      I see so many negative responses that if I hadn't personally experienced the incompetent, combative, and clueless input of residents who seem to think they know something, but are really just complaining because costs go up a lot for older buildings when someone competent steps in to help manage a building, then I would be more concerned. I've worked with FSR for over a year now from a board position. They have done an exceptional job and saved us more than they cost us for their services. All expenses went up, but I don't view increased costs due to previously deferred expenses as their fault, and their add on costs for salary/employee management are not at all unreasonable and similar to the expenses of dealing with those ourselves as a board. Since they also provide interviewing and onboarding for new employees, continuous training and benefits I think they are actually a very good deal. They also provide accounting which we were paying for separately and in spite of us having used a large number of legal and research hours from their corporate staff I felt they didn't bill us for all that nearly as much as they could have. They also have provided exceptional response at the board level for legal, accounting, reserve, and maintenance issues and helped us stay out of trouble with TUCA and our own rules and regulations. Having experts of this caliber to advise us on so many topics has been a blessing. Thank you!!!A delighted board member using FSR

      Like most people and with like most HOAs I think ************* Residential is a ripoff! They literally charge you to live in a place youre already paying for and apparently you also pay them so they can point out what a s***** neighbor you are if you dont power wash your driveway 10 times per year. What really irritates me me most though, is the fact that I pay on average $700+ every year in a neighborhood that has 90 houses , has no recreation center, no pool, no splash pad, no neighborhood center , no security guard , no gates , no cameras and until two years ago not even a swing for the kids ( they broke down and literally put up four swings ( 1,2,3,4 ) swings ! Im no math genius but thats about $63,000.00 per year since 2015 which brings us to more than half a million dollars since 2015, and we dont even have signs to protect our kids ! No signs that read slow , children playing .. nothing ! Once in a while they send you a notice about your yard needing to be cut or your driveway needing to be power wash , yet neighbors park in the street in the narrowest part of the neighborhood, neighbors drive in speeds of over 40 mph around a coultersack turn, constantly park in front of fire hydrants , mailboxes and stop signs , parents park and flood our street waiting for their kids to come from school , ( school that our kids cant even attend because of poor zoning planning ) by the way, this neighborhood has one entry and exit only so when I complaint about traffic, parked vehicles on the street and unruly drivers is for a **** good reason , so youd think we would do very well with courtesy patrol officers yet we dont have any.So how does FSR justifies $63,000 a year and not proving a single amenity to a neighborhood? Because its robbery , its unethical , because its bad business practice ! If youre going to charge residents this absurd amount of money, at least have the decency to justify it ! Mad resident !!!

      This "company" charged me $375 to email a seller's packet and HOA regs to a buyer. This thing is literally on their server which takes 5 minutes to pull. They are and always have been (had them in Tavola, they got the boot) a scam.

      The Company is responsible for maintaining the green space in our area but has failed to maintain it in a good standing there are trees growing over peoples fence line and grass growing out of control attracting rodents and wild animals to include snakes.

      We are also in the process of changing landscaping companies as the current landscapers, have not been maintaining what they should have been. The new landscaping company does start on August 1st. We hope to see better landscape maintenance with the new company.

      This company does not keep any promises or return communications. *** lived in a neighborhood managed by them (************************** in **********) for three years now. Weve been promised a resolution to the consistent problems with our pool, pool furniture, and shared neighborhood amenities yet nothing has been done. This company has lied multiple times about what has been done to address our concerns and we can prove that statement emphatically. They claim to have had the algae scrubbed from the pool every year but absolutely have not. It has not been cleaned as they claim it has. There is algae surrounding the entirety of our pool and in the same spots as last year and the year before. Multiple kids have fallen ill after using our pool in the three years Ive been here. They claim the pumps have been replaced twice but they are down again with no timeline of when they will be fixed. Another summer without a pool. We were told that new pool furniture was ordered in 2020 but was delayed due to supply chain issues. Yet nothing has been delivered and its summer 2023. Instead residents in our neighborhood have had to buy it themselves and donate it to the community. The street lights are consistently down, there is glass and nails scattered everywhere and empty houses with WAY overgrown lawns. Yet they consistently fine or threaten actual home owners over the most nonsense of issues. Absolutely pathetic management company.

