      On December 24th 2022 a pipe burst in the laundry room next door. This caused it to flood and ruin everything in my living room. I understand it is winter time, mother nature happens however; had the laundry room been properly maintained I. E. Trash emptied so it wouldn't overflow and clogged drain and if the drain had been properly maintained it would not have affected my apartment. The apartment complex removed the padding from under the carpet they did not come back for their equipment for at least 5 days. Then I was going on vacation December 28th and on the 26th and the 27th I sent them another email explicitly telling them do not enter the apartment until I am back home from vacation. I had my sister come over daily to check on my two small pets and on the night of the 31st she came in my apartment and everything had been rearranged. They entered against my wishes they also moved my animals litter box and food so they could not find their food the entire day there is also broken glass outside of my front door that has been there for over a week that no one has cleaned up yet. when I called the apartment to ask if they would compensate us, perhaps even apologize, (and they refused to replace the carpet stating it already had damage on it before when I can already smell mold and mildew....) help us out with rent or some kind of act of Goodwill they said no and hung up on me. When I tried to call back they refused to answer the phone an apology. my animals were starving!!!!

      I've been a customer for over four years. Most of my friends and family have been with Morgan Properties (Orchard Meadows) for quite some time. My experience with the company had been positive until a few months ago when the contract included the internet. To summarize, we are forced to pay for internet service regardless of our financial situation. In my case, I had signed a two-year contract with a third party for Comcast internet. I expressed this at the time of renewal, but I was told I would still be charged for Verizon internet. This is sad and unfair.

      My boyfriend lives in Gwynn Oaks and the bathroom sink is always stopped up and extremely slow to empty. Several times the ceiling has leaked and maintenance blamed the tenants above but why is the building designed that water is leaking out of the heating vent and down the walls in closet if the apartments above have an accident? They charge administrative fees, water fees etc. with every rent bill so your bill is NEVER really the same from month to month. In the winter, the area near the curb in front of the apt, floods and then ices over. I've had to walk around on the grass just to get to my vehicle on the other side of the parking lot. They put up a notice today saying that the laundry rooms in the apt building is locked and a person has to go to the office during office hours to pick up the key to unlock the door. What happens to people who work outside their office hours especially during the week? I've lived in many dorky apartments over the years and this is the worst experience ever. You would think a company that makes so much money would treat their tenants better.

      Do not rent at Traditions of Augusta I was contacted about renewing my lease and informed the representative that I would not be renewing. I turned my keys in and signed move out paperwork on 10/01. I called starting 11/01 asking for my deposit I was told Sheila wasn’t in and she had to sign off on it. I received a letter from Morgan properties on 11/30 saying I didn’t move out until 11/01, which was incorrect because Becky confirmed she found my paperwork saying I moved out on 10/01. I called the office on 12/01 and was told that I didn’t give a notice and that’s why I was charged Octobers rent. Living here has been a nightmare and I’ve still paid my rent on time. I’ve been without water on numerous occasions, the tub upstairs leaked in my apartment, I’ve walked outside to sewage on my front porch and then my apartment flooded. Trash is always around the compactor and the cats are taking over.Pool never was working I lived here for 3 years and the gym was never operational . I have videos and pictures to support my claim.

      If you're not looking for---- Ever changing poor management, constant trespassers,outdated apts.,subpar maintenance,drugs being sold in the parking lot and out of the apts.,train and highway noise,no proper safety equip.poolside w/o a lifeguard, paid visitors parking, an occasional drive-by and a lease only enforced when it's advantageous to management------- then don't move to Wexford /Morgan Properties @ **** ******* ******* *** ********** ***--.I found living there was the dregs!!

      Morgan Properties are nothing more then polished slum lords. I've lived in two of their properties now, Cedar Creek apartments in Glen Burnie MD and Village Square Townhomes, also in Glen Burnie MD. Our first experience with them after they took over the apartments was so bad we moved out after 5 years only for them to buy the property we moved to within the first year. When they take over a property prepare for your bills to shoot through the roof with hidden fees. In both places they began charging a trash removal fee while scaling back how often trash removal was done and allowing dumpsters to overflow to the point rats started showing up in the neighborhood. They will charge you what basically amounts to a water heating fee on top of the bills your energy company is already charging as if you're renting use of the buildings hot water heater. In the apartments they began selling parking spots in a previously unmarked lot leading to ask the worst neighbors buying every spot up front to park their multiple vehicles while older residents and anyone else was left to walk from who knows where was left in their crime ridden complexes. Oh yea that's another thing, they must want the neighborhoods to resemble the slums they turn them into because they'll cut down EVERY. SINGLE. TREE. (Further running up your energy bill from lack of shade). I've never seen a property management company so dead set on destroying any bit of nature on their streets. Trees older then their company, gone. And it must be a corporate initiative because they've done it at both properties which both had nice landscaping before they came and turned them into rat holes. As far as the office staff they hire? From the property managers on down you just shouldn't even bother calling them. You'll get a fake boiler plate response similar to the replies they've left after the messages on here and mark your ticket as complete when they get off the phone. That's assuming they are even present to answer.

