing that almost made me cancel the night before signing. After reviewing the CD, it became clear that in the multiple sales y “but wait there’s more!!!” style breakdowns of costs Lower.com had given me, they had left out a critical detail: the HELOC itself would be used to reduce my mortgage by $35,000! I had no reason to assume that this figure would come out of the HELOC, and I can only the omission was strategic in their part, because everything else was laid out meticulously. Their omission led me to an incorrect assumption that our HELOC availability post closing would be mouth larger, which isn't something I take lightly and greatly defeats the purpose of the loan in the first place.
I'm sharing this because diligence isn't always enough—you also need transparency from your lender. If you're going through the refinancing process, be aware that it's not just about the questions you ask, but also about the forthrightness of the answers you receive.
I need better answers, netting such a significant loss with this escrow refund is intolerable, it’s not just bad business or poor communication, they had us sign a document under false pretenses and something needs to be done about it.Lower.com

I had a terrible experience dealing with this company. They misrepresented everything and caused me to waste $1,245 on an appraisal and engineering certificate. I was told the appraisal would cost me $500 but they charged my card $695. I was told upfront the fees should be less than 5k, then I received the closing statement and it was over 14k ! Losts of junk fees and 2.78% in points !They get you to spend all this money upfront out of your own pocket, then pull a bait and switch on you. And, underwriting is terrible, they give you a list of things they want, then after you provide those things they will ask for more, and more and more ... until they come up with something that doesn't exist and you can't provide etc. I intend to file complaints with the ** ********** ** ********* ************ and the ******** ********* ********** ******. Yes, an appraisal can cost $500 - $800, this can vary based on the loan type, property type, location, and various other factors determined by the appraiser. Lower LLC legally cannot retain any of the appraisal or engineering certificate fees as those are sent directly to the appraisal management company's appraiser for the services they provide. As far as the costs associated with your loan are concerned, we charge $1,299.00 in origination which is the charge for our services. The 2.875% ($4,984.73) of points is based on the current market and are via Lower for you to able to access the loan program and rate available, based on your current qualifications. All other costs associated with your application would be third-party fees, such as title, government, and setting up your escrow account. As required by law, all costs that could be associated with your loan were disclosed to you.

1 starTrust the government more than this company. Starting with trying to convince us that combining our vehicles and taking a loan from 2.5% to 13 % would save us money. Then demanding closing had to be by the end of the and adding fees and closing costs until paperwork signing with a notary not even with the company. They promised rates and terms that they couldn't follow through on. I was left in limbo without returned phone calls. I never got found out the status of my loan application. I had to assume that they lost interest or are too busy. I am not sure what to make of this company, unprofessional, inexperienced and unorganized for sure. I just gave up and went elsewhere for financing.Lower.com
