      The Park at ******************************************************************************************************************** ******* here........ I will tell as many sites as I can about your scam and lies everything saying I was not approved was a lie the next day I was approved at another complex THEY DID NOT ask for $ only for application fee The peeps are thugs in sheep clothing DO NOT DO NOT RENT THERE they will take your money tell you they will credit your account and tell you are locked in and then say the next day you are not approved I asked for my $$$ back they said they do not have to but TEXAS LAW say they do DISPICABLE Do not trust any of LEASE agents they set up phony pc problems took my money even when I said TEXAS law say you do not pay anything till you read the lease I was first told by ******** ******* to get a ****** money order so we did Next day she said she was wrong I have to pay ****** on the site Then they said I was denied but my son was not Then the manager came out and said she can over ride it and we were locked in Just would pay bigger deposit Next day called all mean(the manager) refused to give me my money back this is fraud they have all are information and never gave it back are assured us it is removed The County of ********** needs to get on this I want my money back I work hard for my money we all do DO NOT LEASE FROM THEM THEYNARE SCAMMERS I am not the only one She said...the Manage in a email to go to ************ no phone number to even ask for a check to be sent SHAME ON THIS apartment complex" PARK AT ***********" on *************** The ************ GIVE ME MY $$$ back

      I'd like to report the recent Valiant Residential's acquisition of the apartment complex that I'm currently staying at. Valiant notified me that they had acquired Montecito Apartments (previously owned by ********) two days before rent was due (Aug 30 - rent is due on Sep 1) via a slip of paper inserted into my front door. Since I was out of town, I did not see this slip of paper until Tuesday, Sep 3 (all the while I was wondering why the ******** payment portal was down because there was NO notification other than this slip of paper that ******** had been bought out). On Tuesday, Sep 3, I went to Valiant's replacement portal to pay my rent, but the portal was not working. I then called the office to ask how I should pay my rent. They instructed (this conversation was recorded for "quality assurance") that the online portal for paying rent would be back up on Wednesday, Sep 4, and that I could wait until then to pay my rent and there would be no late fees. On Wednesday, Sep 4, when I went to pay my rent, there was a $140 late fee charge - contrary to what Valiant employees said there would be. I called the office to ask about the late fee charges, and they said they were "unable" to remove them, now instructing me that I was required to pay, via cashier's check, the full amount minus the late fee charges by Sep 5, and that I could not pay online. This is entirely contradictory to what Valiant employees originally instructed me to do. The entire acquisition has been completely bungled (ZERO communication to the residents aside from the slip of paper 2 days before rent is due - JUST SEND AN EMAIL FOR ******** SAKE). On top of everything we have contradictory instructions on how to effectively pay rent without being charged late fees (which I now, apparently, have to go out of my way to get a cashier's check). I have zero confidence in Valiant Residential's capability to manage this property going forward, and it will take time and effort to regain my trust.

      The people in the office are no help. Ive spoke with Christian multiple times about my work orders . my initial move-in date was supposed to be July 5 upon obtaining my keys. I found the apartment to be horrible. There was mold under the bathroom sink and I have two young children that already have asthma problems. With that being said I had to wait until July 9 to get a different apartment, and upon getting this apartment, I realized the same issues under the sink. I have pictures to prove it . Not only that , I put in work orders around July 17 about some things that just needed to be fixed and again I spoke with ********* and he assured me that they are understaffed and they are getting too high priority maintenance orders first but it is unacceptable that it is August 30 and I have yet to have anybody come to my apartment to see what the issues are . I checked my work orders online all of them have been canceled. at this point, I really need somebody from corporate to reach out to me because Im highly disappointed and I will be calling the city about the work orders and the roaches that I have found in the apartment.

      The ** situation is taking too long. I would never have moved back to this complex if I knew MX request would take forever. The elevator bank still isnt done, my front door looks horrible, we still dont have double locked doors. There are still pots with no plants in them and now this ** is taking forever to be fixed in the middle of summer (over a week now)!! The pool furniture is busted up and the fountain is half the spray it used to be. We still havent gotten our new mail boxes and security is a priority but that seems to be getting ignored. Valiant needs to get this together. I know myself and other residents are starting to track our MX request because the more proof, the better if we need out of these leases. This property is not what it use to be and is grossly understaffed. Valiant should be ashamed.

      The people in the leasing office are no help at all. They think any request is a burden and its too much work for them. They have all the documentation and are lazy to do their part, thinking the residents should do their work. The property is no longer taking care of theyre letting the foundation fall apart. Their favorite line is We cant do anything about it, youre going to have to call. Call who?? Theyre the ones who are supposed to assist us. Maintenance guys are really awesome its just the ones in the leasing office are very unprofessional. If your not their friends youll get an awful treatment.

      This Property tries to pin their carpet replacements and other issues on residents. The residents are even responsible for changing lightbulbs or upon move out you will be charged. The 1st issue was when the glass door shattered, they tried to blame it on my then 8 week old puppy. They did investigations and found that it wasnt because of the puppy but due to a change in temperature. I have pictures to show that other apartments had glass doors shattered during the same time and with the same pattern. Fast forward to my move out bill. Mind you that puppy stayed with me for less than a week. They are now charging for carpet replacement due to the puppy being there. I left the carpet in perfect condition but they raised it up and sent pictures of stains underneath the entire carpet. Also lets not forget that a walk through was conducted after the puppy left and no damages were found. Now they are ignoring my calls and emails. This Property is a joke. Very unprofessional staff and they are as fake as they come. ******* in the Office is horrible and needs to be removed. I would urge Prospects to go Nextdoor, do not lease at Gateway Pines!

      After going thru both my emails and my roommates , neither me or my roommate received a notice by email or paper about reserve parking in newly painted spots. I have been parking in this spot or close to for the better half of a year so when my roommate came knocking that they were towing my truck you could imagine my surprise. I am now 344 dollars short out of pocket and am extremely upset about this business practice. Im sure the apt complex wont admit any wrongdoing so Ill be finding a number for corporate and calling to complain.

      A temporary motel voucher was used to pay for my *********** to stay here. The kitchen sink has been clogged since day one. I am unable to use the kitchen stove because it was damaged before our occupancy. The water from the sink was causing the fridge to spark and the outlet almost caught fire, so the fridge is now in the bathroom. Our room has been broken into several times and the lock had to be changed three times. A woman recently died in this building and her body was found several days after her passing. The building flooded under her tub because she left the faucet running when she passed and it took several weeks to repair the damage

      They just abruptly sold the property to a new LLC and told us all to call in work orders, and pay rent in person out of nowhere. 1yr with valiant ownership was underwhelming and nothing improved. The fact that these residential companies come in scum lordish out the gate is discouraging and benefits no one long term. The location, new developments coming, and school district alone makes Overlook a gem. Investing time and resources would most certainly retain and bring great residents. But they want it to be overpriced yet impoverished.

      They are very dishonest. I had a lease for 8 months. I paid rent in time never late. We went month to month for March and April. Which cost us an additional ***** dollars each month. Our last day is May 6th. But we received an email telling us that we owe an additional 700 plus dollars. We did everything we thought we were supposed to do. I feel like I was scammed. Terrible company
