      Do not sign at ************************ in *********** if you are attending ****. Way better options for the same price small rooms and very unprofessional staff and managers who actively avoid being available for residents. I was charged a late fee when I had paid my account months foward. When I went to discuss this problem I was told it was a glitch and it should be taken off my bill and no mangers were available. Fast forward to move out date and the charge was never taken off and I was charged for blinds when none were damaged. For some reason no managers were once again no in the office even though half the residents were moving out. You then get given a mangers email that ****** will not check.

      We are sorry to hear that your experience at ************************ was not satisfactory. As a reminder, all residents are required to arrange for their electricity to be set up in their name prior to moving in. If this is not done, the utility company will assess the unit a fee, which is ultimately billed to the resident's account. Any charges added to a resident's account are communicated through the resident portal with a detailed ledger.The fee that was charged was not a late fee, but rather a fee from the utility company for not complying with the provisions outlined in the lease agreement. We hope we were able to clarify your concerns.

      **** Powered by PayLease is our 3rd party payment processor. The fees associated with making online payments are Zegos processing fees and are not collected or charged by ACC. Customers have the option to pay by Bank Account, Credit Card or Debit Card. Zego accepts all major credit card providers.

      ACC in its entirety is the worst place to be in. I lived at ******************, which is the housing facility on ***, and for the entire time I was there the doors did not work. We were told that they would be fixed and all was well. They kept the back door open at all times and while it was convenient.. it also lead to the entire first floor to smell really bad. On top of that, the place was always dirty bo matter what and there would always be bugs crawling/flying around. We had a security guard but they would usually disappear for hours on end WHILE THE DOOR WAS OPEN. that could have ended horribly for the people living there if there was a bad person trying to harm the tenants. The washers and dryers were almost always broken and the kitchens were always dirty. The halls would smell like mildew & dirty dogs and you would often find pieces of clothes just laying on the floor (and it will literally stay there). Please don't get me started on the rent policy and whatnot.. I signed the lease for my room which was about $614/month which was cool because I and many others were under the impression that we can use our housing stipend to pay things off. First thing we needed to do was fill out a financial deferment plan and pay 20/25% up front which we did. However, we weren't aware that as soon as we paid, we would instantly be charged $5/day if we didn't pay the full amount. Mind you, most of us are fresh out of highschool and some didn't have jobs.. i remember asking for more time for my scholarships and whatnot to kick in for my refunds but by the time it was september, they demanded that either i pay the full amount or risk being evicted. (I had already filling paid the first month off by that time and was working to pay off the second). I was given 3 days and ended up getting evicted and leaving. I was soon charged again and again to the point where the amount was near $1000 even though i was no longer there?? This place just ***** man.

      Hello,

      We are regretful that you feel this way after your stay here at ******************. We will try to address each of your concerns below.

      Regarding the doors, we worked diligently with vendors to repair the doors that were out of service in one of our four buildings as we were unable to repair in house.The system needed new parts that took time to arrive as well as scheduling the technicians to install and evaluate the system. 24/7 security was provided to solely allow residents with a ****************** specific electronic key in the building. An email was sent to all residents notifying them of the situation and protocol in the interim as well as posted signs on each door stating the doors were out of service and to not prop open the doors. We included the number to call *****, the front office, as well as the after-hours number to call if there were any issues at any time of the day/night. As stated in the lease agreement each resident signs, management relies on the residents to report safety violations or lease violations as they occur so that the issues can be addressed immediately as we have staff available 24/7. The doors were repaired last semester and have not been a further issue.

      We understand your frustrations with the washer / dryers. We have tested each machine to the best of our abilities and had the vendor come to property multiple times to resolve any known issues discovered or reported. Again, we are at the discretion of the tenets to be detailed in their service requests so that we can communicate better with our vendor. We have many signs posted and have sent many reminders to residents on proper washer / dryer etiquette to avoid further brakes. Our vendor serviced and repaired all machines reported and we have not received any further complaints.