      I'm in Lagos Community in Manor and since I’ve moved in Sep ’22, the HOA has been absolutely WORTHLESS. There’s trash everywhere and constantly blowing into my yard. People leave their trashcans out for days without penalty. The 2 trash bins they placed in the park area are on the far side. Before I went under contract, I told Aja at Ashton Woods that I did not want to be near anywhere large crowds could congregate. Aja swore the green area in front of my house would remain empty full of flowers and grass. The developer placed soccer goals in the green area around Oct '22 and it has been nothing but a constant headache. Per Ruben (HOA Sr. Community Manager), the open space “has always* been a part of the land plan.” Brandon, VP at AWoods denies they knew anything about a planned parkland. People constantly park in front of my house (Ruben claims we have to wait on what the Board of Directors say about delegated parking), blast music in front of my house and drive fast (I’ve literally watched kids almost get ran over). Per the 2022 annual meeting with the HOA, HOA claims we have to speak to the city about speed bumps and that speed bumps are "eye sores." Kids constantly kick their ball into my yard and nearly damaging my property. I got into an argument with people about trespassing because they were on my property retrieving balls that hit my garage. My neighbor called the police on people at the park at one point because things get so out of hand. People constantly turn around in my driveway b/c of the park and mailboxes directly in front of my home & Ruben, Kristie, and Katie (all FSR reps) have been useless. It got so bad that I had to place yard stakes at the end of my driveway and block off the entry with a chain. I have screenshots from all the emails, videos and photos of all of this and still, no real action is being taken.       The management team, along with the developer have been in constant communication with this owner. These challenges have been addressed on a monthly, sometimes weekly basis, due to the frustration that has been experienced with living next to a amenity area, which also includes a sports court. The developer, along with management, have spoken with the builders about trash in the community and scheduled additional pick up, along with the installation of trash receptacles in the area. Most of the trash is coming from the open area, from residents, as it’s extremely windy in the community. All emails have been responded to by the developer, and management team. Lagos is a community that promotes outdoor family activities in the common areas. The developer stated they are not willing to remove the goals, nor assist in paying for the relocation of the mailbox or washing the complainant's driveway. At this point the management team and developer have gone above and beyond in communicating with the complainant.

      Today I visited Manor Texas Police Department to Office Stoney #359 to address these issues as well as many more issues that have occurred since March 26. I was told that I need to visit the Constable Office, Precinct 1 as this is a Civil matter. However, the officer did share the Incident#: 231030339. I will be visiting the Constable in the next week or so.

      We recently moved into a community managed by FRS (The Oaks at San Gabriel) - Ingrid Toros is the POC. We began building more than a year ago and noticed the following: 1) Broken glass everywhere by the amenity center - not fixed for over a year. Someone can grab a shard and cut themselves or others 2) Surrounding wall of rocks around the playground - several loose rocks, gaps, etc - someone will fall if they step on it or sit down on it for that matter 3) Amenity center - bathrooms/showers have HOLES in the walls, I hear pool has mold and algae. Water is foggy. 4) The street lights are often broken, there is a broken one on the main road - I drive pass it everyday....for the past year and a half. Not fixed nor removed. From what I hear - all of this has been shared, photos captured, emailed to Ingrid as well as the developer and nothing has been fixed. Photos on FB page as well. Check out reviews and corresponding photos no Google reviews for Harris & Straub LLC. I will gladly share photos of the unsanitary upkeep of the pool area as well as the broken glass/rocks by the playground.

      Thank you for reaching out regarding these issues.

      -The bulletin board vandalism occurred in mid Jan. 2023, and we are waiting on the acrylic parts to come in for replacement.

      -Our new pool vendors from last year confirmed there was no pool algae and was even power washed around area of concern and will be powered washed again before the pool opens in mid-late April. (This will be announced to the community soon) - Are you set up to receive mass comms?

      -Amenity center will also be power washed before pool season.

      -The rocks were reported this month and will be repaired within the next week or so depending on the vendor's schedule.

      -The street is maintained by the City and the HOA is not responsible to restripe however I have already made a request to the City to get these re-striped and waiting for a timeline.

      Since the pool season has not begun yet, we are preparing the amenity to be ready and beautiful after the plumbing repairs.



      I apologize you came into this neighborhood as it was in the middle of all these repairs. I can assure you we are aware and will have these completed very soon.

