      My house was built cheap and they cut corners. First month here my carbon monoxide alarms went off. The gas company told us our house never shouldve passed inspection. And of course, DR ********************** came out and said they could not find any issues. The gas company told us that The hot water heater was a hazard for an earthquake, and that they had put it too close to our wall. DR ********************** completely blew me off and ignored the letter left by the gas company for ******* baseboards are made from particleboard so they get wet they swell. They told me its my fault because I mopped my floors and I cant imagine the damage Im going to have the day I get my carpets cleaned.I cant believe what they turned out to be! How do you build a home and use particleboard as a baseboard so that the moment it gets wet it swells and it is ruined I posted this in my neighborhood, ******** page and come to find out theyve done that on a lot of our homes just so that the company could save some money

      I am writing regarding the unresolved issue Ive experienced with ******************************* in relation to the 2024 county tax bill for my property in *****************, **************During the property closing, I was charged $694.04, which was indicated on my ALTA statement as being for prorated county taxes. However, I recently received a notice from the ************* stating that no tax payments have been made ever on property, and I am now responsible for the bill, creating confusion and the risk of financial penalties.Over the past month, I have been sending multiple follow-up emails to DR *********************** accounting department, yet they have not responded. I have not received any updates or concrete steps toward resolution. The lack of communication and action has been extremely frustrating, especially given the urgency to act quickly to avoid penalties from the County.I am seeking public accountability for this issue and hope that this complaint will prompt more urgent attention and resolution.

      I closed on a new build 12-21-23 built, if you could actually use that word,by DR *********************** Its my 3rd house and its been a nightmare, physically and emotionally, almost from day one. Im not at liberty to speak on a specific issue; however, theres so much more to this deceptive, grossly misrepresented prison Ive been forced to endure.First issue was Superbowl Sunday when both toilets overflowing and sewage shooting from the master bath. Called emergency line, nothing. Nobody sent out so I had to urinate like a wild animal in my backyard. 7 plumbing emergencies ensued. In February, when temps dropped super low, I was feeling arctic winds through the outlets. 3/4 of the way down that wall, insulation ENDED. My house unprotected from outside elements. Shortly following, the ** had blown a hole in a copper pipe and all Freon escaped. June, a big coil burst a hole and again all Freon escaped.End of Feb, carpet and padding become very damp and nothing really done to find source of leak. ** registers dripping since March w nothing done. 4 sinus ********************** in 6 months. Horrendous infestations under dishwasher, stove, fridge and INSIDE freezer. NOTHING done. In March when the baseboards looked rotted the contractor was AGGRESSIVELY SEXUALLY HARRASSING AND ON CAMERA- NOTHING DONE, NO APOLOGY. All Horton contractors are their good ole boys who could care less of the destruction occurring bc of negligent, incompetent, defective workmanship and accountability. The homeowners safety and health are inconsequential to them. Ive done a home mold test thats positive and DR ********************** fails to send a certified mold inspection whos NOT a contractor. Someone who would give an UNBIASED, NON BRIBED scientific review of my house that was saturated for 8 months.When I pulled the pathogenic carpet&padding, the source of the leak was obvious-a BRE**HED/COMPROMISED brick wall that cost me THOUSANDS of dolllars in losses. Im 100% disabled vet; NEVER BUY FROM *********************** DANGER!

      Here is a more consolidated post of my experience that isnt necessarily bashing D. R. Horton I will post every two weeks so all who come here know what there getting into and if you choose to deal with D. R. Horton or another production builder so you get the best deal. Bottom line in the high interest rate market the best time to buy is October-November to take advantage of them buying the debt and giving interest rates in the 3% range for reducing their inventory to avoid taxes on assets. I had a negative experience with D. R. Hortons ********* Office. Im a mentally disabled retire Naval Officer who the **************** was very interested in my buying from them even though I was exhibiting erratic and irrational behavior but still competent enough to buy. When they put the close date the day before my birthday I got suspicious and looked into them a bit. The business model sell itself so why the amateur sales tactics. After a deal fell apart and I lost significant potential gains in the stock market after the 2024 election we reach a deal on a future build where I would have three structural engineer inspections and an open wall inspection with inspectors of my choosing to inspect critical system or so I thought. They were very professional in terminating their association with me on that deal then they just stop answering or returning my calls. D. R. Hortons business model as a production builder builds at 15-20% below market build cost and sells preconstructions for 6% under market build cost. In the secondary market, since these are new construction D. R. Horton prices homes a slightly above market rate or 33% above cost of build. This gives D. R. Horton a gross profit margin of 44% (assuming perfect build-sale compounding of 2.4 times yearly) and 33% +/- 3% in the secondary market in which they own all the homes in that market but just selling through real estate agents. If you buy in the secondary market knock 10% off market sq ft price.

