      Valiant Residential property Silver Creek Apartments located in **********************************************************************************) is fraudulently listing *********************** in their portal as a housing partner and scamming ********** and senior prospective applicant tenants. It has been reported to *********************** and confirmed they are NOT a listed community property with the agency. Be warned if you are a community service provider advocating for clients seeking housing support and assistance.

      Had the misfortune of dealing with this company. Despite of being a good standing resident, with no claims whatsoever, i was the target of a mischievous employee that went over her head and tried to collect fees from me under false pretences. Most likely because I am not white. After trying to reach out to ******** for disciplinary action, and a transfer/removal. I got hit with gossip and mean looks from such employee's friends that reside in the same building I do. Because such employee uses high school tactics to come up ahead. Such tactics examples are asking friends to post positives review about her, allegedly hiring freelancers to report/delete negative posts about her and the property where she is, and use ******* like tactics to keep tabs on everybody and pin blames where she can.On this last point, the management of this property made alleged illegal entries to apartments without the proper consent or send groundskeepers to peek into residents windows. One of them got a "trophy" btw.She failed every attempt against me and my family and seems to have taken a step back after a big blunder from her part some weeks ago The trauma ******** Residential has caused me will take time to cure, and I am looking into legal counseling as I make this post.Hope my words warn others about this mischievous company with anti-american values.

      I've had the pleasure of dealing with this company, and let's just say it's been a wild ride. Imagine being on a merry-go-round, but instead of spinning around in circles, you're stuck in a never-ending cycle of blame-shifting and finger-pointing.Their **** are like a game of telephone, where nobody wants to take responsibility for anything, and every question is met with a "round and around" response that leaves you more confused than a cat in a **********'s like they're saying, "We're always right, and you're always wrong. Deal with it." And if you dare to point out their flaws, they'll treat you like you're the one who's crazy passive-aggressive much?It's a frustrating experience, to say the least. I mean, who needs a company that's as responsive as a sloth on ******? But hey, at least their issues are easy to fix... if only they'd bother to notice them in the first place.

      8/22 I recorded the interaction today with ******* *******, the current assistant manager who admitted my security deposit check was mailed out yesterday, August 21st, it was never mailed out to me. I never got the check and due to this, I will be taking legal action, and filing a lawsuit. I had to post since management has yet to respond to me.Update 9/15- I was finally called this week by ******* to pick up my security deposit nearly a month late. I asked the employee in office (while recording of course) and the employee was unable to answer why my deposit was not " ready" until September, despite being due in August. Not to worry, I was at the Justice of the Peace last week and ********************* service agents should be hearing from the courts very very soon regarding my lawsuit (if not already).Update 11/4- Oaks at Duck Creek has received my lawsuit but of course, has not respond to it. First the property itself and their management company, Valiant Residential ignored my calls/emails for weeks. But now, their registered service agent (legal team) ignored the courts when served with the lawsuit. They did not respond to the lawsuit within the legal time frame given to do so. But no worries, there is a court hearing scheduled for December 16, 2024 for just the judge and I (since Oaks at Duck Creek legal team ignored it).I am very much looking forward to it! I will continue to update after the court hearing!Update 12/13-. Oaks at Duck Creek has responded late again, and we will now be taking this matter to trial. Like the previous months, I will continue to update my experience with my security deposit at this property. I will also be updating with our jury trial date when it becomes available! I look forward to getting justice in this matter.(The lawsuit is available to be viewed online, Dallas County open records. Case JPC-24-*****-21

      Have been in the *************** Apartments for almost 5 years. Never been late on rent or giving them problems but all I seem to receive are problems. I've had my last straw. Went without hot water for almost ***************************** my below neighbors apartment. I've had multiple "plumbers" and "maintenance" in and out of my apartment with no resolution until the final day of my demand letter. I still deal with the smell of mildew on cooler rainy days and have not had the panels placed back for the water heater so they're gaping holes in my ceiling. I can see the sun shine through. I've called or emailed maintenance, the leasing office, the regional manager and the corporate number multiple times with no answer on what will be done to compensate the inconvenience. No one has called, emailed, texted or sent a letter in 2 weeks. Was told they'll make a note in the leasing office to at least take something off my rent for April but woke up to still being charged a full months rent. The *************** has gone downhill in ratings for a solid reason and Valiant Resiential doesn't actually give a care as long as you're still paying them. Would never recommend these apartments or any related to Valiant Residential if this is how they treat someone who has been a loyal resident.

      They took over my apartment estate from a family owner and have raised rates and fees every couple of months!!! Admin fees, increase trash ****** fees, increased rent every year. Increased carport feesetc I feel like they want people to leave so they can start over0

      I live at ************ in downtown *********** and there is no security at all. Homeless people live in the property, packages get stolen from the mail room on a daily basis, cars get broken into and all doors around the building are broken. Additionally, there has been no cleaning crew in like 2 years so all hallways and common areas are extremely disgusting and smell horrible.