      I am a homeowner in a community managed by ************* Residential. I understand that *** management companies, for the most part, follow the lead of the *** board of directors so not everything can fall squarely on FSR. Therefore, rather than take out my frustration with the board in this review, I will only address the areas where FSR has complete control. I had an issue with a payment back in Aug/Sept that I needed to have corrected. I reached out to the assigned property manager who, based on her email responses, seemed to be having the most difficult time comprehending my plight. After several rounds of back and forth with the property manager, I asked to speak with someone over her. I was referred to a supervisor by the name of ********************. In fact, the property manager copied ******** in our emails; however, I never received one response from ********. After several emails and phone calls, I realized ******** had no interest in helping me and wasn't going to respond. My first attempt to contact ******** was on September 13, 2022. It is now December 19, 2022 and I still have yet to get any response. After not getting any assistance with FSR, I opted for the only available option to me which was to request a hearing with the *** board. In September, I sent an email to the property manager, ******************, to request a hearing with the board. The hearing was held on October 27, 2022. After not receiving any follow up about the hearing in over 30+ days, I reached back out to ****************** on December 8, 2022 requesting feedback. As of today, December 19, 2022, I have not received a response to that email. However, I did receive a notice in the mail today that my account had been sent to collections despite there being an open dispute which is against the Fair Debt Collection Practices Act (FDCPA). ***'s and their management companies continue to act in unethical ways because they know, with no *** oversight, they will likely get away with it.

      1. Owner contacted me and I researched her concern
      2. Owner had a balance owed of $200.00 due to violations fines as of 02/18/2022
      3. Owner made payment on 7/21//2022 in the amount of $200.00 which brought her to a zero balance
      4. Assessment posted on 08/1/2022
      5. Late fee's, interest, and reminder cost started to accrue
      6. When the owner brought her concerns to my attention, I explained that she had balance due related to fines and when she made her payment it cleared up the balance. Assessment posted on August 1st and were not paid in full by the due date. Late fee's, interest, and reminder notices began to accrue. Per her request she wanted them waived and I sent her request to the board. Board denied her request. Owner was notified of the board decision and at the point she requested to speak to my director and wanted a hearing with the board. Owner did not attend the hearing and board did not changes their stance on the decision that was already made. We also confirmed with the attorney that association was not in violation of Texas Property Code.

      The response from the business fails to address the deceptive business practices involving their billing. As I originally suggested, neither the HOA nor the management company are authorized to charge fees for violations. This according to association bylaws and governing documents. Also, FSR issued an invoice in June showing the dues had been billed to the account. I made the payment in July but because the dues had in fact not been added to the account, FSR applied the payment to fees. This, based on consumer protection laws, is considered deceptive. Their payment service company also removed the filter that allowed homeowners to differentiate between paying dues vs paying fees.

      ***STAY AWAY FROM FSR****TERRIBLE communication and customer service. They allowed the developer to collect a special assessment for our Mailbox Cluster (5 boxes total) that were destroyed in the middle of the night, $150.00 per unit, Total approx $39,000.00 (mailboxes cost $20,000.00) well we have over 120 homes in our neighborhood (yes even the people who have their own individual mailboxes were required to pay. Well, that assessment was about $19,000.00 over what was needed so we as homeowners asked what the additional is for....... wait for it...... so the developer can add to the operating account to sustain it for the year.....(yes, against bylaws!!!) it's a BRAND NEW Phase (2022), happened in Feb 2022..... AND Developer didn't have the correct insurance coverage...... shouldn't a management company keep track of that???? how was operating account so bad???? FSR has done NOTHING and wouldn't even answer our calls/emails. We had to go to post office for 4 months to get our mail!! Oh and the people that moved in after the assessment was made had to pay too (from what I've heard). THEY DIDN'T EVEN LIVE THERE WHEN ALL OF THIS HAPPENED! FSR is a JOKE as an HOA Management Company.

      Thank you for your review. All feedback is important to us. After speaking with local management, we received the following information.

      All homeowners have access to view quarterly financials through **** Creek's community portal. This community has a high amount in delinquency, and the amount was shared at the annual meeting, so homeowners understood why their operating account was low. Every unit was responsible for paying the special assessment, even if they owned their own mailbox. No one was excused of paying the special assessment. As stated in Section 12.a of Chapter 209: "A special assessment is a charge, a fee, or dues, other than a regular assessment, that each owner of property located in a residential subdivision is required to pay to the property owner's association, according to procedures required by the dedicatory instruments, for:
      a. Defraying, in whole or in part, the cost, whether incurred before or after the assessment, of any construction or reconstruction, unexpected repair, or replacement of a capital improvement in common areas owned by the property owners' association, including the necessary fixtures and person property related to the common areas;
      b. Maintenance and improvement of common areas owned by the property owners' association; or
      c. Other purposes of the property owners' association as stated in its articles of incorporation or the dedicatory instrument for the residential subdivision."
      Emails were sent out to the whole community from April through August keeping them updated on the mailbox information. The mailbox keys were shipped to FirstService on August 8th, 2022. Once FirstService received the mailbox keys, they were mailed out first class certified mail on August 11th, 2022. Homeowners that reached out to FirstService were sent their tracking number.
