Discrimination Housing/ Unlawful and continuous charges added to rent monthly including but not limited to Forced Payment of ******** Farm Legal Fees, Weekly emails and calls and notices taped to common community areas containing personal financial and court documents. Weekly threats of evictions, harassment and verbal threats of retaliation through the court system, refusal to fix alarm in apartment while it went off for three continuous days causing extreme stress and relocation, demanding reimbursement for damages that never occurred in the apartment bathroom, 350 dollars charged for dog poop next to dumpster that fell out of garbage, and allowing tenants other than us to bend the lease rules in pool and workout room, clubhouse, and leaving pets unattended on decks, and continuous barking of dogs daily for the past year. Doors into the building from both sides were constantly unlocked and broken which caused security at the apartment to be lax at best. Building Fire alarm and elevator problems and unprofessional communication from staff regarding mailroom and packages threatening consequences. I have paid my rent each month on time for the past year. The details of the accountants fees and lack of communication as to how to handle the rent when it falls due on a weekend or how a confirmation each month from AR Builders LLC does not mean they have withdrawn money was very confusing and costly for me. Dog poop was found all along the sidewalk and DNA tested which was a match to the tenant's dog so we charged accordingly, impossible that it just fell out of a dumpster. Unauthorized person was living in the unit and tenant would not add to lease and was causing issues in the clubhouse. Since the letter was ignored to add the unauthorized person to the lease we had to go to court which resulted in the legal fees they were charged. Bathtub overflowed twice and caused damage to the apartment below. Tenant's dog got off its leash and started going after another resident who was walking a dog. After all of these infractions we decided to not give them the opportunity to renew their leaseCustomer Answer

I was a cosigner on my sons lease they moved out of Spring Garden apt on March 31 2024. I got a phone call today 7/1/2024 for a collection agency saying I owe over 3 thousand dollars for damages and they ask me if I received a letter from them. To this date I have not received a letter. I told them that this is a scam and I was going to get a attorney and he laughed and said that was a mistake. I have read online that they make up charges once you move up. I have a fantastic credit rating and I don't want them to tarnish it. From what I read and hear about this company it does this type of stuff to alot of their ex residents. The apartments are cheaply made I could hear everything from my neighbors apartment(Over priced ***** per month). Other neighbors in the community were *OT friendly(racist). My $300 security deposit went to a required carpet cleaning fee upon move out. I lived in *** **** Aparfments for one year. I decided to not renew my lease due to them increasing my rent an insane amount. In the midst of me leaving, there were some minor damages to the wall mainly paint after taking stuff down in addition to a small dent in my front door which was not my fault. I recently received a letter in the mail consisting of the invoice for damages. They only charged for the door however it ended up being 1,500 total between the cost and labor. AR Building Company is now threatening me with a letter saying to pay within 15 days or it will go to collections however this apartment complex has given me hell since I’ve left. They never completed an exit walk through and despite providing me with an itemized invoice there were no receipts! $780 for the cost of a door and $750 for labor is ridiculous. When attempting to contact the leasing office, they say they have no control but refuses to provide me with owners contact to address this matter further. In addition, I was required to pay a carpet cleaning fee of $225 for a studio apartment which only contains carpet in the bedroom. When asked if I could do this myself, they denied. This fee was added into last months rent. When I paid the amount for rent and not the fee, I was charged a late fee for approximately 10% worth rent. I need a resolution as this is illegal practice.Business Response

See attached pictures of the door damage, it is anything but minor as the entire exterior door needed replaced from the dents and destroying of the jamb. Also patchwork was needed throughout the apartment and re-painted as there were things ripped off of the walls. The door also needed multiple coats of paint.Initial Complaint

After a year of problems with air conditioning unit and them not fixing when I called the emergency hotline I was told 90 degrees was not hot enough to have a portable unit brought to meBusiness Response

We never received any work orders regarding this A/C prior to this work order. It was under 90 degrees, which is why they did not come out. We responded the next morning and tenant said A/C was back up and running fine but not sure how long that would last. For your reference, details of the offer I reviewed appear below.I will say that I had complained for a year about my air conditioning not working properly and maintenance had even brought a portable unit last year (I still may have copies of the work orders submitted) I had to threaten to escrow my rent to get them to fix it this time. I was told by the maintenance man (Justin) to call at any point and they would bring me a portable unit so on the recent time I called and was told by the after hours maintenance response person that they were told by the office not to send anyone out because it wasn’t hot enough, mind you it was almost if not 90 degrees and I am in an upstairs apartment it was miserable.
My other complaint is that I need to have a knee replacement so I sent an email asking to move in a ground level apartment and was told that it is very difficult to do that in the middle of a lease and that it would have to be approved by the owner. I wasn’t asking for anything different than what I had it is just very painful to go up and down the steps so needless to say because of the response given I have put off my surgery which affects my health because of them. I am very disappointed in there practice of how tenants are treated and this treatment gets worse if you do not resign a lease.

