      the worst administration ever, They're unhelpful. the apartments are old and the main office is closed must the time.

      I moved out of Chatham courts and Reflections May 8 2022 and have and refund of $271.68, they told me I will receive it 30 days from the day I moved out. I followed up July and they told me the check was on my way. August came NO CHECK arrived. September came NO CHECK for refund arrived. Then came OCTOBER and they said it will arrive OCTOBER 15 but no CHECK arrived. It's now NOVEMEBER 1 and they still dodging me giving me the same verbatim, "WE WILL CHECK with CORPORATE OFFICE". GOD how long will I wait for the said check. I even offered to Drop by and pick up the said check for refund on their office, but they said we don't have your check... Then where is it then.... they keep promising they will get back at me with an update but not a single soul is doing that. Not through email, text or a phone call... Its $271.68 people!!! Thats a lot of money you got from me and won't return. It's not like I'm asking for it...Its a REFUND for goodness sake... How long will you make me wait for it?!?! WHAT FREAKING YEAR WILL YOU GIVE ME MY REFUND?!?!?!?!

      i called today a week after you responded and still got the same reply. We dont have your check and Miss Hager will be calling you...which of course sh never does... Im not asking fo money... Its an OVER PAYMENT... how hard can is toto return to your previous renter?!...Miss Hager always says the same verbiage about checking ith corporate and she has been checking since July...2022 is about to end and I still dont have the check.., I even offered to just drop by and claim the check on your office... yet you still never attmpted to respond?!

      I am a resident at ****** crossing and recently this complex has been the victim to several criminal acts due NO SECURITY on the premises. The only "cameras" (because I have never seen any) are supposedly at the leasing office. I have had property as well as my car stolen in a place where I pay thousands of dollars to live. This complex is a billboard for criminals to come and do as they please. I spoke to the manager in the leasing office and was told that no matter where I go this will happen. FALSE. ******** systems and personnel are a great deterrence for criminals and ****** has neither. I have watched as m neighbors have been victimized and now it is my turn. I asked about breaking my lease and I was told it would cost upwards of $5,500 to get out of the lease in this unsafe complex. No human decency and no sense of security for the tenants who continue to be victims and Valiant is doing nothing about it. Not only do they use a predatory towing company that steals gas and items from the vehicles they tow. They also used a renters insurance company that stole money from tenants even after I had continuously showed proof. ****** nor ****** has done anything about it. Do not live at ****** Crossing if you prioritize safety and security. They can't guarantee it.

      The police on site are for emergencies. They NEVER patrol the area. You had security here for 3 weeks and that's no longer either. A garage THAT I HAVE TO PAY FOR does nothing when I was told that crime happens everywhere and basically to get used to it. What about the breezy fee's and the predatory tow companies that you have utilized that overcharge and improperly tow your tenants? No answer for the months of rental insurance payments I've paid even though I've had my own the entire time. Mercer crossing is a billboard for criminals to come in and do as they please because there are no security or camera to hold anyone accountable and deter crime.

      hi im a former resident of the ************** Apartments, my recent lease specifically was with valiant residential and the complex was ******** Apartments. ive been leasing with DSA for 3 years. *** renewed and transferred complexes with them throughout that time. and ive never had an issue with any of my documents. this year I leased with ******** and my lease term was set to be over July 31st, 2022. I was informed by mail that I needed to either vacate or let them know if I was wanting to renew with them for another term. I informed them I was moving out but I ended up taking 3 extra days after my lease was over to move out so I was aware of the fees for the extra 3 days. I had a few damages in the complex that I was aware of that needed to be paid. after I turned in my key, 3 months pass by and they continue to charge me for rent as if im still living there when ive already turned in my key. I called to investigate my issue and they told me rudely that because I failed to send them a written notice stating that I was moving out, that is why im being charged this much money. ON MY LEASE it states IN WRITING that if I fail to notify in writing what my plans were id be charged a fee of ONLY $75.00. my charges for that ONE notice is $3640.20 which are monthly rent payments. that they're telling me that I HAVE TO PAY FOR. they have told me they haven't moved anyone in yet so its empty. and they have my key but no record of me saying I was moving out which make no sense. all the management ive been speaking to have been ALL NEW (********, ******) ****** was the only one offering help with my situation. ******** was extremely rude and helpless. im not paying for that rent when ive already given them my keys and my lease has ended. im not tryna allow them to ruin my credit either. please help!

      This place doesn't even deserve 1 star. I am so upset with how my friend and I were treated. I called to get/give information not knowing they weren't affiliated with the apt my friend rented. Anyhow, I spoke with a girl named Kaylee and she didn't even let me talk. She thought I was someone else which didn't matter because that still didn't give her the right to be ugly. I'm 9 months pregnant due next week and I was so infuriated at how rude she was. The next day my friend went in person (instructed by Kaylee) to get information, and the 3 girls in there including her threatened to call the cops on her for no reason. My friend is the sweetest ever ,not from this country, and had her 2 year old with her. She was so devastated at again how ugly , rude and horrible these worthless people were. I work for a huge company in San Antonio and will make sure none of my colleagues from out of town or here EVER try to rent from these people. All that money they charge for staying there and the gate can't even be fixed on top of that.

      Valiant Residential, particularly their property Holly Oaks Apartments in Weatherford, Texas do not care about their residents whatsoever. I have lived in an apartment at Holly Oaks Since February 2022 to present (August 2022) with no heating or cooling. My apartment's A/C unit needs a part that is "on backorder". Temperatures range from the low 50's to the high 80's. Natasha *****, the on site manager is completely rude and actually will berate you if you file a maintenance request. I have NEVER gotten my A/C unit fixed - they have never offered me a new apartment, they have refused my request to get out of my lease - and their corporate office ignores my calls and requests for help. It is literally the worst place I have ever stayed. Do not rent from this corporation - they will not honor their lease contract and do not maintain their properties. I would give zero stars if that was an option.

      I currently reside at Skyline Farmer's Market and have been back and forth to the leasing office and made several calls including the corporate number. There is a vibration coming from below me, disrupting my sleep and my daily activities in my apartment as my bed, sofa, island, tub, and everything else is vibrating... despite several conversations and asking for a resolution nothing has been done over the span of going on 2 months.. I have been told several times that I would hear back from a regional manager and have heard nothing at all. No returned phone calls or anything. Terrible terrible terrible management and I would NEVER recommend.

      I been living at Ascent North Apartment for almost two years I have seen a lot of problems with this company they don't care about the residents the gates always broke people runs in to them when manager come down from Dallas Texas she doesn't keep her promise if not going to do what you say why said it the air condition has been leaking water and it has as smell I wouldn't tell my friends or family about these Apartment all they want is money a lie can't make it through the door
