      We have been reaching out about our electrical failure and as always I dont Warranty and Sister beginning we cant hear the shot was running through the walls reaching out for that they really dont care long as they get the money at this point Ive been reaching out about so many things ******* I had to repair out of my pocket but he say I have a 10 year warranty

      You can find a copy of your home warranty guide online at https://www.drhorton.com/documents-and-guides. As your home originally closed escrow May 2017 warranty is limited to major structural defects and should be reported to RWC for review. Instructions for submitting warranty requests to RWC can be found in the warranty guide.

      I recently entered into a contract to purchase an investment property in one of D.R. Horton's communities. I was told by their community sales ****************** before signing the contract that I'd be receiving weekly construction updates with pictures of the property. Sales rep ** also accepted my request for a virtual orientation. Once I signed the contract, the sales rep stopped responding to my phone calls, emails, and text messages. Upon multiple follow-**** the back office mentioned that the sales rep was no longer with the company and they assigned another rep ****** rep#2) to help me out. I was wondering why the company didn't inform me about this change earlier?! I kept asking sales rep#2 for pictures of the property and also requested him to accommodate my virtual orientation since I'm remote.This sales rep would never provide an update on either request. I got ****** off and decided to escalate. When I asked sales rep#2 for the contact info of his supervisor, he refused to provide it stating that company policy prevents him from sharing that information. In order to obtain that information, I contacted the company's front desk. Why does company policy differ between sales reps and front desk staff? I have requested the manager assign me another sales representative and reminded him of the pictures and virtual orientation request. I was told that my account would be looked into by the manager. However, sales rep#2 keeps getting involved, and there is no update on pictures and virtual orientation requests from manager/sales rep#2.Why would they make promises they can't keep?

      Cheap, Cheap, Cheap They build a very cheap quality home.Its basically a manufactured home minus the wheels.They only do the absolute minimum in order to maximize profits.I regret that I paid a half million dollars for a trailerCEO is going to run this company into the ground.

      1.) Our initial home was promised to be completed by December 2022. After signing a contract to build, DR ********************** cashed our checks and informed us that our home would be a month late and we would have to pay for another month of rate lock that we hadn't accounted for.2.) DR ********************** failed to work on our home for the next 3 months while reporting that they were completing work such as insulation and drywall. Several times we caught them in a lie and they made up an excuse as to why work wasn't actually being completed. 3.) After three months of misleading and lying to us, DR ********************** let us know that another home had fallen through and that we could choose this home instead and that this one would definitely be move in ready in December. We opted to change homes despite not liking this one as much due to its location and elevation. DR **********************'s finance company, DHI, reran our credit without asking for our consent and their portal made it look like we were purchasing two homes from them for months while they worked on the new property.3.) Fast forward to the end of December 2022 and they have failed the Certificate of Occupancy, and changed our closing date from the 15th, to the 21st, and now to the 22nd. If they push the closing date to ******* we will be homeless. Bottom-line: never trust anything DR ********************** says. They always have an excuse and most of the time it is a total fabrication. You cannot trust these people do the bare minimum of there job and you will be much safer if you assume everything they attempt will fail.

      BUYER BEWARE.. AGENT LIE TO YOU TO GET YOU TO BUY THE HOME THEN ONCE YOUR IN TURN THEIR BACKS ON. The sales department do not honor what they promise. I was told in the event that any materials were out of stock, I would get upgrades. That did not happen at all. The thing is they will keep lying to you until a day before closing. At that point they know you will most likely will close on the deal. At least in our situation, after waiting for DR ********************** for more than two months from the original promised move-in date, we did not want to restart the home buying **************** again elsewhere. At that point, the sales representative at Red Bird Ranch (Crisana) was always out of the office when I was trying to ask about the things she promised. She would not return phone calls, never reply to emails (except at the beginning, before I signed a contract). That one and only time I was able to talk to her, she pretty much said I am sorry, theres not much I can do at this point, theres a huge list of people waiting for homes to be finished. Pretty much saying, either you want to house or if you break the initial agreement you will loose the deposit amount, and we will still sell the house tomorrow! If I could leave a zero star I would...You have got to be the worst builder I have ever come across. You would think that you'd want someone who purchased one of your homes to be happy, but no. I think you/ builders completely took advantage of us coming from ************** on a time constraint due to the fact that we are going through a military relocation. They provided the bare mnimums. You have men who are drinking on the job and this house is poorly done. I could go on on trust there is so much more. You have caused an extreme amount of stress and anxiety that we can't even enjoy our new home. I need to hear from someone higher up. This is not acceptable and will not be the last you hear from me

