      Unresolved hoa violations, numerous letters and maintenance requests sent to both the hoa and invitation homes to resolve the issues, after raising ****, it was finally resolved. Beware of hidden fees in relation to deposits. It was communicated that the deposit would be first and last months rent (pretty standard), then upon final signing, we were made aware that an additional month worth of rent would have to be paid (3 months rent in total). On top of all of this, we have always payed rent on the 5th of the month. The due date is the first and we have always paid any fees associated with paying on the 5th. 15 months into the lease, we have never had an issue, then we were sent a very threatening email titled "Pay Rent or Surrender Possession of Property". Again, we have never missed rent, always paid on the 5th of the month, and always paid in full. Do yourself a favor and use a different property management company as this one clearly has zero care for its tenants.

      Invitation Homes - *********, ** Id like to start by saying I am an Army Combat Veteran whos served in multiple conflicts. I am a professional and a single Father of 3. I have no reason to lie or exaggerate. My only intent is to save at least one person from this experience.Upon move in, the ** did not work, several large holes in the duct that was causing condensation and mold build up in the attic. Went 9 days at 90F. Once the ** was finally fixed, realized there was no hot water and the hot water heater needed repair, another week. There was also no cable TV outlets or internet outlets requiring another maintenance visit. It was clear that there was no pre-inspection done by the Invitation Homes prior to our move in. At the 45 day inspection, maintenance noticed I was using blankets (temporarily) to shield the sun to the patio sliding doors because there were no blinds and put a set on order. Took nearly 4 months for them to arrive and maintenance installed them backwards, opening left to right vs right to left. When questioned he said, thats what they ordered. Each of these events, Invitation Homes attempted to charge a service fee. There has not been a month go by in which I have not had to dispute fraudulent charges to my ledger, called to have something repaired, or called to dispute/challenge a fraudulent or false claim about an HOA violation, like grass being too tall, car parked on the road, etc. Im not sure if every other comment that would paint this organization as a good business works for Invitation Homes or if Invitation Homes paid for these comments but they are PREDATORY and I urge anyone looking for a rental property to run as fast and far away from Invitation Homes as humanly possible.I am stuck here for a few more months but these past 9 month have been an absolute nightmare and I wouldnt wish this experience on anyone.

      ** maintenance department and contractor's are top notch, professional and know the in/outs of the services needed. I've been with IH since 10/2018 and I can honestly say this about the maintenance **** from putting in the service request whether s/w CS or online portal. (5? across the board)

      I received a email today saying my rent was late. Either pay them or move out. I have been with this company since 2016. Always pay their high rent. There are no need to threaten the leasers. I thought this company was getting better but apparently not!

      I am writing this review for ***** ********, my Invitation Homes maintenance technician. ***** is always a pleasure to have at my home. He is punctual, friendly, efficient, and does excellent work. Today, he not only completed the task within my maintenance request, but he noticed and completed an additional service that improved my home. ***** is an exceptional technician and I am appreciative of his continued assistance.

      A tree fell on our home on 2/15/2025. It's been a nightmare trying to get invitation homes to have a sense of urgency to ***air the home ever since. Our living area and third bedroom, which is the nursery, has been unlivable. We even have to have plastic up to maintain heat in the upstairs bedrooms for my small children in the home. The third party maintenance team/call center never knows what is going on. Everytime you call in to get an update. You have to keep ***eating the same situation to every different person you talk to with this call center. On top of that, they will close out work orders to half of the work that's been done. To appear as if all the work is done. Below is the current status of the home as of 4/28/2025. More 2 months later and work still hasn't been completed. I have a newborn and 2 year old which has made this situation a living nightmare and utterly unlivable situation for us. To top it off, we haven't even lived in the home but 2 months since this has happened. Yet they expect us to pay full months rent until this garbage has been fixed. And calling corporate is completely useless because you can never get ahold of a property manager to hear your story. They just pass you off to customer service *** after ***. ** the main person who maintains the lines. Would definitely not recommend. Definitely will be calling an inspector on this work being done as no one has come to check the work or even assessed how it's being done. Also, they don't have inspectors come to check on structural work being done. Another red flag. We definitely called one to ensure the work will be properly and safely done. Whenever they decide to actually do work.they will not compensate rent until ALL ***airs have been completed. which will be what 3 more months from now? So you'll benefit by still getting rent while we suffer??

      Invitations homes is the worst company I have ever rented with. You cant talk with anyone over the phone. They are very unprofessional. I was charged for them to fix a kitchen drawer that they glued together. They have outrageous fees added to the rent. Definitely will never rent from them again! RUN and dont look back if youre looking for a home and come across them.
