I moved into one of Reap Management's properties in **********, ** on November 7, 2022 (********* Place, *****************************************************************). At that time, I paid a refundable deposit of $800. I moved out on November 6, 2023 and a few weeks later received an email from the management at the apartment notifying I would be receiving my full refund. I asked how long it would take and they said 30 days. Since then, I have tried calling both the apartment complex here and the general offices in ***** multiple times. I have gone in person to the apartment complex here and I have tried emailing, as well. The answer here at the complex is always the same, "We will look into it, but it is out of our control, etc, etc". When I've tried calling *****, I get transferred to people who don't pick up their phone and my voicemails and have gone unanswered. It has now been 3 months and I have not received my refund and it is impossible to get a straight answer.Business Response

I filled out all information to help a friend out with getting apartment. The fees for application and everything else they charged was paid by my friend ********************************* . She is the one that needed the apartment. 6 months later I get email stating been turned over to collections for *****. No call or email that supposedly I did not pay the ***** application fee just turned over to collections. Contacted business and manager claimed would handle but holidays so taking longer because has to go through ************ weeks later and still not handled . Left 3 messages and emails to ******* location with no return call or email until told calling Corporate and turning over to BBB. Contacted Corporate who is just sending me to other people with no response. ******** sent them copies of her payments and it shows that the ***** was posted to someone that we do not know. I want this corrected asap instead of being passed around with nothing being done. Its my credit being ruined because they posted ***** to wrong person. I rented one of the apartment homes for my son ****** , for him to stay in while he attended *************************** , unfortunately he had to move out due to the property adding on the late fees i understand rent is due on the 1st of every month but nobody gets paid on the first of every month unless you draw a check . i feel as if the rental company shouldnt charge a late fee until the 5th of every month . the people will literally charge you on the 4th day of nonpayment , then issue out an evection notice. this is insane they charge you a rental fee of $25 DOLLARS for staying in a bottom unit and then the people abaove are so loud throughout the day my son can barley study and the lack of sleep is even worse! 1200 down the drain with my credit after i had to end the leaseBusiness Response

Thank you for reaching out and we certainly understand your concern. All of our lease contracts follow Fair Housing Laws and explain the detail in which charges for late payments are incurred. These leases are created through the ******************************************* to ensure all local, state and federal laws are properly adhered to by our apartment communities. Charging for late fees on the first date considered after the ***** ****** is explained in the lease and we adhere to all practices to ensure we are treating our residents the same consistently. We do hope you understand, as rent is always due on the first of the month, so we offer the additional days as ***** but do then automate to any unpaid rent the charges for late occurrence. November 7th I applied to Pheasant Run Apartments. They advised I was denied due to falsification on my application. When I spoke to the property manager, she said my paystubs were altered. I explained I do not have to alter my stubs, she gave me the reasoning that my stub from October had a pay date 15th, I gave them the stubs the 13th and that was not possible. I explained that I am a salary employee, paid semi monthly and when the 15th falls on a Sunday, we are paid the Friday before and our stubs reflect it. They use a system that lets them know when things have been altered, which I find odd because another complex uses the same software and I was approved using the exact same paystubs.I spoke to the regional manager who was suppose to have them reach out to my HR to verify I am an employee and that is indeed our payment schedule.I have called and left messages with no resolution. I just want my administrative fee of $100 refunded. I do not wish to move in.Business Response

When a prospect applies, we use a company ****** to verify paystubs. During our application process, if false information is given and/or we are to find that information submitted is not accurate, we do forfeit the Admin Fee. I am rejecting this response because: Snappit was the same system used for the apartment I currently live in. The stubs were not edited. I asked for someone to verify my employment, to contact my HR department and it was failed to do so.

Moved out of ******************* L08 10/31/23. After speaking with Property managers I was referred to Rreaf Corporate because *********************** wouldn't answer the Property manager after 4 attempts to retrieve back and return my full deposit to me as approved per move out walk through. Spoke with *********************** @************ on November 30th who made a promissory to contact me back by the end of business day as she needed time to locate the deposit and has since to hear back from her 3 weeks later. Furthermore, I've attempted to contact her directly and the general office staff and have yet to receive a return call. No deposit has been received. Forwarding information was provided to the Property manager after walk through approval and upon *********************** requesting the information from me during our phone conversation. RREAF Residential is the management company for ************************ Apartments, my current residence. Today is November 7, 2023. I have been waiting, patiently, since October 5, 2023, for them to repair my **** system in my apartment. Because of the way Georgia weather is, it alternates between warm and cold weather in the fall. When it first became cold on November 1, 2023, I then realized the heat was not working as well. I notified the leasing office on November 3, 2023. To date, Ive yet to receive the requested repairs to the **** system in my apartment. This is the 4th time over the past almost 2 years without a resolution to the problem.Business Response