I am a current resident under a 24 month lease at a property in **** that is managed by this company. My lease will be expiring June 30th of this year along with a few other residents who we have all decided not to renew. They provided their notices before myself bc I am still working logistics on finding a new place so far out from my current lease. The property managers were extremely pushy for me to respond even though my deadline to do so way May 1st according to the renewal offer for me to stay for $190/mth increase. On 4.19.24 there were three notices in my door: one dated 4.16.24 stating they received my notice to vacate which was false. Another dated 4.18.24 stating they are choosing not to allow me to renew and this is my 60 day notice to vacate. The other notice was that I am charged $170 for carpet cleaning that would be a routine maintenance and this is to be paid with my June rent to avoid future penalties. The $170 is currently billed to my balance for **** My neighbor had the same letter. Considering the surprise I had when I moved in to see my unit completely carpeted despite the misleading rendering online I have had to come out my own pocket to invest in a carpet cleaner and regular cleaning only to get hit with a fee for a service because my landlord decided not to upgrade our units. I wanted to initiate a follow up on the referenced complaint I had registered with the BBB for AR Building Co. In addition to the multiple clauses in our lease that should not be enforced which they have currently decided to notify I will be following the following complaints with the Ohio Attorney General due to my landlord exercising a contract that heavily favors their best interest while putting the burden on the lessees/tenants to seek legal action which has been deemed virtually impossible due to the fact that AR Building dba "*****************" requires only the tenant/former tenant if moving out have a valid address of mailing on record while AR Building has failed to provide an address of service not just on our lease (violation of ORC *******) but they have also failed to maintain or update this information with the Ohio Secretary of State. With that said I wanted to advise of the following complaints for the ***s they maintain/failed to maintain while operating the property name ******************
AR Building Company, ***** failing to list owner's agent and address of service. I had directly emailed ***************** on 4/25/24 to request an address for legal proceedings and they responded by sending a screenshot of the ** Box in ** to remit mailed payments. That address is not a physical address or within the state as required by Ohio law.
AR Building Company, ***** using DBA ***************** which is a protected trade name originated and still actively assigned to ******************************* as of 5.7.24. There has been no record of ownership or agent change with Ohio Secretary of State since filing in Dec. 2009 (AR Building was not registered to do business in **** until 2012)
Lancaster Midtown ***: failing to maintain an active statuatory agent. I spoke with the office for *********************************** who confirmed they are not the acting agent for this *** and have not been since 2015 and will not accept service on behalf of ******************

In addition to the above myself and other residents of ***************** will be filing complaints that pertain directly to violations of Ohio by the landlord exercised within the lease.
Because they are unwilling to comply and force tenants in this state who regrettably were misled and defrauded by this company I am requesting (again) they are unwilling to do the right thing and comply with Ohio law outside of being litigation they absolutely have to advise who will be accepting service on their behalf. Below is an exhaustive list of every agent address affiliated with the property. Without having a valid statutory agent for the *** that owns the property the Corporation will be served.

Weve had nothing but issues since we moved in. The constant dog f**** left outside by others is ridiculous. We have called and made you guys aware of this multiple times and nothing has been done. Its in the contract and you guys seemed so adamant about staying on top of it, but thats not the case. I have pictures of how disgusting the laundry area has been as well as damage to the apartment before we moved in. I signed the lease months before I moved in however, when it came time to moving in, the apartment STILL wasnt ready. There were no screens on the windows (theres still not one in the main bedroom), no trim on the door, no peep hole on the door, still no knocker or number on the door. Also there were MULTIPLE sticky razor holders all along the shower wall which were left there that I had to ask someone to get rid of. It was unsanitary. There were also multiple cat items left throughout the apartment and it was dirty. Also, the outlets dont work with the switches in the bedrooms. The washer was also broken for a few weeks at one point. These apartments are just a mess and not maintained well. Also, the amount of kids that occasionally run around the gym unsupervised is ridiculous. Weve also smelled marijuana MULTIPLE times in the building. The police have been called because of the tenant across from us screaming. I have a baby due in just a few months and this is unsafe now !! Theres garbage all around the facility. Months ago a unit posted on active building a complaint with my specific unit number. When I attempted to post a complaint with a unit number, they told me I couldnt. Theyre discriminating at this point. I also had two other posts that were rejected. We are terminating our lease after only being there not even 4 months and theyre still making us pay the 4500$. Way to treat good tenants with a baby on the way. We have a bunch of pictures of proof on the staff failing us and the garbage/damage!!!Initial Complaint

My fianc and I moved to the Hawthorne apartments in December of 2024. Since moving in we expressed multiple complaints in regards to trash all over, amenities not working, the smell of marijuana all throughout our building and the dog f**** scattered throughout the property. The property looks nothing like the website. The dumpster is regularly overflowing with trash to the point it comes out onto the driveway. With all of this, we decided we wanted to move. Now they are saying we have to pay the full termination fee, even when we have documentation and photos of all of these things. The company deceived us and refuses to work with us. This is not okay. When I try to contact corporate I cant even get a phone call back. Something needs to be done.
