We bought a house in 2019. This house was rushed and left in disaster for us. Two rooms are so hot because the windows are not sealed properly and a draft is felt and the cold air escapes and hot air comes in. These rooms are so hot that me and my wife have to sleep with the sheets off because it's so hot and we live in ******** where it is always hot and humid. I reached out to DR ********************** and they would always pass the blame to whoever the warranty is with now or would tell me I'm out of warranty and the company that the house still has the builders warranty gave me the run around as well. Biggest mistake was buying from DR **********************. We can even hollow gaps on the floor under the tile where there wasn't enough concrete put under neath. There's another window downstairs where there's mold when it rains and because if the humidity because the window isn't sealed properly either. There's still a huge banging noise from the pipes in the ceiling when someone showers. The issue was addressed and Dr ********************** tried to fix it but the problem is still there. These house needs major fixing that Dr ********************** apparently left to us because they couldn't find good workers to do the job correctly and gave us a half finished house basically. Didn't think we would be buying a fixer upper home when it was supposed to be brand new which cost half a million dollars back on 2018.D.R. Horton America's Builder

That's a negative. My windows aren't repaired. My room is still very hot as well as my daughters. D.R ********************** is a very horrible home builder. Scared only to finish the him halfway. That's all D.R********************** is. Biggest regret was buying this house. There is still so many things that need repairing.Review fromRachel S

I bought my new construction home 5 years ago and can say only 2 good things about it: its well insulated, and I dont look directly into another house. Thats it.Ive spent tens of thousands of dollars fixing their problems. Some of the issues were minor like doors that opened into each other and hit every time but still could have been fixed by better design choices. Other issues were major: the yard had such significant problems that I had to re-landscape it and re-do the irrigation.Their warranty process is a joke. While house was under warranty, we went through at least four managers, so there was no consistency or follow-up. Im still awaiting repairs to a stucco crack from four years ago. The biggest issue is the **** system. It has struggled to cool, reduce humidity, and maintain a consistent temperature throughout the home. Despite a couple of warranty calls (where they really did nothing except tell me it was fine), it incurred a major failure last summer. Multiple contractors provided estimates, and unprompted, two (and as a neighbor in the industry) told me the system was too small for my house. Neighbors report the same problem. I obtained the documents that DR ********************** provided to the city during the permitting process and was shocked to see that the **** tests they submitted for approval were for a totally different house! I reported this to the city, who said nothing could be done. DR ********************** refused (rudely) to repeat the $300 test. Im now looking at $12K -$20K to replace this system that never should have been installed. Fixing the defective ductwork, which causes the temperature differential, is over $2K. Ive already spent close to $1K on the capacitor and the coolant leak. I would never, ever buy a DR ********************** home again new or resale. This is my first new construction home, so I dont know if another builder would be better. But I know that DR ********************** does NOT build a quality product, and even worse, does not stand behind it.D.R. Horton America's Builder

There is a DR ********************** neighborhood behind my home called ***********. Next door to our home there is a horse ranch. Across the ******************************** is building a neighborhood called **********. What is that view of? My property. DR ********************** clearly does not care about how this name affects our lives. Do we get a profit since our home is literally the name and selling point of this whole new neighborhood? No. Did they build a whole sidewalk along the length of the front of our property right across the street that homeowners can walk on and view the haven? Yes. Who thought this was okay? This is ethically wrong and we absolutely do not appreciate it. I didn't mind the houses being built, but the simple fact that they are capitalizing off of the view of our property to the point of naming the neighborhood after it is a simply ridiculous. A name change would be greatly appreciated for our peace of mind and simply out of respect or kindness. Is it legal for them to name a neighborhood like that?? Thank you for your time. We purchased our new build back in October of 2022. We just discovered that one of our outdoor outlets is not working and after consulting with an electrician were informed that all outdoor outlets are required to be GFCI protected. None of the outdoor outlets that were installed by D.R. ********************** are GFCI. In addition, after looking at all of our outlets inside our house, we also discovered that two of our bathrooms also don't have GFCI outlets. Based on the other subpar work that we have noticed since the purchase of our house, this doesn't surprise me. We are requesting that D.R. ********************** fix this issue since it should have been done correctly in the first place.*******D.R. Horton America's Builder

Hello ******* - all D.R. ********************** homes are built to meet or exceed local building codes. There are two different types of **** protected outlets, some have the **** at the breaker box and some have a re-set at the actual outlet. The **** that is protected at the breaker box should be labeled at the breaker box.D. A.

