I bought a brand new model home in sept 2024, I’ve had numerous problems with Clayton homes, my air broke on Jan 15th, I have had no air since then, I have asthma and it’s 90 deg where I am. The office mgr, all of them let this be drug out and said they had way of correcting , it was the warranty’s place, the people Clayton used for repair has communicated a little but they say the parts on back order since Jan 2025
I will tell everyone not to use them, everything that could has happened and they do not take customers seriously. I have an email trail where we communicated a little. No plan for the next week of 90 deg weather. Very unhappy and don’t won’t it to happen to anyone else.

We purchased our home last year.. and got the 5 year warranty. Since purchase we have contacted the company via email .text and phone calls to have service done several times with only a rep coming out once or twice but nothing being repaired . We have been very cordial with them but as we paid for this and no one is coming out to repair a brand new house which is falling apart.Business Response

We closed on our newly constructed house in July 20 23. I had received some flyers on the door from a roofing company stating they seen some issues with the roof, Clayton‘s maintenance guy was just so happening to come and do some other things around the house so I had him check the roof and he said everything looked ok. I have always been skeptical about our roof and thought it looked a little off and there were places missing and things of that nature. Well 2/14/25 we woke up to a water leak in our master bedroom. My husband immediately went up on the roof to put a tarp so no more water would come the house. When Clayton open I called to see what I needed to do and they immediately told me I was out of warranty even though it was my roof and the issues in the past that I had seen and the roofer that had came by my house and seen didn’t matter. I did not feel like I should file a claim on my homeowners insurance being that we had not even been in our house two years and this is a “brand new roof”, but I did not know what else to do so I did call my homeowners insurance and they sent someone out to do the claim. There were pop nails in the ridgecap with pulled fasteners that caused the leak, 2 shingles in front sloop lifted, many areas of soft wood decking they they warned us not to step near, and a whole row of shingles that are a different color. Adjuster asked me several times “Are you sure this roof is new or has not been patched”. Insurance company said it’s definitely a workmanship issue and would not even allow the claim to be filed. In the meantime, I have reached out to the service manager, service technician, office manager, and the salesman that sold me home several times with no resolutions, no return calls, no one coming out to look at the problems. NOTHING!!! I spoke to the office manager twice over 3 weeks and he said we would have someone come out to replace missing shingles. That is not the issue!! I purchased a Clayton Houston home in 2018. It was installed in late October and finished in early November. My issues started July on 2022 when water started pouring in the master bedroom window when it rained. After having my windows caulked it was still pouring in. I contacted roofers and had a section of roof replaced and a vent replaced ($1,100). I was told by roofer there was no water barrier under shingles and the the roof pitch was incorrect. I phoned Clayton and spoke with their customer advocate. My roof is supposed to have a 10 year warranty. She told me to contact my insurance company and send her the report, Insurance company checked the roof but adjuster is not allowed to lift/remove shingles to see if there was a water barrier. The pitch is off. She basically told me after many emails and conversations that they would do nothing. A few months later water came in through my back door and living room windows. leaving terrible rusty stains on my blinds and back door. Over the back door there was a large gap between the door sill and siding. We filled it with spray foam and again caulked the windows. Depending on direction of rain they still leak.
In 2024 a five year old AC unit kept breaking, it too has a 10 year parts warranty but Id get something fixed and a week later something else broke. I had close to $1000 in labor bills. I ended up getting a new unit $3400 with a 10 year parts and Labor warranty. This month there was a short in electric wires in the heater that almost caused a fire.
I'm 74, disabled, I lost my husband to cancer, can't climb on roof, can't afford roof replacement, have a loan for AC replacement and constant stress re:this home is killing me. I purchased Clayton because they had a very good name. I found out they do not stand by their products or honor warranty's. Trying to get anywhere with Clayton is like taking a beating. They offer no help, they send pretty much the same letter with a few words changed.Business Response

Clayton provides a one-year manufacturer's warranty that covers structural defects that are present at the time of manufacturing. Since you purchased the home in 2018, the warranty period would have expired in 2019. Following this period, all concerns with the home should be reported to your homeowner's insurance, as the damage may be a result of sudden or accidental loss. If the insurance company provides documentation stating that the defect is due to manufacturing, we are happy to review. However, no roof leaks were reported until you had lived in the home for four years, and you had mentioned to the home building facility that you filed a claim for hurricane damage. We are happy to review any documentation you may have but at this time, we encourage you to speak with your insurance adjuster if you have a dispute about the claim.Business Response

We have just had heavy rains. I noticed spots on my ceiling in the livingroom, walking through the house I found additional spots in kitchen and hallway. I have attached pictures for your review. The roofer that fixed the area in my bedroom warned me that this could happen because of the roof pitch and lack of water barrier. So… leaks in livingroom by window, opposite side of livingroom in ceiling, leaks by seams in kitchen, leaks by back door , leaks from seam from ceiling beside back door.
This is a disgrace, Clayton Homes is a disappointment beyond belief. You keep telling me to file claims, for my roof, the adjusters can’t look under shingles so what’s the point? It is my understanding that the more claims you file the higher your insurance premium goes. I have supplied proof of my complaint, I filed an insurance claim, sent you the report, yet everytime I contact you it’s the same response…. File an insurance claim.
It appears your responses are all the same, as a large company you should take pride in the homes you sell, and when you sell someone a lemon you should honor your warrantees.
At this point I am feeling so hopeless, from the run around you people put homeowners through, it’s making me physically ill and emotionally stressed.