I am rejecting this response because:
As expected, the problem was not fixed. While the technician remedied the situation by putting freon in the systemagain this has been done numerous times in the past already it has already lost the freon that was put in it.
In the middle of November, temperatures reached as high as 80 degrees, and thats when I found out that my A/C was not working again.
Regarding the heater, the thermostat does not appear to be accurately reading the inside temperature, which causes it to stay on for extended amounts of time this increasing my electric bill.
My request is to have the apartment complex allow me to break my lease with 30 days notice *ON A DATE OF MY CHOOSING* *WITH NO PENALTY* (no early move out fee, no lease buy out fee, NO FEES) given their improper handling of my maintenance requests over the past years.
This will be beneficial to all parties as I will be able to find a home with a properly working HVAC system, and they will get to remodel this unit and charge more money for it.

I want my deposit on a rental property back- 300 dollars. Its the amount that their property *********************** in ************ has as the amount owed to me.- I just did a search on RREAF on FB and it seems like Im not the only one in the same situation- they dont return deposits in the time allowed by law- 30 days- for me its been over 2 months- Trying to rectify-I call , email- nothing- they dont answer, you cant leave a message, their mailbox is full, bad business.calling the property *********************** in ************, they say corporate RREAF is who returns deposits- seems like a deflection game-Pull ***** Law- I see a class action lawsuit in the future. Good afternoon,This business (RREAF) is the residential company that owns a community I rented from in **********, ** called *********************. Upon move out (08/02), and per lease agreement, I was told that I would be refunded $63 from my $250 security deposit. Per law, the company had 30 days from termination of lease to send me the check (I should have received it by 09/02). So far all I have been told by both the community and the business that owns the community is that a check was issued, one stated 08/01 the other 08/02. Neither was able to provide proof of issue when asked. I had called the community so much they refused to help me further and stated I need to contact the business RREAF to get my check. This marked end of September after much promise it would be arriving. When I contacted the business as the check was never received, we (my fianc and I) requested to void it and issue a new check. No other payment option was available for refund. Subsequently, I was informed by the business it would be sent 10/04. We verified my new mailing address in *******, ** on 3 separate occasions prior to 10/04. I was advised to call for verification 10/06 and have done that multiple times since daily, yet, now I have not been able to get through their phone line and have no replies via email at the address provided. No check has arrived and I have not been able to obtain any proof after multiple requests that a check was ever issued. In fact, all I have been told is to calm down and be patient. This is a lot of money for me and per law I am *********** this money since 09/02. I request this business send me the refund I am owed and maybe even be investigated for similar practices as for all I know they have done this to others. Thank you for your time investigating. She was advised it would take a couple of days to stop payment and reissue a new check. The new check was cut on **** and sent **** to the address provided ************************************************************************. I was living at ************************************************** which is owned by Rreaf Residential and I moved out because the management was so bad. My lease stated that I had to pay a security deposit of $300 and I have the receipt for when I paid $308.97 when I moved in. I moved out in June of 2023 and gave my forwarding address to the manager, ***********************, at the time. 2 months had passed, so I tried calling and sent the apartment multiple emails asking for an update on the status of my deposit to which I got no response. At the beginning of September, I tried contacting Rreaf Residential directly and they asked me for proof of deposit payment which I sent to them. They put me in contact with the new manager for the **** apartment, ******* Hills, and she said that a refund was due to me in the amount of $312.54. She asked for my forwarding address and I responded on September 8. After no response back, on September ************************************************************** the mail soon and have still gotten no response. It is now been over four months since I moved out and I have not gotten my security deposit back and I receive no response from management when I try to contact them for assistance. We have had nothing but problem with RREAFresidental. Attached is the correspondence we have had ( or no had with this company.) we are afraid that our daughter's credit will be ruined due to this situation. this has been ongoing since April 2023. RREAF is a terrible com[any to try to get a response out of. we want to make other aware as well as the BBB that this company needs to be looked into. we have been trying to get In Touch with *********************, Portfolio director July to get this resolved.