      Briarwood Place in Laurel, Md is A COMPLETE AND UTTER NIGHTMARE!!!!!! I have NEVER experienced anything like it. 08/2021 I moved in this apartment with my mom, 3 children, pregnant with my 4th, unaware of the DISGUSTING conditions that we would face shortly after. I realized that despite the clause within their own lease of how to care for appliances the protective layer was stripped, causing my stove's appearance to look like it had been abused by me for years, the dishwasher has never worked, the air conditioning NEVER cooled my apartment. I reported these things to maintenance, either I was told nothing could be done or given empty promises. Within the first 5 months about 10 roaches. I contacted the leasing office for pest control to treat my unit. Which seemed to work. About 2 months ago, several other tenants in my building began to leave, due to roaches. The conditions in my apartment became UNBEARABLE & UNSANITARY. As of today, my unit has HUNDREDS if not THOUSANDS of roaches. I've been forced to discard food, my kids & I have to sleep with cotton balls in our ears, I'm Inconvenienced & have to shake everything out before leaving my house EACH time, my baby is 7 months & is unable to freely crawl around his home, lately I haven't been able to sleep because the roaches have started crawling on us in our beds, I NO LONGER can have company at my house. My baby, as well as two of my daughters, have started having allergies, and respiratory issues. I requested that they transfer us to another unit, but the Property Manager had the AUDACITY to deny me, b/c she doesn't want me to carry them to another unit, but she was so INCONSIDERATE that she allowed us to move into a building that she was well AWARE had an infestation problem. For the safety of my family we are forced to terminate the lease early. I should NOT be obligated to PAY AN EXTRA MONTH RENT, b/c I REFUSE to FURTHER cause EMOTIONAL distress to my mom, myself & my children.

      The absolute worst experience I ever had with property management. At 9 months pregnant they switched my move in date because they gave 2 people the same apartment and the other person refused to give it to me , even tho I was ready to move in. So, Morgan properties (Parkway manor) made me wait an additional 3 weeks, I had to rearrange all my moving plans and storage had to be paid for an additional month. It was terrible. Then when I went to look at THE actual unit I would love in, it was not done, they tried to give me old refrigerator nd stove and I dema demanded a new one that matches the kitchen. Then the hallways had a fried chicken scent and the carpets were stained in oil and just looked awful. When I asked about it, they promised to have it changed before I moved in. I moved in Sept of 2020, they didn't change the disgusting carpets in the halls until March of 2021, and that was because I was constantly calling th3 office asking about it. However. They managed to get new windows in the apartment that sane month I moved in and they also added a playground and a dog park and made me pay 70.00 a month for it and didn't allow me to opt of it. I wasn't interested in having internet and I didn't have a pet or child that went to playground so why do I have to all of a sudden be subjected to the new bill?.then they went up 100.00 on the rent..Yeah, I definitely made my exit and quick at that point. Worst experience ever. I strongly do not recommend

      I know it may sound cliche but if I could give them zero stars I would! I lived in the Morgan Properties community “Kingswood” for the last 3 years. When we visited the apt there was a dead cockroach in the middle of the living room. That was a sign looking back. We moved in because we were about to have our first child and needed a 2br. While living there with our kid, we’ve had to kill cockroaches at least 3 times a week, there is a spider infestation (a bunch of little ones in the corners of the room, and all around the AC.) mice like crazy! Centipedes like crazy, and in the warmer weather with have bees daily. My wife works from home and would constantly call me scared to work at her desk because they’re insects all the time. I’ve called for and exterminator multiple times, either nothing was done or whatever was done just stood no match for the bugs. One morning my wife woke up to something crawling on her arm. I myself had to kill a spider on our blanket. When we moved we had to throw our bed out because we found terds all on the box springs! Aside of that, my neighbor argue every morning, and downstairs, those neighbors have a pig. Yes, an actual f*king pig. We decided to break our lease because staying there for $2k didn’t make sense anymore. We’ve been told we can break the lease for a months cost of rent, which I feel like we shouldn’t even have to pay that. But when trying to get help, no one calls back or answers the phone at times or reply to emails. DO NOT RENT HERE. This place is complete trash. No one in the office is there to help. It’s literally like they collect a check. It’s to the point that our new home has two agents that used to work at Kingswood, and when we met with them and told them where we’re coming from, they looked at each other and laughed and made a face saying “oh boy I definitely know kingswood”.

      I am absolutely disgusted with this company: below i have attached emails between me and the property manager. This situation with MOLD after 3 months and a lengthily time frame . she now wants to proceed as its an emergency. I had to go as far as getting a police report stating that the apartment is unhabitable. my concerns went weeks without being completed until rent was not paid. when an eviction was presented. when dealing with the fact that i was living with mold i had to find another place to live, leaving behind one love seat as well as a beautiful hair and two dining room chairs three weeks you could see how bad the situation was . I have submitted photos showing the mold that has now grew on the fabric of the seats. I have requested a full inspection of the unit and the leasing office and manager said they had the Maintenace teem do a full review of the unit and they see no mold. at that point I had to seek a office to see what i see . Walls in the apartment has mold growing behind patched sheet rock and a leak from the upper floor that was never fixed. I have requested a reimbursement for the Funiture that now has been destroyed due to the amount of mold growing on the Funiture. the property manager has offered a resolution for the issue at hand but what's been offered is only to save the apartment complex. There was no licensed mold inspector. on top of the bad experience i have had , dealing with the leasing agent HELEN its been a nightmare. Helen has made it seem as if her and i have never had a conversation, she has made it hard when getting messages relayed from the property manger, she has stated to me that she can not speak to me if i have spoken to the property manager, she has not given any help when seeking assistance to communicate to other departments, she has not returned calls. I am extremely disturbed with the way this company has dealt with the situation. I will NO LONGER rent from MORGAN again! - Kyle K