Interest rates went up so choose a single wide vs the double wide. All papers signed but could not see breakdown. Recently found out that the loan he is paying on is for the double wide not the single wide. It wasn't changed. Asked for refund and said it was to late. This agreement is with the signer only, so we are unable to provide copies of the documentation to you. However, Mr. ***** received a copy of the final paperwork at closing. We bought a house outright from Clayton Homes Of Waycross GA.
We didn’t get to move in until over a month after the date we were told.
When we moved in the house wasn’t finished. Not only that but here we are almost a year later with mold growing due to issues. Housing structures falling under the house. Soft spots through out. Holes in walls they made. Trim missing. Our marriage line falling apart. And countless other issues. A whole laundry list.
We’ve tried going through the location we bought it from only dealing with disrespect and being hung up on. We’ve been put on the back burner. Having only 1/4 of our flooring being “approved” to be fixed. It’s a nightmare. Black mold in the kitchen from them not hooking up water lines the right way. Unfortunately, I don't believe either one of these parties are tsking responsibility for there part. As I explained to Clayton homes the bathtub has never worked, and the grouting in both bathrooms was done poorly as shown in the photos. I was told Clayton Homes probably built the trailer on Friday because it looked like a rushed job. H&H Enterprises DBA Charriette Homes was given a list of issues in Nov 2024. They came to my home, took photos and as of today, I still have the same issues. If they will agree to pay, I'll hire someone to complete my installation. I've made 7 mortgage payments, but can't take a bath! This is unacceptable.

We purchased land and used it in lieu of down payment for a mobile home with Clayton Homes a* **** ****** **** ***** *********** ** *****. That was on January 29, 2025. We kept asking what was taking so long and they kept mentioning permits. I just called Charleston County and they do not have a zoning permit which is supposed to be the first part of the process. Our Land and grubbing permit was voided, I am waiting for a call back regarding that. But the individual I spoke with said that it was most likely because of the zoning permit having not been applied for. The zoning permit process takes approximately a month per the individual that I spoke with. They are well aware that we have been living in a camper (paying site rent + our construction loan) since 12/27/24 while all of this has been going on. The management said that we are a priority to them but they aren't even in compliance with the counties permit process. We cannot live on our land while it is under construction. We are going to be homeless soon as all of the camper parks are booked and we have been blessed by getting sites where people have canceled. I have contacted their customer advocacy with zero help. I have reached out to the management staff regularly. I just do not know what to do at this point and need assistance with getting this issue resolved as all avenues I have taken are not working out.Business Response

We are sorry you feel Clayton Homes is not working to get you in your home, but there is a process we have to follow. The clearing and grubbing permit has not been voided as of this morning. It is with Charleston County and has been for 3 weeks now and they have to wait on it, to get the zoning permit once the clearing and grubbing is approved, then within a few days they will be able to get the moving permit. We have no reason to delay this process as we pay floor plan interest on the home every day the home sits at the home center. The home center is willing to share their communication with Charleston county, so you can better understand the process.Business Response

We are sorry for the frustration you are feeling
right now. Purchasing a new home and land can be very exciting and challenging
at certain points in the process. This situation alone is why we make it
a policy not to promise when your home is onsite or what date you can move
in. We do our best to meet the desired timeframe of our customers, but
there are too many factors that come into play that we have no control over,
including Charleston County. As a team, we are always professional,
adhere to the requirements of the county and the state to ensure that
everything is done correctly and with the upmost integrity of our customers. We
technically could not start anything until your closing was complete, which was
on 1/29/25, but we did get a jump on ordering your home on 10/17/24, which
takes months to build. Also, we immediately started and completed your
land clearing and septic install that weather alone could've delayed for weeks.
Per the process of the county, you had to have a clearing grubbing permit, tree
survey permit and storm water permit. Each one of those takes 15 days each
minimum and are handled by three different departments within Planning and
Zoning. We were at the county last Thursday to get those to the finish line.
Not until all three of them are completed, will they create and start the
actual Zoning permit, which was started on 3/17/25. To be where we are in the
process in a 7-week timeframe from your closing is completely normal. We
have your home along with everything and everyone lined up to have it completed
when we are legally allowed to take it to the site per the county. We will continue to push
daily to get you in your new home .We have no reason to hold or delay getting you in your home because we are paying floor plan interest daily on your home.Customer Answer

I am rejecting this response because:That is completely different information from what ***** stated when we met him initially and on several other occasions. Don't forget why you had to order a home either. You sold the one we initially wanted. Don't act as if you are doing us any favors at this point. Why do you keep bringing up the daily fees your company has to pay? What about the $3/load just to WASH clothing? Or the storage fees we're paying? Or the lot rent for our camper. Had I not called Charleston Co y'all would have still been saying that grubbing permit was still processing. You're saying completely different information from what the county says. That zoning permit was supposed to be FIRST, according to them. I'm completely over the excuses and lies. Had we known what a nightmare this was going to be we definitely would have gone a different route.

