      I am a Disabled Vet P&T and homebound! So I dont use the online apps alot and we go theu clickpay for paying our dues.Because I only get my VA Disability I usually have wait till beginning the month to be able pay.So I recieved an e-mail saying my payment was late just before the end of the month. I went ahead and paid it up to date.then almost the third week I got another email was late! wven though After paying it went to 0 balance.after several emails later they said ok we see made the payment last month but the payment did not process for 4 daya and brought you into this month. So another late fee was added.the first ****** added our community manager to see if the ***** could be waived. last email from community manager is we do not waiver late fees even if payment showed it went out last month. but because it dis not post for 4 days it gave me another late fee.might not sound like a lot but when fully disabled every dollar counts! the first ****** emailed me said she sorry I really thought it be no problem but It up to your community manager.

      Worst property management company ever. They routinely mismanage ******************'t have accurate financials ready for Board meetings, and consistently under-perform. My Board ended our contract with them early due to under-performance, and when they were supposed to transfer all the accounts to the new property management company, they took $33,000 as their "exit fee" due to early termination and didn't say a word to the Board about it. This is essentially theft, and completely unprofessional.

      Good morning, ********************. I have received notification of communications between the general manager and unit owners, addressing several questions. Regarding the video link you shared, this is completely false and unfortunately, we live in a world where anyone has access to tech and AI to produce things that look completely real and anyone can hide behind their screen to say anything about anyone. Trust that our legal teams are doing everything possible to identify the source and prosecute fully.

      Would NOT recommend. High turnover, slow responses (if at all), and although they respond it rarely answers the question. Not proactive. Borderline unprofessional and failure to follow our HOA bylaws and state property code. They behave in a manner that is best for the Board rather than the entire community. Very disappointing!

      Hi, your feedback is very important to us. We do our best to support the vision and the policies the board of directors has set for the community. In researching the communication records in our resident portal, we show record of responding to every message to-date. We reject the statement that we do not follow the Texas laws, community bylaws, and CC&Rs and we work closely with association counsel to ensure we provide the most accurate information to both owners and board members.

During the build of the amenity center, there have been unforeseen challenges, mainly due to heavy rainfall, that have caused the delay in its completion. The developer is working diligently to ensure there are no further delays beyond what was stated at the recent board meeting and in the written notice to the community. We appreciate your feedback, value your concerns, and appreciate your patience and understanding. A communication was sent last week regarding this issue.       Live in the ****************************, Tx and management of our *** has been absolutely terrible. We have seen *** fees increase and the state of our community decrease. We have a community center that was supposed to be completed years ago and yet the community has received poor excuses for delays. In the meantime, apartment complexes and new schools have been completed before this amenity center. Its sad because even if you ignore not getting what you pay for in your *** fees, people who rent/own in the area who have recently left have noted issues with the *** as reasons.

      Absolutely HORRIBLE to work with. I sent several emails about my payments on time, the company sent me to collections. I tried to speak with the manager, NO SUCCESS! TERRIBLE!.

      Per our regional leadership: I just spoke with ****************. She was unaware that until May 1, 2024, her property was in 2 associations. She is now just in the **************, no longer ***************. She is delinquent in her Woodforest assessments and has been turned over to the associations legal counsel for collections. I see that a resident inquiry was opened today under **************, to which the sited team called and left her a voicemail. I advised her to listen to that voicemail and follow the instructions provided to her for communication about the account.I told her that I saw that she had filed a BBB complaint and could find no record of her reaching out to the Cheswood manager about this, to which she simply said I have called everyone. I believe the situation is resolved on this side and she will still need to reach out to Woodforest OAI legal counsel to get further account information.

      Absolutely HORRIBLE to work with, *********************** in *********** specifically. She had to be emailed multiple times by me and from someone else in the company after months of waiting for an answer and then showed no apologies or kindness for ignoring my question. And then she didn't even answer the question I had originally asked. She absolutely has no care or consideration for the homeowner's she's in charge of. She's the type of person that give HOAs a bad name. I am extremely unhappy with this company and the extremely low score is DESERVED.

      AFTER decades of another management company's stewardship, ************* Residential was brought in to manage our renown building, "2016 MAIN STREET" - a DOWNTOWN ******* highrise built by LINBEC where Urban Cowboy was filmed and incidentally where ***** was actually an occasional SPECIAL GUEST back in the 1960's... TAKING OVER a multi-decades long management culture and making IMPROVEMENTS in security, cleanliness, staffing skills, office services, infrastructure upgrades (new 6TH FLOOR POOL, SPA, OUTDOOR KITCHENS on the way !), *******************, our new building manager along with support from Corporate Officials, ***************************** and ********************************** are PROACTIVELY managing a true RENAISSANCE of our condominium.PLEASE, keep up the good work and lets join the MASSIVE IMPROVEMENTS to **************************************** !!
