      We have lived here since 2019. We love the apartment. We love the neighbors but the office is horrible. They recently got a new owner and a new office staff. We try not to have maintenance come out for things we can fix ourselves and generally try to stay out of the office unless we absolutely need to. We have had two incidents where we had to work with the new office staff. Both times they lied straight to my face about something extremely simple. The first incident involves the luxury boxes ever since the new management took over these boxes have not been working. Which really doesn’t bother me I would rather have my packages dropped off at my door and having the luxure boxes makes finding your packages a nightmare especially when they aren’t working correctly. I ordered a monitor I work from home and needed it. It went to the luxure box but I never got a luxure number. I told the staff that. I called the office twice and went up to the office twice asking about this package telling them I think it’s in the luxure they told me I was wrong and there is nothing I can do about it. I filed a lost package and got my money returned a month later I get a email from them saying I have a package there. And now if by magic they can open the luxure and give me my package. The second issue is my drier broke I called and emailed them and waited a week then called again when I never heard back. The lady I spoke with Nora said someone had been to my apartment last week and that a part was ordered. But remember I work from home. I am there all the time. No one ever came to my apartment. No part was ever ordered. After having to convince her I know when people are in my house the maintence men come for the first time. We all think they fix it and they leave. Turns out it wasn’t fixed. No big deal I will tell them. They told me it was. Fixed I said it isn’t then they say they ordered a part. Why would you order a part if it’s fixed.theysaidthey wouldgetanother drier.never happened

      My review is regarding the Preserve at Southwind. They took over management last summer and the property has been downhill from there. There is no communication from the property manager and the management team clearly does not care about the property. I have even spoken with the Regional manager Richard, and nothing. The community is extremely trashy and it’s ridiculous. The GROUNDSKEEPER refuses to pick up trash the office refuses to simply send a letter stating not to do. There are three bags sitting in front of my building right now that will be there all weekend. This honestly could be a really nice property under the right management company and a team who actually takes pride in their profession

      This has had Way better Management Companies. The office does not any day answer there phones when they are open. Sunday I contacted Emergency Maintenance, and the Office Manager. At least the old manager would respond in some way shape or form even if off. Saturday started with flies in my kitchen. I spent all day and eve swatting them. Finally day two, by afternoon I noticed at least same amount if not more . This time had not gone out. Wondering what the heck has happened. Called Emergency Maintenance, I asked if they would at least look at? No response. Seriously, no surprise at this point . I am besides myself and very frazzled. That is not normal. I don't have pets. I will give a chance to resolve this quickly, and I have pictures. I shared even with family. A neighbor thought maybe there was a dead animal!! Really, I just need it taken care of. I desperately need to eat and cook and get groceries, this weekend issue thru my entire weekend plans out the window. I have some medical issues as well. This did not help . Maintenance at least should have looked, and that way they could see what I was going through. Guarantee you if this was any one of them, they would not want to go on day 3 with this issue. I am done swatting for tonight. And since most days work from home at the moment , really expect a call with sincerity. We just had a bad storm Thursday, it damaged our roof, scratched cars, still have a part of the large tree branch on top of the tree in front of my place just dangling. I noticed when I went to the trash, and have a cracked window. I also believe some good weather stripping after what sure sounded like a tornado , bad wind . People just resolve this timely . Honestly, I need to eat .

      I spent 3 days , Saturday, Sunday and Monday swatting flies that infested my place. Purchased over 200.00 for Spray, Sticks and Ryoi and charger. It took till Tuesday. Monday I did speak with the apartment manager. Problem is No one wether a storm had previously occurred or not responded Till Monday. I feel this was not taken serious. I have Videos . Right now . All I can say is when maintenance also comes with bug spray person, you would think while I could not take more time off for this matter. I feel it would have benefited the property as well if they got rid of dead things under appliances. . Not just spray under there. . I did appreciate one of the maintenance sweeping one of the times, as it was a big chore over a fews days to say the least. There is no excuse about the storm from Thursday. Management use to reply or maintenance . But this is the Valiant Residential way, as they are purchasing properties. I feel they need to fix issues . And do a better job with residents as a whole. I will save proof.