      They design a nice house, I love the floor plan. I don't think the laborers are trained very well. The painting and caulking is just awful. When I mentioned that to them, they said "most people have the house repainted anyway". If I pay $450,000 for a house, I don't want to have to pay another $15000 to have it repainted. Very disappointed in that aspect of the job.

      We purchased a home from DR ********************** one year ago. We submitted our year end warranty request. Since that time it has been nothing but frustration. We have had two different contacts to work with. One just stopped responding and i had to file a complaint in order to get a new person to take over our warranty request. The new person is worse than the first. I have taken 5 days off of work to wait for trades people to show up. They continue to not show, or show up without any direction or idea of what they are there to complete. Today was the 6th time and once again nothing..... When I reach out to ***(our contact for DR **********************) he takes days to respond if at all. It takes me reaching out several times before I get any response. I am beyond frustrated and feel stuck. The communication is terrible and the customer service is so disappointing. For this reason I would never recommend purchasing a home from this company.

      We purchased this home in 2021 new from DR *********************** I am out of warranty but have had a contractor come in to repair the driveway. It has settled so he is mud jacking it. After drilling holes in the driveway we have found that there is only about one inch of concrete and 6 to 7 inches of void under the concrete. This was clearly a flaw from the start and would like them to pay for the repair. It really should be replaced. I'm curious if they will do that.

      I was interested in purchasing a home through DR *********************** I contacted ******** ***** on May 25, 2024, about the homes in the *********************** location in ********* **. My wife and I visited ******** at her office, toured a few homes, and discussed purchase options. On August 2, 2024, I went through the Pre-approval process and paid $2000 ******* money. However, I received a Pre-approval report form that didn't align with our discussions. When I tried to clarify, I was passed off to managers and couldn't get a clear explanation. I decided to cancel the home-buying process on September 17, 2024, and requested a refund, but they insisted on holding the $2000 until I'm ready to purchase with them. I just want my money back and have been facing communication issues. I have since tried calling everyone there whom I have a phone number for and nothing has been resolved, I feel as though I am being ignored. I have tried reaching out to DR ********************** through every avenue I can find and still no one is even communicating with me. Furthermore I did not sign any contract or anything stating that my ******* money would be non-refundable and if so, a DR ********************** associate should provide me a document stating that also a receipt of the company "holding my ******* money until I am ready to purchase in future".

      Disappointing Quality and Poor Service.I had a terrible experience with DR ********************** the quality of work was substandardcrooked walls, poor flooring, and cheap materials used. Communication was frustratingly slow, and they didnt address my concerns properly. I wouldnt recommend them to anyone looking for reliable and quality ******* sad to buy a house and realize that you pay for something that is not worth the price.

      We moved to GA and bought a DR ********************** home in 2020In that time weve have had to have the floors replaced due to bubbling- I had to threaten with a lawsuit for them to come fix it since they kept giving me the run around. Same with the concrete In the ********** , 4 years later we have had to fix the same hot water pipe due to leaking 1st in the downstairs bathroom and then Followed into the living room 3x and now In the garage. Luckily my husband is handy and is able to fix the pipe but the issue is that the pipe had tiny pinholes in it so the water was dripping out super slowly and took all these years for it to show. Pretty sure is a faulty pipe and they installed it anywaysA/C fixed 2x- first the capacitor and 2 months later the zoning board.The tiles in the master bath are cracked and the granite in the kitchen is cheap!These are just a few of the issues weve been dealing with - will never buy a DR ********************** home!