      Since Ive been in my new home 4 years, I have tried several times to contact DR ********************** about several issues 1) my sprinkler system Beas supposed to be installed as part of my original contract which cost me over $8,000 to install 2) low grade grass was put in with all weeds it has cost me thousands to get it up to code to avoid his violations 3) the ac/heating unit is the lowest ************ unable to take care of the square footage of the home they install the cheapest units in ********* lake ****** and it has cost me over $5000 since I have moved in to my new house we are seniors and they have not lived up to our satisfaction. They just tell us there is nothing they will do for us. Several other home owners in our neighborhood want to start a class action suit. I want to be compensated for all the money I have spent. It has taken a toll on us and our finances. grandmalucille

      Overall very disappointed in quality of work throughout home and interactions with contractors and sub contractors that Horton uses. I had painter, flooring companys come out asking me what needs to be done at my home. When I tell them what is written in the warranty directive provided by Horton to myself and all contractors, I am questioned and refused work completion because whats written on the warranty is not provided on their work form. It is apparent there is a breakdown in communication between Horton, their sub contractors, the employee of those contractor companies. I am specifically having a major issue with the flooring and paint companies. I have taken off of work three times now for work to be completed and both companies will have to come back out to compete the work on the warranty directive once someone sheds some light on this situation. I dont understand how workers are being sent to my home and dont know what is to be completed and/or have work orders that are missing these important details.Additionally, I am waiting to hear back from a Horton contractor regarding various warranty items, specifically when are they going to be addressed. I have resent the email numerous times and I am still waiting for this contractor to acknowledge the items in the email. The warranty directive was written in October, there has been plenty of time to schedule work to be finished. It feels like a race against the clock as my 1 year warranty is approaching and so much is left undone. Also, there is major damage throughout my home with regards to the door frames and molding. There are chunks of molding missing and dents that too large to repair with putty or filler. They assigned the paint company to essentially rebuild these craters to which they were unsuccessful due to the size of the missing framework/molding. Based on how things are going I am predicting Horton refuses to replace framing which is what I am requesting but still waiting to hear back.

      Hello, If someone can please give me a call in regard to the constructing of my home by DR *********************** I am highly unpleased by what they did. It has been since July 30th and i am still waiting on things to be fixed, meanwhile I am paying the mortgage here and other homes are being finished and no one is paying the mortgage there! DR is only interested in mass quantity and not quality homes at all. I have numerous emails and text messages that I will be happy to provide showing myself practically begging for my 400k+ home to be completed! *********************, *************************, **** are absolutely horrible people, I get better service from purchasing a ***** T shirt! Actually follow up when you send my concerns to your team for review and the appropriate resolutions please!

      I am a first time home buyer and unfortunately was in a situation either buy this house or be homeless. I honestly regret this purchase, but at least I have a roof over my head. The positive thing I can say is every person I spoke to were nice and courteous as well as sorta of rapid response from the warranty team. The negatives- It's a 2022 house and close to be built a year ago. I spent the entire year sending photos and comments to the warranty team, because everything in the house was made cheap, cheap materials, cheap cabinets, cheap paint, cheap tiles. Not sure how this house got the "go", around the house the floors are uneven, the back porch has some holes on the floors that the cement was not spread correctly. Honestly I do not recommend this company to anyone, unless you are in a situation like I was, either buy with them or be homeless, but please do not fall in their web and stay away from this builder. Not worth it, their prices are way too much for almost a cardboard box house.
