Landsea homes and Landsea mortgage (NFM Lending) Buyers beware of using Landsea Homes preferred lender. They are not transparent in their loan estimates or disclosures. Through my loan process all 3 disclosures had major inaccuracies. The first has the preferred lender incentive at$20,000. After 6 weeks it was stated we dont qualify for that, but gave $10,000 plus appliances. The next disclosure had only half of my deposit amount. Which greatly effected the cash due at closing. The final disclosure had the numbers correct. Except this time the lender finally mentions the origination points. Which per all conversations were shown under the seller incentive. We were never told the incentive really was our responsibility The amount was never mentioned in conversation. Nor calculated in any disclosure until 3 days prior to closing. We tried to negotiate with the landsea homes, but the sales manager refused to meet us halfway. Of course the lender and the builder refused to honor the incentive or address the situation. We had our own lender with a much better interest rate, but switched because of the buyer incentives. In the end the incentive was washed out by a hidden cost to the buyer. Overall we had a much better deal on our own. These are shady business practices. Do yourself a favor and seek your own lender if planning on making a purchase.Landsea Homes Corp

What an absolute regret I have on purchasing from this builder. I have not been in my home more than one month and I have been promised so many things that would be fixed by now and yet I am still waiting and I am repeatedly having to call the warranty company and The Builder and I get no response from The Builder. I have ants crawling on my carpets on my beds on my clothes on my children on my counters in my microwave all over the stove inside my cabinets inside of my bread bags and much more and Im being told that I have to take on the responsibility of spending more money on top of what I have in a brand new home to get an exterminator company to come out. There are several walls that have swelling on them, and the light fixture bases are not flushed up against the wall because theyve got bubbles in it. The entire island of my kitchen is crooked. Its not even place the right way Ive got several walls that are crooked banisters that should have been replaced. My doors dont lock this place is a nightmare!!!!! What a waste of money!!! I am extremely disappointed and not satisfied with the entire experience!!Landsea Homes Corp

If I could I would give zero stars. Landsea is a *************** and uses cheap materials and labor. My house is a nightmare. I'm about to have a mental breakdown. The list is too long to write here. I didn't move my house until 6 months after it closed due to all the work done. Once moved in my family and I started getting sick. There was a nasty gas smell in the house. We alerted Landsea and they blew us off. We had to move out of the home 5 months later due to sickness from this. Their customer service reps and managers ignore our texts and if they reply its days later. We demanded to speak with Director of customer service and was never contacted by her. Whatever you do, don't buy a landsea home as you will regret it.Landsea Homes Corp

I started with VE homes, then Landsea bought them out. Gave me the hardest time during construction. They wanted to close and move on to build community homes. Now I am stuck with various punch list items. I've been trying to get in touch with Landsea but no response. Btw, I head the owner of the Landsea homes is based in ***** so now I know what to expect.Landsea Homes Corp

I signed a contract June 2022 and whole house was under construction I visited many times with my children and saw the process. We were so emotionally invested in addition to financial investment. Due to things out of my control I had to change jobs.Now due to this change I am no longer qualified and I still need to move out of the place I currently live at. I am here trying to get my refund deposit. Landsea will definitely sell that house for a lot more than what my purchase price was so they have nothing to lose by refunding me my deposit so that my family and I can find another solution. I do not want an apology. I want my refund that I so hard worked for.Landsea Homes Corp

If I could give zero stars I would. We've bought multiple new homes in our lifetime and this is by far the worst experience (from construction quality to customer service). Seems after you sign on the line, you are left to live with the poor craftmanship and the issues that come from that. I could go on and on about the things that are wrong with our new home, from uneven floors, wiring issues, material quality but it seems this might be par for the course based on the other ratings noted. I wish I'd visited this site to look at reviews before purchasing, but here we are.... We've had a warranty request in now for months and after repeated follow *** were told the items are covered but they don't have any staff to come look or fix. No follow up, nothing. I'm dreading how bad it will be when we request service on some of the bigger items we are finding. I guess being the 2022 builder of the year means they could BUILD them but they can't just can't service them. Really disappointing to spend the kind of money for such terrible quality and service.Landsea Homes Corp

We moved into our home in December 2021, in *******************, **. It was purchased from VE Homes and we learned that LandSea had purchased the company. We gave a punch list to ***** who said all would be fixed quickly. When very little was done, we contacted *****, who took care of one major issue(ac). We STILL have many items that have never been addressed despite phone calls, texts, and emails. We continue to try to get resolutions and receive little to no response! They do not deserved any starts period. Do not buy from this builders as their materials are the cheapest in the market . Once yo buy the house and things are broken, TO BAD SO SAD. They will do anything to " fix it" as you are buying a fixer upper rather than a brand new house. My house is in ******* on ******** MOUNTAIN and bunch of homes still for sale.....DO NOT BUY. Once they get you you are drummed to deal with them to beg for your appliances/fixtures to be replaced.Landsea Homes Corp

1 starLandsea is one of the most unethical companies I've ever had to deal with! They looted my $50K hard-earned money!We booked a house in Dec 2019 but had to cancel the purchase due to medical reasons. We even ************** reasons for their reference! But the Landsea personnel 'played us' and took full advantage of our situation. We tried escalating it to the *** and got a chance to talk to their VP, but this never really fructified. The selfish company kept our initial deposit (50k) despite easily selling the house for the same cost (Without any losses to them)! Do NOT try to build with Landsea Homes. Issues do arise in all new construction but the key is getting the service necessary to make it right. Having worked with 5 different builders on various houses, Landsea Homes is the absolute worst to try and work with. They do not follow up on issues, nor provide names or phone numbers; simply giving e mails that no one responds to. We had a situation with our master bath where the tile company ordered the tiles for replacement in the shower, and could not get a hold of anyone at Landsea to coordinate removal of the enclosure to do the work. I tried reaching people for months. They refer you to a Landsea Platform that showed Legacy Glass has been assigned to do removal. I called Legacy Glass directly and they said they told Landsea months ago it's not in the area that they work in nor was it their install. I even wrote Landsea back on their platform and still nothing. Even their subs have no idea who to contact because they are only provided e mail addresses.Landsea Homes Corp

This just solidifies my claim that Landsea does not communicate. We are now at the end of February and no one has reached out to me. The generic e mail does not make anybody accountable. For such a large purchase, home buyers deserve to be corresponded with by an assigned individual.