      As for the cleanliness, we have in house facilities that clean and maintenance the property 7 days a week following strict guidelines. If at any moment the community is not meeting standards, we encourage any resident to report the issue so that it can be resolved immediately. We have staff available 24/7 to address cleanliness issues.

      As stated in the lease agreement, residents of ******************, are to pay a portion of their rental instalment each month on the first. Residents then have a four-day grace ****** to make payment. If payment is not made by midnight on the fifth, a $30 late fee is charged and then, $5 will be added each day there is no payment, not to exceed $45. Each month staff makes phone calls and sends emails to residents and guarantors reminding you to make payment to avoid a late fee. Since ****************** is partnered with *** and not managed by *** we are not able to gain access to a students bursars account to pay the rental instalment. Residents are encouraged to transfer their scholarship money to their personal account and then make payment.

      ****************** brakes up the rental instalments to ease the initial financial burden,but full payment can be made immediately, or the resident can work with the bookkeeper to set up a deferment plan. If a deferment plan has been established the payment is broken up into two payments. The first payment is due within three days and 20% of the total amount is due. This payment shows good faith ensuring that the remaining balance will be paid in the future after funds awarded directly to the student have been disbursed from the university. The second payment of the remaining balance is due roughly 30 days later.If payment has not been made by the agreed date the property will start the eviction process.  As per the lease agreement, residents are responsible for the rental payments for the full duration of the lease, even if they have vacated, unless they have gone through our relet process. There are no cancelations.

      My experiences with ************** an American Campus Community in ***** ******* have been expensive, confusing, inconvenient, and every time I ask a question or for more information I am given a different answer. (Different answers come from the office staff who knows shockingly little about company policy, and the 'Manager' who after living there for 15 months I have never seen or had an in-person interaction with.) The main issue that I am experiencing with Avalon is reletting my lease. They shovel renewal advertisements and 'special rent rates' on the residents ********************************************************************************* my case I signed my second renewal in October 2023, and with the price of rent going up (certainly not the quality of the living arrangements) I decided to break my lease and find somewhere cheaper, only to be told that I would have to find TWO people to take over my current lease and my renewal and then pay TWO $300 fees and rent for the following month even through I am moving out before the end of the current month (the rent is pro rated and they say I will receive a partial refund... but will I really with how many different answers I have gotten?). All said and done it looks like moving out is going to cost me $1,430 upfront with what I expect will be a $600 refund - several hundred dollars in fees after having to go through the trouble of finding a replacement tenant who must move in the week you move out is outrageous. I understand the first $300 fee but the second to get out of a renewal that doesn't start for 8 months is highway robbery. This fee is also supposed to be to cover any necessary repairs (which as I stated makes sense in theory) but if this is the case then why am I paying it twice- I can only move out once. Not to mention that the condition of my room upon moving in was appalling. (I was in the marine Corps for 4 years and have slept in a dirt hole so hopefully that paints a picture for you!)

Our Management Team has changed over the past semester, with a new Area Manager and Assistant General Manager at **************.       We are terribly sorry for any miscommunication from our Team regarding the Relet Policy. The current lease term (August 2023-July ****) and new lease term (August ****-July ****) are two separate lease agreements with corresponding policies, which is what would warrant the two separate Relet Policy Fees to be placed on the account in order to terminate all financial responsibility from the agreements. As for the pro-ration of your current lease, this is based on the person taking over the agreement's move-in date. Due to having a non-standard move-in date (outside of the start of the full lease term), you, as the old resident, will be credited with the difference between the rent you have been bulled, and the pro-rated value for your actual days of occupancy. 