We had a new home from Clayton's put on a lot of land. It is a 4 bedroom 2 bathroom double wide.They asked us if we wanted a new septic system put in for an extra 10k or did we want them to test the existing septic and if it worked just use it so we said yes.Well they tested it said it worked just fine had us sign some papers and was done.Well come to find out the septic system was for a 3 bedroom not a 4 and within 6months of us living here we were having to have the septic pumped and there was a small puddle of water forming in the yard we didn't know what it was. Well come to find out they never hooked into the old system correctly because all of the pipes were crushed under the ground and we were not told and have spent several thousand dollars trying to get it fixed.Today we find out that the preexisting septic tank lines where crushed and dry rotted and in hundreds of pieces under ground and we have a huge sewage pond in our yard because Clayton's did not do the job correctly.what we would like is first and apology second for them to fix the septic with a new system and if possible 3rd we would like the several thousand dollars we have spent trying to fix a problem that we should've never had. Please help us I'm not asking for anything extraordinary and I'm ok if we don't get the 3rd part but at least we should be able to get a septic system out of them they lied to us and when I called the manager was very rude and let me know they have very good lawyers.Business Response

I am rejecting this response because:Ok first this problem started as soon as we moved in and the grass grew back there was a puddle of water formed in the yard that we thought was just run off because we live on a hill. I think that when your semi brought the trailer here that's when the lines were crushed or they were previously crushed before that also there is more than enough room on the right side of the house to drive which is how we did get the building, the above ground pool and also kids playset from Lowe's back . We have had several companies come and in investigate this problem but didn't have the money to have it actually dug up and looked at properly until now. Side note all 3 of my surrounding neighbors all have shed/buildings in their yard also but don't have Clayton homes or sewage in their yard. The septic tank was wrong from the get go this is a 4 bedroom 2 bathroom house which requires a bigger septic system and you all left us with a broken 3 bedroom/2 bath system. I believe that to get a quicker sale that they brought this trailer out here when putting it in damaged the lines only hooked up the trailer to the septic tank flushed it and said it was good according to the latest company that is doing our work now those busted lines where not even connected to the actual septic tank itself and were dry rotted and broken into pieces. We also didn't think that we would get any help from Clayton's we just thought maybe they would do the right thing but clearly that doesn't align with their mission or values.

We have
went back and reviewed everything again. This was an existing septic tank that
CMH did not install. This was a land home purchase and the land contract was
between the buyer and seller of the property. It was inspected by the county
prior to the purchase, and passed. Near the end of construction Duke energy
trenched the underground power line through line 1 of the septic field. This
only damaged line 1. A repair permit was applied for and issued by Catawba
county. The repairs were made, inspected, and ultimately passed.
As
to the current situation, the county inspector has told us that the bottom
lines appear to have been crushed. This was not the case in 2018.Initial Complaint

Clayton Homes had me use their guy **** and had me pay him separately,from the mobile home because I was paying in cash.
The guy they use ,lied to me and put no rock down for my foundation.
Clayton homes put home on foundation prior to me getting to property and approving the foundation.
**** the manager at Clayton homes said it's not their problem,in front of others who work for Clayton homes,and asked if I paid the guy.
I immediately went to my car and got the copy of the check that I had picked up from my bank he would not look at it.
He said take him to court.
**** also left trees on my neighbor's property never came back to get them .
I've been trying to get house fixed and finally saved enough money to get an inspection. This house was never inspected.
I've had doors front and back replaced, there's water spots on ceiling and water damage .
March 6 th they came here because of the inspection I paid for and I'm waiting for them to decide what they're going to fix.
I've been gaslighted ,lied to since this house got on my property.
Everything they said did not happen.They didn't even clean the house before I moved in .

I'm horrified on my life savings being trusted and taking advantage of because of being a single widow.
I moved here November and it's taken this long to get something done .
**** at Clayton homes in Corsacana told me to take **** to Court yet they are the ones who referred him because they use him .
I fill that the place needs to be looked in to for falsified paperwork,maybe even some of their loans to people.

Most recently, an inspection was completed by TDHCA and Clayton is completing all of the deficiencies found in that inspection. Clayton is not involved in the contract between you and the individual who was completing site work. This is outside of the scope of your contract with Clayton and we will not be able to assist with the removal of trees from the property. You will need to reach an agreement with the individual you hired for the site work.