As someone that has worked on countless dr ********************** homes, I'd advice to stay clear away from these horrible homes. You're better off buying a 100 year old home than one of these embarrassing homes. The framing is on another level of bad, Inspections are more than likely bribed just to pass so they can sell, and they have constant issues right off the bat. Don't let the 10 year warranty fool you, there's a reason they have one.D.R. Horton America's Builder

My name is ****** from ***********, ********** **. Everything went great during the buying process, although there were a few instances where something tipped us off, and we should have paid closer attention. One example was the drywall finish below the stairs. We noticed on the first walkthrough that it was not straight, and they said it would be fixed by the closing day; it still was not fixed. Our biggest issue was with the one-year walkthrough. They promised that they would come and look around to see what other blemishes needed to be repaired. Being a newly built house, after a year, the house would settle, and a few imperfections would start to show up. When the year came, we requested the year walkthrough, and they sent **** Stones, who walked through the house and took notes, and we never heard back from him again. Then, we called again, and **** ***** came and walked through the house. He said he would call to make an appointment for the drywall people to come by and fix the blemishes. Nobody ever called, and suddenly, two workers showed up on a Saturday morning to fix the issues. My parents, daughter, and wife were sleeping, and my wife had come home from work that morning and needed to go back to work that night. I was not expecting them, and it was not the best moment to have them come and fix things. Then, I called to reschedule, and up to today, we still have not heard back from them. I ended up paying out of pocket to have the drywall fixed. I am not happy at all with that, and I know that two of my neighbors had the same experience.D.R. Horton America's Builder

Terrible quality. We've had problem after problem since we moved in almost 6 years ago. An electrical wire literally melted because a junction box was not installed and it was near the gas line for the oven. Our primary bathroom had a leak in the attic due to a failed t-joint and we didn't have any indication until the ceiling fell in. We pulled the granite "backsplash" off to install a tile back splash and the granite is 1/4" away from the wall and each end has partial cuts from a saw. We also have a stack of our original work orders that they never filled. The base boards are uneven and on some areas have a huge gap between the boards, our ceiling was never painted after they fixed a long seam from the drywall they didnt install properly. It has been a terrible experience. We are fixing their mistakes little by little, out of our own pocket, but we know that every project will need to have a higher than normal contingency because there will always be something wrong behind the walls and finishings. My ex-brother in law was a Super for DR ********************** and they wanted him to lie to a new home owner about their closing. He refused to lie so they fired him. Purchasing a home should be a positive and amazing experience. Not everyone is fortunate enough to experience homeownership. But when someone achieves the dream of home ownership, DR ********************** is not who they should be trusting to help their dream come true.D.R. Horton America's Builder

The customer's home is currently in year 6 of the warranty period, which covers major structural defects. The most current request for warranty service that was submitted by the homeowner more than two years ago. If the customer has a concern that would be covered by the home's warranty, they should submit that request with **************************** (***). Unresolved issues while under warranty. Our new construction home smoke detectors have been going off randomly, along with our neighbors. The big issue is our AC unit is sweating and has mold growing all over it. We had water leak through one of our bedrooms from it. After twisting arms we were finally able to get the drip pan to be correctly installed. Still, the unit has mold covering it and inside the unit, creating safety issues for our family. I purchased a house in August 2016 from DR *********************** A significant construction defect caused recurring sewer backups, resulting in severe property damage, financial losses, and ongoing stress, compounded by DR ************************ refusal to address their negligence.Summary of the Issue:In November 2021, sewage backed up into my home. A plumber temporarily fixed it, but the issue recurred twice in 2024.A camera inspection in April 2024 revealed a large foreign plumbing fitting lodged in the sewage pipe, left during construction, according to multiple plumbers.The solution given by the plumbers was to excavate and repair at a cost of around ten thousand dollars. I was at a loss, and reached out to DR ********************** Customer Support with a detailed email. They did not respond to my email. After reaching out over the phone, DR ********************** refused responsibility, citing the house was past 2 years warranty. Even though the whole thing happened due to negligence on their part. They also refused to send anyone to have a look at the situation.When this again happened in October, I sent plumber to repair the fix, costing me $5000, but within that time the ***** water backed up in the house, flooding the first floor. I had to spend more than $19000 for mitigation, and potentially $15000 (still going on, as I write) for reconstruction. I called DR ********************** again, about this, and now they are telling me that since a repair was made already and no claim was submitted, they cannot reimburse, even though I already reached out to them over email and phone call.Impact:Ive incurred tens of thousands in repair costs, hundreds of wasted hours, stressful weeks, a very frustrated tenant, a dwindling future rentability, and resale value due to repairs on record.I expect a full reimbursement for repairs, property damage, lost rental income and reduced resale value potential.D.R. As the home is currently in the ninth year of its warranty, the current coverage is for major structural defect. The customer should submit a request to **************************** (RWC) if the repair is for related damage.
