My experience was absolutely terrible. They wouldnt let me move in until after my classes started due to cleaning the apartment but it was quite apparent the apartment wasnt cleaned at all. The carpet was disgusting and the bathroom was dirty. Overall my time there was unsatisfactory. My toilet was often broken. The pool was dirty and I saw another residents dog swimming in it. Now after move out I have been charged an obscene amount of fees including charges for damage that was present when I moved in. I left the apartment cleaner than I found it. I wouldnt recommend living here to anyone.American Campus Communities

HORRIBLE MANAGEMENT To say that I am disgusted and furious with the way that management has handled our situation would be an understatement! To give a little backstory, we live at ************************, and our place had a water leak that started out very small during the night. We had called for maintenance not once, not twice, but three times before this little leak turned into a massive water main break. Upon waking up in the morning to almost three inches of water in our living room and kitchen, we called a fourth time, still with no answer. It was not until we physically had to go to the office to ask that someone shut off our water (they locked the door to the water heater and furnace room). It is clear to say that this all could've been avoided if maintenance had answered the first three calls from us. Now they are denying that they were at fault for this. There was probably over $7,000 worth of damage to our unit, which includes personal property. They offered us very little in return and are making us sign a non-disclosure agreement to receive our rightful compensation for THEIR NEGLIGENCE! It is safe to say that I will not be signing this document.It has been a little over a month since this incident occurred, and there is no sign whatsoever that the place that we signed a lease for will be put back together. Not to mention management's ever-so-slow response to our emails. They keep pushing it back, week after week. They do not treat us like people; they treat us like just another statistic in their nationwide communities. If you are looking to sign a lease with American Campus, DO NOT! You will be bound by this contract even if it was entirely THEIR FAULT! They are very resistant to compromise and will not work with you. It is better to steer clear of American Campus and find a local management company that will treat you like a human being!American Campus Communities

The Worst! American Campus Communities is horrible. They do not care about the health or safety of tenants. From the 1st month living at U-Walk in ********* my daughter became ill & 5 months later is still ill. The only time she feels relief is when she's away from her apt for a lengthy period of time. MOLD is present & keeps popping up in new spots. This apt had had a kitchen fire just before she moved in & they never properly cleaned ductwork or vents or even changed the air filter! They didn't replace the fire stop canisters, they lie about completing filter changes each month. We know becuz we changed them ourselves to assure it's done. There was a family of squirrels living in the ************* vent that prevented the dryer from working. They repeatedly said the squirrel was removed but it wasn't as clearly you could see the hole in the dryer vent cover & the actual squirrel sitting on a ledge just chilling out. They kept putting off replacing the dryer bcuz they couldn't figure out why it wasn't working?? It doesn't take a rocket scientist to realize a dryer won't work if ductwork is blocked by a FAMILY OF SQUIRRELS which is another fire hazard! The grounds are terrible w/ so much ************** just laying around for months. When she moved in, they said they were in the process of move outs so it was a "bit messy" but would be cleaned up. 2 months later we had to finally report the bags of garbage sitting in breezeways, inoperable ext lights, construction debris, etc. to be cleaned up. You would think they would be responsive to issues of this nature but emails are ignored or pushed off onto another person that also ignores the issue. The first mold response she got was for somebody to come in & NOT clean the wall but just spray something on it and say, Yep, that should take care of it. They seriously lack necessary steps to eliminate mold properly and that is why it is just like a game of whack a mole and it keeps popping up in new spots.American Campus Communities

1 starAbsolutely criminal what Newtown Crossing is doing to our college age children. My son (now graduated) moved into their apartment complex in August 2021 for his senior year. I went with him to sign the lease and to make sure they were delivering what they were advertising, which was a clean, newly painted, updated and cleaned appliances, zero hassles if there’s an issue. We weren’t allowed to see the apartment, because there was one guy already living in the three bedroom, but was assured everything would be like new when move in day came to fruition. What they failed to tell me was the roommate was a 27 year old, not in college, but a really nice guy who had already told them he would be gone back to his home town for the entire summer, so they were not honest about the reasons we couldn’t see the apartment. When my son arrived to move in and start classes, I went out of town only to discover two weeks later that he had been unable to sleep or be in his apartment, because of the MOLD and FILTH being so bad, he was sleeping on a buddies couch even though I was paying rent to these people. Additionally, the bedroom that was his had mold so bad, the wall around the toilet was rotten and urine stains were everywhere on the wall, vanity, floor and toilet as well as mold inside the commode. I have pictures to back this up, it’s hard to believe. The windows of the entire apartment had mold literally black growing in the base of the windows and onto the wood. The kitchen was the nastiest mess, bugs crawling inside the refrigerator, mold inside of it, plus the stove and microwave had NEVER been cleaned, it was unimaginable! After numerous attempts to talk to the manager and several emails that were unanswered, I knew they were avoiding me. My son had made two trips to the office to be told they would look into it, but to no avail. Meanwhile, I’m paying rent and he’s sleeping on a friends couch! Unfortunately, when we received the first call at 10PM on September 6th we were unable to work with electricity outdoors since it was raining, we fortunately were able to get the work done and the unit working by 2PM the following day. WARNING - DO NOT SEND YOUR CHILD TO ANY ************ BY AMERICAN CAMPUS COMMUNITIES. This company is nothing but false advertising. This is not the best place to live. It's been nothing but a headache since my son moved in on 8/18/2022. Multiple problems and broken items in the unit and his key has not worked since the day he moved in. Management does nothing about it and forwards me to voicemail when I call to get the issues resolved.American Campus Communities

On August 19th, ****** put in a work order stating that the lock to his front door would not turn all the way. Management was made aware on August 24th by ************** that her son, ******, was still having lock issues. The General Manager immediately went to the unit and the key that the General Manager used worked at first but then began not working intermittently. The General Manager tried ******* key and it would also work intermittently. The General Manager replaced the lock battery but that did not resolve the issue. The Maintenance Manager went to the unit on the morning of August 25th and reprogrammed the lock. The lock was tested 6 times using the Maintenance Managers key and it worked each time. The General Manager has attempted to call ****** but the call would not go through. There was a follow up email sent to confirm the testing of ******* key before closing out the work order.Review fromDavid S.