      This place is absolutely terrible I beg you before you sign a lease make sure you have seen the apartment. They have a distinctive odor/ smell and this is mentioned in the lease but at the time I didn't read read it. This place is money hungry I as I was robbed in a broad day light. I signed a lease virtually on the 15th of Feb 23. I had someone pick up the key on the 16 and immediately they notice cockroaches, weird odor, kitchen sink and bathroom sink draining very slowly. So 0n the 19 I show up to inspect the place after I had paid $805 for the remainder days of the month of February. I texted the property manager at 2 Am after the cockroaches started crawling on me and told her I can't stay here. Well she said unfortunately u signed the lease even though it had been 3 day I told her I don't care about the $805 I have paid I just want out of these lease. She said Unfortunately I can't break the lease and I needed to pay additional $1081 for breaking the lease agreement. She said If I dint pay I will be reported to collection I said to her that I am active duty military and these cost are just too much. it is Unfair to charge someone $1886 for staying in your property for just 3 days, we she said I should have done a walk through before committing to a six month. Actually I only needed a 3 Month lease as I had chosen on the website and later she reached out and said the minimum I could stay is six months. Please do your due diligence and thoroughly inspect this place before you are locked in a lease agreement you can't get out of it. The virtual tour are deceiving the apartment are too short. If you are anything above 6-4'' this place will feel like a cave. Please **** the lease agreement careful, I requested the corporate contact number and I was denied. I went online search for it nothing is populating. I'm hurting to have paid $1888 for three day this is un ethical and there should be a better way to make money than taking advantage of your tenants.

      Live here 2+ years now, they have grown money hungry searching for things to charge residents with. Thinking they have a captive customer base that can't escape them. They police your vehicle's condition more closely than any police officer would ever do and threaten to tow you without verbal warning, but by sticking irremovable stickers on your vehicle. I should bill them for that vandalism. Have inspections with letters threatening to charge you $50 an item on things they decide is inappropriate to have on your balcony. Have price increases in rent but have ZERO improvements across the apartments. Also hire people to do repair jobs that literally last less than a day, imagine an entire wall gets resurfaced in dry wall and the next day you're playing hop-scotch to evade the debris. They also lie about handing you important documents and sign witness lines stating they handed you X document that threatens to evict you. These people are only money hungry vultures preying on those who need lower end apartment prices. Save yourself some money and go anywhere else.

      Still waiting on my apartment refund from my deposit since October 2021. I have spoken office manager in person and email and I have went down to corporate office in Maitland Fl and I was told I would get a check in the mail but I have not received anything else of yet.

      ******************** in **********, ** is threatening to send ** to collections for ending our lease. Our lease states if we give 60 days notice, which we did, we do not owe anything. They sent ** an old lease that states if we terminate early we owe early termination fees. We renewed and signed a new lease, that states we only give 60 days. I have refuted the early termination fees because it is breach of contract to current lease. This has caused so much time off work and stress for no reason. I strongly discourage anyone from renting from this corporation.

      We sincerely apologize for any confusion we caused in regards to the end-of-lease process. We have been in contact with the onsite team and reviewing the lease information to gather all information regarding this incident. Our records show that the lease was renewed for a lease term of 6/18/22 - 6/17/23. Under the termination agreement addendum, there was not a choice selected and therefore, per the lease agreement, their lease goes into liquidation and is chargeable up through re-rental of the apartment, per management discretion. This is outlined on pg. 22 - Lease Contract Addendum - Choice of Damages, Early Termination of Lease Contract, paragraph 2. It states "In accordance with Florida Statutes §83.595, in the event, you breach the Lease Contract for the dwelling unit, and we have obtained a writ of possession, or you have surrendered possession of the dwelling unit before the lease term expires, or you have abandoned the dwelling unit, you may choose to pay a liquidated damage or early termination fee amount instead of other statutory damages to which we may be entitled. As such, you may elect to pay a fixed amount as specified below under Choice 1 (pursuant to Fla. Stat. §83.595(4)) OR you may elect to allow us to charge what is otherwise allowed by statute under Choice 2 (pursuant to Fla. Stat. §83.595(1), (2) or (3)). This choice must be made at the time the Lease Contract is signed. If no choice is made, and you breach the Lease Contract as set forth herein, then we will charge what is allowed by Florida Statutes and the Lease Contract."

      Since there was not choice made on the lease agreement and therefore, we are allowed to charge all the way through the end of their rental term per the Florida Statute. The unit has not yet been re-rented and management charged only 2 months verse charging until re-rented due to the tenants providing a 60-day notice, as we do with all other residents in the same situation. The unit was vacated in October and therefore, we could technically still be charging rent on this unit. You have been notified that we would be able to do a payment plan if needed and have not heard back in response to our attempt to accommodate.

      I have tried to renew my lease on their website twice and it will not allow my mother to sign. I have requested a paper lease to sign and have never received any assistance. I received a new vehicle and requested information about adding my car to my residence so that it would not get towed. I didn't receive the information until after they had my vehicle towed. Beware of this company!

      I went today Nov 4th after one day that my rent is "late" when is not because I made my payment on time, I went there with the confirmation number of the payment was processed and asking what's going on because I made my payment on time and I did not get any notification saying that my payment was declined and I'm just trying to make payment because I don't want to pay a late fee, when is not my fault maybe it was a system issue the administration was unhelpful they were just saying you should received an email and I showed then my email and I did not received and I showed them my proof and they were just saying I'm sorry you have to pay.