      After review of your account and previous issues, we would like to waive the second Relet Fee from your account. You will still need to work to find someone to take over this agreement if you have not already, but we will ensure you are not responsible for the payment of the Relet Fee as a one-time courtesy.       The edge at **** Office is no help, customer service # is worse; and cant reach corporate.Ive been here 3 years, payed all my dues on time, and now pregnant trying to end my lease since I will obv. not have my baby at a college living apt, also lease states no kids can live here. The office didnt see this as a reason to allow me to end lease, so Im now responsible with finding a subleaser and a $300 empty sublease fee. Id understand if fee was to fix the room for new tenant, but they also have left me that responsibly to fix and give it to her as-is bc they claim itd take 3.5 weeks to spot paint and change some blinds. This establishment has no sense of reason or morality. They have a complete new staff what seems like every 3 weeks. Maintenance never know what theyre doing, they patched a leak in the ceiling 1 month ago from the washer leaking upstairs that is still leaking and causing serious water damage, they say its fine. My closet light hasnt worked since i moved in. Pool is rarely open during summer. mold everywhere in dishwashers, vents, toilets and showers that they tell you to just clean it. At move in, rooms are dirty with paint splattered all over carpet, uneven paint job and broken blinds. Considering they make almost a whopping $3,000 PER apartment MONTHLY, you think it wouldnt be such a crummy and poorly ran nbhd. But me asking to waive the empty $300 sublease fee is outrageous and doesnt align with their policy! uptight on their financial policies, but when it comes to fulfilling landlord duties like repairs, safety issues or staff service, theyre suddenly blind. lease agreement has nothing that states any reasonable accommodations to medical/life changing events. I feel i have went out of my way considering my situation, by finding someone to take over just so they can continue gaining monetarily. I feel ive only accommodated to THEM my entire time here. Even **** has policies allowing reasonable adjustments to pregnant students.

      Management notified **************** on November 20th that the relet fee would be waived considering the person taking over the lease would be taking the room in an As-Is condition. Regarding the leak that is reported here, this was not submitted in a work order format and management will be investigating. As of today, **************** is satisfied with the waiving of the relet fee.

      Parents/students beware -do not lease from any apartment complex owned by American Campus. There are plenty of other apartments to choose from. This is the only apartment complex we ever have had trouble with. They will hand you a ******************* when the lease is up for things that were not your fault -things you have complained about for months and they do nothing to fix-just hand you a bill to pay at the end. There was a cheap faux couch in the apartment at ******************** that literally disintegrated-flaked off continuously everywhere-not just one spot because of any specific damage. The girls repeatedly requested a new couch or at least new cushions-they were denied every time -but each roommate was handed a bill for $159.50 x 4 = $638 at the end for a couch replacement charge. We disputed the charge -but the bookkeeper denied the request -the bookkeeper? Save yourself an unnecessary headache and look elsewhere.

      Examining work order history and the move in condition reports both internally and provided by the customer we failed to find support that the couch provided was in a damaged state upon move in. For good measure however we have agreed to waive this charge on the account.

      I have lived here for a year. The lease was canceled in August of this year. I was charged for toilet cleaning after I quit the rental, which was unreasonable. I did a thorough cleaning before I moved out. I contacted the administration to find out about the charge, but I didn't get any reply. The charge is displayed directly in my account without any notice.

      Predatory practices on students -- my son had to live with water and mold for several months before we finally got someone out there after many many calls. There was a leak in the bathroom. Later on that year there was a leak in the roof which damaged his desk and chair, no accountability and no fix. He decided naturally to leave and not renew. Now they hit us with more bills and some fee for moving out on the last day he was permitted in the room.

      I would have never signed a lease with this company had I been smart enough to come here to read these comments first. My son has no air conditioning. Roaches everywhere...DISGUSTING and unclean environment. I am preparing to get legal help as I can't seem to comprehend that this is okay. This is a whole new level of slum lord.. I am saddened and appalled as I have spoken to many people over the phone and onsite and unfortunately I believe they are well versed with many lies and brush offs. The woman who posted under me seems to have a very similar situation.

      This place is the ABSOLUTE WORST!! My son has lived here through a water main break that took over 60 days to fix his unit and when it was complete they did not clean up after their vendors. Now his AC went out on Friday and we are being told the on call maintenance worker is only for Emergencies and AC being out with a heat advisory issued is not considered an emergency.
