  while our house was under construction, the windows arrived with a dining room window being broken (meaning the glass). The buillder installed the windows and order new windows for the dining room. When they arrived and were being installed another window was broken. We were told they were reordered, and when they arrived, the grids were not aligned with other windows, and the bottom windows had not grid at all. So now we have grids on the eyebrow window running one way, the grids on the windows below the eyebrow window run a different way and no grids at all on the bottom wiindows. Local Landsea workers have continued telling us now for about a year that the new windows have been shipped from the manufacturer. Well, we closed and moved in at the end of may 2022 and still now matching windows. Now the windows we have had rain leaking inside during the hurricanes we had in ******* this year, We have contacted Landsea reps on site but nothing has been addressed for our windows. Landsea has no direct contact on their webside so I haven't been in direct contact with them. I'm still waiting and getting more frustrated with this builder. BTW, we originally signed out contract with Ventage Estates Home builders and a week later they informed us that Landsea had taken over Ventage Estates and assured us we were in good hands. LOUSY CUSTOMER SERVICE,,,,,,,,,,,,

  Purchased my home in Nov 2020 and was able to move in April 2021. Landsea ************** in ******* *******. On our final week before official closing day, Landsea representatives and I did a walk through on our home. I had a state certified inspector along with me. We had a very long day as things were all very defective at the first initial walk-through. Representatives promised to have everything done by our closing date. It is Oct 2022 and I am STILL dealing with defects that still need to be fixed. *********************** has been assigned to us July of 2022. Promised to get things done fast and cording to meet our expectations. Now were not agreeing with terms. As tile is not going to match with what we currently have. Rep says that because we have older tile as they tend to either darken or fade with time. When my tule was originally needed to be replaced when i FIRST bought my home. With many many more defects that have been complaint about at closing day, they have yet to fix. I need an answer NOW. DO NOT BUY!!

  Very poor & half-assed building practices. Heres a list of legitimate things that I have noticed in my NEW home after living in it for awhile1. Theres are multiple cracks in the stucco and missing chunks especially around the windows 2. Grout used to seal around countertops/cabinets etc that looks wrong because I have mostly white *************** used a gray grout that is now chipping & cracking, was told its usually more like silicone they should be using on these spots.3. 2 COMPLETELY WRONG WINDOWS in front entry that do not match the windows right next to them.4. Able to see lines in **************** where drywall sheets meet eachother/ hairline cracks in some as well 5. Electrical problems & bad wiring. Have stuff blow in different places when we get hard rain & causes my whole *************** doors to go outfun stuff -also put up 2 pendant lights above my kitchen island, & only 1 will even turn on, had an electrician come look as I thought maybe it was something simple. He informed me that there is a major mess up in the wiring & that in order to have these lights work I would need to have a hole cut into the ceiling, re-wired & patched, which will not be completely hidden if I decide to do so.6. Sharp metal protruding at the base of one of my columns in front walkway that could be very dangerous 7. Cigarette **** imbedded in concrete in front walkway I could go on & on, these are just some of the more major & completely irritating things I felt like I should share. ANY POTENTIAL BUYERS OF LANDSEA should be very cautious &/or look at other builders that are hopefully more quality driven. DO NOT buy one of these homes without multiple walkthroughs & also paying for your own inspectors.

  Please do your research when you buy a home. I started with LandSea because they are supposed to be the best builder in 2022. I am not sure by whose standards that goes by, but I was wrong. At least not in the ******* area for the ************************* We bought a quick move in home, with how the market is by all means is not cheap even for *******. A $500k home should not have the quality and craftmanship that this home has been built with. From the start of buying the home we requested to have the stone in our elevation removed and not put on. When the home was quickly finished with the last touches it was put on. The ************ had to credit us which put a delay in getting the appropriate final numbers to close on out home. Then we were officially closed and recorded by the county, and we didnt get our keys to our home until the next day. Even though one of the specifications with the builder was that we had to have our utilities and insurance put in our name the day it was recorded. They wouldnt give us the keys until the sales office heard from their corporate office which resulted in the next day. So, we paid for a full day of insurance and utilities, and we didnt officially own it with the builder. We put in a few calls with corporate and never heard back from anyone except from our sales office which did very little to help with the problem and miscommunication that happened on their end. Then from the walk-through inspections there was still a lot of work that had to be done and is still being done today with one month being in our home. A lot of this should have been finished the week before we moved in and wasnt. When one of the items gets fixed the poor craftmanship brings on another problem that needs to be fixed. There is way more to list and I am running out of space. Bottom line this is all unacceptable. I want someone from HQ to contact me.

  I would give this company a zero if it were an option. Refused to acknowledge problems with quality from 3 outside inspectors reports. Had to change builder after a year of little progress with Land and Sea.Do not recommend!