*********** Apartments, ******* *****. 19 Aug 2022, my son checked into his apartment, only to find lthe apartment in disarray, filthy is an understatement. Upon talking/arguing with the Manager, her only retort was, "Company Policy dictates this and that". Entering the apartement (207), your feet stuck to the floor, the couch had multiple stains, counter tops were gross, as were the cabinets. The refridgerator and stove were filthy. The cabinents had dead bugs in them. There was mold by the baseboards as well. This aparment was far from being ready to move in. We called American Campus Communities three times, only to get the answering service. We have yet to receive a call back. We also attempted to send them an email, but thier site must be having technical difficulties, as it could not send them an email. There was a student already in the apartment, however, cleaning people were in there and should have notified the manager. In my opinion, the manager did not seem too intersted in our complaint. I have asked would you want to live in this apartment; her response was "Probably not". We are attempting to contact a lawyer, as I believe American Campus Communities and *********** leadership should be held liable for this incident. I am sure, there are others that are in the same situation, but afraid to talk. We have pictures of this apartment and are willing to share. Maybe American Campus Communities should answer their phones, I am more than willing to speak with them. If American Campus Communites is willing to speak with me, when and if they respond, leave a number that someone will answer. We have filed a complaint with the ************************* and sent them pictures. I would not recommend this apartment complex to any student. I have also contacted ***** ************************ I am giving it a one star only because I have to **** one.American Campus Communities

We apologize for the inconvenience ********* St. ******, resident, and **** St. *****, guarantor, experienced. We work very hard to ensure our residents have a pleasant move in experience. We were unable to speak with ***** St. ****** regarding the unit. Several resolutions were provided to resident and guarantor including cleaning the common space areas, transferring to a sister property, and reletting the bed space. Ultimately, ********* determined he would relet the bed space. As a relet bed space, ********* is still required to pay rent until the unit is rented to a new resident. Management agrees that if September rent is paid in full, all relet fees will be waived. Should an incoming resident move into the unit prior to the end of September, ********* will be eligible for a refund of the prorated rent for the unit.Review fromStephanie G.

I hate to even give this place one star because it definitely doesnt deserve that. This advertisement, where students love to live, is an absolute joke unless you love living in a rundown, filthy apartment! If I could upload pictures for all to see I would. It ranges from an entry door facing that looks like someone has attempted to force entry and left as is to every AC return vent covered in black dust and dirt, bedroom doors that are tacked together, hair all over the walls, baseboards covered in filth, the smoke alarm lying on the table, dishwasher thats broken loose from the cabinetry, a couch that the upholstery has been peeled or worn off of, refrigerator that is busted and broken in the interior and the stripping around the door hanging off looking as sad as the rest of the place. Part of the tenants asked to move in early but were denied because they needed that entire 2 weeks to clean from the last tenants. Im not sure whos apartment they cleaned, but it definitely wasnt this one! 3 emails and 2 calls to corporate, 3 messages left at the ************ with no response from anyone. A work order placed 4 days ago and the front office acts shocked to hear of such things when its followed up on in person by the tenants and act like theyve had no idea!! Its a shame and disgrace you falsely advertise and show staged units of what you SHOULD but DONT offer to entice kids to live there and give parents a false sense of security! And its sad when students miss the first 2 days of welcome week activities on their new campus because theyre spending their days doing YOUR job and deep cleaning their new place to an acceptable living standard. On my move in day my apartment was filled with fleas, there was no **, it was filthy, and there was mold in the vents. I was placed in a temporary until the fleas were treated and the ** was fixed. The day after I moved all my stuff in they demanded I leave my temporary unit under threat of eviction and throwing all my stuff out while I was gone unless I moved into my assigned unit (which at the time didn't have ac or the infestation cleared). They claimed both problems would be fixed by the time I move in but didn't give me a way to varify it. I moved late that night so they wouldn't start the eviction process, fast-forward a few days and while the exterminator did come, there are still fleas in the unit and my ankles are covered in flea bites. The management doesn't seem to care that you have a problem with your unit, they feel like you are the problem for bringing it up and if they can just get you to go away the problem would be fixed.I am still trying to get management to address the issues with my apartment. To their credit my ac does work now... It just blows out of moldy ventsAmerican Campus Communities

American Campus Communities promise one thing and deliver something else. I have recently signed a lease and requested any floor other than the pool level floor. They said they had two units available that were not on the 2nd floor (pool level). They explained to request an upper floor unit and all would be okay. I received my apartment assignment earlier this week and to my disappointment, it is on the 2nd floor. I have called multiple times and sent an email to resolve this. Today I finally received an answer to my request, and the answer was no. They claim there is no way they could move me and there is nothing they can do. I explained when I signed the lease it was with the understanding I would not be placed on the 2nd floor. Then I inquired about being moved into a different type of unit even if it meant paying more and they immediately said that was not an option because there was no availability. Please keep in mind there was no pause when they said no, which tells me they didn't even look. I am so disappointed with their tactics, so much so, I tried to contact the main office. When calling the contact number they provide on their website, no one answers and it ends up going to their voice mail. I also tried to fill out the contact us form they have on their website, but that generated a 406 HTTP error once I submitted it.My ask is for them to honor my request to not be placed on the 2nd floor.American Campus Communities
